This review pertains to Javier on the maintenance staff. The managers tend to come and go very quickly. When management changes, sometimes maintenance requests aren't put in. I had several maintenance requests and our maintenance Javier got started on them very quickly the same day of sending an email to the property management. He is knowledgeable and listens to concerns so the work can be completed. My unit also needed a new refrigerator. It was very old and needed replacement. I had brought this to the attention of previous managers, but they never followed up or followed through. He put in the request and thanks to Javier, the unit now has a new refrigerator. read more

Hi everyone, I would like to share my experience living in Casa Monterey apartment complex. In attach you can see our pool in 2021 , 2022 and how they are looking right now in 2023. Both pools are officially open and there is no restriction signs about pool's condition or any warnings about health safety issues. I lived here for a year and that was enough for me to not want to renew the lease. Let me start by saying that the apartments get new managers frequently and change rules alot the new manager tried her best to help but she's not here anymore. They have a new sit in "Regional Manager" to help until they get a new manager and let me tell you you would think with that title she would smile or be more welcoming but no she's mad over answering questions which is her job,I'm confused here don't we pay rent that pays your salary to help us figure things out? So these apartments are outdated, which is fine. I can deal with that. It's the constant water shut offs for maintenance and emergencies that happen more than usual. You're not allowed to store anything in the patio no bikes,no bbqs,no lights nothing just outside furniture or they'll send a notice of violation,so if you're thinking you're going to bbq in your own backyard or store things nope not allowed and the patio lights are hardwired to be shutoff at nights. Parking is kinda iffy they give you 2 green placards one for a carport and the other for you to find a parking space inside but there's more cars than parking spots so then you need to park on the street which is not always available and on a hill. We got flooded during the storms in January and February were talking about full on water coming into your kitchen,bathroom and living room the neighbors said this is not the first time it happens and they just don't care to prevent it, that's until this year they have made some adjustments but that's because about 18 units got flooded. I'll start this post by saying that legitimately all I want is to allow future tenants, especially those in the military, to be afforded an educated view of what's the living experience is like here at Casa Monterey. In the military, we have times away from family and home. If you have to leave your family at home for time on a training trip or in the field, this is not the place you want to do it. I will caveat this by adding that 1 week after moving into Casa Monterey the local management changed. However, the current management does not care about their tenants which has been evident throughout my time living here. My posts in the coming days will detail a one year accounting of my experience to help you intimately familiarize yourself with how a 20yr disabled combat veteran was forced to endure a terrible situation daily. Could I have paid cash and moved immediately; yes, but due to a change in career, the way that the Service member Civil relief act was written, and difficulties with finding available employment during a pandemic, I was left exposed due to the recent backlog caused by COVID-19. I'll post every day for the next 20 days so that you can live the exact same reality as if you already live here. Enjoy! I'll start my leisurely stroll through the twilight zone here in my kitchen. My AC leaked for 6 months straight before the management team deemed it necessary to replace after several failed attempts at repair. Mind you this was during the blistering heat of the summer days after my knee surgery. The silver lining was the local management team procured a portable AC after a weekend of me sitting in my apartment...a joyous time at Casa Monterey for sure. Today I would also like to take the time to post photos from 7 months ago of my living nightmare water leak that took over a week to solve. Not only was that situation a nightmare, but it also cost me my own money as I had to pay a sitter to keep my dog while they tried to complete the job. The whole reason for me moving into CM was to provide my dog with an unrestricted home environment. Not the case here. The photo below is still my kitchen post-water leak detection/fix. DO NOT LIVE HERE! Please! This apartment treats its tenants terribly! The Water is constantly being shut off due to ongoing "slab leeks." Had we known the water would be constantly shut off while living here, we would have never signed our least contact to rent here. Casa Monterey Apartments DOES NOT inform future prospect tenants about the ongoing water issues with the property. Since My husband and I moved in July of 2018, we have dealt with reoccurring water shut offs. And they are still continuing. In fact last week we had 2 different water shut offs with little to NO communication ahead of time. This past month we have had more than 4 water shut offs. Living here and not knowing whether you will have access to water or when the water will be shut off is extremely frustrating to say the least. We have missed work opportunities due to not being able to shower and get ready. We have experienced difficulty taking care of our infant due to no access to water. I have had to deal with sanitary issues due to no toilet. I am 1 monthk post partum from pregnancy and I have had the hardest time keeping safe sanitary practices with no shower or functioning toilet while still bleeding with open wounds. We have no access to our: bathroom, showering, nor our kitchen sink along with every tenant in the complex. After speaking to longtime residents as well as the Otay Water District, this property has had these ongoing water issues and it is nothing new. In fact for years now, tenants have been dealing and living with the water shut offs and plumbing issues. This property has unsatisfactory, and failing Plumbing problems that have never been resolved properly. Since moving in July of 2018, the apartment is getting more and more empty by each month. People are moving out left and right, to escape this nightmare. It is a ghost town here. Every current tenant we have spoken with, also cannot wait to move out of this complex. They are tired of dealing with the same annoyance. Again we would have never have made the decision to move here and pay our hard-earned money each month for an apartment that does not have running water at all times. It should be illegal for this apartment to continue to rent to people and target new prospects when they do not provide reasonable living conditions. This property is hurting and desperate to fill spaces due to so many people moving out that they offered each of us a $400 rent credit if we refer someone to move in. There is no way I would wish anyone to live and deal with what we have been experiencing here. It is absolutely awful and a dishonest property to rent from! I posted a picture below of the letter that the management posted on every apartment door yesterday encouraging rent referrals. I want to reiterate that the Casa Monterey Apartment complex is dishonest and does not care about its tenants. While my husband and I have submitted emails to the property manager and the corporate office, we still have NO response nor a resolution to this ongoing problem and annoyance that we have to live with. When can we expect to have ongoing water with no random, unannounced water shutoffs? It is deceiving that we were not informed of this properties plumbing and water issues in our contract. This should be disclosed in every rental contract. Besides the major issue of water shut offs, this apartment complex is dirty and infested with mice. There is dog poop everywhere and never properly picked up. The trash cans are over flowing with dumped furniture and trash all over the ground. Not to mention it stinks! The mailboxes are falling apart due to water damage. This place is disgusting. I pray that no new tenants move in here and have to live with the same conditions that we do. When Martha and Jason came they changed my mind on leaving. They cleaned up the property for the better and made the property more pleasant to live in. Specifically in my unit they came in and fixed all the problems the last manegement team failed to address. First, I've been living here for about two years now and the first year was amazing with Julie and Cassandra in the office, but now we have new management. Super horrible, probably the worst mana so far. They don't even care about the tenants or their property. No warnings, no courtesy emails or letters, instead they towed a lot of cars today, mine included. which I do have a parking permit but because it wasnt displayed. I was towed without any warning at all. no kind of courtesy warning at all but instead I had to pay $300 to get my vehicle from the towing company and the fact that I just paid rent made it even harder on my financial fundings. We have lived here for nearly a year. In the beginning we were thrilled that they took dogs with no restrictions, it was quiet and staff very friendly. But in the last two months things have drastically changed. Security gates that are stuck open for over a week. How is that a secured property? A tenant that lives across from us stabbed by someone who came on property. Blood all over the concrete. Machines in the laundry room that have not worked for a couple months. Trash and furniture stacked up around the dumpsters that you have to walk thru to get to your cars. Most recently we get a notice the laundry rooms will be closed for renovations for a week. We get the notice Friday effective Monday morning. But when we went in Saturday morning to get laundry done before closure, all the machines are down. I have attached pics. We've been through some "interesting" times here, but Shanna brings an amazing passion for the job and she's very thorough - very critical for this role. I also work with federal rules/requirements in a different industry so I completely understand Shanna's heavy responsibility. We have the best management team, ever! On Monday, I wrote a note to the manager, letting her know about the faulty oven guage...the temperature was a hundred degrees off. On Tuesday, the maintenance rep. arrived early in the morning to test the oven and adjust any gauges, the stove could not be adjusted as to the age of the stove. He ordered a new stove. Wednesday morning maintenance arrived with the new stove. While one of the team went for a new connection hose, the team fixed the front door nob that fell of in my hand that morning, replaced with a new locking system. Then they fixed the bathroom door that had just started to stick when you walked into the room. By noon I had a beautiful new stove, anew front door security system and a free swinging bathroom door. Amazing! And the team are professional, efficient and courteous. read more

We only planned a short rental however stayed almost a year. The apartment was small but felt liveable. Paying rent and utilities was easy and online. They are dog friendly and the floors reinforced so sound does not easily carry. Neighbors were friendly and the apartment we had was an end unit and amazing views as well as many windows. The management is horrible , they think you owe them something because your a renter. I cleaned my apartment super clean for when I moved out. I work in a cleaning company so I left that apartment super clean. And they charged me cleaning fees that they" supposed " did on the apartment. I have pictures and videos of how clean I left the apartment and I shouldn't have gotten charged anything. Also you smell people smoking marijuana all day and all over. I don't care about people smoking but they never seem to do anything about it. I will not ever ever in my life, recommend these apartments to anyone.. also there was people having sex in the pool . This is by far the best place i have ever lived. Management is FANTASTIC. Both Jamie and Brad are exceptional managers and really go out of there way to make you feel at home here. The property is separated into apartments and townhomes, while i can't speak for the apartment side of the property, the townhome side is as beautiful as a complex can be. There is NEVER any trash on the floor which is something that amazes me to this day after being there for two years. They always are planting new flowers and keeping up with any work that is needed in or out of your home. I used to live at a really shabby apartment on the other side of spring valley and i can tell you first hand that we have never had ANY issues with bad neighbors, bugs, or feeling unsafe. I, unfortunately, will be leaving soon as i will be getting married. My soon to be Wife and I have agreed to move closer to work for a multitude of reasons, none being the want to leave my current home. I literally cannot say enough about how much i loved living/lived here. For anyone that is moving in or thinking about choosing this place to live, i seriously recommend it. While i can't go into detail, the managers really have gone above and beyond with so many things. They are very kind, understanding, and reasonable. They will take care of you and will do the very best they can to make sure that you have a very happy stay. My family and I lived in Casa Monterey Apartments for 3 years from 2005 til 2008. During that time, we thoroughly enjoyed our time there and were very sad that we were leaving. Unfortunately, we gave our notice as we moved to Kansas City, MO for 8 years. We moved back to Spring Valley and wanted to re-enter the Casa Monterey community, however me sharing a bathroom with 2 ladies (my wife and an almost 14 year old daughter) is not something any guy is wanting to do! LOL To get to the point, if you are looking for a community that's WONDERFUL and a staff that's absolutely incredible, then Casa Monterey Apartments is for you. This is a gated community, clean, quiet, renovated and has more amenities now versus when we lived there. Ms. Jamie and Mr. Brad are very wonderful Leasing Managers and are definitely on point when not only showing you the property, but also are willing to work with you in getting into the community! read more

I rated the apartment a 3 only because of the management. The apartment itself is in good condition & pretty modernized but it has been that way since we lived in a year ago with different management. If something does go wrong the new manager Monica will not get back to you on time and when she does she always has some type of excuse for "the delay" 2-3 days later IF she does reply to your email or text message, usually I have to continuously email and call to get a hold of the manager . Monica continues to speak bad of the old manager which is so unprofessional. They don't keep records of your lease & blame it on the previous manager for any inconvenience. We signed our lease with a 3 day grace period after rent being due on the 1st, which is not an issue for us, as soon as Monica came into the picture that 3 day grace period was revoked and suddenly the lease we signed months before so happen to disappear & there's no longer a grace period. We moved into Casa Monterey when I was 7 years old. I am not 22 years old. For the record, we stayed on the side where the 1-2 bedrooms are located. PROS: + beautiful landscaping + clean pool, - no hot tubs on either side + grills + community activities (parties every once in a blue moon) + free pies for Thanksgiving, free candy for Valentines + adequate guest parking + adequate storage space + close to schools and shopping + upgraded washers and dryers (use to have a laundry card, now they only take debit/credit card) + good postal system for the most part + large bedrooms and living rooms + Ruben in maintenance was good at repairs and got them done fast in a timely manner, however idk who's there now since we moved not too long ago + management is generally good but has a serious attitude problem, we've been there for 15 years and felt like we were treated negatively and like crap unlike other tenants who haven't even been there a year + CONS: - had someone storing marijuana paraphernalia in our car storage and a homeless man was also sleeping in it - rent goes up $100/year; it was a little over 1,100 when we moved in & we moved out we were almost at 2,000 - people don't pick up after their pets; there was dog shit everywhere on the side walls and in the grass (there's a doggie pick up and neighbors chose not to utilize it) - domestic violence occurs every now and then - there's no breed restrictions and my neighbors kid was almost mauled by a huge Rottweiler; we've almost been mauled by a few Pits ourselves; aggressive dogs live here - pet rent is charged each month; I can understand a deposit but dogs don't even use rent while children do - the children here are loud as hell; screaming, throwing action figures from the bottom of the stairs to the top - children leaving their toys by the stairs, was walking at night, almost tripped and broke my neck - car was broken into 3 times on 3 separate occasions; property was stolen, management did nothing, my best friends boyfriend who also lived there had his car broken into and property was stolen ($1k+), both management and police did nothing but told him to file a police report where the police did nothing - my next door neighbors are loud as hell! They fight with their kid. It sounds like he's being child abused and we wanted to call CPS. We've complained numerous times to management and they'd stop after awhile but would start up again. Every time they fight, it sounds like WWII. They slam, kick, and bang up against the walls and doors. They once slammed their door so loud that it vibrated my entire apartment and my 55" tv almost fell off of the tv stand onto the floor! This starts as early as 7 A.M. but mostly happens in the evening or night time - the same next door neighbors have loud sex past midnight; it sounds like she is being killed! No dick is THAT good! All of my other neighbors gossip about it and I hear it all the time! Someone's WiFi name was: I hear loud sex; the signal was 3 bars and was strong so it was someone near us - seems like a bunch of college students or young adults started moving in right when we were moving out; well they were loud too and inconsiderate of the people around them - the neighborhood isn't all that good; there's druggies, drug dealers, tweakers, vagrants, and prostitution in that abandoned shopping center - this is a big one: all of past management was racist and discriminative over anyone who was not mexican like idk wtf it was, everyone except Shana and Jaime treated us and others differently, my neighbors often spoke this to me - if your ever caught in this situation where you might be possibly towed, the complex likes to tow cars at night when you're asleep, they tow you even if you park on the street smh - it seems as though they refuse to replace the A/C's; the house feels like a crematorium oven especially if you're upstairs - interior is outdated, the cabinetry, appliances, fixtures (we've only had 1 light fixture, and 1 water fixture upgraded the entire time we've been there) - they always have a water shut off; before it was about every week, the last time we were there, it was shut off for 6 hours straight; the units always have a slab leak or a flood because old maintenance was half assing his job and repairs were only being held temporarily! TIP: SDG&E replaces the green electrical boxes every year. They usually do this at night when everyone's asleep but they also do it during the summer time. Last year they decided to do this a little earlier, I ended up sleeping on frozen vegetables and water bottles because it was so incredibly hot! No electricity ... no A/C, remember so just a heads up! Overall, I spent most of my life here. It's a nice place but I'd spend a little more time looking at something else and in a different neighborhood. Have lived here for awhile with no problems and walked out to a bunch of confused neighbors and all our cars were towed in the middle of the night from OUR spots. My placard was hanging but I have masks and other things hanging from my rear view that apparently blocked their view. Not sure how, because there were bungee cords and other things left in my vehicle so it's great knowing the new management aided a tow company to enter my vehicle in MY assigned spot in the middle of the night. Also peculiar that they went with western towing.... All the residents out that morning confirmed we've seen a resident park his western towing truck out front. Of course it's been MIA since that night. At least they are on the good side of one resident! It cost me about 350$ including uber and I missed a half day of work. I don't even live here but from the service I received from trying to simply move in I can only imagine what it would be like. Originally I called and saw they had a 1 bed 1 bath listed on Zillow. I called and they said they did not have the unit available and offered me something else but it wasn't what I was looking for. A few days pass and I see the listing is still there! I call again and get someone else on the phone and she tells me they have 2 units available. Idk what changed. So I schedule a tour to come in and check it out! You would think that if you have someone coming in to tour an apartment they'd at least reserve it for a day or try and give you a heads up that they leased it to someone else right? Nope. Didn't even get that heads up. Actually the lady I toured with didn't even know what unit I was there to look at! Oh well it happens I let it go and simply reminded her. Originally I went in to tour a 1 bed 1 bath 700 sq ft apartment. Unfortunately it ended up being leased out the day before I got there. But I got no notice from it. It happens I let it slide. I schedule another appointment to see THE ONLY ONE LEFT which was a much smaller 500 sq ft apartment. I get there Monday (07/13/20) to tour the apartment and they leased out the one I was suppose to see! They said they leased out "last night". I didn't know they were open on Sunday's but apparently if they were they couldn't take the 30 seconds to call or send me an email saying it was leased. Jamie and Brad both have helped tremendously when it comes to working with my schedule if a work order is needed. Two of the best apartment managers I've ever had! I love that there are no breed restrictions because I have pitbulls (one of which loves to people watch out the window) and Jamie always walks by and says Hello to Maya. I can't believe we suffered through living at this horrible place. The managers are irresponsible and incompetent. The rates are way too high for what you get and there are frequent issues with water and lights. The water especially - they turned off our water so many times we can't even count. The water is really bad and is milky colored and feels gross to shower in or wash dishes with. I didn't realize how bad it was for our skin until I moved out and showered at a news place and all the sudden my skin stopped turning red. It's like poison, I'm surprised no one has sued because the water truly feels unsafe. The AC is a unit and doesn't hit anywhere but 1 ft in front of the box and it felt hot all the time. Everything about this complex is depressing. From the staff to the tenants, it's such a sad place to live. Big dogs are left out on the balconies, junk all over, it looks so run down. From the day we moved in, there were maintenance issues that were not addressed until months after. Avoid this complex at all costs. read more

Me and my family living here for a long time. First year was ok but then next 2 was terrible. Water shut off always ones a month, stairway always dirty. Main problems is management and company policy they do not care at all to keep this place nice, clean and keep everything works well. Grills, washers, dryers all that stuff is needs to pay more attention and some of them needs to be replaced. This place is terrible for the kids, nothing for them at all. All grass smells dogs pop and urine. Rental Prices is extremely high for this place. Nothing remodeled in the unit. You are using old fridge, Owen etc. At now days to attract new neighbors they dropped prices down like it was 2 years ago. But for the old residents it's still high and it's terrible. Also they don't care about their residents at all, they can remodeled their units after previous neighbors and didn't tell you anything. They painted walls in one unit and we can't smell this toxic thing we are living upstairs with two kids. And management doesn't imagine to inform us the day before. I strongly recommend not to move in to this apartment complex. Especially with kids. Terrible place. read more

Casa Monterey has been a great place for me to live at. The staff are easy to talk to and if I have any questions about the apartments I can reach them by online, calling, or appointment. They work diligently to keep the public areas clean and the pool is always nice to lounge by. If you do plan to visit or just get a feel, its pretty easy to make an appointment. Wow a day after i finish my application and giving them $280 $80 for credit check and $200 for holding deposit. I called to let them know to stop application because i got approved somewhere else. Shanna decides to tell me that my $200 could not be returned and was forfieted even though it was only the day after i turned in paperwork and my application was not fully processed yet. I never got a call to let me know whether i got approved or not. But instead a big f you ill keep your money even tho we havent fully processed your application and havent told you if you got approved or denied. Do your self a favor and Dont rent here staff maybe nice and welcoming but they will keep your money they get a few different appliactions for same property so they can keep $200 holding deposit. I'm leaving this review to help future tenants decide whether or not they want to live here. We moved in 10/2018 and moved out 4/2021. We loved the location. Very convenient to get anywhere in SD. The grounds are kept clean and our original move in management/maintenance was awesome. As time went on management/maintenance changed about 3x's. The washer/dryers were always out of order. Parking is a nightmare. I would see so many cars without parking permits parked in open spaces. Guest will come in and occupy tenant parking. The water is constantly being shut off without notice. We had a pipe burst. Our living room flooded. They were quick to fix it but the inconvenience was a nightmare. It went from quiet and peaceful to loud and sketchy. Cars were being broken into and loud parties at night were happening more and more on the townhouse side. I felt unsafe walking out to my car at 5am due to increased of homeless people wandering inside the gated property. The once family environment is gone. Do your research before signing a lease. read more
