To my surprise the apartment was beautiful and we were very interested but definitely apprehensive because of her lack of communication during the showing. It was as if she didn't want to be there. At the end when we asked her about the application process she said she would send us the link, it was first come first serve if the application looked good,the move in date was the soonest, and the credit was okay! Fair enough! My husband and I apply and pay $50 for each application which is standard. We then go 4 days no email response and our application is still pending. So I text Juliet: "Hi Juliet, I hope you're doing well! I just wanted to follow up regarding our application for the Hudson Street unit. My husband and I are very interested in the apartment and are looking forward to any updates you may have. Best regards,Tiffany McNary" No response. Friday comes around I go look for the listing it shows it's rented out. We still have not received any response or email saying that the listing has been filled. The lack of communication and courtesy to your potential renters is disappointing. Especially when we are paying money to apply. A simple courtesy email would have been appreciated. Yikes. All in all its not about the money because that's expected when apartment hunting but they should have notified us when the listing was no longer available.

When I moved out, I received an itemized list of "damages" and "cleaning fees" that was pure fiction, full of charges for normal wear and tear, and which were wildly inflated prices for basic services and fees for issues that existed before I moved in. They invent problems and assign absurd price tags until the total conveniently swallows most of your deposit. What makes it a true scam is that they know you're leaving. Most tenants are moving to another city and are too far away and too worn out to fight back, and the company counts on exactly that. If you do try to dispute the charges, SF's rent board offers little real help -- and the company knows it and exploits it. Stay far away!! Whatever "deal" you think you're getting on the rent will be wiped out, and then some, when they help themselves to your large security deposit on the way out. This isn't a one-off bad experience but a pattern, and I'm posting this so the next person doesn't get caught the way I did.

When I moved out, they failed to repay my security deposit within the California legally mandated timeframe offered varying stories as to why. Despite me paying $300 for a professional move out clean, they kept $250 for cleaning but refused to provide any receipts to support this alleged cost. Also failed to pay interest on deposit annually as required by law, then summed up total for 10 years and deducted rent board fees, effectively stealing from high interest years to cover low interest years. In short they are a pack of scumbags, don't rent from them if at all possible and if you have the misfortune of doing so, don't bother cleaning when you move out, they will charge you a cleaning fee regardless!!

After Anna Estevez took over, the management of the property went down hill. This has taken me five months to write this review, and I would have written a worse review than the one I am writing now. I am also deciding whether to take legal action. The same family (or shall I say FAMILIES) rented our family home for 11 years. Throughout the time that they lived there, they would call Ron, and then later Anna, when something was broken, and my father would always give the okay. He kept in contact with Anna asking if yearly inspections were made, and she said they were. When my father passed away in 2023, I, as the executor, took the place of my father, and Anna dealt directly with me. I always responded quickly and paid for whatever repairs they needed. (heater, new tile floor, etc.) In the initial contract, there was a stipulation not to have multi families and pets in the home. If the yearly inspection was done, this would have been discovered by the Nest Property staff. After my father passed away, I had to have the property appraised. It was not my intention to sell the property, and we were going to keep renting the property. When I arrived with the appraiser, I could smell a strong odor of a dog. (and I saw a "pooper scooper" and dog feces in the back yard) I inquired about having a pet, and the tenant said no. Fast forward to late May 2025 when I had to prepare the home to be sold. I called Anna, and I told her the 90-day move out notice would commence on June 1, 2025. A few days later, Anna called me and said that the tenants would be moving out by June 1, 2025. Very suspicious! Could the residents be family members? How could they move in five days? When I went to do the walk through, I was completely aghast as to the condition the property was left. First of all, Anna told me she told the tenants to clean the house. THEY DID NOT. There were numerous items left in the front and back yard, screws in the fireplace, broken bathroom light fixtures, non-functioning oven hood, malfunctioning toilets, damaged shower faucet, holes in the family room wall, non-functional kitchen light fixture, locks on all three bedroom door knobs (not there before), a cracked mirrored closet door, unsanitary bathrooms, a roll of carpet left, completely filthy carpet (black), black walls, lattice fencing in the backyard (to keep the dog out), a HORRIBLE dog smell odor, and the most important was the tenant signatures were MISSING on the "move-out" checklist. I actually demanded another walk through, as the first checklist did not indicate an odor of dog stench, and some of the above were not noted. I believe the assistant's name is Maria, and for the life of me, I don't know how she did not smell the dog. She finally admitted to it when we walked downstairs. (The floor repair person, realtor and contractor nearly threw up upon smelling the odor!) I talked to Anna on the phone and expressed my disappointment in the manner my father's property was managed by her company. I followed up my phone conversation by email on June 17, 2025, documenting everything, and I have yet to hear from her. The amount of money to get the house back into shape was at least three times the amount of the cleaning deposit. We honored our responsibilities during the lease period. (May I add we never raised their rent in 11 years!) Unfortunately, the same level of professionalism was not reciprocated when it came to protecting the value and condition of the property. To sum it up, if you want to be lied to, have your property not managed, and then spend THOUSANDS of dollars to get it back in shape, hire Anna and Nest Property. Otherwise, find a reputable company!
