So I had a concern regarding last pump out and contacted Chapman with an email last night. This morning I received a call and email from someone at their office. She was very pleasant and courteous. She further addressed my concern by having a supervisor come out and discuss my concern and inspect the tank within an hour of our call. That is awesome customer service. Took them two days to find my tank that they installed then the owner Melody Chapman was so incredibly rude and discourteous on the phone and spoke to me in such foul language that I will never call them again and will not endorse them on this platform or any other. I wish there was a zero star review. Beware of this company! The two guys that came had a hard time finding my two septic tanks. I asked them if there is a machine that could help locate my tanks and they said it's an extra $200! I was already being charged $300 per tank. I eventually told them where the tanks were all they did was poked holes in my yard and told me both tanks are leaking. But they never showed me much evidence. Mr Chapman came to give an estimate and he has zero sympathy for his customers. I think these guys are just in the business to install tanks and drain fields that's were they get the big bucks. read more

We are selling our house in South Miami and Chapman Septic did the "inspection" for the prospective Buyers. Horrible is the word their service calls to mind. Fecal matter, sludge, etc. was splashed up on the exterior walls of the house and into the screened breezeway. The screens, floors, built in bar were all contaminated. They came out the nest day to 'fix' it and basically splashed clorox around and used the outside hose to rinse everything. They left an inch of standing water in the breezeway that we had to wet vac out. The report they submitted had little boxes checked off with no supporting data or photos. BUT they did type on it that an estimate for total replacement of the system would be ready the next day!! WOW! They don't make their money from inspections. It's replacement that brings in the big bucks. Pathetic. read more

Good morning, I just send the email, to demonstrate in photos, the disaster that they have left in my driveway, and I still do not understand why they decided to take the truck to my driveway, when the hoses reached the street. I called and a lady who attends told me, that in itself, little patience for my poor English, she was rude that they would send someone the next day. The next day, I called again because no one had come, the same lady referred me to a girl who told me: They called you but you did not answer, to which she replied that no one had left me a message, and the logical thing is that if I do not answer, leave a message. Ok when I go out to see, they just "tried" to clean a mancah and they have made it worse! but since I couldn't see the people who came, they didn't "try" to clean the others. A shame, and the worst thing is that I still do not understand his behavior. Anyway, I will keep the photos and in the Nextdoor application that we use, from where I got the recommendations and I curse that moment, they told me to write to Mr. John who is the owner because for me it is better to write than to speak, and I have noticed that they do not have the least intention of trying to understand when one calls, which I apologize for not being able to express myself as they wish. Ask the employees NOT to raise the trucks, what they leave is a disaster, and the worst thing is that nobody is going to fix it, only me and that comes out a lot of money. When I called and they gave me a budget, they told me $ 400, and when they came they charged me $ 400 + 120 sw two gallons and more +150 of this work! And now I have to spend more money to clean the big stains that they have left, and worse than the original ones, because what they put on it has made them worse. Had to give them one star to even write a review but they do not deserve any. Had them do an inspection before we bought our home and they charged for an inspection and a pump out and stated that our drain fields "were bad". We called them to give us an estimate to repair the "bad drain fields" and he said 6k, with a 3k deposit up front. We told him we do not pay up front. Called 2 other contractors for estimates which were half the price and found out that Chapman never emptied the tank. He was rude and arrogant, lied and overcharged us. Do not use this company. In May 2018, we hired Chapman to clean out our septic tank because our water was back flowing into our home. We were so incredibly happy with them at the time. Exactly 4 months later, water started back flowing again into our home. The first ones we called were Chapman because we feared the worse...we were going to need a new septic and drainage system because there was no way that our septic tank was full again within just 4 months. They looked at the tank and said everything was fine and our drainage system was working properly, so we happily paid the $150 service fee for them coming out to help us. We then hired a local plumber who came out on the same day and checked all of our pipes with a "snake" and found no issues there (again, more good news). Our plumber took it upon himself to dig up our septic tank and he uncovered that we have a septic tank AND a drainage tank. The septic tank was completely full. It was evident to all of us that Chapman had only pumped the drainage tank 4 months ago bc the tank was completely full and there was no way that it got full again in just 4 months in a small home with a family of 4. Clearly, they didn't do the job correctly back in May. The next day, everyone from Chapman was here, Joe the owner, the supervisor, and a few employees. It was evident to all that there had been an oversight on their part and immediately a tanker came out to pump out the second tank. Joe even said that yes, both tanks should have been pumped back in May. The issue we had was with the owner Joe and The customer service at Chapman. We had no issues with the mistake that was made BUT more with the manner in which they handled themselves. Joe kept saying that they were pumping out our tank "free of charge" which let's be honest, we paid for this service 4 months ago and it had not been done correctly. We are all human and we make mistakes BUT it's all about how you correct that mistake. When we asked for a refund for the $150 we had paid for a "service call" in which we were told everything was fine, which clearly it wasn't, Joe said, and I quote "Fine! I will send you a check in the mail. Just don't ever call me again". All I could say was "Wow! Just like that you're willing to lose a customer?" And all I heard was "YUP!" No worries Joe. You just lost a customer who will be replacing their entire drainage and septic system in the next few months and wouldn't dream of doing business with you ever again. There are plenty of companies in Miami with much better reviews than what you have received. Clearly, Chapman and it's owner are not equipped to deal with people, not even with their poop. read more

Sadly, these people were at one time decent, but last December they came out to drain our field and ended up damaging it. We have had nothing but problems ever since. Rolando and David were the Chapman service guys. We paid $230 for the draining and it is now going to cost us over $1000 to repair the damage they did. STAY AWAY from this company! read more

BUYER BEWARE! They have a 'D' rating with the BBB for a reason. On Friday, August 8th, 2014 this company came out to a property that my husband and I have under contract in order to perform an inspection of the septic tank. We were told when we made the appointment that we may need to have it pumped in order to do the inspection, so we were prepared for that possibility. The company arrived about 20 minutes late (no big deal, things happen). The 'inspection' consisted of the following: One of the guys opened the cap and leaned over to look inside the tank (no flashlight or anything to assist him), then lowered a metal bar down into it. He pulled it up and made what I can only guess was a mental note of the fluid level, as there were no markers on the bar that I could see. He put the hose from the front of the house into the tank and ran water for a little while. He then dipped the bar back in and noted the level of fluid as indicated on the bar. He said that this told him nothing was backing up and that everything looks good. That was the end of any inspection he performed that day. He then began to pull the house off the truck to pump the tank. My husband explained to him that we had been told that pumping would only be necessary if it needed to be done to perform the inspection. Without even pausing, he continued to prepare to pump the tank saying that it had to be pumped and that, "They're gonna make you pump it." We thought that was odd but did not want to argue the point. We reasoned, 'maybe he knows something we don't', maybe we misunderstood something', and 'maybe it's really in need of a pump anyway'. He pumped it and they left (again, without doing any further inspection whatsoever). We were present and watching them the entire time they were there (maybe a half hour). Later that day we learned that the sellers had just had the tank pumped 14 days earlier. So at that point we knew it wasn't because it had been in need of a pumping. We decided we would call the company Monday morning when they re-opened. I called that Monday morning to get clarification on why it had been pumped after the 'inspection'. I spoke with a woman (name unknown) and explained the situation to her. She was immediately defensive and astonishingly rude. I've never been spoken to by a representative of a business the way this person spoke to me. Frankly, I'm sitting here writing this baffled that, not only is this person employed, she is responsible for interacting with customers. She actually mocked the way I was calling her ma'am. I felt like I was talking to a rude child, though by the sound of her voice she was much older. She contradicted herself the entire time saying that the Department of Health requires that the tank be pumped for the inspection, but then saying they wouldn't have pumped it if we "had been adults" and insisted he not pump it. She called the guy (who had pumped the tank) on the radio and he said, "If they had told me it had just been pumped, I wouldn't have pumped it." So that doesn't jive with her Dept. of Health requirement excuse, nor does it jive with what he told us at the time (that it was required and that 'they' were going to make us pump it). Furthermore, if it is in fact a legal requirement to pump the tank before inspecting it (as she was claiming), then the inspection they conducted was not in compliance with this requirement. The woman said, "you got what you wanted; what do you want, a refund?" At this point I said, "Actually yes, for the pump, I do." She said sarcastically, "yeah, well, you know what, no I'm not gonna do that." I said several times, "Ma'am you don't need to speak to me in such a manner (that's when the "ma'am" mocking began)." She finally told me she had more important things to do than talk to me. I guess there were more customers to berate and rip off. Wow. read more

We have worked with many different types of contractors in South Florida. This experience was by far the worst ever. We hired Chapman Septic to install a drainfield in the front of our property as the county required it since we expanded the size of our home. The owner Joe, quoted is $6,000 for the job. We gave him a $3,000 deposit and he proceeded to immediately cash the check. We never heard from him again for almost 60 days. He claimed he had other jobs he was working on. Finally after 2 months he showed up at our property with his equipment. He went on to dog massive holes and immediately contacted us to say that the work would require more effort and the new price was $10,000 and we needed a new septic tank! (The tank was only 8 years old but he claims it was "crushed"What could we do? He proceeded to be extremely rude and said "I have enough jobs, I don't need this aggravation" he said we could cancel but he would keep $1000 for his "time". We had no choice to continue working with this company as we now had our entire front property destroyed. He said he needed to pull new permits and basically left our house with a massive hole in the front which was a major hazard. He didn't even cover it up for two weeks. I had to send threatening emails to his office manager ( Melody Chapman) demanding they cover the hole. She was also very annoyed with our simple request and kept deferring to call Joe Chapman on his cell. How unprofessional we thought. Finally 45 days later they came back to our home and put the tank and Drainfield in front of our home. They didn't even pass inspection and were demanding money. We told them we would not pay another file until we passed final inspection. They failed the first inspection and them passed a few days later. No here is the mess. They were very aware that we needed to have a place to put a driveway to park our cars. Since they are so unprofessional and have the worst communication skills, they never even bothered consulting with us where to put our driveway. Once the final inspection had passed I asked Joe for a Drainfield certification showing exactly where the Drainfield is located so we can put a driveway on our property. His response was "you PEOPLE need to leave me alone". I had to demand a Drainfield certification and what I was provided was a sketch written by hand with his signature. He never provided any site plans or adequate drawings or anything accurate displaying where the Drainfield has been installed. He insulted my wife and told is to not call him again. I am now filing a formal complaint with the county, state, BBB, as well as contacting our attorney for damages. I checked with other architects and was told that Chapman Septic has been ripping off clients for many years with their unprofessional service. Sorry to read the previous poor reviews, but not consistent with my experience. I used them last month. This was my second time using their service. Both times they came out 1-2 days later after my call. They were courteous and on time. I had my system initially pumped about 5 years ago. Recently, we had a terrible indoor odor after the torrential rain storms so I called to have it re-pumped. After pumping the smell remained. It turns out the Clorox I poured down the toilet kills the bacteria that helps to maintain the system. It is important, if your are on a septic system to regularly use RIDX or some other septic treatment monthly. It turns out the odor was caused by a cracked seal on the actual toilet. I had the toilet replaced due to the poor quality of the TOTO brand whose seal parts have to be special ordered and are exorbitant. Maintenance is key. Pumping should be done every 3-5 years, depending on the amount of occupants in your home, to maintain the health of your septic tank and drain fields. It is also helpful that you locate the top of your septic tank before they come out. This will save time and money. Also, it's cheaper to pump than to hire a plumber to do a camerascope of the pipes. A good tip is if you are flushing fine then the problem may be the septic. If the flushing is slow then it may be a blockage in the sewage line, requiring the plumber. The plumber scope can go all the way to the septic tank opening and they can give you a video of the line if you require it. read more
