To be transparent, we are property owners, so this review is from the owner's point of view. Having said that, he's been proactive in making sure the rental house is in a good shape, including regular annual maintenance. This is to ensure tenants get what they pay for. One thing David really stands out is his responsiveness and timely communications. Tips: believe it or not, best way to contact him is via email. He'll call me as soon as he's available whenever I ask him to call me via email. His email responses are mostly cryptic and straight to the point, and some folks may take that differently. But for us, we like his cut-to-the-chase, no-nonsense style. Believe us, we have had a different property manager before, and he may seem courteous, but his responsiveness and professionalism are not even close to David's.

That is until upon move out they decided to pull the play the 'not entitled to get your security deposit back' game so now I have to take further action by serving them. Do they have cause to keep my deposit? No. In the lease, it specifically says that deposit may only be kept if the apartment is not left in the condition, it was before my tenancy. It was in fact left in that condition and I have before move-in and move out pictures showing this. They also claim that the deposit can be withheld for unpaid utilities. That's fine, but the funny thing is I never got any billing after I moved out for these utilities until months later, otherwise there'd be no need for them to do that. Now their integrity is shot and is clearly greed as they likely smile about it in their response emails to me. They're counting on me (and you) not pressing forward with the retaining of security deposits. Prove them wrong. You may avoid this by not renting from them. I do not recommend Bonavista Management, if you choose them. Be content with them keeping your deposit.

They also have this weird culture in Managment where it's very cliquey. Would not recommend, no one stays for long and they're constantly transferring through properties. Managment is not supportive to their employees nor ownership and they talk about and gossip about everyone behind their backs. Ew.

    cons - inept…read more -inefficient -dishonest Although my experience at this apartment was quiet and for the most part, non eventful, I really did not think the unit was worth the price. When I signed, I was shown pictures that included a patio and the listing specified in unit W/D but neither of these were true. With fees, my unit ran about $1580 which is not bad for location and the size. However, it was in the basement floor which meant it was extremely dark and very humid. The baseboard heaters do not run efficiently and it was freezing in winter. The door is not sealed very well so the ants and spiders have been a pain to control. When you sign the lease, you agree to let your unit be shown while you reside in it. I did not catch this when I signed but they begin the process as soon as you submit the notice to vacate. There is no concern for safety. I also submitted an advanced notice (4 months) of an early move out date and they informed me 4 days before that I was expected to pay the prorated amount. (leaving 8/1 instead of 8/25) with the date being notated as early as in March. Not once did they communicate this would be an issue. They have unrealistic expectations regarding clean out processes because they want to do everything they can to not return the deposit because WPM is greedy and poorly run. For example, they expect you to pay for the carpets to be professionally cleaned via a company. I completely agree that tenets should deep clean prior to leaving but the company needs to clean between tenets regardless of how well of a job was done prior. They specifically say store rentals are not satisfactory for this task and provide referrals for you. Most people are struggling right now and asking someone to spend $100+ on something like a professional carpet cleaning, which they should be doing anyways, while tenets are also paying moving fees for another unit, is tone deaf. On top of this, the return of the deposit would not be guaranteed since it is based off whether or not they *think* it looks like it has been cleaned to the standard, it is only intended to set people up to not get their money back. I will give credit to Julian, who manages for Seattle residences. He was willing to accommodate when tours began to be scheduled. He did assist in ensuring I needed to be present for showings and ensured that it met my schedule. Prospective tenets schedule online and what was annoying is I had to forward any scheduled time to Julian that did not match when I was available. I did appreciate he worked with me on this because I find that process to be uncomfortable and unsafe. Overall, save your money and peace. I did not require a lot of maintenance while I was here--my main gripe is the move out process and their greed. My neighbors were all lovely and the neighborhood is quiet and conveniently located.

    EDIT: WPM did finally resolve this issue, but certainly not promptly. They told me that it was…read moreaccidentally added to my account--which seems like a pretty significant mistake. And they are still the worst landlord that I have ever dealt with. Believe all of the bad reviews. I do not know any of the other individuals, but their reviews reflect my own experiences with Walls Property Management. In addition to many other bad experiences with this company, they are currently trying to charge me $372.43 for a maintenance call that took less than 5 minutes--all the technician did was reset a button on the stove fan hood. No damages on my part, and no parts or materials required. In addition, every neighbor that I have met have recounted their own bad experiences with Walls Property Management. If you choose to rent through this company, be prepared to defend your tenants' rights, because they have no compunction with ignoring tenants' concerns, selectively enforcing the lease, and violating tenants' rights.

    Now it's been almost 5 years and we're dealing with a 5 day outage of the elevator in a 6 story…read morebuilding with no end in sight. Today we didn't even receive an update. I don't know how much longer my senior dog (15) nor myself can handle the hike to only the 5th floor, but as far as I know, nothing is happening. Consider this building a 6 story walk up! I'll change my tune when it's fixed and there's some guarantee this won't ever happen for this length of time again. As usual the terrible contract with elevator repair company didn't allow them to do anything at all the first day it happened because it was a Sunday. Isn't this an emergency for some? When the elevator is working, I still love the building and the views. Original Review: I have been living here for 3 years and the elevator goes through periods of outages. Don't get me wrong, I love this building! It wouldn't be so bad if the contract with the elevator company wasn't so bad. If it goes out, you're stuck until the next or the following business day (we're the lowest priority). This isn't considered an emergency, yet at least 3 tenants on the 6th floor use a cane, walker or wheelchair. I'm the whiny guy on the 5th floor with a dog. Just getting tired of it! Leasing agents do their absolute best! They try tirelessly to fix the issue themselves. This is an owner issue.

If you opt for a top floor unit, I strongly recommend an air conditioner, speaking as a utilities miser who prides herself on "experiencing the seasons." The rooftop is also great, very peaceful. The entire management team is incredibly on it and kind, problem solving issues as they come up with grace and speed. Rent seems fair and has only been raised on me once, by less than $50, in the time I have lived here. It's a gem in Ballard.

We were told we wouldn't get charged for the month of November considering we got her moved out in October. We cleaned the place as best we could knowing the carpets would need to be replaced among other things. Well, we got charged for the month of November then they decided to over charge for simple things that would have needed to be replaced regardless. Not to mention a person had passed away with water running in the unit next to her and caused water damage to her lower restroom which the previous owning group did not bother to replace when asked so we got charged $800 for that as well. I'd choose Rob and team again in a heartbeat. In January, Rob put together a timeline for renovations and targeted listing for early spring. I had my doubts on whether we could hit such an aggressive timeline, but Rob delivered with authority. There was no way we could have gotten on the market in this timeframe without the extensive network Rob built over the past 25 years, the boundless energy he put into driving the project, and his charisma with the HOA and buyers' agents. Prior to the sale, the condo had been rented for a decade, and it was managed by Rob and team for the first 9 of those years. Rob was consistently on top of things - whenever issues arose, he had solutions ready immediately. I only truly appreciated how easy and smooth Rob made my role when WPM suddenly replaced my property's manager, and the problems started. I won't be making that mistake again - when I have real estate needs, I'll be calling RGRG!
