Weeks later update..... My apartment experienced a major flood after the toilet tank unexpectedly cracked, sending water throughout my apartment, including my bedroom. The damage wasn't limited to my unit--the flooding was severe enough that my downstairs neighbor had to be relocated because of the extent of the damage. While I understand that emergencies can happen, what disappointed me most was how the situation was handled. Throughout the restoration process, management repeatedly assured me that the apartment was "habitable" even though industrial drying fans were running around the clock, drywall had been removed, and my home had been turned into a construction zone. Living under those conditions is not what most people would consider livable. After we were told the apartment had been fully dried and restored, we returned home expecting everything to be back to normal. Instead, we walked into an apartment with a strong mildew odor. It was immediately noticeable and deeply concerning after experiencing such a significant water loss. Rather than acknowledging those concerns, management suggested the smell was likely from carpet cleaning, despite the apartment having just undergone extensive flood restoration. Throughout this process, I often felt like I had to fight for answers. I had to ask about electricity costs from the restoration equipment, request documentation regarding the condition of my apartment, and repeatedly follow up for updates instead of receiving proactive communication. The most frustrating part has been the lack of empathy and accountability. Instead of making me feel like a valued resident during a very stressful situation, I felt like my concerns were minimized. The focus seemed to be on explaining why everything was acceptable rather than understanding why a resident would be uncomfortable returning to an apartment that had just flooded and now smelled of mildew. A home should be a place where you feel safe and comfortable. After this experience, I no longer have confidence in the condition of the apartment or in how management handles major emergencies. I hope Camden Gaines Ranch takes this as an opportunity to improve its communication, restoration process, and commitment to resident well-being. Don't listen to their promises. Very disappointing experience with this apartment complex. The leasing team was incredibly misleading from the moment we toured until after we signed the lease. Three different staff members assured us that noise was never an issue cause we are choosing a A-1 building and that you could never hear the neighbors at all. That turned out to be completely false. I can hear my neighbor day and night as if we were sharing the same apartment, which has made living here extremely frustrating. What makes it worse is that after bringing this up and trying to find a solution with management, it became clear that they simply do not care once the lease is signed. The level of attention and the promises completely changed after move-in. Another major issue has been cleanliness and maintenance. The apartment was not clean when we moved in, even though renovations had supposedly just been completed. On top of that, I found large cockroaches in the unit, which can happen, but the general manager personally told me that extermination had been scheduled. Weeks later, I am still waiting and nothing has been done, so I had to take care of it myself. I would strongly recommend future renters think twice before trusting what they are told during the tour. read more

Terrible experience. This place is an absolute mess. They charge a move-in fee and a cleaning fee upfront. When you move out, they require the apartment to be cleaned, so you pay professional cleaners, return the keys... and then they still charge you another cleaning fee. The building is supposedly non-smoking, yet residents smoke cigarettes and marijuana. Because the heating and AC are air-pumped and shared, the smoke travels through the system to other units -- so you constantly deal with unpleasant odors. Nighttime noise is awful due to the obsolete air systems. On top of that, the overall maintenance is poor: worn fittings, bad window seals, shower door issues, sloppy paint, dirty main stairways, and spider webs everywhere. There are much better places to rent if you're not in a rush and have time to look. Staff have a bit of an entitlement attitude too, be aware... I would not recommend renting here if you can avoid it. read more

While the illusion of comfort and security is strong once you drive through the property of the little go carts in the middle of the day, the underbelly of this nature-esque complex is riddled with ticks and thorns. I've been a resident at this complex for 3 years and I'm so grateful to finally be calling this nightmare a done chapter. Management here is brutally meager, led by a racist power hungry narcissist, followed by a horde of spineless pretty faces. The maintenance crew is severely overworked and are often spoken to diminutively for not accomplishing an endless task list with far too few people by both their lead and management in front of tenants blatantly. The complex that once was a gem has slowly over the last 3 years devolved into an endless sequence of sad, sorry, scary, and scummy. Nothing is done about the endless crime here. Buildings are infested with critters and creeps depending on what new rotating set of tenants move in after the last ones left less than a year after moving in. Landscaping is occasional and done only at 7am before city code allows for it. The pool... is nice... but surrounding amenities are broken and left unclean and unattended. I personally have gone 2 weeks in the midst of the summer without AC and was told not only to bear with it but to bear the cost of not just the faulty AC unit's energy usage despite complaining about it for months but the portable AC units that they brought in for me to use. I've also come home to an apartment flooded with sewage after being on vacation with any notice from the complex despite them having entered my apartment 3 days prior. I was displaced for 2 weeks and was not compensated for the inconvenience, loss of work, and had to negotiate them covering the raised cost of the utilities during their reconstruction of my apartment. Rent here is way too expensive for older units and not worth it for new refinished ones. I'd suggest looking anywhere else but here if you value not having your car not broken into, a livable space, and honest management. BEWARE & AVOID read more

(5/21) Homeless person sleeping in dog park. (5/13) Multiple shots fired during break-in. It's only a matter of time until more people are seriously hurt again due to management's disregard for security. I asked management to send an email to residents just as a heads-up. They refused, and instead, sent an email reminding residents to pay the rent. Management has been forced to allow multiple residents to break their lease. Every night, a handful of non-residents wander around the complex knocking on doors. A few have tried to force entry while a resident was inside. Questions to ask: How many residents have had carbon monoxide poisoning, and when will CO monitors be installed in units? Which units were flooded during the last two freezes? Which units have a rodent infestation? A large number of the 3rd floor units have them living in the ceiling and walls. How many cars have been burglarized in the past week? Which units have had homeless people squatting in them? There are no cameras anywhere inside the gates. Since I've been here, there has been an attack on a woman on her doorstep, and her car was stolen. A man was robbed at gun point by two men and suffered injuries. The resident had to alert the community by posting the incident on the community wall. Camden management provided no notifications. There was a mental health crisis with a resident that lasted for over two weeks, and no notice was sent to the residents until residents began to demand information. However, when residents shared information on the Community Wall, management deleted the posts. Camden cares far more about their self-interest than the safety of their residents. Don't expect to be treated as an individual. Camden only has concern for their own self interest and not the interests of their residents. read more

On my 6th rodent infestation (waking up in the middle of the night to squeaking and scratching) since moving in. Each time it's taken about 2-3 weeks for it to be "addressed," and then a few weeks later it happens again. Often have to follow up with management, because they don't follow up with me. Sometimes close maintenance requests without even addressing the issue at all, and have to be reopened by me. Not offered to be released from lease early, not offered to be moved into another apartment, no "I'm so sorry this is your experience, here's how we're going to make it right" until I specifically requested these things after infestation #6. I also requested them after infestation #5, and was told "we can't incur additional costs, because we have to pay the contractor to come fix this." Okay. It's like being told that you can't have an awful meal comp'd at a restaurant because they have to pay the chef. Not a great approach for keeping people happy. Find a management company that actually cares about your experience and that you're in an apartment that actually meets the implied warranty of habitability! Good luck! read more

Car break ins every night and lots of crime, poor handling by management and no night time security

Dear L******** Since I am facing being charged for owing money to Camden I will bring some things up. For instance shortly after I moved in I was told I couldn't be in my apartment while the tub and shower were being treated with poisonous chemicals. You personally witnessed the problem created by Camden painting the shower and bathtub with some type of coating that was like Latex paint. It came off when you used the tub and shower. I didn't quibble then about being denied the use of my apartment. Jay, your maintenance lady tried to retile the shower floor but she self-admittedly had never done that type of work before. Go look at the tile in apartment 713, assuming it hasn't had to be retiled yet again. It took Jay parts of four days. I am a contractor and the job could have been done in less than four hours. Her tile laying pattern left sharp uncomfortable edges on the floor of the shower. Also, due to her ignorance of tile work she used a grinder extensively to weirdly shape little pieces of tile and the dust filled up my apartment causing cleaning ladies to have to come and try to clean the tile dust on everything in the entire apartment. The cleaning ladies refused to spend the time to do an adequate job. They said get the office to order them to do it. My multi-leafed artificial palm tree still has tile dust on it. Also the toilets didn't work for weeks and your maintenance people couldn't figure out what was wrong. I was denied the proper use of the bathrooms in my apartment for weeks. Look up how many requests I made, if you can/will. There was also the fact that Camden maintenance people didn't show up at the scheduled appointment time many times and didn't bother to call to let me know or reschedule. I had to keep chasing people down. I told you and others in the office about it multiple times and this was never corrected. This caused me to lose money every time I had to take off work to be there. Camden should pay me for the loss of use of my apartment due to their negligence and wasting my time. I estimate my losses to be approximately $1800. Also if this continues it will cost more money for me to use my valuable time to deal with this. Look up the maintenance records. Kalea said I had been emailed about the outstanding bill. There were some issues that needed to be worked out. I recall you saying LaTonia, in your office, at your desk, that you would schedule calling me on a specific day and you didn't. In my experience, word of mouth is the best advertising. This is a really great place to live! For me, it's very quiet and calm. I hear it can vary based on who your neighbors are and the walls aren't that thick, but my bedroom is situated so it doesn't share walls with anyone else's, so I usually sleep quite soundly, though I had to get used to several dogs intermittently barking but it usually doesn't last that long. There's a pool and gym and often something is broken but that doesn't bother too me too much because they are always working to fix whatever is broken and are on it. There's valet trash, a great dog park and the staff is awesome! I really appreciate how quickly they respond to maintenance calls and the peace and quiet here. read more

DO NOT RENT IN BUILDING 19 or BUILDING 4! I was advised prior to initiating my lease at Camden Gaines Ranch the complex remodeling venture would be resolved within a few weeks. This statement by staff member was an absolute misrepresentation as the remodeling project is STILL commencing nearly one year later. I have complained on multiple occasions, being ill-advised the conclusion was "soon" approaching. Residing in a "luxury" apartment home as my office, I had many concerns when selecting a location. I have been disenchanted at best, as I am typically awoken (Monday-Saturday) to the grinding of granite cutters, buzzing of saws, pounding of objects, from construction activities in the parking lot. I have secured video of sofas, trash, debris being deposited into the dumpster by non-contractors. Secondly, my fiance who visits has incurred the cost of replacing THREE run-flat tires on her 2015 vehicle (purchased 6/14) due to nails found in the tires at a cost of $450+ per tire! The management reponded advising the contractor cleans area daily, thus is not liable for the damage. Next, Camden misrepresented/marketed the Time Warner technology "upgrade" to residents at 50 Mbs increasing to 300 Mbs months PRIOR to actual fiber installation. I documented actual performance as low as 8 Mbs (a dial-up rate common over a decade ago). I personally wasted countless hours (documented in Time Warner call records) contacting multiple representatives, coordinating many Time Warner onsite support calls to learn as much, resulting in significant business loss due to computer down/lag time. Additionally, I cancelled my gym membership last Fall, as I was advised the gym was nearing completion at my lease signing. Another untruth as the gym remodeling project was not concluded until 6 months post-lease signing. Lastly the swimming pool was not available for resident use until after Memorial Day. As the end of my lease approaches next month, none of my grievances have been resolved, yet I am advised I must provide a 60 day notice as well as pay a "lease-break fee" should I elect to move prior to the lease expiration date. I sadly just turned in my notice to vacate. When I move out I will have happily lived here for 2 1/2 years. The units are very well constructed and I very rarely hear my neighbors. I live below and beside families of three and other than hearing my next door neighbor when they use their front door or my upstairs neighbor when they use their sliding glass door, I sometimes forget I share walls. I'd say that the quality of construction as well as the mature trees have also resulted in low electricity expenses. I work from home and therefore use energy all day long and using average bill pay with City of Austin my bill is $61/mo. I keep my apartment at a cool 74-76 degrees all summer long. I also cannot say enough about the maintenance staff. Quick to respond, friendly while they are working and when passing them on site. Other than one issue that required parts to be ordered I've never had an issue without same day resolution. I have never had trouble finding parking even when I've come home late. The location is a short drive or cheap Lyft to downtown and S Austin events, bars, venues, and restaurants. Getting to the airport is a pretty quick drive too. Office staff has always been kind and helpful on the rare occasion that I've needed to talk to them. I live in the 2bd/1bth floor plan. Other than wishing I had a coat closet and a little more kitchen storage (to be fair, I've got quite a bit of kitchen stuff) I have had nothing to complain about. I will miss my view of the green belt but my job requires me to head back to N Austin. read more

Here's what you need to know before you live here. I did not renew my lease here. The good: Location- the commute to downtown is really great. 20 min on a bad day! Also, can't beat the private entrance to the Greenbelt! The trails are awesome and far less crowded than most others. Pool- used it quite a bit over the summer. There will be days when it's over taken by children, but still a way better pool than complexes around here have. Apartment itself- kitchen/bathroom is pretty modern. Granite counter tops and dark wood cabinets! My model has 2 closets in the bigger bedroom, which is perfect for me. My view is so pretty, I think I lucked out by being in the back of the complex by the Greenbelt but I'll take it! The bad: Neighbors- a key selling point when I picked this place was that I was told they were built to condo specs, but I hear my neighbors above me and their 10,000 kids all day every day. Parking- I bought a garage halfway through my lease because parking by my building was so scarce. There will be people who leave their cars in the same spot for WEEKS without moving it. Mgmt said they would be keeping an eye on cars like that, but that was a lie. Price- I currently pay $1238 in rent alone. I just got an email about resigning and they offered me a rate of $1499 (LOL) saying it was their very best rate available. What's funny is when you go online the same model I live in is $1169...Why would you penalize a resident that wants to stay here by offering them more expensive rent? They also only give you 10 days to accept that rate or it goes up another $50. There are also multiple BS fees you HAVE to pay to live here. $35 a month for trash to be collected and you can't opt out. Seriously? You also have no choice but to have a $100+ Time Warner bill tacked onto your rent. The water bill is billed through the complex, so unfortunately you will not be paying based on consumption. You pay based on your square footage. I live alone and pay $55 a month for water even if I'm out of town for 2 weeks. Apartment itself- cheap fake hardwood floors. It's a sticker over linoleum. It's very hard for me to get over when you take into account how much I pay to live here The ugly: There is dog poop everywhere. I love dogs, but it's pretty bad. Overall, I would say there are definitely better places to live in south Austin. I won't be resigning because I'm not going to pay $1700 for an apartment. Y'all are wild for that lol read more

I've been living at Gaines Ranch for almost a year now, and I can confidently say this is one of the best if not THE best place I have ever lived. In the past, at other apartments, I moved about once a year and never renewed a lease due to apartment issues or management issues. Here at Gaines Ranch, the office staff is extraordinarily helpful and kind, and were the reason I chose this location over other apartments I visited when I moved to Austin. The amenities are nice and well kept, and the apartments themselves are very nice and well insulated (I rarely hear any neighbors). Maintenance is on top of any issues that pop up, and I feel very safe tucked away back here in the greenbelt. We do have a fair amount of entitled, complain-y neighbors, but I feel like you'd get that anywhere. Idk if it's because I have lived in my share of terrible places in the past, but I have no complaints here at all. You'll even get to see some wildlife from time to time in the trees! Yes there are bugs in the woods, but duh. That was to be expected. I've not had an issue, knock on wood, and pest control seems to have been very thorough and comes any time I request. 10/10, would recommend. read more

We lived at Camden Gaines Ranch for a little more than a year and absolutely loved our time there. From the moment we first visited and spoke with Christa, we knew we'd found somewhere special. It was definitely bittersweet making the choice to move but the driving force was that we wanted & need extra space(we were in a 740sq ft 1 bed at Camden). Had we been able to make it work there, we would have stayed. Office staff: Everyone we ever interacted with was fantastic, although we mostly worked with Christa and Christin while living there. Christa is hands down one of the best leasing professionals. She answered all our initial questions and showed us as much as we wanted to see when first viewing the property. Both her and Christin were wonderful throughout the year. Maintenance: Jerry & his team are top notch! The few things we needed upon move-in and the few little things here & there through the year, they all handled quickly and professionally. Apartment/Complex: Wonderful!! Beautifully tucked towards the back of the complex with a super private and huge patio that faced a wooded area. One of the things we'll miss most! With that did come a few patio critters here & there but manageable. Super quiet & rarely, if ever heard our neighbors. The complex itself was kept up with well and had a great private but close to the city feel. Definitely a place worth checking out if you're on the hunt! read more

One word...WOW! We recently, Dec 2019, moved here to Camden Gaines Ranch and LOVE IT! This whole process was logically effective and quick. We called when we saw what appeared to be a possibility for us to meet our specific needs and wishes. Rachel was so awesome. We got to see the very apartment we were interested in...not a small "model" high over decorated version. The application process was fair and easy. So much bonus and above expectations occur often for us. Customer service is primary here. It is apparent that the staff is not here to treat us like a college dorm but they are consistently show us that they are here to help us, and are here to make our daily living better. Above all else...the maintenance crew here are unbelievable with us! We submit a service request and Sharif, and his staff come over so quickly. Just this week our garbage disposal had something stuck (our fault of course) but Sharif and Lashawn show up less than 24 hours later. Fixed it with such knowledge. And while here, I mentioned I had light bulb out n bedroom ceiling fan. NO, I didn't have to submit another request and wait in line. Lashawn just fixed it while here! WHAT??? common sense and professional customer service? Amazing! I have read some reviews about crime and occurrences that were certain of concern. We had a "hard stop" reading them. And then we checked the date posted as well as the responses. What we have learned here is that our management team are VERY proactive and respond quickly and sometimes clarify misunderstandings. Life happens. How they respond make it better. BTW...we have never experienced anything negative here. I validate that things happen to others...and always makes us aware. Camden cares...and we see in 2019 and 2020 they respond and solve! Our apartment is a God gift...size, location, views of the greenbelt, and nice neighbors. I have been slowly moving in over the past 2-3 weeks and I think I am already regretting it. Every time I walk a few feet out my door to walk my own dog I step in a 'pile' if you know what I mean. Maybe if lighting were better.......even if others didn't pick up theirs, I'd be able to see it and NOT step in it. Unfortunately, I got put next to a couple of chain smoking, chicken frying slobs and the smell leaks over in to my apartment. It did not occur for me to ask about the smoking rules. I'm coming from a totally smoke free complex and I took that for granted than most complexes were following suit. It's 2017 for crying out loud!! I am in the 2nd building and on that first slight curve. I have almost been run over, or hit while backing on several times already..........poor lighting, careless people driving way too fast! Staff and maintenance have never bothered to look behind the building; shoved against my building was tons of garbage and stuff people dumped prior to moving out. Someone at the end of my building lets their dog run free out in the woods and he comes to 'visit' with mine. Once they get to know each other hopefully it will improve, but it has been total chaos and face fighting through the railing. I have already gone to the expense to put up wire mesh, so no one ends up getting hurt. This past weekend, I had just arrived, was leaning on my railing and someone above me dumped a dust pan full of sweepings on my head. Then I realized the was an adult sized Depends full poop, right below my patio. "Ewe" It was not made clear to me AT ALL that I could not choose another cable/internet provider if I choose to. I took what they offered, figuring if it didn't live up to standards, I'd go back to my AT&T U-verse, but after reading reviews here..............guess I better hope it lives up to standards, since that was not ever even mentioned. First I've ever heard of that you have to use what they provide. Bogus at best. I already know I'm getting a lot less channels for what I was previously paying for. Disappointing at best. The fact they have no notification system for when packages are delivered is disheartening...............On Easter, there was a mountain of packages left outside the office (they were closed for the holiday), just waiting for porch pirates. I came from a high end, slightly more expensive then most complex in N. Austin and was surprised the slobs I have dealt with here, but It looks like it's going to be even worse at Camden. I have a feeling it is going to be a very long 11 months. So far, my biggest pro has been a patio off the back, with woods, peace and quiet (expect when the neighbors dog comes to visit) Mind you, I've seen all this clearly, although I am not officially living there yet. read more

The Bad: Pests (scorpions specifically), forced "technology package", management, parking, move out charges, dogs without a leash. The Good: Offers private garage, quiet, next to the green belt. I lived in this community for 10 months and got out as soon as my lease was over. My main complaint was the number of scorpions we found in our apartment. I lived on the 3rd floor, so I was not expecting many pests since those usually keep to the lower ground. I killed over 6 live scorpions during that period and found the same amount dead around the apartment. The pest control does not seem efficient enough. They claim that living close to the green belt invites these kinds of pests, but management also refused to fix some crevices around the windows and doors that may have contributed to this issue. They force the spectrum internet/cable package on you so there is no choice. Spectrum is pretty bad, I had outages several times during my lease. Management says if for your convenience, but there is nothing convenient about it if you have to do the pick up, setup and returning yourself. I had no idea you had to do this, so I was without internet for the first few days after I moved in. Management should consider having the equipment at move in and also receive the equipment at move out if they are going to force this package on you. Parking is a problem, if you do not have a private space you will have issues finding parking late in the evening. I also had the misfortune of having a next door neighbor with dogs, they were frequently without a leash and got inside my apartment at least once. One time another neighbor left the dog take the stairs unleashed and barked to my wife. I had to step in the middle but the neighbor was more concerned about their dog and even made a snarky comment. It seems dogs are more important here. At move out, I was charged for some carpet deep cleaning even tough I had no pets. They subcontract cleaners and they take their word over your pictures and evidence. They refused a walk in inspection after the move out. It is unfortunate they carry the Camden name, I had previously rented in another Camden community and it was a very pleasant experience. This place is good if you like scorpions, dogs, and overcharges. Stay clear otherwise. read more

The Good: :: the complex is built to condo specs, which helps a lot with drowning out loud neighbors. never heard the neighbors ever. :: it's located right off of the greenbelt trail. it was nice to be able to hike or take the dog and be out amongst nature. The Bad: :: the apartment complex is out in the middle of fucking NOWHERE. you know what you can walk to? let me tell you. you can walk to the adjacent RETIREMENT HOME. that's right, kids!!! :: traffic leading out to mopac was a complete and total clusterfuck. it would take me almost 30 minutes to just get onto mopac, i kid you not. getting home? good luck there. regardless of what the complex advertises, you are NOT only 10-15 min away from downtown even with zero traffic. :: the layout is confusing as hell. it's a one way all the way throughout and people would drive both freaking directions and almost kill you head-on. :: because the apartment complex is surrounded by a lot of trees, it was CRAZY DARK inside the apartment ALL THE TIME. felt like you were living in a world where it was constantly dusk. i'm not a vampire, so sorry, this is not my cup of tea. :: weird apartment layout. it was a 2 bedroom that had a weird long kind of hallway thing going on that made the place even darker and feel claustrophobic The Ugly: :: CARPET IN THE BATHROOMS?! are you f'ing kidding me? needless to say, it felt musky 24-7 in the bathrooms. GROSS. seriously gross to come out and step on carpet. EW. :: you didn't have a laundry room. you had a space right next to the KITCHEN where you had your laundry machines. the space was a pantry/laundry room. so hey let's put the tide detergent next to the bread! that's REAL safe! :: the dishwasher couldn't be opened all the way, thanks to the shitty layout. yup. couldn't open it all the way. seriously? The REALLY Ugly: :: upon moving out, the apartment complex tried to slap me with a crazy balance, saying i owed them for all the damage my dog did to the place. hmm. interesting b/c the areas they claimed to have damage was where i had furniture on top of 24-7 from day 1 of moving in (e.g., bookshelf, sofa, etc). so unless my dog moved the furniture around while i was gone to work to piss out of spite all over the place, they were full of shit. i was so mad i got a lawyer involved, and the lawyer found out that the previous owner had a large dog that wrecked the carpet to the point where the note on the tenant's record noted how the carpet was a hot mess. so they were trying to charge me for someone else's damage. sorry, gaines ranch, you can go to hell. i got out of the balance thanks to the legal assistance i got. unfuckingbelievable. Would I go back? Let's just say I would rather sleep with Glenn Beck and eat my own feces after chewing on glass pieces from a landfill full of corpses than move back into this apartment complex from hell. Where do they hire their staff from, middle school? I provide renters insurance for my clients and they make it so difficult so that you'll do business with the insurance company they love sending referrals too. The second you ask them a question they accuse you of "disrespecting" (not a real word honey) them or giving them "attitude" then here comes the HANG UP. Right out of high school is not the pool of employees I'd be looking in but apparently the Camden management does. Oh, by the way Camden apartments on Davis Lane are not much better. I'm on the board of an HOA next to this property and were constantly having to deal with their residents who trespass onto our property. The management there has such an I DON'T GIVE A DAMN attitude like they have in Dallas.............oh, that's right they ARE from there. read more

SPOILERS: Camden Gaines Ranch sucks. Rent elsewhere. Got a minute? Read on. (There's even a bit about coming home to a bloody bedroom door one day.) I'm just glad I photo documented the entire fiasco. This place seemed alright when I first checked it out, but boy did I make a mistake moving here. Can't wait to leave. First of all, when I rushed to get here on time for paperwork and move in I was informed that the tile work in the master bath wasn't complete but that if I was patient they would finish within a couple days. That was A BIT OPTIMISTIC. In actuality the shower wasn't even built, there were no mirrors installed in either bathroom, and there was a bunch of other shoddy work done to the apartment. There were HOLES IN THE WALLS from previous fixtures, the countertop in the kitchen is totally unfinished underneath where you can see pieces of stacked wood used to level it, and in general there is the feeling that a lot of the work was measured, cut, and completed by a child. For instance, the second bathroom door brushes against the "brushed metal" handles of the cabinets. I loved calling and calling and having to go to the main office once or twice a week for TWO FRICKIN' MONTHS to get them to actually get around to do any work. So until then, NO SHOWER in the master bath, NO MIRRORS ANYWHERE, yet somehow tons of dust every week from the occasional contractor or handy man who would put in his half hour and leave. Never mind that the people in the office insisted that they believed the work had been done. They never really bothered to check. The best part was after letting them know the shower still didn't work they sent a guy by while I was out. I came home to A BIG SMEAR OF BLOOD ON MY BEDROOM DOOR. Apparently the guy cut himself while fixing the shower and rubbed his bloody appendage on my door on the way out. To this the office asked if I would like someone to come out and clean it up. AMAZING! At least the shower worked after that... although, to be fair, it leaks out onto the floor every time I use it. Sigh. And can you believe that they were UNWILLING TO REFUND me any rent despite the apartment being unfinished on their end for two months? So much for personal accountability. Another fun part is how apparently my upstairs neighbors litter like crazy, pretty much making my otherwise half-pleasant view of trees pretty gross. This took OVER SIX MONTHS to resolve with the office. I showed them pictures and try promised to get it cleaned up but just like everything else, it NEVER HAPPENED. Ok, after over six months it did. I should have just waited for a glacier to clear out the trash. Another AWESOME part of living here is the night there was a massive MULTIPLE CAR BREAK IN. Glad my car was unwashed and a mess inside cuz that looked like it sucked for the residents it happened to. Security is pretty much mostly an inconvenience, not effective. About one in five cars actually buzz in. The rest just wait for someone else to and follow them. Which probably explains how if you get in too late there's no parking for you anywhere near your unit. Makes you really dislike the neighbors who park their scooters in an entire spot. And good luck having friends over, cuz there's def no room for them. The little dog park is nice, though. Too bad I step in dog poop on the way to it half the time. read more

This really is a nice community. I agree with everything Jennifer P. wrote. Spacious, tall ceilings, lots of light, built inside the Greenbelt by a builder who kept as many trees as possible on the property. The staff is attentive and make every effort to fix problems right away. Cable is included with the lease and valet trash pickup keeps the site clean. Plenty of space to walk the dog. When I leased here in July, I was told that I was only three exits from downtown where I work and this would be a convenient location to commute from. I *am* three exits away, but it took me 45 minutes to get to work this morning. I've gotten used to this routine, but if you are looking to live here, be wary of the Mopac traffic from William Cannon to Enfield. read more

The apartments are nice, and the location next to the greenbelt is what sold me on the place, You can be 10 minutes from Downtown and feel like you are in the country. the trees are gorgeous. There's a nice pool and a small, but adequate work out room with three treadmills, and some weights. The apartments are almost all upgraded to granite-like counters, stainless appliances and wood-ish floors. Wood-ish you ask? It looks like wood but it's actually a sheet of sticky vinyl over the floor. Be careful moving things as it scratches very easily and will gouges the plastic even more easily. Like most apartments in Austin these days, the prices are just climbing higher and higher. After one year, my rent went up over $200 per month. Parking. Limited at best. Garages are $90 per month and can take over a year to get one on the wait list, if then. If you don't have reserved parking, good luck. you'll need it. Time Warner Cable pact with the devil. If you want the freedom to choose your internet and cable provider, this isn't for you. There is a mandatory $80 Technology Package (Internet & cable), with Time Warner, who I am convinced is evil incarnate among service providers. I could get into my troubles with TWC, but that's for another review. The $80 is on top of rent. Trash. It's neat that they have contracted Valet waste to collect your trash from outside your door. Only problem is it's another $30 extra per month and you can't opt out of it. Also the $30 doesn't include what the city charges for Trash. Budget another $6-$10 on top of the $30. And they don't collect on Friday or Saturday nights. Make sure not to leave your trash can out before 6pm or after 9am or you'll get a nasty-gram from management. Dumpster. Be advised that if you are living in front of Building 21, you're going to walk out your door and see trash. A lot of trash. The compactor is there and it's noisy, plus people will leave their refuse (since the service won't pick it up) on the weekends. Dog droppings. Yeay pet friendly complex! Boo trashy people who are far to busy and important to clean up after Fifi or Fido. Sir Bro's-A-Lot. So yeah, Brah. Let's get schwasted at the pool brah. I'll bring my stereo so everyone can hear how cool we are and what great music we listen to brah. **Face-Palm** Management is okay. Items are submitted online and routed through the big bad Camden network. They will have resident appreciation days, but during the week, when most of us are at work, so I have yet to be able to participate. It's a fine apartment complex, if managed a bit corporately. read more

My husband and lived at Gaines Ranch for about a year and a half and loved it! It's a beautiful little community and it was absolutely perfect for our first place together. Some pros: - 10-30 minutes from downtown, depending on when you leave in the morning. - The prices are very reasonable for the size of the apartments and the distance to downtown, although they do increase regularly. - Super close to Sunset Valley for most of your shopping needs/wants. - Has a gym, pool and small dog park. - Gated. - Helpful and timely maintenance staff. - Pretty nice finishes inside, including built-in bookshelves (!!). - The apartments are built to condo specs, which makes them pretty quiet (but you will still hear your upstairs neighbors sometimes). - Trash is picked up outside your door five nights a week. - Beautiful grounds, perfect to take a walk with your family or dogs. - Surrounded by greenbelt, so everyone has a great view. And some cons: - You'll see some complaints about parking. I've only had problems finding a spot in front of my building after about 9 p.m. Any other time of day I've usually been able to snag a spot either at or right next to my building. - The gate frequently breaks. - Depending on the time you leave, the access lane onto Mopac can get backed up. - You can't opt out of Time Warner Cable or trash pickup. Maintenance is constant and always. It seems as though something new breaks down every couple weeks and I've stopped submitting requests because they don't ever come to fix it when they say they will. The front gate/gate box breaks down frequently. I've come home late from the airport at 2am and it wouldn't open, not with my clicker or the gate box. I've also had times where I had coworkers coming to get me at 4am to go to the airport and the gate box wasn't working so I had to walk all the way to the front with my luggage in the freezing cold. There have also been several times where I'm leaving for work and the gate wont open to let me out. I had to open the other gate and go out the entrance. The gym is a joke, they had to "re-do" it because of a flood, it took them about three months and it looks the exact same. I was expecting if they had to re-do it then at least try and make it better or maybe larger if you're already taking the time on it. The office manager has serious attitude problems. I work in customer service and even the emails they send out are worded rudely. Even if I have something to tell someone that can be a bit negative in nature, such as "don't leave your garbage outside your door except in the trash bin or you will get fined"; I phrase it in a way that is still very kind but gets the point across. This office- nope they have no concept of customer service and if you try to reply to any of those emails they don't answer you. NOTE: I want to note that this is nothing against Camden. I have lived at two other Camden properties before and it was nothing like this. read more

There are a lot of pro's to Camden Gaines Ranch: location, size of units, well-kept grounds etc. However, there are three major cons to be aware of: 1. They tell you when your term is up, you will be given new term options with an increase in rent (they try to keep this under 15% a year, crazy!) and that you will be given a month to make your decision if you will take one of the terms or not. However, when my term came up I was only given two options and 7 days to make the decision. 2. There is no place on site to throw-out larger items, such as broken furniture. This makes move in and out more extra difficult. They also do not encourage recycling as whenever I recycle if I also have more than one bag of garbage they refuse to pick up both bags of garbage. Very lazy. 3. You get Time Warner Cable/Internet, cannot opt out or choose a better provider. read more

I love living at Camden Gaines a ranch... In fact, I've now been living here a year, and I just renewed my lease! I am very surprised at all these negative posts and reviews. First of all the gym was closed due to severe and unexpected flooding. The pool is closed due to a leak which can happen any time. Are these inconveniences... Yes, but I know and feel that the management group is doing everything in their power to fix it! In fact, most of the management live here, so I think it's safe to assume that they would also like too enjoy the amenities. I hate to see all the negativity because these things happen at all apartment complexes. As for the management, office staff, and maintenance. I have never had a problem with any of them! My questions are always politely answered and they are always willing to help. The pool is beautiful and I love the location. It takes 5 minutes to get downtown. It's just a straight shot up Mopac. Never once have a regretted my decision to move here. Green let access is always a plus! There's a million shops and stores nearby. Oh and you can't forget the dog park! The only reason I gave CGR 4 instead of 5 stars is because too many tenants do not pick up after their dogs outside. I feel that stricter rules need to be enforced. read more

I don't write reviews, but I simply LOVE Camden Gaines Ranch. We have been living here for 4 years. Every year we sign a different lease term and move to a different building, either because of wanting a lower floor or needing a backyard. But every building we lived so far has been nothing but amazing! Having the Green Belt as a backyard is just one of the perks. The complex has a great hiking trail entrance that takes you deep into the Green Belt. The pool is beautiful and the surrounding scenery makes it a great relaxation place. The gym has everything one needs to get or stay in shape. Awesome!!!! The location is amazing! it takes 5 minutes to get to downtown being that MoPac is adjacent to the complex. During peak hours it takes me 20 -25 minutes to get to 183. The best part of living here is the office staff. They are so helpful and friendly. Always geeing you with a smile. The girls are always welling to help. They are always having activities in the club house to bring neighbors together - from movies at the pool to food truck - making a really close community. If you have an issue- which is rare - the maintenance staff will come out on the same day and fix it. The location is clean and they always strive to keep it new. The remodeling had made the apartments super modern with stainless steel appliances, granite tops, new bathroom vanities and washer and dryer included in the rent. This is a great place if you want to relax at home or by the pool or being active while hiking in nature or while lifting weights in the gym. Cannot beat this location. If offers a variety of shops near by and whole food a couple of miles down the road. This place has been my sanctuary for the last 4 years. Love it!!!!!!!! read more

Additional reasons I continue to give this place a 5/5. . . . I was starting to feel a little isolated since it lets out near some highways (you don't see the highways at all from the apartments, but in terms of going for a walk I didn't feel like I had any options but the Greenbelt). Then I zoomed into a Google Map and discovered there is a network of well-maintained paths that go straight out to some great walking neighborhoods. A hidden gem and I am so impressed they exist (though probably underutilized as not really advertised). Now I am out and about all the time. Maintenance is insane. The only time they didn't fix something within 24 hours was after we got extensive flooding in the area, and they had to play catch up. You just do an online request, don't have to make any calls or speak to anyone, come home from work and it's fixed like magic. Love it here. read more

I've lived at Camden Gaines Ranch for 9 months and have loved it. The units are beautiful and open, my apartment faces the Greenbelt which is an amazing and peaceful view, and the price really can't be beat for what you're getting. The very few times I've had a maintenance issue the maintenance team is here quickly and the issue is completely resolved. The girls in the leasing office are super friendly and helpful, and have made me feel very welcome here. I never hear my neighbors, and while parking can be more scarce in the evenings (post 9pm), I've always been able to find a spot close by. While I'll ultimately be leaving when my lease is up because I want to be closer to downtown, I have and will continue to recommend this complex to everyone. I'll preface this by saying that I don't live here, but I wanted to rank my experience based on my visit as a prospect. I ultimately chose another apartment complex because I wanted to be closer to work, but I have to say how much I appreciate the staff in the office at this property. Christa was so kind, honest, and realistic. I liked that she showed me around without pushing me towards making a decision that I didn't want to make. I had a list of questions that she answered for me without rushing through them. The pricing here is very reasonable, too. One thing I'll note for those who are curious about the cable package: this package does not include DVR, so be sure to add the price of that to your initial monthly payment number they give you. read more

Beautiful retreat from downtown but just a stone's throw away (yes, secluded and glad for it!) FYI, transports: if you live anywhere but downtown you will incur traffic, but as the billboards say, "you're not stuck in traffic, you ARE traffic" (so please relax and enjoy the view as you ride home). A few of my favorite things: Greenbelt access from the parking lot Awesome vaulted ceilings Tons of windows and therefore natural light Secluded feel right near the heart of the city General cool energy about the place Great pool & grill area Condo specs mean I can play my music without feeling like an a-hole Deer and other cute wildlife to feed just below my balcony Now, to address all the negative comments. Yes, there are some d-bags who live here, and it is quite possible to have a bad experience because of how these people act. But, in a world of humans, is this not possible literally anywhere? I have learned over the years that as long as you flash a smile or hand over a nice comment before letting on about your problems/complaints/issues, then you will receive much better service. Yes, I had a couple moments when dealing with the staff where I thought, "Damn! What did I do to you?" Then I remembered my time in customer service and realized they probably take a daily beating from this huge community of residents. Sure enough, a little kindness went a long way, and they were very attentive and friendly throughout my stay. So, don't let other d-bags or your own douchey attitude let you miss out on a great home. From my amazing move in experience with Christa and Austi, quick and speedy completion of service requests by Jerry, Joe & Cande, and fantastic the management team of Angelica and Jenna, it has been a total package of awesomeness. I lived at Camden Gaines Ranch for three years and really enjoyed my entire experience. The staff was extremely friendly and was always able to assist me whenever I needed something. Maintenance is very quick to respond to work orders and always seemed to go above and beyond. Jenna, the manager, followed through with me to make sure I was happy and enjoying my apartment. The service you receive from Camden is unlike any place I've ever lived. The location is ideal and makes for an easy commute to downtown. I loved walking my pups through the trails and seeing the wildlife throughout the community. Gaines Ranch is very clean and maintenance does an amazing job of cleaning the grounds and making sure the property is free of any trash. Rent is very affordable for the area (includes a cable package and trash pickup). They have several amenities including a dog park, fitness room, business center and pool. The neighbors I've met out at the pool and dog park have been very nice and I've created some long lasting friendships. I never had any issues with security and always felt very safe in my home. If I'm ever a renter again, Gaines Ranch is the first place I will check out. Keep up the good work! read more
