Do yourself a favor and live somewhere else if you want basic amenities like a functioning toilet and shower.

Really loved living here -- this is the first apartment I have lived in NYC where I haven't had any…read moremajor bug/pest issues (I lived on the 14th floor and never saw a bug). The units are spacious with great closet and storage space. Could not believe I had a walk-in closet in Manhattan! Building staff is great and very quick to help when needed. The location is a short 10 minute walk to Target/Whole Foods for groceries, 5 minutes to Gristedes/some other smaller food markets, and less than 5 mins away from a ton of other shopping at Brookfield Place or the Oculus. Also very close to nearly every subway line. The move-in/move-out process is also really easy -- the COI needed if using a moving company is very straightforward and pretty lenient compared to some other buildings in the city. Unfortunately - due to COVID, the gym was closed for about half of my stay here, but did have a lot of great equipment. The only other thing I wish they had in the building is a finished rooftop. Right now - there are only a few folding lounge chairs for tanning up there - but would have loved some outdoor couches and tables to entertain. I'd recommend leasing directly through the building's leasing office (rather than using a broker if possible). Ask for Robbie!

Like many people during Covid I started to work from home and needed more space so I reached out to the building manager to see if I could move to a larger unit at the end of my lease term. They responded to me and told me that I could move to a larger unit upstairs with a balcony for the same price as I was paying downstairs. Amazing, I thought... but the unit was an absolute NIGHTMARE! A few months after having my apartment moved upstairs to apartment 5J I started to smell cigarette smoke, I thought that maybe it was just from a party next door and that the smell would go away no big deal. WRONG! Every. Single. Day. The smell became more and more evident. I asked the building staff about it and they informed me that in fact, my neighbor whom had lived there for decades was an avid chain smoker and it was something that had been going on for years. I felt totally betrayed, the building had known the whole time that this was an issue, and refused to disclose it to me. Since the building is advertised as "non smoking" I reached out to the building manager and begged and pleaded to move units or vacate my lease. They promised me as soon as a new unit hit the market I could have first dibs - that never happened (even though plenty of units had come to market in the interim) for months and months I begged and pleaded to move units, I couldn't sleep at night, I was coughing, itchy eyes, tight chest from the second hand smoke. It was like living in an ashtray. The smoke (since we shared a wall) was coming mostly through the kitchen, specifically through the gaps by the pipes! I couldn't even use my kitchen because of the fear the smoke was settling in the pipes! Not to mention a lot of this was going on during Covid, a complete health hazard. It became so bad I had to visit urgent care twice in 4 months because of respiratory issues, I was living in a NIGHTMARE. The building came in and duck taped the gaps under my sink (see photos), I even had to put electrical tape on the vents in my shower because it was blowing hot steamy cigarette smoke into my shower nightly. I begged and begged and begged for help for months and there was "nothing they could do about it" to help me. If you ever decide to move into this building and exit right on the elevators onto the 5th floor you will be engulfed by this terrible smoke smell. Specifically unit 5J, I am warning you because I wish someone would have been honest and upfront with me - or at least tried to help me after the fact and no one did, do not fall victim to this unit, you will regret it immensely.

It's a through lane. Something to keep in mind. It's on the same block as the subway and the crosstown buses. There are fancy restaurants and also delightful and affordable food options around here. There are good grocery stores a little more of a walk away. It's close to parks, green spaces, coffee shops, a library, a book store, and pretty much anything for wholesome living. I see bugs once in a while but if I check them immediately, I don't see them again for a while. I think the staff makes or breaks the whole experience. Jeff, Juan, Francisco, Reuben are always around. And a few other great maintenance folks I remember by face but need to jog my memory for their names. I have never lost a package. They fix problems promptly. They caution us about the weather. They notify if there is disruption of service. They communicate polity and well. They ensure it's a comfortable living experience. The commute to around the area is great. It's 20 minutes walking distance to the MET as well. The sound doesn't carry through the walls much. I recommend it for long term living.

The location is right on the waterfront, lively during the day and calm at night, despite being just a 15-minute walk from Times Square. One of the biggest problems is the lack of reliable hot water during the winter. I have had to repeatedly email the janitor just to have the hot water restored, which should not be something residents have to constantly follow up on. There is also virtually no cell phone service inside my apartment, and the building does not have an intercom system. This makes receiving guests and deliveries extremely inconvenient because I have no way of knowing when someone has arrived or is coming upstairs. The amenities are also poorly managed. The gym equipment is old and in need of updating. Residents are charged $10 just to bring a guest to the rooftop, which feels excessive, especially when I regularly see people who do not appear to live in the building using the basketball courts. The laundry facilities are another major frustration. Washers and dryers are frequently out of service and can remain broken for weeks at a time. The shuttle service is also far less useful than it should be. Instead of operating consistently throughout the day, it primarily provides pickups during the day and drop-offs in the evening. This makes it impractical for residents who want to use the shuttle during normal commuting hours to get to and from the subway. Overall, the building feels poorly managed, and residents are nickel-and-dimed for amenities despite persistent problems with basic services and maintenance. Between the unreliable hot water, outdated amenities, broken laundry machines, inconvenient shuttle schedule, lack of an intercom, and additional fees, I would not recommend living here.
