Unethical is the word that comes to mind after receiving a letter i thought would contain my return…read moredeposit and instead was a "balance due" letter. Incentive Properties thinks tenants are responsible for painting their units even if the unit was in the exact condition from when they moved in minus a few holes used to hang pictures and a TV. methinksnot. psst... are you an investor? This specific apartment is renting at 28% below fair market value. Perhaps if they were renting it at regular price they wouldn't have to resort to shady tactics to recoup standard maintenance costs. Food for thought. I've called, emailed and most recently sent a certified demand letter. Next step will be to file suit along with formal complaints with DBPR / BBB / NAR for their ethics violation.

Charged me $800+ to paint a 700 square foot condo INFLATION. Charged me $31 for a broken toilet seat that was BROKEN the day I moved in. Sherry Wong is a VILE human and should never work with the public. She charged me the wrong amount for my water bill multiple times and forgot to tell me the company then changed. She is unprofessional and this entire company is full of scammers took my entire $810 deposit plus charged me $844 for a place that was wrecked when I moved in and was extremely outdated.

None of these things were repaired the entire time I lived there. I was never late paying my rent even through the pandemic, but jusr as we were coming out of the pandemic they raised the remt $120. I felt that the price was excessive. I only recommend moving into the recently renovated properties. That way the appliances are newer and in better condition. Currently most homes in Las Vegas are woefully over priced taking full advantage of the housing shortage.

We cleaned as best we could and put in fix orders for broken dishwasher, stinking garage, broken back door latch things that should have been taken care of before trying to rent out. We wanted them to replace screens on windows because they don't fit properly but they said they don't fix those things so we have never been able to leave windows open. Fast forward two years we want to upgrade our house and move so we go to transfer houses through the same company. When we signed out lease they said that would not be a problem we can switch anytime. Turns out it is a problem now we have to wait until our lease Is up. So we wait until a few weeks before our end of lease and start looking at houses. They do not help you in anyway try to get into another place. We apply and they give you the run around. Say they will call you back. Never happens... Lost out on multiple properties because no one will help. Now we are going to just give our 60 day notice and find a better rental company. Hopefully they give us our deposit back without a problem because the house is in much better condition that when we arrived...

When I decided to put my own house on the market a few months ago, I remembered Shoreline Realty from the name on the side of Matthew's pick-up truck, looked him up, and reached out. We met at my home soon after to get acquainted, have Matthew get a look at the house, and voice our thoughts on appropriate updates/repairs, the asking price, for getting it on the market, etc. With Matthew's guidance and assistance in facilitating preparations, the house was listed on April 20th, had six showings, and had two solid offers within a week. In the interim, I've come to know Matthew as a high-energy person of integrity, with a wealth of local knowledge and resources who grew up in the area and is finely tuned to the local real estate markets. He's reliable, intelligent yet relatable, driven yet chill, and knows how to market properties to the best advantage for both buyers and sellers. His appreciation and knowledge of older homes such as mine, as well as his knowledge of how houses of all eras are put together (and his sense of humor), is a bonus. If you are looking for a real estate agent in Volusia County who's willing to put in the work and go the extra mile, I enthusiastically recommend Matthew McLean of Shoreline Realty.
