Joseph Gonzales recently came by to complete my pre-move-out inspection as I prepare for a transfer to another apartment, hopefully soon. He arrived right on time, went over the inspection and all the information I needed to know, answered my questions, and took care of everything efficiently. Before I knew it, he was in and out, and everything was taken care of. Anthony and the rest of the maintenance crew are also awesome. They always bring great energy and make what could sometimes be a stressful situation much more pleasant. They are friendly, funny, and definitely know how to joke around, which makes it easy and enjoyable to communicate with them. Most importantly, they get the job done! These guys may be big jokers, but that's honestly part of what makes them great. They know how to make you laugh while still being professional and taking care of whatever repairs or maintenance is needed around my apartment. We've just resigned our 8th lease with Camarillo Oaks - just for the maintenance crew! Angel Melendez Robles is the BEST, as is all the hard-working men at this complex - put in a work order at 8 am - to schedule after 12 noon, they came to fix the problem at 12:30 and IT WAS DONE by 2! (there were two jobs) Everything was cleaned after they left - and I received a follow-up message on the resident's website. Great team!! read more

I have been a resident at Camarillo Oaks for the past four years. I have lived in two different units and both units were not upgraded. All cheap countertops, vinyl flooring, and old bathrooms that look like they were installed in the 80s. Office staff is no longer on site, so there is no one to resolve your issues. Maintenance complaints will take at least 2 to 3 days to be able to resolve. There's dog poop all over the grass because nobody is there to monitor and hold dog owners accountable. Exterior patios and gutters are falling apart due to rot, termite, and worn down conditions. Due to all the community and unit issues, I assumed that they would at least have some type of loyalty to their residents that have paid on time (like myself) and have endured the unit conditions. When I asked if they would hold off on additional pricing increases for the year, they rejected any type of solution, and gladly took my 30 day notice. Now they are refusing to return my deposit so that they can cover charges that should be covered under normal wear and tear. Charges that include fixing their cheap countertops, resurfacing, their old showers and installing new carpets even though the carpet was already five years old when I moved in. If you are looking to move into a slumlord situation, look no further. read more

His neighbor harasses him while working out telling him he's too "loud" ? Someone opened fire with a gun next to him and he had to just sit in the hallway for over an hour until getting a notice saying the police were done investigating. Last but not least, someone approached him last week who lives within the complex and was 20 years older than him, wanting to fight about parking. This place has weak management and apparently rents to anyone. A known sex offender lives there. He is not even staying there due to the crime and problems but still is paying his rent until the lease ends and he will be moving far away from this place.*** the complex has responded asking for more details but then tell my son there is "nothing they can do" so not helpful. read more

Usually I am not one for mid level ratings. It's usually 5 stars or I just don't write one. But here goes nothing. One person and one group deserve 5 stars. Firstly the maintenance team. They are always willing to help they do great work their head of maintenance Armando has been with them for a long time and is just all around a pleasure to speak with and is just so generous with his time and availability. All around as a whole they are a great entity to this apartment complex. Secondly Ben from community relations. He absolutely had amazing response times, great communication, and just all around good customer service. He assisted us through a difficult time where our roomate just decided to stop paying rent and go rent another apartment. His information, availability and kindhearted patience was just so appreciated during a tough transition. Erica was also someone I spoke to briefly and she was able to provide me with my lease quickly as I like to have physical copies of things and I appreciated that from her. The reason this review gets three stars is that while yes I love the apartment we live in I cannot deny the heavy police activity in the area. We pay $2600 for a 2 bedroom 2 bath 1 story apartment. I am being specific as they offer two story townhomes. While there are different areas in this complex that may experience different environments this is my experience. Police are in my area on foot 2-4 times a week. For anything between domestic violence to tagging of signs to aggravated assault. We have problems with theft to to the point where a lot of the people around us including us have security cameras. Also while I love children. The kids in the area draw on railing and walls. Leave their bikes absolutely everywhere to the point where I'm surprised they don't get stolen and leave trash everywhere. They have two laundry rooms that are convenient for me ( they might have more ) however they use this app wash connect that I personally hate and have had to submit tickets for that have resulted in basically stating oh are app is currently not working on iPhones. Well then you have the option to use a card but the places where you get the cards have been empty since when we moved in in August. So I now I just have to go to laundry mats. Each apartment has variable new and old things based on what needed to be replaced when the previous tenant moved out so the people across from us have new appliances but old carpet we have old appliances and new lammenent floors. Our stove makes me feel like it's going to catch on fire when I use it. And the paint is so cheap on the walls that if you go to wipe something off it you'll start blending the paint. Also when they paint in between renters they just paint over absolutely everything on they walls from stickers to hairs anything on the wall will be painted over instead of sanded and cleaned off. The reason I don't relate this to the maintence team is the person who delegates work orders and how work is supposed to meet a standard is not Armando. Someone else provides a budget a standard and a timeframe and then relays that to the maintenance team. In general this is what we could afford at the time and I love my neighbors and have made the best out of what I have and the people around me love and care for each other however it cannot be ignored that theft, gangs, and police are present in the area. read more

I rented a single bedroom apartment for almost $2,500 per month last Nov as I needed it urgently for my parents. And after a long paperwork process I finally got it but let me tell you the funny part about this property. My mom passed away three months before the end of their lease period and I requested the leasing office that we no longer need the place due to family tragedy but the office instead of offering their condolence and sympathy, they told me that you are bound to contract terms and you have to pay the rent for the whole lease period no matter what even if you wish to leave you still need to pay all the remaining rent and all other charges incurred with it. What a wonderful leasing team!! Collecting rent from DEAD PEOPLE!! I had to pay out of my pocket three months rent for an apartment that we abandoned. While Camarillo Oaks may be one of the more affordable options in Camarillo, the management has been frustratingly unhelpful over the past year. Whether due to a change in ownership or just management, the staff seems primarily focused on profit rather than resident satisfaction. I faced a difficult situation when a roommate left abruptly without notice, leaving me responsible for her portion of the rent. With the pressure of finding a new roommate and covering her share, managing the electricity account was not my immediate concern. It wasn't until a year later that I was randomly billed over $2,700 in electricity charges and fees. I reached out to them many times because I was never able to get the account put in my name. I explained my difficulty in reaching an actual customer representative from Edison, many days I spent over 2 hours on hold waiting for someone to talk to but it wasn't until last month that I was able to talk to an actual human on the phone and they explained to me that I wasn't able to make an account because the apartments had it under their phone # and name. I would think that was information that the management would have been able to tell me? I explained not being able to do it and they simply ignored me and continued to randomly bill my account when it was most convenient to them. Although they offered to waive the service fees if I paid the balance, my inquiry about the accuracy of the charges to my account and the potential for fees (over $500) to be waived went unanswered. This experience has led me to believe that their primary focus is profit rather than genuine concern for their residents. Despite their claims of maintaining a clean community, the reality is quite different. Trash frequently overflows, and recent increases in trash service fees have not led to any improvement. There's often broken glass around trash bins, making it unsafe for pets and children. The laundry rooms always have broken machines and the floor is never well kept. The staff also uses leaf blowers to clear car covers, resulting in dirt being blown onto residents' vehicles. Additionally, the playground is often littered with abandoned toys and bikes, and the so-called smoke-free policy is frequently ignored with residents smoking marijuana and cigarettes on their patios at all hours. If you're looking for a more affordable place with a more responsive management team, consider Mountain View Apartments on Las Posas. Although I'm not moving there, their staff were notably friendly and attentive, offering advice on what I could do about my experience at Camarillo Oaks. This review mainly regarding KATIE who works in the leasing office. You must stay clear of this individual ! She is dishonest and plays favorites with certain tenants (providing them free key copies and gym fobs, that others must pay $100 for). I have proof of this from a tenant is who was a close friend of mine and even have a text message where she stated KATIE has worked with her by providing her with replacement keys and fobs and has worked with her on rent and bills in the past, again, while not working with others and not giving them the same treatment. She makes inappropriate comments and will bring your family (whom she doesn't even know) into conversations. DO NOT trust this woman with any information. She appears to be nice but it's an act. When I moved in she talked trash about my neighbors and even telling me to report them to her if they were smoking. Saying they aren't good neighbors and to let her know if they were having parties. Well, I became best friends with my neighbors, they were actually one of the families she favored. She was providing free gym fobs and pool keys for them, again, while other tenants were required to pay. Sneaky sneaky. She makes comments about things she doesn't know and argues with tenants over the phone in a very condescending and unprofessional manner. As you can see, this woman is POORLY trained, unprofessional and discriminative. I have mentioned this to the office on MORE than one occasion and I don't believe they have done anything about it. This woman continues to only apply the rules to the tenants she is friends with. Again, I don't think the office has done anything. I've even heard stories from tenants of her walking the parking lot and snooping in cars.... Maybe she's searching for her professionalism, honesty, and manners. Honestly, this woman should be fired. Ive been living here for a yr now. I wanted to wait to give my honest feedback, as I've seen many ppl leave negative reviews. But, it has been a wonderful experience living here. This has been my first experience living in my very own place. The only issue I've experienced, is the grass area by my apartment would have dog poop constantly. I do believe I knew who the tenants were, that kept leaving their dog mess. These tenants even told me that they would get letters from the office with complaints. So this is proof that the office was following through regarding complaints from others. These tenants have since moved out and there has been no issues since. I did read some reviews about having more dog poop stations, which I think would be nice. I took it upon myself to put up a dog poop dispenser that contains a roll of bags on the fence. People appear to use these daily. That being said, I have absolutely no complaints. I have always had great fast response from the employees here. Katie and Lauren have been great. Every time I've opened up a case to fix something, they immediately respond and fix it. I get responses from the office, and also directly from maintenance. They're kind and quick to offer any help when needed. I live in a quiet part of the complex, which I love. They have gardeners come during the week, yes I've seen people complain about the gardeners being loud. Really? If you lived in a home, and had gardeners it would be just as loud. The gardeners appear to come more than once a week, which I don't find annoying it helps keep a clean safe environment. I really truly love it here. read more

Good luck getting ahold of the leasing office here when trying to do anything essential to benefit your living experience in this complex, especially when it comes to renewing your lease options. Was currently signed onto the back end of a 12 month lease with my current roommate and moved in- in July. Lease renewal was in early December then attempted many reach outs to the leasing office to notify them that my roommate and I would be moving to a 2 month lease ending on Feb 7th, but to no avail. Got ahold of someone finally and received forms of the renewal where both of us had signed as well as our Guarantor- where the person we were speaking to who works in the "leasing office" was also supposed to sign but did not. They now have us signed on for yet another 12 month lease and are not responding to any of our calls emails and they are never at the actual office they are supposed to be at!! This corporation is a joke and does not benefit this community whatsoever read more

I called them to schedule a tour 02/10/23 and was able to get a tour of two units at 11:45AM same day. My partner and I had a great experience with our rep, Katie. Katie was extremely knowledgeable about the unit and community. She went above and beyond to not only inform but to share and communicate her understanding of this wonderful community. When we were sold and decided to apply, it was there and done. I believe ours was a special case because we needed to move the next day and they made it happen. Of course every situation is different and the protocols must be followed on their end, but the stars aligned and we were in! The next day we packed and moved in on 02/11/23. Josh was an outstanding member of support during that time, guiding us through the whole process and never getting annoyed with every silly question I could think of. The unit itself was beautifully clean, renovated, spacious, and so adorable. The front porch and water features on the exterior blew me away. A pond, creek running through and so many cheerful decorations that my new neighbors had. It feels alive and colorful. And the parking!!!! Parking everywhere, I have yet to see every spot filled, which is great. I suggest anyone who is looking look here first! The community is great, my neighbors have been so welcoming and sweet as well. Again, a real huge shout out to Katie and Josh. They were perfect to us and we wouldn't be in our new home without them. Just renewed for a 3rd year at these apartments. Its been a good overall experience. Some of the typical apartment complex annoyances, but I think this is one of the better options for the area. CONS: My one real complaint is that the laundry facilities need some serious attention. I've stopped using them all together since half the machines are broken, leave your clothes sopping wet, take your money, etc. and filing a claim with the laundry mat owners does nothing. PROS: Maintenance is always timely and has so far been able to resolve all issues. Hi, my name is Jacob. I just barely moved into my unit at Hacienda Camarillo oaks last month. Today I came out from my apartment and noticed the support beam for my upstairs neighbor patio gave out. Management came out and told me I can't go in or out of my apartment. I was told by one manager is was termites, as soon as I ask the area manager Maggie about a rental discount for me and my upstairs neighbor for the trouble and completely unsafe structure I have to walk under I got a no and followed up with the worse attitude from any manager. It wasn't until I said I'm going the legal route and am going to post pictures and reviews online was when she wanted to "talk about it later after this has been repaired." I believe I am still stuck in the lease, and I'm fine with that because I just fully moved in. But no compassion, no slight Discount just for the month. I've lived at Cam Oaks, for about a year and a half. For the price? Can't beat it. I haven't had any unpleasant experiences, and the complex truly feels safe. The apartments itself is old, and everything in it has been painted over a million times. However, for the most part everything works fine. I have had some issue with my toilets, but they are always quick to get issues resolved. Again, you get what you pay for. In terms of parking, I have never had a problem. I enjoy it here so far. The gardeners are a bit loud in the morning, but for the most part, the place is well kept. More doggy stations would be appreciated. I didn't think theft would be an issue, but considering someone stole my bike from my front patio, I think they should invest in some cameras. I would also suggest upgrading their washing machines since the clothes keep coming out soaked. There are 10 machines, but most of the times I see 2 of them out of order. On the plus side, they did help out when my kitten darted out the door. The office asked all the grounds workers to keep their eye out for her. I wish they allowed people to post lost and found posters, but the office told me to not do so because it will make the grounds look trashy, I guess? Either way, I had to put posters up on my window and, luckily, she was found by a couple. Their work orders are done quickly, which I appreciate. Pricing is a little high, but that is anywhere in California. I have only been here for about a month now, so I will be sure to update the review as time goes on. read more

So I finally moved out of here after three years of calling this place home. Since moving out and spending a few weeks thinking about my time at Cam Oaks, I have to say that I actually enjoyed the place. The property grounds were always well maintained, we enjoyed spending time at all three pools, and most importantly, I always felt safe. I suppose the main reason for us leaving was that we needed more space and amenities than what Cam Oaks offered. We needed a washer/dryer, a garage, a/c, and two full bathrooms. Essentially, we grew out of the townhome and space we rented. When I reflect on my encounters with the front office, nothing comes to mind where I felt I was treated unfairly. Of course nobody likes rental increases and the Ventura county rental markets are on fire but just a heads up that my yearly renewals averaged approx $135 more per month. I actually left Cam Oaks with an overall positive view although I did have a recent incident where my storage locker was broken into but nothing taken as I never kept anything valuable inside. The dumpster areas were usually pretty gross throughout my entire time there. Ants just seemed to find new ways in and were always on missions to raid you. My biggest complaint is that there seemed to be dog poop everywhere on the community grass. All in all, Camarillo is a fantastic place to live and Cam Oaks is alright if you're okay with the basics. read more

The appeal of these apartments is their low price and well-kept grounds. The appeal ends there. In my experience, the staff in the front office (the folks at corporate are much more helpful) is incredibly fake, they pretend to be nice and lovely, but the first time you have an issue of any sort, they become remarkably snarky and conniving. They clearly don't care about you or your well-being, they're just trying to get their apartments filled, residents don't matter. Honestly, this would fine if they would update their apartments and get a gym that's remotely close to modern. For a few hundred dollars more per month you can go live at AMLI, Mission Hills, Andorra, Allure, etc... and have a FAR better living experience. Lastly, they need to stop with this resident appreciation stuff.. Save your money and effort on all these dumb gags that I can never even take advantage of because of my work hours + commute and use that money and effort to increase the quality of life of your residents. They never opened the pools on Labor Day when it was close to 100 degrees outside and the apartments do not have AC. The pools are cloudy often and the spa is worse. Many residents have requested them to use a better pool cleaning service, or to get the pool serviced more often. Instead of properly maintaining the pools, they just closed them until the next scheduled service date. read more

Since the initial meeting with leasing office representative Ms. Katie Landron, she made me feel so welcomed, toured us with enthusiasm and I already have a good feeling it would have an amazing time living here. She is always polite, very courteous, sincere, caring and incredible customer service. The neighborhood is very quiet, neighbors are very friendly and smiles at each encounter. If I could give them negative stars I would , the WORST experience ever!! over priced apartments for the trash they are I would NOT recommend them ! Quick and helpful to get you in but when you need something no one is ever available, they don't answer phones or respond in a timely manner. The apartments are out of date the and smells like sewage 24/7 constant pluming issues cheap paint , broken kitchen drawers, It takes days to get maintenance in to fix a problem. HORRIBLE experience ! Management is the worst ! read more

My rating is more 3.5 stars. Honestly our stay in the apartment has for the most part been good. Il start with the best part which is location. Landscape is well maintained and I can always hear birds chirping from my apartment. Getting repair done was for the most part done in a speedy manner and very easy to initiate.  Now moving to aspects we didn't really like. Laundry facility uses its own card system so it doesn't take coins. We were not a fan of this because the card sometimes stops working and it is $5 just to purchase the card. Also we have had bad luck with the laundry machine breaking on us. Happened about 5 times during our 13 month stay. We lived in the bottom unit so when our neighbors walked in a certain section of their apartment the noise it created was much louder than normal. Our car did get broken into but I think I might have accidentally left my door unlock, so that was me being an idiot but we also have heard of break ins from neighbors. The worse was the miscommunication with AUM bill. We had problems twice with the company they use. Really it involved miscommunication with the office as well. My suggestion is to be attentive when dealing AUM and the office. We were gonna move out anyway but one of the things I noticed was that if we wanted to renew our 13 month lease, it was almost a $200 rent increase. Camarillo Oaks was the cheapest apartment complex in Camarillo but it seems like that is changing. Overall my wife and i liked living there especially since they allow pets, the area was well maintained, and neighbors were for the most part neighborly. The people in the office were nice but there were a couple of miscommunication that I was not a big fan of. Hope this helps. read more
