I was greeted by a leasing agent named Alan, who was warm and genuinely welcoming from the start. When I mentioned the reviews I'd read, he didn't get defensive -- he offered honest context and was happy to talk through my concerns. We ended up having a real conversation: about my move, what I was looking for, even a bit about his own life. It never felt like a sales pitch. The property manager was just as generous with her time, chatting with me for a good twenty minutes about anything I wanted to ask. I know not every leasing team has that kind of time to give, and I didn't take it for granted. Alan toured me through two different units based on what I described wanting, and was upfront about pricing and every incentive available. Nothing felt hidden or oversold. The property itself backed up the "luxury" label -- the grounds, the playground, the pool area all looked immaculate, practically brand new. In the end, I chose a different community, but that decision came down to budget and needing the best possible rate for the space, not anything about Cortland. The staff and units left a genuinely strong impression, and if my financial situation shifts down the road, I'd absolutely consider making the move to Cortland in the future.

We lived here for 2 years under the previous management (Aura), and they were excellent, responsive, organized, and professional. We never had a single issue during that time. ( Well except the BUG issues, few other issues, but nothing with the Staff ) Everything changed after the new management took over. We moved out on March 14 2026. At the time we returned our keys, fobs, and mailbox keys, we also signed a forwarding address document at the front desk ( In Person) . The staff member told us to expect our security deposit cheque in about a week. Simple enough. Two weeks passed, nothing. I called in week 2, and the representative told me she didn't see any notes about the cheque but would email head office to expedite it. She confirmed that our unit had been inspected and that we would be receiving a deposit back. She then told me to expect the cheque by the following Friday (week 3). Week 3 came and went, still nothing. In week 4, I called again and spoke to a different representative. After reviewing our file, she told me they don't have a forwarding address on file. That is simply not true. She was rude and didn't even apologize, noting, rushed to get me off the call ! Again, We provided our forwarding address: At move-out when we returned keys On our notice to vacate submitted 2 months prior to March 14 And no one mentioned any issue with our address during my earlier calls Now we are still waiting on our deposit with no clear answers. This is unacceptable. We were reliable tenants for two years - never missed a payment, never caused issues - and yet the handling of something as basic as a security deposit has been completely disorganized. The lack of communication, accountability, and record-keeping under the new management is concerning. If you're considering moving here, be aware that management quality has significantly declined.

We were trying to leave, car lights are one and about 10 kids all ages continue to ride bikes in the parking lot, clearly seeing a car trying to leave. parents did very little to stop them. They play cricket and throw balls in the parking lot every day, no regards for the cars. The screaming from the volleyball court can be heard from inside your apartment. Adults and children. Office staff is kind and maintenance is pretty good and nice but the overall atmosphere is overwhelming.

I just completed my one year lease for this property and here is my honest review!…read more Let me start with the good. The property is beautiful! The cleaning crew really does a great job of keeping hallways and common areas clean. To the extent that they can. The maintenance guy (Bill) is awesome! Very prompt! Now the not so good! First thing. The build quality is horrible! I was told that there was concrete poured between each floor so that you wouldn't hear your neighbors above. That's not true at all. You hear EVERYTHING! Almost as though it's inside of your apartment. Walking. Water running. Arguing. You hear it all. I spoke with the leasing office on several occasions regarding this. Nothing changed! Secondly. I moved in June of 2024. I left for a 2 week vacation days after the move. Came back and there were rat droppings and holes in my moving bags. I put in a maintenance request and inside of the door that's in every unit, Bill found where the rats came in. There were rat droppings everywhere! I have never been more disgusted in my life! Never would I ever expect that from a property such as this one. It took several attempts but Bill fixed the issue and I had no more problems with it. Last thing. As the building began to get more occupied, there was an alarming smell of marijuana. I hosted an event for family and friends in the sun room and I was so embarrassed when my guest could only ask and wonder how does such an upscale apartment complex allow that? Prior to this gathering, I had not smelled marijuana in the building. Terribly embarrassing! This property may appeal to the younger generations that don't mind the noisy neighbors and marijuana smell. But for my money, I'll take it elsewhere. I cannot recommend this property.

There are a few people who truly made this apartment feel like home: Guy Kohavi - Great Maintenance Assistant with amazing communication and an awesome attitude. He was always a pleasure to talk to and work with when finding solutions to normal wear and tear issues. Britnee Scott - Assistant Property Manager with a really positive attitude who was easy to work with. She made living there seamless. Lisa Smith - A very kind front desk representative who always did her absolute best to answer any question I had. If she didn't have the answer immediately, she would do whatever she could to get me one as soon as possible.
