Their corporate office in San Diego called us last year trying to collect our "outstanding bill." We had to remind them that they lost in court - two years ago. Imagine calling someone to collect a debt that a judge already told you doesn't exist. That's a level of confidence I can only aspire to. And to the resident manager, Darlene: I hope your pillow is warm on both sides, your phone charger only works at a very specific angle, and your hair gets progressively frizzier every time you leave the house. Ever since Erik Soto became the property manager, this property has gone downhill. Hallways are always dirty and covered in dog hair something that used to be taken care of with power washing every other month. The pool, once heated to a comfortable ~82°F, is now freezing cold. When I called him out, he argued and insisted it was fine only admitting he was wrong when I made him physically check it. You pay for parking permits, yet there is never enough parking. Maintenance requests are slow or ignored a severe kitchen drain clog left black grease under my sink for over 24 hours, creating a serious health concern for someone with asthma. Work in apartments is scheduled without tenant availability in mind, and communication is nonexistent. Erik refuses accountability, is short-staffed, avoids confrontation, and shows a disturbing machista tendency to argue with rather than address issues. He has ZERO customer service. The most telling part? When he knows his regional manager will visit, suddenly everything is immaculate. Outdoor chairs are picked up, weights are rearranged in the gym, and he's driving around inspecting every corner. The selective attentiveness shows exactly where his priorities lie image over tenant care. This is a property manager who cares more about appearances than residents' safety, comfort, or well-being. I have never experienced such a horrible company. This place is a scam. They charged illegal move out costs. If I didn't already give them all of my money I would take them to small claims court because they are actually charging illegal move out costs. Beyond that, the office staff is the most unprofessional, unfriendly, incompetent staff I have ever encountered. Each person gives you a different answer. Which are all different answers than those given by maintenance. I never have issues or problems with anyone, but my goodness this place is insane. If you are thinking of moving here because it looks pretty and has pools and gyms, be prepared to not only not get your security deposit back, but also pay an additional 2 grand, which is was we have been charged. We had documentation of all flaws in the apartment prior to our residency. Apparently that does not matter, as they will illegally charge you for wear and tear (which our apartment didn't even have). My favorite part is that they will comment on this review with the contact info for their care team (residentrelations@mgproperties or call us at 858-345-9004). My boyfriend and I had an awful experience just trying to get a tour of this place. To be short, a tour never happened and it seemed that no one who worked there cared. The AI system didn't actually schedule our tour and no one tried to amend the situation. The front desk person didn't even formally greet us. It was so awkward. We were going to overlook it and still pursue checking it out, but two people we know who live there told us it's been one of the most difficult places to live due to management. They are currently looking to move to a more accommodating place. Before I start let me say that my experience living here was great, the maintenance team was always friendly and helpful, and I never had a bad interaction with any of the staff in the office. But this has been the worst move out experience I have ever had and I could not recommend more highly that you stay away from any property managed by this company. After making all of my final payments and being moved out for a month I received a notification that I owed a payment for $815.75. I checked the resident app and saw that the charges were for cleaning and maintenance related fees, typically covered by a deposit. At this point I was NOT notified of what my deposit was used for. I tried to call the office to ask about this but was routed to the central office in San Diego, only to be left on voicemail. After a week of calling and leaving voicemails DURING THEIR WORKING HOURS I never received a return call. On October 12th I received a text from them saying I have a balance of $815.75 and I need to pay it or I will be sent to collections. I responded asking to know what my deposit was used for and received a response from what was obviously an AI chatbot saying that my deposit cannot be used towards final payments. Still no invoice. Eventually I was told that my message was being "escalated to a colleague." By October 16th I had still heard nothing so I messaged again, again being met by the AI response of "escalating my question to a colleague." October 17th at 12:13 I asked again, same response. Finally at 5:07 pm I heard back presumably from a human. I was told that all of my documents were emailed to me on the 10th and mailed to me as well. I told them I never received that email on the 10th, and asked where it was mailed to as I had not received it. Radio silence until the following Tuesday October 22nd at 2:57 pm when I was finally told that the documents would be emailed to me, never confirming where they were physically mailed to. I'm quite confident they mailed it to my address at Andorra rather than my forwarding address I provided upon move out. Attached was an invoice showing that I actually owed $1,815.75. $1,000 being the amount of my deposit. And what followed were some of the most absurd charges I've ever seen. $150 for nail holes? $546 for the bedroom carpet? $350 to "reglaze the bathtub?" On top of all of this I am federal employee and not currently being paid. I told them this and was hit with the AI chatbot telling me to contact central services about billing questions. The people that I'm already talking to. Useless. I'm quite certain that all of these excess charges are their way of punishing you for not using their Jetty security deposit program. Never in my life have I been charged such ridiculous fees on top of my security deposit. Especially after only living here for two years. Please do yourself the favor of not living here, and renting from someone where you can talk to an actual human being when you move out. read more

WARNING FOR FUTURE TENANTS: I lived in this 7-year old apartment for 4 years and generally had a positive experience during my tenancy. However, my move-out experience has been disappointing. After moving out, I was charged $1,029.75: $180 for general cleaning, $499.75 for paint, $50 for small drywall repair, and $300 for a carpet cleaning/repair. While I understand that some minor cleaning may be necessary, the charges for paint and carpet seem unfair especially after four years of normal use. Under California law, paint and carpet are considered to depreciate over time. These items should not be billed unless there's excessive damage. We were aware that there was one area in the carpet that needed to be repaired, but it should be prorated fairly by age and wear. We also acknowledged areas of wall discoloration due to furniture that is consistent with normal wear and tear. Tenant damage would consists of large holes, different colored walls, or graffiti. To charge us full paint is not justified considering how long we have lived in this unit. I contacted Scarlett Lopez, the person handling the move-out dispute. Unfortunately, she only referred me back to pictures without addressing my concern about depreciation and tenant rights. I'm disappointed that the management didn't acknowledge normal wear and tear or apply prorated standards fairly. I have lived in 2 apartments prior to this place and never have I had to forgo my security deposit AND more. Andorra is managed by MG Properties. Everyone is clueless and unfriendly. Where to begin?? Upon moving in and doing a walk through to make sure everything was good to go, I was met with "Yes! Yup! It's fine. We are aware. I'm documenting everything. This is normal." Let me just put a little sidebar in there. Shoutout to the maintenance team for responding promptly to any requests. Aside from them, anytime you try and call the office, you can't get anyone to answer. Once you do get someone to answer they are unfriendly, rude, and very rushed to get you off the phone. Almost as if they aren't getting paid to do a job. Weird. My roommate moved out and I no longer wanted to pay the $50 parking fee (why I was paying it to begin with?? No clue because nothing was enforced. It was all just a bunch of lies.) I went into the office and was actually faced with someone who appeared to want to help me. She took down my name, unit number, and parking sticker and assured me she would take care of the rest. Sure enough rent comes around and the charge is still there. I call the office and she asks "Well did you fill out a change of lease agreement form???" I responded that I didn't because her coworker assured me she was taking care of it with the previous steps mentioned. She told me I would have to pay the amount and get a refund. Let's just say that never happened. It came time for move out and we had our pre-move out walk through. We were met with a long list of things we needed to fix (mind you all of them were normal wear and tear things for people who lived here over 2 years). If we didn't fix these things we were going to be expected to pay around $1000. Our actual move out date rolls around and the leasing office told us we needed to turn our keys in on a Sunday (when the guy doing the move out walk through said we could do it Monday as he is only here Monday-Friday.) They said absolutely no way or we would have to pay to "stay here an additional day." Absolutely insane. Okay fine we will turn our keys in today and meet him for the move out walk through Monday as previously discussed. Monday comes around and I hear nothing. I had to call and email several times in order to make this happen because once again the leasing office doesn't know how to communicate. The guy shows up and doesn't have the keys. Why would he have the keys when the leasing office doesn't communicate anything!!!!!!! He had no clue we had turned our keys in because if we didn't we would have had to pay an additional day. He had to walk back to the leasing office to get the keys. The way they documented that I turned in keys was also insane. Surprise surprise! No one knew where the appropriate forms were to document and sign that so she took a piece of random paper, scribbled unit number, and what was turned in. The extent of the proper documentation was me taking a picture of said piece of paper and keys. During our walk through I was told we would be charged $220 for a cleaning fee, partial carpet replacement/partial carpet cleaning (all within the realm of "normal wear and tear" that apparently Andorra doesn't believe in.) As far as any minor scuff, shadow, or mark on the wall, it didn't matter how big or small, I was told it would be $120 per wall that had any damage. Again, any of these would be considered "normal wear and tear" for someone who lived there for over 2 years but apparently that means nothing to Andorra. Once the final documentation came through for the final walk through, they are telling me I owe over $2200 in "damages." I reached out and shared the Civil codes stating I was not responsible for normal wear and tear. I've had to send several emails with no response. I am still trying to get this resolved as it is extremely difficult when you get no response. I will now go ahead and get a lawyer involved but wanted to warn anyone looking for a place to live to beware. I would truly never wish this place on anyone and would rather sleep on a park bench or in my car before returning to this nightmare of a "home." TERRIBLE EXPERIENCE ALL AROUND. First week moving in and already so many red flags. The main one is I submitted multiple work orders to fix a couple things up in my apartment before officially moving in. I regret allowing them entry without anyone being home. Went to my apartment on a Monday, all my belongings were still there. Work order was completed Tuesday-Thursday. I move in that same weekend to find that I had over $2000 in cash and collectibles STOLEN. When informing management(Manager named Eric and Maintenance supervisor named Juan), not one ounce of concern was expressed. Sucks we signed a year lease with them. I would be weary about renting here, the rental rate paid is not justified based on the quality of service. you pay 50 a month to park and you are lucky to find a parking spot in the evening due to so many parking. Parking permits are not enforced to a level that justifies the challenges face. Also, putting in work requests to prevent major problems, I had a runny toilet and it has taken 7 days to get it addressed to the point I had to turn off the toilet because they did not feel it justified an emergency response. Paying 3400 a month for this place is not worth it. Give it one star because can't go lower. read more

I moved here about 6 months ago and I enjoy living here. There's lots of amenities with 3 different pools, dog wash, dog park, beautiful community area with games and a fridge and space you can hang out near the pool with AC, plenty of parking. Having a garage with an apartment is cool. Any maintenance issues I have are resolved quickly and no one really bothers me. I feel safe here with the gates and having children that is important. Plenty of kids here for my kids to play with and while it is not cheap, you get what you pay for. read more

BEWARE- OUTLANDISH MOVE-OUT COSTS Maintenance team said our place was in excellent condition and thanked us yet we receive a bill for $670 on top of them using our entire $400 deposit (standard cleaning $165, carpet cleaning $295, painting $750). The place was in great condition upon move-out and we have pics to prove it. This was a great place when we first moved in but in less than a year the complex was sold to another company and quickly went downhill. It used to be owned by Brookfield Properties but is now MG Properties. STAY AWAY FROM HERE AT ALL COSTS. First, they required us to put in a 60-day notice to move out, which we have found out is illegal in the state of California. Even though we never planned on staying another year, the renewal notice stated that rent would increase 7.9% and that percentage was for a 15 month lease. When we had our preliminary 2-week move out inspection they told us this is one of the cleanest units they've ever seen BUT said we would be responsible for standard cleaning fee, carpet cleaning, and painting. We tried to get in touch with the manager to see what these costs were going to look like but Darlene (the manager) never reached out. Also, good luck trying to get ahold of the office because they never answer the phone for tenants. They are constantly understaffed despite the company just buying the property. Everyone in the office is incompetent. They even only have 3 maintenance people for over 400 units, which is absolutely insane. Other issues: They have serious sewage issues- every week the toilet's water will go out of the toilet and a strong sewage smell will seep out for hours. They claim this is from ongoing nearby construction but that's really no excuse for it going on this long. And now even MG properties requires tenants to have sewage insurance added on to tenants renters insurance.. so they are well aware of a bigger sewage issue. One thing I was warned about by a neighbor as I was first moving things in was "watch out for random changes that they give you with no explanation" and I did get those random service fees and fees for renters insurance after already paying for the year. I also notified them I had an ESA upon move in, yet they still charged me $500 pet deposit and $50 a month for pet rent which is not legal. Now that I have moved out they want to take my full security deposit and still charge me $500 after I have already moved. The person who emailed me my itemized list still has not responded to my email disputing the carpet replacement charge (that maintenance told me to dispute because their new policy is to put new carpet for every new tenant) and it has almost been 21 days since I've moved and a week since I've sent her my reply. I used to live here a few years ago, and when I lived here this place was easily a 5 star. I moved out in 2020 and was surprised to see how far down the rating had slipped. Recently, I had a package that was accidentally shipped to the wrong address here. I simply asked them if they could call the current resident of my old apartment and ask them to bring the package to the office so I could pick it up. They were really difficult to even connect with, and when I did get ahold of the office, they completely refused to help. In short: The recent reviews are correct. 1) We loved living here but had a terrible move out experience. 2) We were billed $2,000+ in move our fees. 3) Andorra staff was extremely unsympathetic and unhelpful. My partner and I lived in our unit for just shy of 2 years. The community was always well kept and the neighborhood is super sweet. We honestly loved our little home at Andorra but our experience was entirely tainted by the exit process. We had a pre-move out inspection before moving out. The maintenance employee said everything looked good and we wouldn't have to worry about anything. Fast forward to our move out...we were charged $1500 to replace the carpet and $750 to repaint the apartment (like others have shared in their reviews). We don't have pets or children, and we didn't even wear shoes in the apartment! When we saw the charges, I scheduled an in person appointment with the Property Manager, Darlene. When we arrived to our appointment (a 30 minute drive from our new home), we were told Darlene wasn't available. The Assistant Manager, Brittany took the appointment instead. Brittany was smug and unsympathetic which made the meeting unproductive. She told my partner he was making her feel uncomfortable because he chuckled when she said we were being charged $750 to repaint over two screws we used to hang a mirror on the wall. He then left the room. She continued to say there's nothing she or her team could do to help and our only option was to EMAIL corporate. No email regarding that lease was up and we needed to sign 2 days bc we went asking about it!Then they were charge month to month $6000-$8000, yes you are reading this right $8000.00!!! As tenants who have lived here for five years, nearly since it first opened, all I can say is look at the dates of the reviews here starting in 2022 and 2023, when MG properties started managing and take that as a warning to avoid this place until once again it's taken over by new management. It's a beautiful community but it's not worth it anymore solely due to the management it's under. On top of the insane rental increases, they are now charging $50 a month to park in the parking spaces. They also require you to purchase a parking permit. I've never once lived in an apartment where the parking, inside the community, was an additional fee. I would understand if it was an additional guest spot, but no, it's not. Which means that a couple with two cars living here will spend $1300 a year to park at their own home, which up until now had been included (as it should be??). Andorra apartments was a good place and safe place to live. Recently there are so many Airbnb's going up that it's starting to feel unsafe. Just in the last month six apartments have been converted and there was no fairness of management to let all tenants know this was an option for a business here. Strange people come in and out of these apartments and even parties happen in these units. The key locks are changed out with key pads and cameras installed and advertised with Airbnb Los Angeles host.We feel everyone has no privacy to come out their door anymore without being recorded on a ring camera. Management must be turning a blind eye to these apartments and allowing folks to make money or they never walk the property.If you want to be close to a hotel apartment this is the place to live. read more

This apartment will steal your security deposit without any basis. We had a four-month lease, moved out after three months, and left the apartment immaculate. At the final walkthrough, Reggie attested to that, saying the apartment looked great and there were no issues. The idea of a final walkthrough is to tell departing residents whether there's anything we need to address before moving out. They said there wasn't. A month later, we found the charges: - $625 for carpet cleaning, even though there isn't much carpet in the apartment. - $325 for tub resurfacing, presumably for a small rust stain on the tub. The stain was there when we moved in. An Andorra employee noted it in our initial visit, took pictures, and said we would not be charged for it. - $250 in cleaning and painting charges. They're free to clean or paint if they like, but if their employee agreed there were no issues at the final walkthrough, these shouldn't be our responsibility. Many amenities are offered from the multiple gyms, pools, and sitting areas. Recently moved into Andorra apartments and have had the greatest experience so far! Our air conditioner randomly stopped working and we were so concerned it would be a hassle to get fixed. We called maintenance and the next day they had someone at our door troubleshooting the AC. They were able to quickly fix the problem and were extremely friendly and professional. I received my full deposit back. I had a lovely experience there. My only complaint was I could not find parking on three occasions which bummed me out since I paid a monthly fee for it. I have been following these reviews because, apparently, MG Properties continues in its predatory practices. In my previous reviews I suggested, if you suffered a similar experience, to take photos prior to moving in and after, when your apartment is cleaned and you've move out. Even though I had no resolution when I contacted the BBB and DRE I would still suggest you file a complaint with the BBB. MG Properties currently has an A+ rating. Reviews do not impact this rating but complaints can. In addition, you can also file a complaint with the Department of Real Estate (DRE). Both the president and CEO of MG Properties (Jeff and Mark Gleiberman) are licensed real estate brokers. Again, the DRE was unable to assist. However, they did file my complaint. Do not live here! The grounds are littered with dog poop and consequently it smells terrible. Pest control chemicals such as tempo are also sprayed throughout the grounds and even in the buildings on a regular basis. This occurs in the presence of the tenants. When the city worked on the water lines, management did not even provide a notice. As a result, I ended up showering in the yellow water flowing through the pipes. I had water leak into my apartment because the staff decided to spray huge amounts of water in the hallways. Completely negligent! The hallways are extremely dirty. In the process of moving out.. Thank God! Avoid this place at all cost! While doing one of our move out inspections.. we've learned just how awful the new management company is. They're trying to charge us for re-glazing a tub, we lived here for a little under a year! A quality tub doesn't need to be re-glazed for 10-15 years! The complex hasn't been around and the apartments are practically new, but they're expecting tenants to pay for their upgrades. They're also attempting to charge $300 for cleaning carpet, this is a standard for landlords and should be included in their cleaning fee. $300 for carpet cleaning is robbery. Everyone in the front office is beyond incompetent and can't keep their lies straight. The maintenance team is the only thing worth while, and they're mistreated and overworked. There's 3 maintenance guys for 450 units. Avoid this place for your own sanity, it's pretty on the outside but management is a clusterfuck! read more

I wanted to give them 5 stars but let me explain why it has changed since I moved out. The agreement before was that they will post if I do move out early (since they discourage me finding my own tenant to take over my lease). Everything went smoothly until they changed all their staff to Brooksfield. The guy who handles my case is new MOISES and he handled my case poorly, failed to update me and gave me wrong information to the point that I was trying to accommodate to the "newly found tenant" they help find, so I moved out earlier and had to stay in hotel for a week paying $2500 only to find out that new tenant cancelled. Moises or Andorra did not let me know. They found a second new tenant... who then also backed out a few weeks later. Moises and Andorra did not bother to let me know. When I called a few weeks later for my deposit they told me that I owe them over $7000 because there was no new tenant. When I asked why Moises did not update me since I can also help find my own tenant to take over hus reponds coldly was "LOOK ITS NOT MY JOB TO UPDATE YOU. I'll pass the message to my new manager" with little empathy that if it was them in my shoes they would appreciate an update because it still involves me paying for a vacant apartment that I. An rent to my friends. The new manager apologized nobody updated me. Not to mention they have hidden fees they don't let you know that's very expensive once you move in like using their application admin fee, trash and sewer that cost way more than my water or electric.
