Management is good for the most part, better than where I'm at now. Con's: hear foot steps from above, no lights or fans in bedrooms, small kitchen w/ only 1 true drawer. High water bill, even tho I would be gone half the month every month the bill would be about $160-180ish. They distribute the bill between everyone in the building not per unit. They charge extra for auto pay even if it's from a checking account which I find inconvenient. I wish they would change the laundry doors to the bifold ones instead of the sliding ones. I'm giving two stars -- one for the fact that I truly enjoyed my home and my time living here, and one for Rosie, the resident manager. She was always kind, professional, accommodating, and a genuine pleasure to work with. Unfortunately, I have to deduct the other three stars for a few major reasons: 1. The utilities bill. Lakeview Village does not cover trash, sewer, or water. While I understand this isn't always standard, I've never seen these utilities cost what they did here. My monthly bill was **an additional \$200 per month** -- much higher than the $50 or less I've paid elsewhere. This was an unwelcome surprise when I moved in three years ago, and while I adjusted my budget to make it work (had to), the annual rent increases eventually made staying impossible. 2. The 60-day notice policy. This has been the nightmare part of my experience. I have never encountered a lease that requires 60 days' notice to vacate in 30+ years of renting in San Diego. Most places in San Diego only require 30 days. I gave 35 days' notice -- which is more than enough for most properties, including the one I just moved to -- but was still held liable for rent for the remaining 25 days **after I had already moved out**. On top of that, they kept my entire security deposit and still billed me over $900 for cleaning, a few broken blinds, and that high water/trash/sewer bill. 3. Catastrophic Consequences. After spending over $7,000 to move to a more affordable home, my plan to recover part of those costs with my deposit was completely derailed. Now I'm paying off this unexpected balance over the next four months, which has put me in a worse financial position than when I started. I'm grateful for the payment plan but this really put me in bad spot. I guess I should thank my lucky stars that they offered a payment plan (after threatening to send me to collections if I didn't pay in full within 30 days). At least my last payment is in November, so I might still be able to salvage Christmas. But then again, it's 2025, so I'm not going to hold my breath. THE MORAL OF THE STORY - BEFORE YOU SIGN: * Ask if they pay for trash, sewer, and water. * If not, ask what the average bill is. * Read your lease *very* carefully, especially the notice-to-vacate terms. Rosie is a bright spot here, but the financial burdens and rigid policies have made my overall experience a very costly one. read more

Safety and peace are a top priority for us. When I would verbally and / or emailed Management regarding noise & safety concerns. Management responded as if I was annoying them! I remember it was a Friday night during " quiet hours" and we were awake unable to sleep due to excessive noises from Residents. We made a decision to relocate. It was one of the Best decision we made! We did not opposed to them keeping our Security Deposit of $500.00 ( Management said it was $250.00 but I have copies of my Cashier check I provided to them ) because our safety and peace is valued! Maintenance requests are never followed up on and when you start to show any frustration over time to resolve, staff makes you feel like it is your fault and that you need to have a better lifestyle. If that is not enough, rats in the dumpsters, raccoons running around the premises, ants on every sidewalk, roaches everywhere, rotting metal stair rails that will lead to somebody eventually getting hurt, wood patios that are possibly termite infested, flooded apartments, sandbags and plastic sheets (not even tarp material) taped, or it was - now just tape residue stuck to the bottom of windows and walls, that is a year old, and appliances that were probably new in the 90s and were reconditioned. If all of that sounds like a place you are looking to call home, then come on down and talk to a leasing agent about how you can overpay for all this and more nightmares. read more

If it couldn't get any worse here- my vehicle was stolen from here on a Sunday morning at 8am. I was parked literally in front of my house in my parking spot. We reached out to the front office and they confirmed that they do not have a single security camera on the premise. So not only is this place not gated, it's $3000 a month but there's no cameras or insight security? When you sign the lease, they tell you that there is a "daily night patrol" car that is on the premise after dark. This is a lie. You see them out once a week and all they do is ticket cars for not being parked appropriately, but they do nothing about the noise, the domestic abuse or cars being broken into. We have been woken up on multiple occasions due to couple fighting, police cars and loud arguments. One neighbor even yelled out someone had a gun and the police had to secretly corner the man and make him leave his complex. So ghetto. Property management here sucks it's the worst I've ever experienced at all of my years are renting and I would never recommend this place to anyone I know. This place is unpleasant... They just turned over to new management who doesn't seem to have any people skills, at all.... let alone for the Residence or taking care of the Appliances... The carpenters that maintaining the village town who drive a white truck take their breaks next to the Jacuzzi or pool smoking... which makes others who live in this property uncomfortable... did I mention There's roaches and I can't go without saying there's Vandalism in property, in regards to that hub where we pick up our Amazon boxes and at least once a week there's cops here.. fight and police here. read more

I've been a tenant for a while now, and I must say my recent experience at Lakeview Village has been beyond disappointing. - VIOLENCE & GUNSHOTS: Gunshots have been heard on MULTIPLE occasions, and despite my efforts to report this and raise concerns about resident safety, no concrete actions have been taken by the management to notify residents. They are reportedly "working with law enforcement" and "patrolling" areas but I have not seen any security around. Apartments here were STRUCK BY BULLETS. The absence of communication from management regarding this SERIOUS matter is concerning, especially when families with children are living in the complex. - - SMELLS LIKE WEED, creating a pervasive and unpleasant odor throughout parking lot and near homes. Additionally, some neighbors seem to engage in behavior that is not in line with the supposed "luxury" image that Lakeview Village portrays. - Pest infestations have been a RECURRING problem, with RAT sightings and SPIDER infestations persisting. Careful if you live by the trash cans. RATS WILL make their way into your patio!! - The THIN WALLS within the apartments are terrible. I can hear EVERYTHING from my upstairs neighbors, from their FOOTSTEPS to running WATER and FURNITURE being moved! - Constant Violations of pool rules i.e. people blasting music late at night, bringing their dogs INTO THE POOL..YUCK!! - Abandoned vehicles in parking lots filles with spider webs. The cars go months without being moved. Management doesn't even notice. - Suspicious activity on-site: neighbors having visitors in and out and parking in people's covered parking spaces. I met with the manager to break my lease early dye to the above health and safety concerns, but I feel I am being held hostage as I need to pay their ridiculous "Early termination Fee" of over $5.5k in order to leave. Where do I start? The send out multiple emails for inspections and then move it over within a day without any time to adjust. No consideration. Management is trash, they are not here for the residents. They are ready to argue, and threaten at the first chance they get with attorney. Been here for 5 years, unfortunately, and during covid my case was turned over to an attorney. All smiles when you are here to view apartment and sign a lease. ITS A TRAP. Trash gets out of hand, so much they removed all of our trash cans near our postal. Endless poops left from the lazy dog owners, must have a flashlight handy to check your step. Pool parties from midnight to 4am are pretty normal, police calls normal. I love the nature, the sunsets and the wild animal life. Other than that, bye. My stay at Lakeview Village Apartments was great! I had a small issue with the carpet when I first moved but Vanessa and Mike went above and beyond to make sure the problem was solved. Thought-out my time at Lakeview Village Vanessa was my go to girl because she was always very helpful & always in a good mood. Another great thing about these apartments is the full size washer and dryer. The only negative I can say is the water bill! They need to figure out a better system because it's not fair for us that are out most of the day & end of the month come up with a really high water bill. Once again. Great complex. Beautiful, clean, well taken care of. We had almost no complaints while living there. Upon move out is another story. We have documentation that we are due back half of our security deposit and office management refuses to release it to us, takes weeks to respond to messages, and won't give us an answer as to why we were never given our deposit back. It's too bad because while we lived there they were so helpful that I would have considered potentially living there again in the future but the way we've been treated now that we've had to relocate makes me feel otherwise. We lived in this complex for just over a year and it was decent. Quite area, and for being on the border of Spring Valley, Ranch San Diego, and La Mesa shopping is convenient. I was initially very hesitant to rent here because of the terrible reviews on Google and Yelp ( I've seen they have improved since then) but my husband (military) knew a few other military families that lived in the complex so we went to check it out. Also it was the closest to our price range that we were going to find in San diego. We also liked that the deposit wasn't as much as the rent which is what you tend to find here. The staff was nice enough, but the office always smells like really strong perfume, it's almost obnoxious. Anyways, they got us in with a promotional lower rent deal, I guess and put us on an 8 month lease, of course after this time period they raised the rent by $200 for another year lease and it's even more if you want to do a 6 month of a month to month lease (side note they don't normally offer 8 month leases). The complex has a lot of military families that commute to work it's about a 20 minute drive to Coronado island without traffic. However, morning traffic hits at around 6-630am so if you are commuting during this time expect a 45+ minute commute. My husband often had to leave around 430-5am to make it to work before traffic would hit or he would not make it on time. However, living next to the 94 E freeway was convenient going west will take you straight into downtown. Another small pro we liked is the extra background checks they do, while it is more expensive then the normal $50 checks, there is a high school across the street (yes you can hear all the games and bells) and an elementary school not too far either, it made me personally feel it would be a safer community with the extra background investigation. Now to the CONS: MILITARY FAMILIES PLEASE MAKE SURE YOU GIVE "PROPER NOTICE" they will let you out of your lease if you are PCSing on orders, but notice must be given on the 1st even if it is a weekend.... as a nurse i worked weekends 12 hour shifts, so I figured I could go in the following Monday since there is a 3 day grace period for rent and give notice and pay my rent at the same time. THIS IS NOT THE CASE, we tried giving notice on the 3rd and they proceeded to charge us the whole next month of rent, since we did not let them know on the 1st. I have never heard such a ridiculous thing, the staff/manager could barely explain it and are not willing to make any exceptions or work with the you. We were also not planning to leave the next month until the 4th or 5th so it was still technically considered a 30 day notice, but they still would do nothing. So make sure you actually take the time to ready over every page and paragraph of your lease other wise they WILL take advantage, simply put if they can gouge money out of you, they will. Another con which is common in other reviews is the issue with utilities, plain and simple they are expensive we never paid less the $150 per month not including electric. The water is split between all the residents in the complex so it doesn't matter if you try to conserve water or not. It honestly wouldnt be that bad if they didn't love to water the sidewalks so much. I've seen the sprinklers come on even after it had been raining. The only internet provider is AT&T, they weren't terrible but it would be nice to have better options, cell phone service is pretty terrible calls will constantly be dropped. Their gym is a waste of space, apparently they are planning on building a new one where the tennis courts are but they haven't started that and this was told to us over a year ago. They so tell you to use at your own risk lol and this truly is the case, their machines are rusted and worn. Don't use the treadmills if your shoes dont have the greatest grip because the belts are worn completely flat and are slick. They even have one of the eliptical held together with tape. While living there we encounter problems with Rats, Roaches, and flies. My husband and I are pretty cleanly people so I know it had nothing to do with that. Maintenance was eventually able to figure out where the Rat was coming in from and they sealed it up after about 2 weeks of that issue. Supposedly they have people come and spray every week or 2 for insects/bugs, but I've seen them maybe once or twice In the year and a half we were there. They do get a lot of complaints about the dog poop everywhere, but they do try and send out notices to residents to clean up after their pets. Overall, we made it work, but I'm sure you could find better just keep looking and calling around lol read more

I just love living at Lakeview Village. It's multicultural, which I love and has so many amenities. The staff is absolutely wonderful here. They really care about their tenants. I have lived here a year and a half and don't see myself leaving for many years. Whenever I have had a maintenance request, they have responded quickly. The residents are wonderful, too. We are senior citizens, my husband and I have been living here for 4 years. We had been looking for an apartment for over 2 months but none of them fit until we came here. The property is beautiful, trees, flowering bushes, plants, green lawns and well maintained, it reminds me of my home state TN. with all the greenery. The apartment we looked at was home at first sight, very clean, nice size patio well kept and enough room for the both of us with outside extra storage closet on the patio. The application process was a breeze and Rosie was very informative answering all our questions and concerns, she and the rest of the staff are very helpful and has resolved any issue within reason and so is Tony and the maintenance team, they do good work. We have been happy here, the demographics in our community is 85% military, that alone makes us feel safe, comfortable and proud. The apartments here are eight plex square, four up and down, my neighbors have been friendly and respectful within the four years that we've been here, but we recently had a neighbor from hell. Things started out as good neighbors should, help thy neighbor, lend a hand etc.. he decided to build something on his patio using a table saw, skill saws and so forth, the noise was unbearable, my husband went upstairs and ask if he would please not use those tools on the patio because it was disturbing, we could not hear our tv, he immediately got an attitude, so we decided not to deal with him and notified the office, they handled it and several other complaints we made by reminding him of the do's and dont's in the leasing contract. We had problems with this neighbor almost a year and the final thing he did was put his 2 dogs on the patio unattended which is a definite violation of the leasing contract and one of the dogs got sick, feces splattered on my patio and patio furniture, I was sick. We confronted him, his attitude was so negative toward us as if we had bothered him, i lost my temper and used some very strong choice words. We sent pictures to the office, they hired a company to sanitize our patio and furniture and charged the neighbor for it. Rosie took care of everything. The staff takes care of issues that is legally within their guidelines of the leasing contracts. The neighbors got orders and finally moved a couple weeks ago, God answered our prayers. read more

DUMP DUMP DUMP!!! This place was a nightmare from the day I opened the door. My experience at Lake-pew Village: I arrive from my flight from NYC. I turn the key on my dump apt, and what's the first thing I see? The cheap wooden patio railing broke in half. Like a hurricane had struck. Next up was the kitchen where I found lovely wood cabinets that look like a rabbit has been chewing on the edges. Then I go in the bedroom areas and notice I'm missing a bathroom. HA!! You get that? Missing a bathroom. I toured the model and said I want the EXACT layout. 2bd and 2bth ground floor. The idiot working there said unfortunately the actual unit that's available is the EXACT layout but there's a tenant in there and I can't show you. I trusted her, HUGE MISTAKE, and signed a lease.. So that's how I'm "missing" a bathroom. Moving right along, during our nightmare of a year there, the following happened: vandalized car. Mold in the closet that made a mess in our room for 3 days while the gross maintenance guy fixed it. Got "No Parking" notices 4 different times die to "construction". Management changed from BRE to no name reject management company. And last but not least, us and all our neighbors lost the majority of our parking spots for 3 months while they placed giant debris and trash bins along with port-a-potty's up for all the construction rejects so they can rebuild all the wooden railings on every building. This place is a DUMP! Please do not rent or visit here. Here are some last comments for me to end on: Maintenance guy looks like he's a registered sex offender. The water in the apt's when you turn it on smells like rotten eggs. And the pool is cleaned 1 time a month. Please be aware. read more

I feel conflicted with writing this review. The complex is really nice. The landscaping is nice. The maintenance and office staff have always been pleasant, and they have a nice set-up so that your packages aren't stolen. The apartments interiors are upgraded and very nice as well. The only problem I have, and it's a big enough problem for me to not renew my lease, is the water bill. It's horrendous. I pay on a regular $195/ month in addition to my rent, for water, trash, and basically a HOA fee. This is ridiculous. We moved here from the home we owned. The house had a large yard and there were four of us there full-time showering, laundering, and all the other family stuff that goes on. We never paid even close to that at the house. In this apartment, it is 3 of us and my kids aren't here half the time. Mind blowing how they can justify this amount of money. When I mentioned it while giving my notice, there were no eff's given. It's disheartening because moving sucks and I like it here, but I won't be taken advantage of. read more

I'll start by saying I moved here in a clutch to find a place. I had a 1bed/1bath and the lay out and space is great over all. However the a/c did not work, the washing machine leaked, and the garbage disposal would constantly break. I had to put in several maintenance request and they would come in say its fixed but really it wasn't. Maintenance did not seem to know what they were doing at all. On top of appliances always breaking my window didn't slide right, the patio door stuck and the bugs that this place gets is RIDICULOUS! No matter how clean you keep your house the ants and spiders will still come, oh and the raccoons, possums and skunks. Although you don't always see the wild critters when you do its a problem because they have adjusted to living with people and pets so they do not care what you do, me and my dog were chased by raccoons on a run back into the complex. The next issue this place has is their management team. They are extremely unorganized, RUDE and unprofessional/helpful. One of their staff members did not understand a question I was asking and tried to use a condescending tone as if I was stupid. They get you in and stop caring. On top of all that you also pay an accommodated water bill, which includes some of the wasted ground water. Sprinklers spray cars not the dead grass, the pool and jacuzzi are so disgusting I wouldn't even let my dog in it. For a one bedroom one bathroom with one occupant expect to pay at least $70 in water costs. The apartments themselves are way overpriced for the area as well. And finally the weight room is a joke, no free weights outdated barely working machines and no a/c (or at least its never turned on). Oh and people let there young children run around like theres not constantly cars speeding in and out. Only good thing about this place is parking, you get your own space and theres tons for guest. read more

The overall complex is alright minus some sketchy residents. the freeplay dog area is nice, if you can get a garage they are alright; though quite dated. Maintenance gets taken care of very quickly also that being said, Bikers, go elsewhere. I've lived here for 3 months and so far 3 motorcycles have gotten stolen and 1 had its accessories stolen off of it. When confronting the complex, they don't care. they have "night time security" at 10pm that locks the pool gates...keep those people out of the pool! Because thats the problem. read more

Okay, so here's the deal. The property is nice. The units are nice. The neighbors are nice. The leasing agent is nice. So overall it should be a three or four star rating. Here is what is not nice. No advanced notice that they are taking away your deck for up to four months. At the end of each 'completion' period leaving a letter taped to your door stating that the supposed one to two week project has been extended again. And sharing the water bill with your neighbors. Really? Everytime I hear the neighbors running a 45minute plus shower I groan. Ugh. read more

Finally I have found a place that treats me and my family as though they care, respect and appreciate that we chose to live at their property! The customer service is excellent! Rosie was our leasing agent. She was very knowledgeable, helpful and understanding. She went above and beyond to ensure everything was smooth for us to move in. The day we moved in, we had some challenges figuring out where we could get rid of our old mattresses. I called the office to see if they knew of anywhere we could take them. Michael volunteered to research it for me and got back to me quick with some options. He was on top of it! I didn't expect him to volunteer to help and when we couldn't find an good option that worked for us, we got another call from him with a perfect solution to our problem! He was still trying to think of solutions even after finding options for us! After move in, we had a couple of things that needed to be repaired, nothing major, but when we called, the response was "no problem, we will schedule our maintenance to come out tomorrow!" Immediate concern and action taken. The last place we lived, treated us like we were the problem and calling for maintenance was always a dreaded thing. This place is PET FRIENDLY! They have a "Bark Park"! A place you can take your dog off leash and let it play with other dogs. All fenced in and nicely maintained. Very nice! Parking Problems?? Not here! Every night all 4 of our vehicles are parked just outside our front door! The property is beautiful and well maintained. We feel as though we are living the resort life! I highly recommend this place to anyone who has a dog. It's the best place in Spring Valley for the price. I have to admit the leasing staff had me fooled! I thought I had found my new home and it was right across the street from the high school! Perfect for my daughter starting her SR year!! They showed me a gorgeous upgraded unit for a reasonable price and they were very nice. Suggested I put a deposit down on the place (that was refundable) to hold the unit while they got me qualified. I said no problem and put $250 down to hold via my debit card. Credit check came back found out I needed a co signer due to my open chapter 11...No problem. The President of my company offered to guarantee my lease. Took the leasing rep 3 days to get back to me advising that it would not be accepted and that I would need a personal cosigner. I said okay give me a couple of days to work it out. I was able to produce another cosigner and it took me another 3 days to reach the leasing rep to tell her! I left several messages and never a call back! I finally called from a different number and she answered. When she realized it was me her whole tone of voice changed like I was bothering her...lol smh So, I tell her about the cosigner and she tells me the unit I put the deposit on is no longer available! WTF?!? Also, there were no more downstairs units available just upstairs. FYI I had surgery on my left leg and knee so that wouldn't work out very well; but nonetheless I agreed to at least take a look at the unit. That apartment looked nothing like the unit I has the deposit on. It was definitely run down; carpet was old, appliances were outdated and it was all the way in the back. When I requested my deposit back (that was paid with a card) I was advised that I would have to wait 7-14 business days to have a check mailed me! Even though I paid with my debit card RUFKM?? This was the worst experience I have ever had with a leasing company. Very poor customer service in my opinion. It worked out for me in the long run bc I ended up finding a jewel with a fabulous leasing staff who just wanted to welcome me to the community! read more

I lived here for 3 years. 08/2012-07/2015 STAY AWAY!!!!!! Area is nice and quite. High school right across the street that leads to a lot of traffic while school is in season. High schools kids like to walk through complexes which lead to me not being able to leave stuff out on my porch. A couple of issues that arose while I was here: 1. Spiders. Not a fan, had the place fumigated 4 times and they still snuck in. I understand this is not the facilities fault but just an FYI. 2. Maintenance: I once found a dead RAT next to my parking spot. I called on a Monday for someone to pick it up. The dead rat was still there Wednesday. I called again. The rat was not picked up until Monday. 7 days later! 3. Legal issues: During my 3 years. One man was shot in the COMPLEX in the HEAD by his neighbor because his neighbor asked him to stop yelling in the middle of the night. Cops showed up in the middle of the night and had people evacuated on a WEEKDAY! If you are still thinking about living here I say just keep looking. Another couple that lived near the mailboxes on the street level broke out into a fight on the second story and the male through the female out the window. I know living with people you are going to hear fights but that was ridiculous. By the way fights spill out into the parking lot as well. One night a guy on the first floor was heard screaming "HELP HELP". It ended up being he had been broken into by a female and attacked. Cops came and carried the lady out with a spit mask on. 4. Change in management. One year into my 3 years the company changed from Bre to this new one. They immediately raised prices on everyone and the quality went down. First year it seemed more normal people lived here and by the end of it the place was getting out of hand. They do sneaky charges on you. 5. Beautiful exterior, bad interior. So unless you plan on living in the office move on. 6. Rose from the office is very unhelpful and rude. She smiles on the tours and during the lease but as soon as you sign your name on the doted line for the contract, you become just another number and money influx for them. In all my rent rose from 1131 to 1340 in less than 2 years (management change). One bedroom. BE WARNED. Glad I am out. Would not recommend it for my loved ones. -Concerned tenant. read more
