My husband and I lived at MQ for 3 years and I'm not exaggerating when I say we LOVED our apartment. The high ceilings are key to not feeling claustrophobic in an apartment. It was super spacious and I loved that. Everything is also super updated and the kitchen is gorgeous! It was exactly my style. We would not have left if we hadn't moved back to Georgia. Any issue we have ever had was fixed immediately. I will warn that if you're on the 1st floor, one downside is lots of mosquitos. I assume it wouldn't be as bad on a top floor. But, we LOVED being on the 1st floor and enjoying our porch-especially to have our fur baby greet us. :) We never heard any of our neighbors, even being on the 1st floor. Very dog friendly! Everyone who works there is super nice! Just move here! You'll love it! :) The location is perfect! Honestly, I wouldn't live anywhere else in Austin. I am mad I don't have better pictures, but these will give you an idea! In reference to the negative reviews, I did not experience any of these issues and am surprised when I read them. read more

Be very careful about moving here and the "lease specials" they offer.. We were told that if we apply the day of our tour they would waive the application fee and admin fee (which totaled to $375). We were told by the leasing agent, who no longer works there, that the credit would be applied to our first months rent. Upon move in that credit was never applied to our first months rent. After going back and forth with the leasing office, we were asked to provide screenshots of bank statements proving we paid the admin/app fee and I also had to provide screenshots of the emails they sent me saying that amount would be applied to 1st months rent. After all that, they just told me to pay the correct prorated amount and their IT team would fix the issue later. THAT WAS A LIE, not only was that $375 NOT taken off, we were charged an additional $150 as a "late fee" and as well we were sent an eviction notice saying if we didn't pay the amount in 30-days we had to move out. I then again went to the leasing office, explained to a 3rd leasing agent the entire situation and she assured me that this wouldn't be a problem before next months rent is due... ANOTHER LIE... it's now been 6 weeks since the first conversation happened and the $500 hasn't been removed.. the cherry on top is that now we are being charged an additional $150 on top of everything else for a garage we never asked for nor agreed to pay for. So our rent, which should be $1,439 is $2,165. I've now had this conversation 5 different times with leasing agents. This goes beyond incompetence and it feels intentional. They are trying to squeeze us for every nickel and dime we have. If you value your sanity DO NOT MOVE HERE. If I could give them 0 stars I would. The only redeemable part is that the maintenance team is great, very responsive and professional. read more

I lived at the Marquis for one year and had a good experience. The office and maintenance staff are very friendly and helpful. They helped me secure a package that had been mistakenly shipped to the old address after I moved out. The units (in the Phase 2 development) and amenities are brand new and nice. It is a plus to be able to quickly walk to Walmart, Chick-Fil-A, Taco Ranch, etc. Overall, I think it is a solid price for what you get and I would certainly recommend the complex. My only complaint is that the units right on the service road get an excessive amount of highway noise (understandably). I got used to it after a few weeks, and slept with ear plugs, but something to be mindful of. Those units are not sufficiently sound proofed for the service road. read more

I've lived at Marquis at Barton Trails phase II for a total of two years (since the day they opened). Maintenance request are always very quick, the property is kept extremely clean, the staff is friendly, and the apartments are very clean. There was one administrative issue that arose when my boyfriend was moving out, but they resolved it very professionally and all was well. I'm also a Real Estate Agent and I definitely recommend this apartment. I've leased three of my close friends here, and I've leased several clients of mine here. read more

Moving into our third year here! Time for an update. Renewal rates are market fair. Maintenance is prompt. Staff is very helpful! Grounds kept sharp and very well maintained. I wish I could give zero stars. I have lived in so many apartments all my life but have never come across cheats like these. We saw the decent reviews Marquis had on yelp and thought this might be a good deal for us and we were running out of time. So we spoke to this guy Isaac who talked ever so politely and like the best guy you would ever meet giving me tips about the housing market in Austin and what not. Here is how he cheated us and both me and my husband are witness to Isaac's lies: 1. Told us "we have only 1 floor plan for 2 bed 2 bath left you should totally apply today". Later when things went south and he forgot his own lie he told us "I told you we had 2 of those floorplans left so you should apply" and when I reminded him what he had actually said he acted all confused and then accepted. 2. Told me "you will get your admin fee back if you dont like the apartment on Monday when I give you a virtual tour and I will try my best to get your application fee back as well". But conveniently omitted that we had 72 hours to cancel which is also incorrect because our application was approved Saturday 2 pm and on the 'confrontation' call he said "you had time till Tuesday night 11:59 pm". Well we know the math here. 3. He never sent me the zoom link for the tour, I had to call him up. This is his level of sincerity. 4. Our virtual tour ended. We requested for dimensions for a room and he never got back to us with the info. It was a make or break for us because we needed to know if our bed would fit in. We were waiting on him to respond in good faith (while his supposed 72 hours were ticking). When confronted about this he says "oh I thought I sent the email, my mistake but why did you not cancel your application irrespective?" Basically making us feel like fools for trusting him and for waiting for the info we needed. 5. I contacted marquis on their chat to ask if my application could be transferred fro marquis 1 to 2. I was told a note was sent out to both communities and someone would reach out and no one ever did. Issac flipped on his words and refused to give back our admin and application fee claiming he told us we had 72 hours to cancel. Which by the way he knew and still was not sensitive enough to send us the information we requested. He also accepted he does this often. At first he said "I told you you had 72 hours after the tour" and then went back on that statement too. I have the conversation recorded so every word here is true. Their website doesnt talk about any "72" hours deadline and neither does it say so anywhere in the entire application process (including the emails they send after you submit the application). PS- Try finding out the difference between Marquis trail 1 and 2. One is old and one is relatively new but they want to confuse you so they have made it so hard to figure this out. This is where their deceit begins! Also try reaching out to them and you will end up wasting hours before anyone actually picks up to help you. After wasting hours trying to reach them you will find out you have to call and select "I am a current resident" option to actually speak to someone at the local community. I mean WOW! I noticed someone has said the exact same thing, they promise to either charge you nothing or refund but they keep the conversations limited to phone calls so they go back on everything they say after charging (read cheating) you. read more

I've lived at this complex for nearly 2 years. I've spent each of the last 3 years at a cws management property and for good reason. Marquis at Barton trails II has been such a pleasant experience. Management is always friendly, responsive, and eager to help. The maintenance guys wave each time you pass them during the day. Everyone is so friendly and truly seems to enjoy their job. The complex itself has a great location. Minutes away from several grocery stores, gyms, walking trails, parks, and good shopping. I've been complimented by many friends on how nice/modern my apartment is, and then they ask what I pay, and the shock/jealousy is nearly tangible. Also, only about 10-15 minute commute to downtown, 30 minutes during the weekday morning rush. I'm happy to call this place home and I'd recommend it to anyone looking for a new place to live. read more

When I first moved into the Marquis at Barton Trails, I love the place. The layout is great, the location is perfect, even the rent price at that time was pretty great. And then, I humaned. Yes people, my next door neighbor and I had the audacity to be human beings, with human nuances, something the front office staff and even the corporate person in charge of the area, does not like. For my neighbor, she needed sleep and her upstairs neighbors threw parties until 4, 5, sometimes 6am. That did not bode well for her 2-3year old who was constantly woken up by the loud stomping and thumping and music just above her. My neighbor tried everything from sound machines and many, many pillows, to going to bed at a super early time (before 8p). Nothing worked so she tried calling the office. Big mistake. As long as you are seen (rarely) and never heard from, you're okay in this place. Heaven forbid you need maintenance due to a clogged sink. They don't put out receptacles for the dog poop except hidden in the back, so if you have a dog that's highly allergic to grass as I did, you're pretty screwed on what to do with that waste, but leave it behind, and they'll send out 4 emails about it to the ENTIRE complex. My new roommate was there with me for 5 months and was shocked at the number of emails she would get on a consistent basis that had absolutely nothing to do with her. Also, there's not really a dog park. I mean, there's a fenced off area, but it's mud and not for little dogs because they can escape, out to Home Depot, so it's not even worth calling a dog park. Also, if you have a traumatic experience there, do not even think they'll care. Not even a little. Not only did I watch a resident named Jamie punch his poor emaciated dog repeatedly in the head and stomach, but the courtesy officer didnt' return any phone calls or pay any attention, so if that had been a human being, well, I would imagine the same non caring, no one around attitude would have been displayed. You're not safe in the complex from the actual wayward, bully residents so if you are someone who values your safety and likes to be human, I'd stay very far away from here. Also, they lost my original lease paperwork with the walk through document where I detailed all the damage that was present when I first moved in, well, they conveniently lost all of that, and are of course now charging me for those very same damages that were already there when I moved in. Don't make the mistake I did and get all googly eyed over the location and the space, it's not worth the serious issues that come attached. read more

My fiance and I have loved living at Marquis Barton Trails. We have lived in CWS properties in both Austin and Houston for 5 years now. Though all of the CWS apartments we've lived in have been awesome, this one is by far the best. Not only is the apartment beautiful with great finishes and high ceilings everything feels brand new. The staff on site are fantastic and truly care about the community and seem to enjoy their jobs. The maintenance team always waves hello when we see them out around the property. The community is clean and well landscaped not to mention safe and very quite. We have never heard any noise from neighbors and the property is surrounded by greenery- it feels like an oasis off of mopac! It is so close to everything you need, it literally takes us 5 mins to get to the greenbelt and 10-15 to get downtown. It has super easy access to all kinds of stores, Target, Whole Foods, Costco, Nordstrom Rack, HEB, multiple gyms, etc. In past apartments we didn't realize how important it was to live minutes from a grocery store so when choosing Marquis Barton Trails, the closeness to everything was a high priority. Additionally and arguably most important is the value. This apartment complex is by far the best bang for your buck we could find in Austin. It's just far enough from downtown to be affordable and close enough to feel like you're getting a smokin' deal! Friends have always been surprised and a little jealous when they hear how reasonable our rent has been. We have no intention of leaving this property until we are ready to purchase a home or if work takes us out of Austin. If I could give this property more than 5 stars I certainly would. read more

Like others who have written reviews lately, I originally loved this complex and lived here about 2.5 years. It is very beautiful and everyone appeared nice. As soon as I said I was moving out, things took a turn. Due to Covid-19 the move out inspection did not happen in person. I was suddenly charged hundreds of dollars for damages. They charged me a pet fee and a total carpet replacement fee. I never had a pet and I never once spilled something that would require the entire carpet to be replaced. When I discussed it with them, they said there was no way to prove I didn't have a pet. After weeks of arguing, they took off the pet charge but still maintain I have to replace the entire carpet. When I asked them for pictures of the carpet, they sent zoomed in pictures of the underside of the carpet and there was no way to know it was even my unit. I asked them for better pictures showing me it was my unit and asking them how old the carpet was. The carpet was installed in 2016 (I moved in in 2018 so the carpet was already old) and they said they don't have to prove to me it is my unit because they are "not in the business of arbitrarily [charging] residents without cause". This entire experience completely ruined my view of this complex and I do not recommend moving in here. Beware of wolves in sheep's clothing! read more

Like Tiffany, I like this area of Austin. I've been at these apts for age and did not plan on moving. But management is not making it easy to stay here. They bend over backwards to help all the newer renters in the new section and treat the oldtimers poorly. My partner also had two of his tires punctured during the construction. Nothing was done or help even offered. And now there have been 3 car break ins and 2 home break ins in the past 6 weeks. The gate for the new section is always closed but the gate for the older section has been out of order for months. Email was sent out and they said that it would be fixed 2 weeks ago and still nothing. This area is not safe anymore. read more

I moved into Phase 2 of Barton Trails in the spring of this year. So far my experience is mediocre. I was very excited when I saw the customer service and model of the home I wanted to be for the next year. It's only been a few months and I've had several issues with strange fee's, complications with electric, pest control, etc. I feel, every time I call to followup on an issue or inquire about fees that appear in my mailbox, the leasing office is quite irritated (last phone call I was reminded somewhat passive aggressively they don't open at 9:30 anymore, but 10 a.m. when I called) Below are a few issues I've dealt with if you are looking into Marquis Phase ii. -I rented with a move in special attached with a $250 giftcard. I didn't receive that until about 3 weeks after my move-in date because of some lost paperwork (?) It really would've helped with my move in. -There have been 4 car break ins since living here. The most recent was last week they sent an email about. With such money invested on the property, I would think security/ cameras would add to the value of rent people are paying. -Parking is pretty frustrating. Seems like a lot of residents have unregistered overnight guests that cause me to have to park in front of other buildings. Again, if I'm paying over $1,000 a month for a place to call my own, I should be able to park in front of my own building and not worry about non-residents and MOTORCYCLES taking up parking spots. - The apartment home itself if quite beautiful and cozy, though with new construction, you can see the flaws coming to light after these months. The foundation seems to be lazily constructed in places like the Kitchen and Bathroom. Lots of holes in the the moldings, and paint on door knobs etc. The paint in my tub is peeling. Walls are somewhat thin. My neighbors above me are EXTREMELY noisy only at night. I believe they have a dog they let out at night that's constantly running around the floors (not the pups fault of course) although the noise can be irritating sometimes. - I had a literal army of ants in my kitchen a couple of weeks ago. I called the office and was told the Pest control company had already been by for the week and I could take matters in to my own hands and wait for the following week or pay $35 for them to bring him back the same day. Doesn't sound like the quality service of maintenance for the $1,075 plus I'm paying each month. Pest control is added to my rent, if I need pest control, I should be able to call in on it at my convenience. Super disappointing. - Brodie area is beautiful and convenient, though Phase ii is a little small (something to keep in mind) My apt. faces Home Depot and there is an overnight crew that can be loud at times. Other than that, the location is great (Whole Foods and my Gym just 5 minutes away), access to Mopac is right on, the home itself is very pretty with all new appliances/furnishings. Leasing office is losing its hold in high esteem, but maybe it's just a stressful summer for them (?) I'm not going to say they are awful. I just would like some consistency in any aspect of a living situation. That's about it! read more

They have gone out of their way to explain all possible scenarios when trying to solve problems rather than leaving you feeling stuck without a solution. I have lived here (phase 1) for coming up on 5 years and have had the best experience. The apartments are beautiful, non-dingy, clean, and updated. The service and maintenance staff are the best (with the few very minor and transient issues I have had in the 5 years) and in my experience, come by your apartment same-day! The leasing office staff are super friendly whenever I have packages or questions. Clean grounds, nice amenities, reasonable prices, etc etc. Also, there is everything you could every want in the area (if not around the corner), and minutes from downtown. I could not be more thrilled with our experience here. My boyfriend and I moved here from New York and this was one of about 50 places we toured and considered to be our new home. We were helped by Melissa, the Assistant Community Director - she was wonderful. She made it a point to get to know us both personally and find us an apartment that fit both of our needs equally. She got personal, but without being too invasive. She also stayed about an hour late to make sure we got to see a few different sizes and layouts. The apartments were STUNNING. The doorways were very tall and grand. Everything was very up to date and new. The grounds were beautifully kept. Unfortunately, jobs put us further north and we weren't able to lease here. But if we ever have the opportunity to move south of downtown, we will absolutely end up here. If not for the beautiful apartments, but for the welcoming and wonderful staff. read more

I moved into the Marquis about 2 months ago and really enjoy this apartment complex. I have had some bad experiences with Austin apartment complex management in the past, but this complex is very attentive to their tenants and gets things done! If you are looking for a dog friendly place, I would highly suggest the Marquis. Along with the two pools and basketball court, there is an awesome dog park that always has 4 legged friends for your pup to play with! read more

Apartments are nice. The customer service is not too awesome. Trying to get out of my lease but I'm getting three different answers on what I will be charged. It seems to break a lease here they are going to charge me $1300 to pay them to be my real estate agent and find someone else to move in. BUT if they don't find someone I still have to pay that money PLUS I am fiscally responsible for paying them my rent because they weren't able to do their apartment locating jobs appropriately. Oh and a woman named Debra in that office is one of the most wretched unhelpful condescending people I have ever dealt with in my entire life. If you don't know how to read just go ask her a question about ANYTHING and she will read exactly what it says on her computer screen. read more

These apartments are beautiful! I recently moved out to live in a bigger house. However I've had some issues with the staff here in the leasing office. Firstly, I received a phone call while at a funeral and asked them politely to call me back after but they told me that the apartment matter was more urgent and needed to be taken care of. Apparently someone dropped trash in the grass and parked in an illegal spot and was in my apartment. This wasn't me or anyone I know. To this day, they still brought it up when discussing a separate matter. Secondary, they never answer the phone when you need to speak to someone. Thirdly and the worst part, they made up lies about damage to my apartment to get money out of me. I was able to discuss the issue with the apartment manager and get reimbursed. My advice is take your own photos of your place if you move out just to be on the safe side. Although I had trouble with the girls in the leasing office, the manager reassured me that he would be addressing this issue. I'd live there again as long as the leasing office staff was more respectful. read more

We live in Phase 1 which is very nice and a great place for the price. The office staff are very friendly, there is a nice dog run in the complex, and an awesome gym. Great maintenance staff, not helpful and rude help desk hotline. If you've got quiet neighbors and interact with Greg(I think that's his name, the manager), you'll love this place. Good layout. I've been living in phase 2 since mid summer 2015. Initially, everything was great. Very cute apartments, good appliances, friendly staff. Todd showed me around and was very helpful with assisting me during move in. Place stays clean and quiet for the most part with nice pools and decent fitness center. They've had a couple problems with car break-ins and gate issues, neither of which are desirable when you pay for safety and feeling secure. My personal gate code wasn't working to allow my friends in when they called. Not sure if my number was ever fixed as I was never notified, but they did give me a different code I could tell my friends in the time being so overall that issue isn't too big a deal. My biggest complaint since I've moved in has been with extremely high electricity bills and poor communication between management and myself. I work full time and do a residency program so I am very rarely home. After the first few months, I noted my electricity bill was abnormally high (compared to what I paid at my last place and considering the fact these apartments are brand new with energy efficient appliances). I spent numerous hours speaking over the phone and in person to the electricity company, electricians and HVAC technicians to see what I could do to lower my bill. I stopped using all AC/fans/heat despite the hot and cold weather patterns. My bill didn't change more than a few dollars. The electricity company reported they physically checked my meter and it was running correctly. I had a couple technicians physically come to my place and make sure all my outlets and appliances are working correctly. They wrote up reports with suggestions to have someone with higher apartment maintenance staff further investigate the HVAC system and water heater for possible dysfunctions. I was in frequent contact over email and with a summarized letter, including all reports and bills I paid for electricity and technicians, to the staff requesting that they follow up appropriately so we can figure out what's going on. A few months have passed in addition to unreturned phone calls and emails and I'm still paying literally 5x what my neighbor with an identical floor plan pays (600 sq feet). I very rarely run my heater and have even come home to my apartment being 59 degrees in January when I get home from work in an effort to try to keep my bill as low as possible. This is not acceptable in any circumstance but especially because I've done all I can to try to resolve the problem and have had very little help from management, especially considering how much rent is. I do like living here and the location is great, but if management and electrical issues aren't improved, it's definitely not worth any of it. read more

I moved into Phase II, which is the brand new side back in May. When I first moved it, it was amazing. The office professionals were super nice and very helpful. My apartment is huge and fully upgraded. It feels more like a condo than an actual apartment as the office staff explained that the Phase II was built to condo specs. I LOVE my actual apartment, the layout and the upgrades. It's beautiful. However, no matter how beautiful this brand new side is, it also comes with many frustrations. I originally rented here not only for the beautiful, brand new apartment and interiors but b/c it seemed like a place where young professionals would live and not be a party complex. Being here 6 months, it seems like the party people and low class individuals have moved in. The two college aged kids that now live above me throw parties and are very loud. I have complained to the office several times and have even personally asked the upstairs people to keep it down and be respectful of loud walking. The music levels and partying have gone down, but the walking very hard is hit or miss and is very frustrating considering this apartment complex "is built to condo specs". I have also gotten yelled at by the old lady who lives in the first floor apartment by my reserved parking spot (that I pay for) b/c I park too close to her apartment. I've gotten yelled at by the old man on the other side because my dog urinated on "his grass" although neither of those people own the grass or the building. There is also trash thrown everywhere along with nasty cigarette butts. It's sad to see this brand new side of the complex get trashed by individuals who could care less and basically crap where they sleep. The office staff has recently changed and although per everyone's lease agreement, it clearly states that you must pick up dog feces and keep your dog on a leash, the office staff does not enforce this even after MULTIPLE complaints. The office staff allows the low class people get away with letting their dogs poop all over the sidewalks and stair cases in addition to the grass. I've stepped in big, gross poop I can't tell you how many times even on the side walk if I'm not paying attention. The chick across the hallway from me never keeps her aggressive dogs on a leash despite the office "giving her a lease violation", which I'm starting to think is complete crap. Overall, the physical apartment is beautiful & in a great area, but I have to give a low rating due to the fact the office staff is not very responsive in terms of fixing issues that my neighbors and I have complained on. I'm probably going to write a certified letter to the CWS Corporate office very soon especially after getting yelled at by neighbors who claim to own their grass. read more

I have recently moved into the complex. Before checking out the complex, I identified the specific unit based on price and floorplan. When I arrived to meet with the leasing consultant Todd, I was very specific on the unit I was interested in. However, he insisted on showing me other units in the newer phase at a higher price than I wanted to pay. When we were reviewing what is included he mentioned the washer/dryer was included. I continuously kept referring back to what was included in the unit I was interested in and specifically asked if a washer/dryer came in all the units to which he responded yes. I signed the lease for the unit I originally came in for and after moving in noticed there was not a washer/dryer. After contacting the leasing office about it, I was simply told the phase 1 units didn't include it and referred to a couple of rental places. Now with roughly two weeks of dirty laundry, I am forced to scramble to find a washer and dryer because of the poor service by the leasing agent. read more
