I would recommend getting on them when you're waiting for the final process of application/approval! They will just let the phone ring and ring while sitting there not really doing anything...... so that was a pain but the actual living here has been nice. They're timely if you have a maintenance request. People speed like crazy in the parking garage, you just have to make sure you look both ways 10 times before walking to the door, so you don't get hit. Touring the apartments was fairly easy also!

Now management is forcing a new parking system on the residents that requires giving a lot of personal information to an external system, including a picture of your drivers license (this can be used to create new accounts in your name in the wrong hands). If you don't comply, your car will be towed by pollard's, which circles the place like a vulture. The garage isn't even safe anymore (having an enclosed garage was a huge reason that I moved here) since the door was damaged months ago and still hasn't been replaced. Southerly road is always filled with cars that are double parked since the apartment across the street doesn't have a dedicated driveway or move-in area. The leasing office is run by an immature group who is very good at making promises about fixing problems but not following through.

Configured I would chime in, which I normally don't do either negatively or positively. Before moving in owned a house and sold it to temporarily live in an apt until another home is purchased. Don't like apartments but living here has somewhat changed my mind. Neighborhood is clean and crime free from what I noticed. The maintenance people have been very responsive to any repairs I've had. They fix issue which has only been a couple and leave a note saying they were there, which was a nice gesture. Whenever I have to go to management office (not very often) they have been very kind and responsive. Never have problem with parking or vandalism. Rates are competitive with similar properties. Convenient to highways. And shopping and even PA line. Cons- it's an apartment, which isn't Padonia fault. It's not a remolded unit but still nice and clean. I would recommend getting a renovated unit, which are very nice and if I'm going to be here another year or more I am going to switch. There is a light in the kitchen, den, hallway, walk-in closet, and bathroom. There is no light in the living room or bedroom. I guess that is on me for not checking to see that there were lights in the apartment before moving in? The kitchen has minimal storage and the storage it does have is questionable. Two cabinets above the fridge do not open. The storage above the sink is lacking structure and caves in the middle. Things will break. Under the sink is just an open space. It is unsettling because there's at least one mouse in the apartment. I do not want to store things under the sink out of fear that the mouse will get into it. The bathroom light is attached to the fan which is super loud and does not vent. I have to shower with the door wide open in order to vent the bathroom. The reason the bathroom needs to be vented is because the paint they used for the bathroom has an oil in it that leaks when exposed to heat. Any time hot water or steam is used in the bathroom, the ceiling leaks a yellow oil. This oil drips on the ground, down the walls, and onto the sink. In order to make the bathroom somewhat "clean" I have to clean the ceiling twice a week. After about two months of living there, the tile started peeling and chipping like paint. The lack of ventilation also causes mold to grow above where the "tile" ends and wall begins. The drain is rusted and there's no drain cover, just a circular disk to place over the drain if you want to take a bath. The floor of the tub takes on a black color if you don't clean it weekly. The toilet paper holder is across from the toilet and is nearly impossible to reach. I had to buy my own holder so I can actually reach. Everything about the bathroom is stressful. The light cover in the den is so low that I, a 5'4" human, have bumped my head on it. It shattered within the first month of me living there. I can only assume they did that knowing everyone would break it and they could fine us for it. Honestly, that is a smart move on their part. There is a mouse living there. I have spotted it multiple times throughout my time here. It only comes out at night and no traps work. I submitted a maintenance request for it a few weeks after I moved in. They sent pest control to come. I didn't receive a letter to lock up my dog, so the man couldn't come in. I had to wait another week for them to come back because pest control only comes on Wednesdays. I provided the main office with the number for my dog walker so she could know when to come because I didn't want to leave my dog in her crate for 10 hours. The dog walker came and then put my dog in the bedroom so she was out of the way for pest control. I came home to my dog terrified, my bed peed on, and everything on my dresser now on the floor. That was 100% a me problem which I was fine with as long as there was no more mouse. But pest control didn't do anything! They said they did not see any activity (which makes sense because it only comes out at night) and they put down traps. They said they didn't spray anything because I have a pet that roams. But I had already put down traps. So, my dog freaked out and peed on my bed for absolutely nothing. I got married while living here and asked to add my husband to the lease. I figured it would just be adding his name to it. They wanted $500 for me to add him even though literally nothing else was changing. When I paid $500, they were upset because I did it online and not by a certified check. There was a notice taped to my neighbor's mailbox that said they are taking him to court for failure to pay rent. That was such a disrespectful way to go about it. That is a private matter and just shows how much they value money over all else. Most dog owners don't pick up after their dog. They put the nicest people who care a lot in the leasing office because it is impossible to get mad at them. But the company itself is terrible. The design and functionality of the apartment is atrocious.

Super walkable to so much stuff, the courthouse park, tons of restaurants, CVS, the library, and you also feel so safe since the police are seriously next door, along with needing key cards to even enter the building. Only downside - parking. We moved in while the auto park was closed so they gave us spots in the garage next door, which wasn't ideal in winter or with groceries or heavy items. They did have carts to help bring things upstairs but you still had to get over to the building which was a pain. Although, don't know if the auto park was better. I worked with someone who lived in the same building and we had one day where we took the elevator down together but I got to work an hour earlier bc it broke and she couldn't get her car out. So that's the only bad thing but I guess that comes with all the other walkable conveniences.

The community claims to be "smoke-free"; however, this doesn't seem to be true unless the owners say so. This probably wouldn't be as bad of an issue if my roommate didn't have asthma and was affecting his health. We pointed this out to management, and they did not seem to care. They also tried to offer a solution that was not ideal for us, such as offering us a more expensive apartment. I, as a resident that's done nothing wrong, shouldn't have to pay more to feel comfortable in my own home From the outside, the community seems pleasant, but once you move in, it's a completely different story. Security wise there is a person manning the front desk at all hours of the day. Ask that person for the guest Wi-Fi password. There is a lobby where you can sit and wait for people where there is also a gift store. I didn't see it but apparently they have a fitness center and pool here. On the activity board they have a listing of all the activities that are taking place on site. They also offer multiple day trips to interesting sites around the area. If you don't want to drive to do errands they will take you places such as Trader Joe's. They have multiple restaurants on site. I got to sample two of them. One of them was a casual cafeteria. The other one was what we called "the pub", which serves alcohol. There is also a fancy pants restaurant across from the pub, but they enforce a dress code. I wasn't doing backflips over the food, but it was much better than I expected and I enjoyed my meals. I thought the nicest thing about the living quarters was that once you go inside and close your door it just feels like an apartment. You have a fully stocked kitchen, which is nice. Even though you have your privacy there are ways in the bathroom and bedroom to alert the staff that you need help. All the amenities in the world wouldn't matter if the people weren't treated right. I have to say I was constantly interacting with friendly people. Multiple times on the elevator the residents would be cracking me up. One man told me that he hoped I wasn't going to the 25th floor because that was his private penthouse. If you have an aging relative who wants their independence but could use the safety/security of assisted-living I can't think of a better place then Edenwald.

My view from my apartment was great, but it didn't take long to see that they didn't hire window washers, and after a while looking out of them was horrible, then came the endless nights drag races in the mall parking lot, countless fire alarms, so bad that residents began to ignore them which was a hazard waiting to happen. Oh, and let's not forget about the food droppings, dog urine, & poop throughout the building. The dog park reeked! Missing packages, countless broken garage gates, horrible guest parking, and homeless people sleeping in the building doorways. Also my car vandalized and my emblem was stolen from behind the gate, that people always waited near to follow you in. A joke! I guess it was my delusions to think that it was going to be the lap of luxury. It's unfortunate that more than it was the actual building/ amenities it's the trifling residents and their company. Lastly my apartment was immaculent and they made up fees for cleaning and energy to avoid paying back our security deposits which is absurd. Towson Town Center has some significant problems with homelessness, drugs and crime but that is not the fault of the management company. The whole building reeks of marijuana smoke, but again, that's Maryland for you, and not Avalon's fault. I think the biggest problem is really the parking garage - I have never seen so much aggressive driving in a residential building's parking garage. Even just trying to park your car and then simply walk across the lot to access the inside of the building is very dangerous. It's like you need to be ready at any moment to jump out of the way when someone comes speeding around the corner - they will not yield to pedestrians, ever. I was living there alone at the time, and I cannot imagine walking through there with small children or dogs. They put up speed limit signs that are totally ignored by everyone, as are emails from the management company to the residents warning everyone to slow down. I don't know what the solution is, but honestly, even just that problem alone was a major reason for me to move out of an otherwise nice building. You should not have to stand there waiting for 10 - 15 minutes each time you park, scared to walk across a parking garage just because everyone is speeding through as if they are intoxicated. I have noticed that often, these types of "luxury" buildings spend money on perks and bells and whistles to make the building seem attractive and pleasant to live in. Some friendly advice: maybe just skip the big flat-screen TVs in the lobby showing people doing yoga on a beach, or the corny, we're-gentrifying-this-neighborhood nightclub music that plays when you're waiting for the elevator, or having shelves upon shelves of books that probably have blank pages, or signs that say "dogs are my favorite kind of people," or whatever else. Those things are not important. Focus on quality of life issues like out of control aggressive driving in the parking garage, or packages that literally just get dumped on the floor and never get delivered properly. Put cameras in and issue citations or fines, or get the police involved, or just evict repeat offenders.
