After assuring him we followed all guidelines posted he took responsibility, however he stated that he was not going to give us any compensation for the 4 days we were without the pool because he had to pay $$ for the part. We have pictures showing the water level was already low when we arrived. I don't recommend staying at any of this company's locations. They don't stand behind what they promise! Sometimes things happen I understand that but when they do you need to make the situation right and if you can't fix the problem right away then you should compensate your customers for not delivering on what you promised and what they already paid for.

We stayed at one of the Units during the Jeep Invasion weekend of 2023…read more The condo we rented was absolutely filthy and in very poor condition! There's no way to sugar coat this. The first thing we noticed upon arrival was how hot the Unit was! There was a heat wave that weekend and when we arrived around 6pm it was 95 degrees outside. Inside the thermostat said it was 79 but there was zero air flow so it felt like we had walked into a hot sauna. We immediately turned the thermostat down to 68, made sure the cool air was set to "on" and turned the living room fan and bedroom fan on high. We then went to check out the rooms. We found blood stains on the top blanket in the master bedroom. There were also stains on all of the pillow cases in both of the rooms. The sheets in the second room had stains on them as well but we couldn't tell exactly from what (maybe that's a good thing). The bedding was very inexpensive and not what most people would expect from a vacation rental. The sheets and pillow cases were uncomfortably scratchy and rough. The main bedroom had a thin "quilt" style blanket but the second bedroom and pull out sofa had fuzzy fleecy type blankets, the kind that is a pain to wash because it absorbs a ton of water and takes forever to dry! That screamed sanitation problems to me because there is no way those blankets are getting washed after every visit. When we entered the kitchen we were met with crumbs on the breakfast bar counter, crumbs on the dining table and on the seats of the dining table chairs. The sofas cushions were stained as well and (also) were covered in crumbs. One sofa had cup holders built in that had sticky drink rings in the bottom and what looked like a few cheerios stuck to them. When I lifted the sofa cushions to pull the sofa bed out I found whole pieces of cereal (looked like cheerios and Froot Loops). I also found chunks of scrambled eggs! Chunks!!!! I pulled the sofa bed out and to my horror there was food on the pull out sofa bed as well! The bed was premade and I guess someone ate their breakfast on top of the bedding before putting the sofa bed back up. I assume they thought after they left the bedding would be stripped, washed and cleaned, but it was not. This place looked like a family with a small child/children had stayed there for a week and left an hour before we arrived with no cleaning done in between! Now I can't imagine that's what really happened, but I also can't believe housekeepers would leave a unit that dirty! I don't know what is better, the possibility that housekeeping ignored all of this or the possibility that there never was a housekeeper that came to the unit in-between rental changes! Whatever the case, it never should have happened! So moving on to the cosmetic issues, the whole Unit needed a thorough deep cleaning and fresh coats of paint! The walls were so banged up and scratched and there were yellow streaks all over the wall in the hallway bathroom. There was a layer of dust collected on all of the base boards and the fans needed a good wipe down. The outside balcony was terrible! It was covered in bird poop! Covered!!! Bird poop on the door! Bird poop on the door handle! Bird poop all over the furniture! Bird poop on the ceiling fan, the rails, the table, the cushions and pillows, the ground! It was like 50 birds had been roosting on that balcony and it hadn't been cleaned in years! There is no way that wasn't a health hazard! I understand that you can't control nature, I get it. However, the balconies either needed to be screened in and/or the balconies should have been checked prior to anyone checking in and cleaned regularly! Having the balconies screened in would actually help with the bug problem as well but I'm not sure this place is interested in putting any money back into this place! Everything was very dated and dirty. The final issue I have to address is that the A/C was completely broken! After we turned the thermostat down we kept an eye on it to see the progress. After 3 hours the temperature had not changed at all! At this point we left and bought 2 box fans from Walmart. The temperature finally dropped down to 72 degrees around 3am! I truly believe that was because the outside temperature had dropped into the low 60's that night. We would have left the doors to the balcony open in order to cool down the Unit if it wasn't for the bug issue! By 6am the temperature was steadily increasing back up and was 75 degrees! We left after only one night! Between the filth and the heat, we just did not want to suffer anymore! ***My mother was the one who booked this***

Check in is at 3 pm, upon check in the rooms were not clean, the bathrooms were dirty, the living and dining room were not clean. If there is a delay the expectation is to inform your guests so they are aware to hold off on coming by for a bit. 2. Lack of communication from the host to the above and among other things. 3. **** 15 mins after check in 2 people walked in without knocking, waiting to be let in or identifying themselves. The people in my group and I were very confused and felt very unsafe as we were not alerted by the host anyone was coming by. Upon calling the host, you are routed to the managing department, i spoke to two individuals a young women who was not apologetic or helpful and then the manager Adam. Adam was also very rude and unapologetic. He told me that these were the cleaning ladies and that check in time was not gaurenteed at 3 pm and that we can go to the office for food while we wait. This was not ok as i already bought a ton of food for our stay and informed him that i was aware it was no gaurenteed but i did expect some sort of communication of this. He then hung up the phone on me or at least tried to. I then had to sit on the phone listening to him and his colleagues laugh at the situation. 4. Th people who walked in to clean were not wearing masks or following COVID 19 safety measures. 5. Sink in the kitchen did not drain properly deeming it unusable. Moreover the dishwasher did work and would leak. There are many other beautiful cabins in this area, id stear away from this one.

Unfortunately, the experience was overshadowed by a very disappointing situation regarding the pool table. A full week after our departure, I received a request for $450 for alleged damage to the pool table felt. As I mentioned to the host, the table already showed visible signs of deterioration when we arrived. On top of that, the pool cues were not in optimal condition -- none of them had proper tip padding, which naturally increases the chances of damage over time. The table was simply not in a condition that allowed for safe or proper use. Additionally, the space where the table is located is extremely tight, making it nearly impossible to play comfortably without the cues hitting the walls or being forced into awkward angles. This setup alone creates a higher risk of wear and tear, regardless of how careful guests try to be. While I acknowledge that it's possible my son may have contributed to the existing damage, it's difficult to accept full responsibility when the equipment was already worn and not adequately maintained. What felt even more discouraging was the very high charge for something so minor, especially after how well we treated the cabin and how clean we left it. This situation left us feeling blamed rather than understood, and unfortunately it overshadowed what could have been a great experience. For these reasons, I cannot recommend Summit Cabin Rentals, and I hope future guests are treated with more fairness and consideration.

Friday night we got there and had to call 3 times!! First we didn't have any hot water, then we found bugs in the beds and on the floors, the upstairs bathroom toilet didn't have a chain so it wouldn't flush, the downstairs fireplace wouldn't work, the washer barely had any water running, and the top of the cabinet had food/ trash as if someone was throwing food over the stairs.After a long car ride like that we all wanted to take a nice warm shower before bed. We have stink bugs and lady bugs in Florida so we know what they are/ look like but we searched one of the bugs and it said bed bugs... When we called we were told no body would be out until the next day and it wasn't an emergency. No matter what type of bugs who wants to sleep in a bed full of bugs after a long drive like that?? The next morning the maintenance guy came out to fix these issues and he was a very nice guy. He listened to everything we said and by the time we came back we had hot water, the toilet flushed, and the fireplace was working! We got a phone call and they said they would send someone out to clean the house but everything looked the same way as when we left that morning. We all took showers and figured why not try an enjoy it since we already spend this much money and wasn't offered to be moved to another cabin or anything. Just that they would contact us after our stay... Sunday morning we woke up with no hot water again.... They came back out and got it fixed again and then we had it the rest of our trip. Though it ended there, NOPE!! Sunday night my sister went to lay down and she had water leaking on her bed. We didn't call because it was 2 am and they would have just said it's not emergency again. She slept on the couch that night. Monday went good we stayed in because it started snowing. My boyfriend cleaned the filter to the washer because it was full of dirt and the washer started working AMAZINGLY ! Monday night my sister went to lay down again and the same thing happened once again. Tuesday morning after we packed and got ready to leave we check the room to make sure we didn't leave anything behind and it started leaking in 4 more spots!!! That bed is going to be ruined and it is going to start stinking. So to say the cabin is ready and clean is a LIE!! It looked as if the cabin hadn't been clean in forever and when we started the shower it seemed like the water hadn't been ran in a good while. The cabin and view was beautiful but to pay as much as we did to have to come to something like this is CRAZZYY!! I didn't come on vacation to clean/ have to call someone everyday because there is a new problem everyday. My mom did get a call but all they could do was refund the cleaning fee and a 25% off coupon for our next trip. Yes we are thankful for something but I feel as that just isn't enough and we will definitely not be booking with them again. And if it was the cleaning company I would definitely get a new one because they don't know how to clean. I have my own business and WOULD NEVER DO THIS TO SOMEONE!!! The road to get to this cabin was very winding and hilly, and lucky for us there was no snow or ice on the roads but take caution if you do rent this cabin in the winter. While the listing says seven minutes to downtown Gatlinburg it actually takes about 13 minutes, which still isn't bad. Location wise we were very happy. There is a Food City grocery store nearby, and the Arts and Crafts district is just a short drive. When we pulled in, it was dark and I couldn't see the view yet, but later in the trip when the sun came out it certainly was an awesome view. You could even see it from the bed. The kitchen was stocked well enough to do some cooking. The hot tub was clean and hot, the bathroom had a couple towels. All was great with the basic amenities (except no coffee to be found!! I did leave some there, hopefully others enjoy it). I was quite disappointed that the furniture layout had changed from the pictures (which is the reason for 4/5 stars). I chose this cabin over others because it has two couches and a large living room. When we arrived, that was not the case. There was only one couch and a leather chair and an unnecessary dining table had been added. Be aware of that when you look at the pictures! We did have an issue with some critters in the duct work and a terrible smell as well, but I called and they came out to take a look and it was fixed by the time we returned. Overall, I'd highly recommend renting from About The Smokies! We look forward to returning.
