Horrible experience. This building is not for me. The garage door opener system is antiquated and the openers die within two weeks and are unreliable. I have had an ant infestation with traps everywhere that has gone on for months with little help from the building after multiple requests. The elevators were down the other day and the third floor door from the stairwell was jammed, and I could not get access to my unit overnight. The managers are nice enough and well meaning but don't actually help me solve my problems within my unit. I cannot get out of here soon enough. If I could get out of my lease, I would leave today. read more

Very unfortunate experience with trying to tour with this agency/management - as other reviews have alluded to, Isaac is incredibly rude and difficult to deal with. I had a confirmed 12pm showing on Saturday and when nobody was at the building, I gave the phone number on the email chain a call (Isaac). He proceeded to scream at me saying that he is not there, and that there is no showing, and that nothing is scheduled, and that no units are available. By screaming I mean literally screaming at me. Once I showed him the email chain via text message he called me back saying there is a unit available and that he can show at 1pm. Incredibly unprofessional to get screamed at, berated, and cussed out for simply showing up to a scheduled showing right on time. read more

I just spent 4 great years in a 2+2 at 5th Street in Santa Monica. Can't say enough good things about managers Doron and Isaac. These guys are fun and funny, attentive and quick to respond. Building maintenance crew led by Geraldo are rock stars. Owner lives on site, so the building is always well maintained; and he's a really friendly guy. Location is UNBELIEVABLE. Not only is The Bluff four SHORT blocks from the front door, the Arizona walkway down to the sand is right there. AMC movie theaters are a 60 second walk. Bars, vegan food, gyms, all within steps. Thanks for everything guys, it if weren't for moving into a house, we'd still be there! read more

Property managers do bare minimum, are overall super rude, and building has zero amenities. Lots of partying neighbors and stolen packages. Every winter you'll be flooded by the ice rink chaos from October to January across the street. Walking your dog at night is terrifying as the block is a mainstay for homeless and their excretions. read more

UPDATED REVIEW - 7/30/2018 Issac and Doran just posted an update to my review on July 25, 2018 stating I subleased my apartment and was asked to leave. Both these statements are false and cannot be backed up with evidence. I rented a two bedroom and every friend that visited me was watched by the property managers and viewed as someone from Airbnb. Yikes. Also, I moved out on my own and had no issues at the time of my lease ending. I lived there exactly 12 months and fulfilled my contract. Upon the final signature of my lease being completed, they said I would receive my deposit check within 7-10 days. I didn't t get it for several weeks and they charged me for multiple items that they had said were ok at the time of my departure. I left the unit in amazing condition. These guys are rude, jerks and have been reported to the Santa Monica rental department as scammers. UPDATED REVIEW WRITTEN ON 1/25/2017 I lived at the Alon Roma in 2016, during this time I had multiple instances with the management (Issac and Doron) such as: - Management would communicate verbally, avoiding putting things in writing, even after multiple requests. Would send 5-10 emails regarding the same issue saying "call me". - Harassment (multiple calls in a day) regarding a bounced check issue. - Their failure of adequate record keeping would be blamed on me. - They would fail to give reasonable notice before trying to enter my unit. - Deposit fraud (excessive fees & charges). Failure to provide receipts (See below). It was during my move out process that made me realize I needed to write this review so that others can avoid a similar situation. I had read 2-3 other negative reviews on Yelp regarding the move out process so it wasn't a complete surprise when it happened to me. I gave my notice on Nov 30 and moved out on Dec 30, with my final walk through on Dec 31. My deposit was $3,550 ($3,265 deposit + $285 for three parking key fobs). During the final walk through, the house was cleaned and all marks on the wall were painted. Isaac signed off my move out agreement and the three key fobs were returned. They said the check would be sent within 10 days, our contract said it would be received within 21 days. I didn't expect any issues. On Jan 17, I sent an email requesting an update on the deposit, but received no response. On Jan 22, the check arrived, but it was for $2,584.11, or $965.89 less than was owed. The invoice listed these fees: Balance Forward $84.92 Replace Tracking Light Bulb $100 Rent 1/1 - 1/5 $495 Key Fobs - The $285 key fob deposit was not listed. When I inquired about the costs, I was told by Doron. The $84.92 was for an electricity bill (which I had already worked with them to resolve 6 months earlier), the $100 was for a light bulb to be replaced ($1.82 on Amazon), and the rent fee was because even though I gave my 30 day notice, my lease went to 1/15 and they were unable to rent the unit until 1/5, so they were doing me a favor by only charging me for five days. All of these were surprises to me and had not been discussed by the leasing office at any point during the move out process. There was no talk in the contract or after Nov 30 about extra rent fees. I emailed them contesting these charges and also stated they would need to pay a $50 late fee for their payment since it was past the 21 day mark as stated in our contact. After providing ample documentation to back up my claims, they quickly said they would pay for the all the fees, one of the key fobs, but they would keep the rent money, which was a favor to me because it wasn't for the full 15 days. After multiple emails and hours wasted gathering data, they were still unwilling to provide the full amount. I let them know that I would then pursue seeking action in small claims court, which I'm in the process of now. Its a complete waste of time, but I believe fraudulent landlords should need to answer for their actions by the law. I will post an update on the case as it moves forward. My advice if you are going to rent from Alon Roma, make sure to update the rental agreement to include the following terms: - All communication between landlord and tenant will be in email format. - A late penalty will be assessed if payment is not received within 21 days. - Receipts will be provided for any expenses coming from the deposit. I just moved out of Alon Roma after living there for a year. I thoroughly enjoyed living there this last year. The location is perfect. A couple of blocks from the promenade so it's quiet yet close to everything. Underneath is a mani/pedi place that is super nice and convenient. A new pasta restaurant just opened as well. The management is A plus! Both Doron and Issac are on top of everything. Be it an issue with your apartment or anything to do with the building all you've got to do is point it out and it's generally addressed within 24 hours. Gerardo can take care of any repair and is available twice a week. I would not have left had I not needed to relocate to LA. I hope to go back to Alon Roma one day. If you get the chance to rent an apartment there, you can rest assured that you will be living in a well cared for building. read more

Let me start by saying that I did not live at this complex but I rented a townhouse from another property with the same management company and Doron, the manager of Alon Roma, has been a decision maker in my matter. Please be aware of working with these guys since it will be very hard to get your deposit back and they will take any chance they get to take fees from you. It has been about 8 months since I left and I have yet to receive my deposit back. There have been a lot of miscommunications on their part, they told me only to pay for 8 days of July (since I left on July 8th) but they are forcing to pay for the full month. They never contacted me to settle this at all, instead, they sent me to collections over a total of $388 when they actually owe me almost $1000 from the deposit ($1650 minus paint, carpet cleaning, etc). I am not one to owe anyone money, I have an 800+ credit score, I have a job, and I had paid every rent payment on time. This is absurd. read more

I lived here for 1 year. The building is maintained well and it's a great location. Isaac and Doron will be straight with you. They won't sugar coat an answer, they'll just tell you how it is. I appreciate that. I didn't give 5 stars because I have two complaints, but they're manageable: - I moved because the rent was higher than I wanted. Talk with Isaac and Doron, they may be flexible. - The contract I signed said my apartment could be shown to potential renters for 30 days before I move out, with 24hrs notice of course. Bring this up, maybe they can remove it from yours. Otherwise I had a very nice time living here. If you're on the fence about living here, I encourage talking to Isaac and Doron. read more

I went in without an appointment, the manager was extremely accommodating and took his time to show me the property. Unfortunately, there is nothing available right now, so I am hopping that in the near future this place can be my new home. read more

My family moved in when the building opened to a two bedrooms two bathrooms configuration. The building is brand new and it is greatly located next to the Promenade, the beach and the restaurants area on Santa Monica. After three years we moved our with some remorse. So we moved in again. We have a great relationship with the management and they are up to the expectations. Quiet and clean hallways. If there is something to object is the fact that the building, been as luxurious as it is, doesn't have any amenities such a Gym or a common area. read more

These guys are a complete SCAM. I'm one to always take others' bad reviews with a grain of salt, but now I know better- STAY AWAY. CROOKS! My husband and I came to Santa Monica for a week to look for a new apartment. We had about 3 weeks until we needed to move in. We found a great apartment on 5th with Issac and Doron (managers that make it very unclear who is in charge of what). We were shown the unit, which was getting new laminate flooring and paint, and told it would be ready in about a week, pending city approval of renovations done. We submit our applications and fees, with the promise of being in touch soon. We also submitted the required insurance paperwork they insisted on having immediately from our moving company. We were assured the apartment would be ours, and nobody else would be shown the unit. Great! We're satisfied. Fast forward one week of waiting, and we had no contact with either manager. We call to check in and are told things are almost ready, give them a couple more days. We remind them we must be in by the first of the month (now 2 weeks away), and they say that's more than enough time. Ok. This continued off and on for days. We always had to initiate the phone calls; we were never contacted with updates. Finally, it's about one week away from when our movers are scheduled to arrive with a truckload of our belongings, and we will be out of our current apartment- no flexibility there. We were entering panic mode, and started looking for other apartments, but that was difficult as we weren't in town anymore. As we worked on finding another place to live, we continued trying to contact Issac and Doron. When we had literally 3 days left until our moving truck arrived in town, my husband made one last call to Doron to explain the gravity of our situation. Doron wouldn't let my husband get two words out before he essentially hung up on him. I quote, "I don't have time for this right now." WHAT?! By the grace of God, we found another apartment to rent at the eleventh hour, and we love it even more. We got very, very lucky. Honestly, I don't understand their method here. Our $40 app fee isn't going to make or break them, so why string us along for a month?? We literally came days away from having no place to live because of their lies and deceit, and actually had to pay for a couple nights in a hotel since things were so close to the wire. I wouldn't trust them with another nickel of my money or a minute of my time. Shame on them for taking advantage of people new to the area. Update: TWO WEEKS after my husband and I moved into our current place (so 5 weeks from our initial meeting) Isaac called to "check in" and see if we were still interested. What part of a deadline does he not understand? July 2018 Edited to reply-- if our credit scores were the issue, it was NEVER communicated to us. Also, we had just had our credit scores run a few months prior to this, and mine was over 800. Just more excuses. read more

As a long time tenant, I cannot overstate what a pleasure it is to live here. I am surprised by some of the reviews I've seen on Yelp and can say without hesitation that living here has been an outstanding experience. I suspect many of the negative reviews are simply people who have an ax to grind and have exaggerated their situations. As someone who has lived in apartments all over the city, I can honestly say that I have never lived in such a well maintained building. The management team and owner spend a tremendous amount of time and resources in keeping the building like new. As someone who moved in when the building first opened, the building is in as good condition now as when it was a brand new building. At Alon Roma the management team performs maintenance like no other building I've ever lived in. Some examples of things done here that are not done at most apartments: -A cleaning crew cleans the common areas of the entire building from the top floor down to the underground parking garages multiple times a week -Replacement of A/C filters, carbon monoxide sensors, light bulbs in hallways/garage/outside and other items are done regularly and often -The owner and management team have made tenant safety a top priority and have installed security lighting, cameras and alarms throughout the property; in over 10 years here, I've never had a single safety issue -Maintenance/repair requests are always done almost immediately, a simple email to management and they always respond immediately and take care of the problem right away -They even regularly high pressure spray clean the parking garages to keep the area free of oil discharge from cars with area the cleanest parking garage I've ever parked in -When guests visit me here, they frequently comment on how clean the building is and always think the building is brand new -The owner of the building lives here as well and therefore ensures that the building is in outstanding condition. This is not the case at most apartment buildings. And much more that I don't list here. Also, the staff and ownership here are not only professional and responsive, they are genuinely nice people. If you live here for any extended period of time, you will find the staff here very welcoming; they make you feel like a member of a close-knit community. I've had many opportunities to move but have stayed here because it is simply the best maintained and managed apartment building I have ever lived in. Simply put, if you want to live in an amazingly well maintained, clean, safe, modern, state of the art building with an excellent, responsive, professional and extremely courteous management team, there is no better apartment to live in than Alon Roma. read more

BEWARE-- Full of Lies. Let me explain. I rarely write yelp reviews, it's not really my thing. However, my experience here was mind blowing and borders on illegal actions by the leasing office. My friend and I toured this complex and found it to be clean and in a perfect location. The manager called us a few weeks later informing us of 3 apartments (well say A,B,C) that were available july 1, which worked well for us. If we submitted credit check, we would be allowed first priority on any of those apartments. So we submitted our credit form and checks to reserve priority. The next day, apartment B was no longer available. Apartment A was too small, so we applied for apartment C. They required a large deposit to hold it, which we accepted. Once we sent in our application, the manager told us "that room has decided to continue their lease. However, the same floorplan 1 floor up is available for an extra $100 a month". We told him no and were upset at how he treated us. The next day, he calls back and offers us the higher floor for the same price and we agree. This lease contract now has the incorrect start date of June 1 rather than july 1. Again we call and again he fixes it. We submit our deposit, signed applications, and fees and are told "congratulations! The apartment will be yours on July 1". We were super excited to lock it in. 3 days later, we receive a call from the manager-- the tenants decided to stay, so now only apartment A (size of a shoe box) is available. MIND BOGGLING TO CONTINUE THIS SLEAZY GAME. The landlords are either blatantly lying to collect fees, or pre lease their apartments before receiving any notice from tenants. Either way, STAY AWAY. We demanded all funds back immediately and told him we will never return to the complex again. Other companies in the area do not engage in such unlawful, untruthful and overall poor business practices as this one. Alon Roma should be avoided at all costs unless you want a lying manager and to play musical chairs with the apartment you get. The quality of apartment isn't even higher than others surrounding the area either. Look elsewhere as we have and save your $,stress, and time. read more

First of all, "Isaac F." is the property manager so for him to be writing a review pretending to be a resident with a blissful living experience gives you an idea of what you're dealing with if you choose to live here. He is hardly ever at the building to manage it, so the fact that he wrote a review posing as a resident is frankly laughable. Secondly, I could not agree more with the comments about how impossible management can be when you need to move in or out of the building or how ridiculously high their cleaning charges/ security deductions are upon move out. The other review explains this pretty well but trust me, there's plenty more that could be said. Additionally, the elevator breaks CONSTANTLY- and I mean constantly. Isaac and Doron would always blame it on some mysterious tenant who was "intentionally shorting the circuits." (Seriously, this was their excuse... that a tenant was purposely breaking the elevator...) In reality, the elevator, like the rest of the building is obviously cheaply constructed. Further, when you call to report these issues, Isaac or Doron act like you are inconveniencing them by asking them to do their jobs. I could go on and on. Just do yourself a favor and spend your money living elsewhere. Not only is this building over priced to begin with, but you will get a headache at least once a week from something going wrong in the building with little to no regard from management about fixing the problem. read more

-Well located property -Owner is your stereotypical mean landlord , difficult for no reason -There's an area behind building garage that is a concrete planter very easy to hit with you car. He charged $200 if you accidentally hit it....no proof that that's what it actually cost...doesn't rebuild the area to avoid accidents. It's hit on a weekly basis. Seems like a cashcow. -When commercial tenant moved out of building, he doesn't let other tenants park temporarily in their vacant spaces, screaming and yelling and threatening to tow . Let's repeat that the spots are vacant because he has failed to convince anyone to pay the rent for his building....I think maybe they perceive the problems with him and stay away. read more

I was lied to the night before regarding the price then arrived to find that the unit was taken and not even available. I was barked at and then simply left. After reading the reviews I can see that this dim wit did me a favor. I would never rent from an unethical company such as this one. read more

I've been living here for just under a year and I love it. The folks that work there are fantastic and have always been helpful. Things are well maintained, and anytime I've had a problem with the apartment they have been quick to respond and fix any issues. That being said, it hasn't been like there's been a lot of problems :P The common areas are kept relatively clean and the rest of the tenants are friendly. . The rent is slightly on the higher side, but I've accepted that being this close to downtown, with a new modern building, it justifies the rent costs. PROS: Great location; beach, shopping, restaurants, safe area. The building also has amazing, though excessive security. CONS: Even though there was 3 on the lease for a 2 bed/2bath apartment, they refused to give us a third set of keys due to "security reasons" (after giving us the runaround for several months). This made it extremely difficult, because the apartment doors automatically locks as soon as it shuts. Walls are VERY thin. So, don't be surprise when new neighbors complain over the smallest noise. The boarders were also falling off in the kitchen and bathrooms. This didn't feel fitting for the high end price of $3,075/month. Once you move in, don't expect to move out so easily. If someone is moving out that day, the apartment manager won't allow you to move out as well. This is understandable (could be loud, noisy, messy). However, they'll deduct from your deposit if you have to move out on the 2nd because someone is moving out on the 1st. Also, while some deposit deductions were understandable (replacing broke, but cheap security clicker), others were unexpected and never heard of. We were shocked to see that they took $900 just to repaint the walls of a 1 year old unit, and that's after we did a thorough cleaning job. Of course we had questions and looked into the company (GMCleaning) that they hired (according to the receipt provided after requesting it for several weeks), only to find no records of such a company existing in the LA area. When we asked for more details about the company, the apartment manager responded, "it's none of your business" and that we had "no right" to look into it. Overall, this new "luxury" apartment is in a great location, but was built cheap and is ran by questionable and unhelpful management. There's no reason to pay such a high price tag (and big piece of your deposit) for this apartment when there's a better one next door. read more

GREAT LOCATION and GREAT BLDG MANAGERS! It took 2 moves in 1 year to find this great apartment in Santa Monica. The apt is located in the heart of SM, half a black from Whole Foods and wonderful restaurants within several blocks...not to mention all the great shops. The apt is very clean with hard wood floors, granite kitchen counters and bathrooms with a fantastic balcony that serves as a great extension to the living room. The bldg managers are responsive and attentive - lived here almost 3 years and LOVE it. read more
