    We went and toured The Artisan on July 8th, 2021…read more The tour itself went pretty much without a hitch and the property was, for the most part, what we expected from the photos and DD prior to driving there. What happened afterwards, however, is what warrants a review and a caveat emptor for all prospective residents and tenants. The leasing manager, Jacqueline, initially confirmed--both verbally and in a hand-written notation on the marketing collateral paperwork she left me with--that a move in date for a specifically *set* and agreed-upon date was good to go and that, should I apply, those would be the terms. One day later, on Friday, July 9th, I called and spoke with Steven, a colleague of the aforementioned leasing manager. After a series of calls that day about other things related to the property and to the application, I also confirmed with Steven that the prior move-in date would be good to go and locked in at the same aforementioned rate. Cool, no issues, that sounds good. Let me officially finish my online application to lock it in. I do so that same day (Friday), only to have the previous manager, Jacqueline, email me claiming that I had misunderstood *or* that there was a glitch in the system that prevented me from moving my move-in date to that far in advance even though she had confirmed it the day before (Thursday) both in person and in-writing. Naturally, I push back, right? She still claims I misunderstood. I copy her and Greystar management with emails from her colleague, Steven, indicating that I should go ahead and apply as those very same lease terms (date of move-in and monthly rental rate) appeared to have passed the system requirements and that I was good to apply with the same confirmation. At the end of it, *my* recollection of events is put into question even though I have a non-applicant witness saying the same thing, a handwritten note from Jacqueline confirming the move-in date for August 29th, rent at 2975.10 as well as email confirmations from her colleague, Steven, all saying the same thing. The idea that a resident leasing manager couldn't or wouldn't simply cop to her mistake or own up to the fact that she made a call that was a blunder due to a system "glitch" as she finally indicates in her email but, instead, does a CYA move to imply that I am lying or that I have misunderstood is highly suspect, not to mention pretty transparent, manipulative and juvenile. TL, DR: All in all, the leasing terms (move-in date) was duly misrepresented to me, either due to user (leasing office) error, technical glitch (this is their claim) and, after I had officially submitted my application, I was informed that it was not possible to apply under those terms anymore (glitch, misunderstanding, etc.) due to being greater that 14+ days out, notwithstanding the fact that she and the "system" allowed her to do so. What's more? Greystar and the leasing office took more than 48 hours to respond to two (2) emails from me requesting a full refund of my application fee as I was promised and, as of the time of this writing, I have still not received a refund. Buyer/applicant beware: the on-site leasing team as well as Greystar "corporate" will not own up to simple (but important) clerical mistakes but will, instead, misrepresent, obfuscate, and resort to calling you a liar if you push back with evidence. And, lest you, the reader, think this is coming from some random person holding a grudge against Greystar--think again. I was the exemplar resident/tenant at one of their sister Greystar properties in the Peninsula for over two years. What a difference from property to property!

    Over the last few months, I have researched a variety of care/living options for my uncle,…read moreincluding at-home care and senior community living. I was immediately impressed when I researched Springfield Place in Petaluma, CA. The staff went out of their way to answer questions and to provide any help needed before, during, and after the decision-making process of whether or not this was the right location for my uncle. Once he decided that this was where he wanted to be, the staff helped in every way possible to get him moved in and set up in his new home, including personally going to Kaiser's medical offices when we were having trouble getting some of the required forms signed by the doctor. Without their help to navigate Kaiser's medical system, I think we would still be waiting on those forms long after I had to return home on the East Coast. The staff had excellent covid protocols in place that made me feel like my uncle would be as safe as possible. They had a great set of documents to help me organize what was needed to move him in quickly and efficiently. Their facilities staff was helpful in hanging a few pictures that I couldn't manage. The front desk had a welcome sign up for my uncle during his entire first week there. The other residents made a point to come introduce themselves and to say hello. There was a notable mix of residents who were at various stages of care and mobility, and they were often out in the common areas talking and socializing with each other. There was a guest room that I was able to use for a couple of days to help make the transition a bit easier. The food was surprisingly good, and I'm rather picky. I was expecting cafeteria level food and was delighted to find that the food was restaurant quality....and better than a few restaurants that I went to during my stay. They have a variety of rooms layouts available, all at different costs. We went with a large studio with a large den, and we used the den as a bedroom. This apartment that we chose doesn't have a window in the bedroom/den, but it does have two large French doors that open into the living space making it feel bigger and brighter. We were able to fit a lot more furniture and "stuff" than I had imagined due to the extra closets by the bathroom. I know a lot of people are concerned about the costs of senior care facilities, but at Springfield Place we got the apartment, the assistance of the facilities team, the nursing staff, laundry assistance for towels and sheets, the front desk staff, three meals per day, heating, electricity, and community activities all within the price of the monthly payment. When you add all of that up and then add on top of it the fact that you know that your loved one is not alone and that there is someone always around to make sure they are okay.... the price seems more than reasonable. The price does increase a little depending upon the level of care that your loved one needs, but even that seems reasonable, especially after seeing how well the staff cares for those who need additional levels of care. All in all, I am very happy with the experience and am really glad that we found Springfield Place. Plus, as my uncle says "It's close to the golf course!"

If we will come back in Petaluma, we will definitely choose this apartments again. Yes, there are some construction on the territory but for us it wasn't a big issue. There are many reasons to live here. Great location, walkable to food and drinks (Safeway, Peet's coffee and etc.), public transportation. Excellent floor plan. We had a bright one bedroom apartment with washer and dryer. Everything working properly. Maintenance is great, always friendly and happy to help. Staff in here are super friendly, and they care about you living here. They were amazing in helping us get everything figured out to move in and move out and we couldn't be happier. The service provided by Lisa have been excellent. She's always on top of things. We would recommend this place to anyone looking for a new place to live!

We have lived for over 6 months in the most unwelcoming place I've ever rented in 25 years. I have moved all over the world as a travel nurse taking care of sick dying people, your entire organization has the worst customer service I've ever experienced in my entire life - I deeply believe this is due to my daughter's race and it's discrimination. I cannot wait to move as far away possible from Addison Ranch apartments. Is there anything else you need?     They advertise luxury, but what you actually get is selective enforcement, broken appliances, and…read moreinflated rent. Looks can be deceiving. After nearly two years here, I can say confidently that most tenants don't re-sign their leases, and it's not hard to see why. Despite marketing the property as high-end, appliances in many units (mine included) have already needed repairs or full replacement. My rent jumped nearly $500/month after going month-to-month, with no explanation beyond a vague "convenience fee"--while others were offered far more reasonable increases. When I asked to discuss it, I was told Fair Housing laws prevented negotiation, which is simply false and has already been flagged to tenant advocacy groups. Meanwhile, policies here aren't enforced equally. Tenants have received passive-aggressive notices for things like dogs and parking (often without any specifics) while management's own partner regularly ties up the EV charger for hours and parks in spaces not assigned to them. It's one set of rules for tenants, and another for the people enforcing them. Broken glass near the dumpsters (between the road and sidewalk) has been a recurring hazard for years. Appliances in multiple units have failed well before their time. Pipes bursting... tenants falsely blamed. The gym is nice. The location is central (though fast drivers use the main road as a cut-through, which can be hazardous). But if you're checking reviews, look at Google, where their score noticeably dropped after recent reviews like mine. Then, oddly, two glowing 5-star reviews appeared within days, just enough to nudge the score back up. They responded using a copy-paste template from a review they answered two years ago, and didn't even bother to update the name. You can't make this stuff up. Draw your own conclusions. But I wish someone had posted this before I signed a lease.
