Beware Vivmark Residential. Love the building and the staff, frustrated by the management. Mantena is a great place to live, and the doormen Heaven, Papa, and Jose are fantastic, always friendly and helpful. But the Vivmark renewal process was impersonal and inflexible: a 12% increase in a year with no one able to review it, and a clear message that being a reliable, long-term tenant counts for nothing. read more

This is a newer building, but for the price I would look elsewhere. They cut corners with the construction and my apartment including many others had a flood this summer requiring replacement of the wood floor and ceilings in the kitchen and bathroom. I had to leave for a week and a half. They still charged me full price rent - no discount for this inconvenience. The positive is they fixed it pretty quickly. It is true that the front desk staff is spotty with letting people up without verification. I've had friends walk by with no questions asked, but other times they are stopped for verification. Plus there are multiple construction projects going on, so it can be noisy at times. If you work in the office 5 days a week, then that's fine, but not ideal for remote/hybrid workers. Kenneth, the leasing agent with Mantena / Equity, was fantastic to work with during my apartment search. Once I got past the AI agents and got put in touch with Kenneth, he was incredibly informative, responsive, and helpful throughout the tour and application process. While I did not end up moving forward with leasing a unit at Mantena as I ultimately preferred a different neighborhood, Kenneth and his team were professional and understanding. Very pretty on the inside/outside however there is no sense of safety here for tenants. 1. Anyone can be let up to your front door. Hence security is for decoration. Papa, Megan, and Karina are the only ones that made me feel safe. 2. Management personally calls our cell to call my partner rude names. Hence the MANAGEMENT are out to belittle/bully and not provide actual service. (Ron Cucolo manager specifically) 3. The way they treat their staff is disgusting. I have witnessed building staff in desperate need of medical attention. Blood everywhere and the higher ups demanding that staff member to remain on the remainder of the shift. If they treat their own staff this way imagine how they treat their tenants. This place was a nightmare and do not recommend to anyone especially females and families! read more

Great building, new amenities (the "key" into each apartment is a digital panel rather than a physical key, which is very cool), and very friendly staff. Management is pleasant, and the super (Nesly) is incredibly responsive to any issue you might be running into, even if you run into an issue at odd hours (which I have!). 5-10 min walk from MSG/Moynihan Train Hall, Hudson Yards, and Times Square. Literally every draw I opened was broken and fell on the floor in a cartoonish way. Everything* I touched was cheap, awkward, and/or broken. No wonder they didn't have photos of the shower online, it's right out of a Cinemax movie from 1992. Horrible. they have the gall and delusion to ask for $7,000 a month?? I lived here from 2021 - 2023. I've heard of many complaints from other tenants, however, I didn't have many. The building was always well maintained and clean. I lived in studio E on the 4th floor and it had a balcony with all updated appliances. It was a studio, so it was a small area, but the apartment was amazingly thought out. W/D in unit with a small dishwasher and microwave to fit. The refrigerator was my favorite part. It was large, spacious and modern. The closet contained built in shelving which was immaculate for organization. The bathroom, too, was well thought out and spacious for a studio. The finishes were beautiful. It was very much soundproof as well. The only thing I could hear on the street was the fire trucks leaving their station (FDNY was located right behind our building) but even with that it didn't really bother me. My neighbor upstairs definitely liked to smoke weed, which I smelled quite frequently through the vents, however I wasn't annoyed, but I can see how some tenants may be annoyed. I don't think it is necessarily a luxury building per se, but I guess living in nyc having a W/D in unit is considered "luxury." The gym was basic and always had a trashy smell to it because of its proximity to the garbage in the basement. It didn't seem too well kept, in that the sanitary towels you're supposed to use to wipe down the equipment was always dry or didn't have any (indicating that equipment was rarely wiped down after use). The roof deck was nice with grills and lounge chairs. The lounge was pretty lack luster and dark. Theres a pool table and seating. Some of your neighbors are friendly while others could careless that you're around until you do something they don't like. The front desk staff (Jose, Papa just to name a few) i'll miss the most and Nesly our super! It's sad the front desk staff has seen so much turnover but its kind of awful that if someone doesn't come in for the next shift then the previous person is kind of forced to stay. I just think at that point we should just lock the doors and use of key fobs for entry because I've seen some of the front desk do involuntary doubles and it seems pretty miserable. They too have families to go home to. This seems to be one of the reasons for the turnover rate with the concierge. I've never had too much of a problem with management. What finally put me off about mantena was the outrageous cost of rent. Within ONE year they tried to increase my rent by $500 for a studio. Its crazy that the studios are going for close to $4,000 for most of them being less than 535 square feet. My apartment was 493 square feet. There are soo many apartment buildings around the area now that have better amenities and more space that cost less than that. From the time I moved in to the time I left my ENTIRE apartment floor all left. I think once I left there was maybe one or two apartments who were there from the time I moved in but they were moving out shortly after me. Its disheartening because it seems like some new tenants are college kids who don't respect the environment (who ended up throwing a rave on the roof deck one night to which NYPD responded to because a neighboring building made a noise complaint and didn't shut down) that make it seem less of a neighborly feel. I was a bit nervous in that young kids drinking on a roof deck sounds like a nightmare situation of someone ending up falling onto the street below on W 37th. Luckily this didn't happen. The location is good for getting where you need to be but there isn't much of a neighborhood feel to hudson yards just yet. There is a brooklyn fare underneath the building which was A++ but it was overly priced (but its nyc sooo what do you expect). I did receive my security deposit back but I also ensured that whatever holes I put in the wall from mounting things I spackled and painted over and I also paid for the easy clean move out. I took videos and photos of the apartment upon move-out if anything were to be removed from the deposit so I could locate any issues if there were any. To sum this up: The good: The concierge team is great, apartments are beautiful and modern, there's a small gym and roofdeck, the location is great for traveling (Moynihan, penn station, port authority are all within walking distance), Brooklyn Fare grocery store underneath the building, responsive super (Nesly) - he's THE MANNN, a quiet block with great soundproofing in the apartments, ceiling to floor windows The bad: Ever increasing rent that is disproportionate to the surrounding area apartments and what they have to offer, the neighborhood is still developing so there are a few restaurants/bars close-by but nothing fancy, the gym smells (idk what they could even do due to the proximity to the trash) and needs better resources for cleaning equipment If you are a new tenant and like the building move in! I just moved out of Mantena last week, after being a resident for 3 years. As you can read from my two reviews below, I used to love living in this building. Unfortunately life at Mantena began to change around March with the departure of the longtime Community Manager and the arrival of Eddie Rochat. Prior to March, the leasing office would answer right away when you called and would respond to emails the same day. I actually never had a situation where someone didn't pick up when I called. Starting in March, I have NEVER been able to get someone on the phone when calling (this has gone on for the last 9 months). Not once. Also, the leasing and retention offices went over a month without responding to my emails on multiple occasions, and even that response required significant follow-up on my part. Please keep in mind that I was paying $3,200 a month (almost $40,000 a year!) for a studio and received this kind of service. To be honest, there were small signs of declining service prior to March, but I had just let those go because I otherwise loved living in this building. For instance, when things broke, they would often be replaced with inferior products. For example, all units all have high-end Hansgrohe rain shower heads. This shower head retails at over $1000. When mine broke, it was replaced with a $30 shower head from Home Depot. I rented this apartment because of the quality of the finishes. I noticed each detail that was put in and that's why I was OK paying such a premium for a studio. I wasn't agreeing to pay $3200 for a studio with a $30 shower head. Details matter. More insanity ensued when it was time for renewal. In the midst of COVID, I received a renewal offer with an increase of around $80 (otherwise flat, but due to the 421-a surcharge the building was choosing to assess). Ridiculous that they were still expecting me to pay $3200 in this market when similar studios in the building were going for $2200. I honestly found that offensive. I tried to negotiate several times, but only got down to about $3,000 with them, despite the fact that they were, again, charging $2200 (and at times, less) for similar studios for new tenants. They refused to budge. And not only did they refuse to budge, the renewal specialist was such a hot mess that she forgot to respond to me at all at times. Again, I went over a month without any response at all. Keep in mind, I was a perfect tenant for 3 years who never had as a much as noise complaint, not once. I also had my rent set on autopay, and faithfully paid rent each month for 3 years. Not a single late payment or issue. And prior to March, I really never had a complaint or issue about the building. Great way to retain good tenants with stable financial resources in the middle of a pandemic and economic crisis, Equity Residential! There were far too many additional issues with the building in the last 9 months to detail here, but in summary they were basically incapable of doing anything correctly. In general, the doorman, porters and super were amazing - and continued to be amazing even throughout the pandemic. They were the only thing keeping the building going. I feel bad that they had to deal with such poor leadership from the Community Manager, but continued to provide excellent service despite having no real support. Nick, Jose, Aaron, Luciano, Wil and Danny are superstars and I'm so thankful to them. However, there were a lot of substitute/temporary doorman during the pandemic who were awful. They wouldn't even look up at you when you walked in the building. They were too busy watching videos on their phones or taking personal calls. I don't care about someone actually greeting me, but this is a safety issue where anyone can just walk in the building. The area has become VERY unsafe during COVID, so security is especially important. My advice to you: DO NOT LIVE HERE, NO MATTER HOW ENTICING THE UNITS LOOK. You will regret it. We've all had those boyfriends who are gorgeous, but are terrible people. Mantena is that boyfriend - trust me, it's not worth the dysfunction and suffering. Also, don't live in any Equity Residential building. They truly don't care about tenants at all. I found a better deal and a better apartment just two blocks away. A brand new 900 square foot 1-bedroom with a 400 square foot private terrace. All for the same price I was paying for Mantena's tiny studio. read more

Unfortunately, after spending close to a year at the Mantena (as its very first resident having moved in on May 15, 2012), I can in no way recommend that any person consider signing a lease here. After much consideration, I've decided that the best way to provide a constructive review of the Mantena is to breakdown the points I want to cover into three categories. This will prevent this review from turning into a rant that unfairly criticizes the building or its maintenance and management team for a singular incident; I believe the Mantena has shown a consistent track record of problems that I will call out below. As a warning, this review is long. If you're seriously considering spending the ~$2,800 monthly (and more) that studios command here though (as of April 2013), keep in mind that the extra time spent reviewing the information I've provided could save you a significant amount of heartache in the future. GENERAL BUILDING REVIEW Grounds are beautiful (in my opinion) but there were/are many issues with both my unit and larger building amenities. Major examples include, but are not limited to, the items below. --Improper installation of refrigerator, stove, washer/dryer, and AC leading to multiple failures and corresponding service requests. Not a large problem when each issue is considered separately, but together these problems have caused me a fair amount of lost time and discomfort. --Basic unit design flaws such as a lack of proper shower curtains (glass barriers spanning only ~1/3 of the tub). This may have been rectified as of this review, but I feel the need to document this issue because shower/tub spillage in the unit above me caused severe water damage to my ceiling early on in my tenancy as documented in the Yelp photo I've associated with this review page. --Floorboards have started to separate from each other at the seams, leading to possible decay and splintering issues. --Common areas/amenities are seeing delays in delivery. Brooklyn Fare is still not open on the ground floor despite a marketing post about this amenity dated April 16, 2012 on the Mantena's Facebook page (https://www.facebook.com/MantenaApartments?fref=ts). The roof deck only opened at the *end* of last summer and has its seating and lounge areas removed without warning as well. I've personally seen entire sections of the gym in states of non-function also (e.g., all treadmills out of order). STAFF AND SERVICE --Super: Absolutely wonderful as he responds to any request ASAP and is very amiable. One of the few areas where I cannot provide any criticism. --Doormen: High staff turnover and inconsistency of service provided. I believe the building rotates 8 doormen given the holiday staff tipping list. Original crew has been pretty much entirely replaced two times over in the past 11 months, meaning I have no idea who's monitoring access to the building, securing packages, etc. Some doormen will go out of their way to help you, some will not acknowledge you with even a simple greeting unless very directly prompted. **SECURITY** This is the largest issue with living at the Mantena and a security-related incident was the final problem that prompted me to actually share my experiences living here. I was the victim of a burglary sometime between April 2, 2013 and April 7, 2013 at the Mantena while out-of-town. Facts of the ongoing NYPD investigation are presented below, please draw your own conclusions: --The front door was the most likely entrance point and the deadbolt was engaged to the best of my recollection. Even if the deadbolt was not engaged, a key should be required to disengage the door's auto-locking mechanism. NYPD concluded that there were no signs of tampering or lockpicking, meaning a key was most likely used. I had both copies of my keys in my possession at the suspected time of the burglary. A third copy is held for use by building staff. --Primary security camera recording system was not recording during the entire period I was away from home. Backup system may have footage, but is currently being reviewed (as of 4/16/2013). --The system to make calls between the security desk and residents has not been functioning for several months (as of April 2013). As a result, the security desk no longer calls residents asking for permission to let a visitor into the building elevators or primary stairwell as was often the case during the first few months of my residency. It is my understanding that a sign-in process is required for guests. --NYPD is currently investigating two other burglaries in the building that occurred around the same time as mine. To conclude, the Mantena has major problems that have cost me a significant amount of time, money, and property. With many similar luxury rental properties either open or set to open nearby, please review your options carefully before deciding whether or not you want to live here. read more

This is regarding my inquiry and tour as a prospective tenant. Location: This apartment is half way between 9th Avenue and 10th Avenue on West 37th Street. The area is a bit rough and industrial still. It is up and coming. It is not as developed as HK or Clinton Hill north of 42nd Street. The closest subways are 34th Street A/C/E or the new 7 train station. It is a hike though. Apartment: I reserved a tour online at their parent company Equity Apartments. I met the representative on-time and she showed me a studio. She was kind, bubbly, and helpful. The apartment was very nice and had exquisite finishings. Those extra touches that are worth the money....back splashes, washer/dryer, lighting features, and stunning ceiling to floor windows. It is a new building and you can really tell its in excellent condition and modern! The building is rather small, which can be good or bad. Nice experience, but just was not the area for me. read more

Recently moved out after two years of occupancy and the landlord illegally retained a portion of my security deposit for "cleaning and painting" and refuses to return it. Landlords are only legally entitled to retain security deposit funds to cover damage above "ordinary wear and tear." There was no damage in my apartment and the landlord has identified none. Aside from this issue, when I moved in, the apartment was filthy. Mold in the bathroom sink and tub, mold in the rubber seal of the washer, the floors were covered in debris, and there was some sort of mysterious gunk in the kitchen cabinets/drawers. Worst of all, the bathroom tub was clogged. Despite reporting the clog numerous times and someone allegedly fixing it, it never really went away. They would come clear some superficial clog, but there was clearly a deeper problem that no one seemed interested in fixing, despite my numerous requests. Additionally, I was never, in my two years there, given a key to access the gym, despite assuring me I would get it. Finally, there always seemed to be something broken. The hot water went out with no warning for prolonged periods numerous times, as did the air conditioning in the summer and heat in the winter. I've lived in numerous apartments, for longer than I lived in the Mantena, and have never had such issues, and this is supposed to be a new building. read more

I'm writing this review as this entire process of rental management has just been absurd! This has been my worst experience with the management and rental process in the 4 times I've moved in NY and I have never had any issues until now. Please beware and be cautious of all the hidden fees and unspoken rules, make sure you know what you are getting into before signing the lease or they will find loopholes. I got my keys a week before move-in from the tenant already staying there (and not the doorman or management, which I thought was weird). I left a few things since I was already there, and thought I would return the next day to take some measurements. When I did so, the key could not open the door and got stuck! So I went to the doorman for help and he could not open it either. The building's maintenance guy had just left and did not want to come back to help and gave me 2 locksmith numbers to call. The lock replacement ended up being $800 and I had to pay it! What a scam, usually in NY it would cost between $100-300. Apparently this old lock has always been an issue and often gets stuck but the building never did anything. I was told by the locksmith to notify the management to get a reimbursement because this is normal wear-and-tear and also because the locksmith was recommended by the building's maintenance. The management guy I had been corresponding with got furious and started accusing me of using the wrong key/breaking the lock. He also accused me of entering the building/room before my lease started and said I needed permission. He also saw I left a couple of things in the room and got even more unreasonable - said I could not leave anything until move-in day because it's a liability and I should be "compensating" them for the extra days. NOTE: the room has been vacant for 2 months! PLUS the tenants were already leaving household items and other things in the room but I can't because it's a liability? Also if I can't enter the room they should communicate that and not give new tenants the key until move-in date. Another issue was before signing the lease I specifically asked if there was room for my digital piano and the agent told me yes, it's perfectly fine to move it there. But the management told me NO a few days before moving! They said I could have it in my room but not the living room or common area! This was NOT told to me prior to me signing and they would KNOW it could not fit in my small room. This happened during COVID-19 so I could not view the place and had to rely on the virtual tour and trust what they said! No understanding from them at all and not accommodating at all. And if you want to add a few pieces of furniture to your apartment, forget it because they do not allow that. This entire situation feels like a set-up. They are nice to you until you sign the lease. I have decided not to move in because my digital piano would not fit. But they are taking my security deposit even though they pretty much lied about my piano fitting in the space. Going to cut my losses before they slap on any further ridiculous fees or rules. There are so many better "luxury" apartments with better attitudes and communication from management and lower cost during the pandemic. Cannot justify paying so much for management controlling and ruining my life for a year. There is no communication between the agent/management/building so if you have any issues make sure you tell all 3 of them or you might fall into a loophole even though you did everything right. Just beware and ask tons of questions and move in at your own risk. read more

The management have always been very accommodating of lifestyle/pets/guests etc. The staff are super friendly, Nick handles maintenance with super quick and friendly service, the roof terrace is awesome. The gym and lounge are a little on the small side but it's a smaller property. I'd add that the other residents are lovely, quiet, and respectful. read more

This place is a bit pricey but again you are in Manhattan. The views from the community courtyard is defiantly nice for guests and sunbathing. I would definitely recommend you walk your daily route if you intend to lease/buy/rent. As the train I normally caught was further than I preferred. Small modern.. Friendly doorman. But I believe they have a very casual policy on who they let though. I'm sure anybody with a good excuse can get by. read more

I've been in this place for last half of year. This is new development in Midtown West area. I would like to recommend this place to my friends. Unlike previous review, this apartment managed a lot of stuff. Here's counter review to previous one. - All appliances work flawlessly. I haven't had any problem. - They now installed shower bar in addition to glass barriers. - Didn't have issue with floorboard. (they said they renewed over the summer) - Didn't have issue with delivery problem. Pros. - Location: A,C,E Penn Station is 5~10 mins, or N,R,Q Herald Square is 10~15 mins walk. M34A-SBS or M11 bus station is 5 mins walk. - Building: new development in 2011. what can I say? - Staffs: they are just awesome. - Brooklyn Fare is opened on 1st floor. Quality food at convenient location. - I live other side of building, where directly above exit of Lincoln tunnel. So I thought traffic noise could bother me, but sound-proof windows and door seal noise all the way. You can sleep without issue if neighbor is not loud. - Didn't have issue with securities. Cons. - A little thin wall. You can hear voice over next unit if someone talk a bit loud. But generally, building is quit in general. - Even though staffs are awesome, they have high turnover rate. and 3~4 shift daily. But once you know them, you will realize they are all awesome. read more

My boyfriend and I had been Equity Residential residents at the Parc Coliseum, one of their Upper West Side buildings, for two years when we decided to make the move to midtown. Because our experience with the Parc Coliseum had been so fantastic, we wanted to stay within the Equity family so we began touring their midtown locations. The Mantena was far and away the most beautiful. While the gym was no great shakes and the 37th street location left a little to be desired, the actual units were spectacular. So when the price dropped drastically on a one bedroom, we immediately contacted the leasing agent who had toured us the first time. We came in to retour, and the leasing agent said that she couldn't show us the actual unit that afternoon, but she could show us something comparable. All of the units had the same appliances, flooring etc, and we knew and trusted Equity so we signed a lease for the apartment sight unseen. BIG MISTAKE. We asked if there was anything wrong with the apartment that we should know about because the price seemed too good to be true for that building. "No," the leasing agent told us. We received a welcome e-mail from the management a few days later. We even reserved the elevator for our move-in date. Then, a week AFTER we had signed the lease, we received an email from the leasing agent that there was a problem with the current tenant and that we may not be able to move in for a month or so. No apology. Nothing. Just that the current resident had decided that she wasn't going to move out on her previously agreed upon move date. I could go into more detail about the story, but the gist of it is that we came to find out the woman was a SQUATTER, and the building had been trying for months to evict her. The eviction process in NYC can take up to a year by the way. They did not tell us ANY of this prior to signing the lease, and I'm not sure what they were doing putting the unit on the market when they knew they were in the middle of an eviction process. This review is for the Mantena and the Mantena's leasing office by the way - NOT for Equity in general. The higher level management at corporate offered us an apartment at a different building for the same price, but we decided to move to the Mercedes House - which has been awesome. Do yourself a favor and pass on the Mantena. While it's pretty, the building is incredibly mismanaged. read more

My husband and I lived at Mantena for two years, in 2 different units (we upgraded from a studio to a 1bdrm after our first lease was up). The concierge, maintenance and management staff were extremely helpful, friendly and professional. Since it's a boutique building, it really has an intimate environment, which is rare in Manhattan. The entire staff greets you by name and often felt more like family. They took the time to get to know us personally and made us feel right at home. The units themselves are really top-notch with imported appliances and high-end finishes and fixtures. The central A/C was a game changer in the summer! It definitely felt like a luxury building where ever detail in the construction was thought through (there are wine fridges and a Villeroy & Boch toilets in the units, people!). The only downsides for us (and ultimately the reasons we left) was that the rent increases were a bit absurd so staying long-term wasn't sustainable. And the location was very busy and touristy so it lacked the neighborhood-y vibe (you're right in the middle of Penn Station and Port Authority and close proximity to Times Sq.). It's also right by the Lincoln Tunnel entrance so there is heavy car traffic at all times. However, if these aren't issues for you, then this also made Mantena great for access to public transit. Although ultimately the neighborhood and annual rent hikes drove us out, we loved the apartment units, building and staff and I enjoyed calling it home. read more

We moved into this building in December of 2014 and couldn't be happier to call Mantena home. From our initial visit and move-in and continued through to a transfer to a different unit in the building (different layout + terraces) the staff has bent over backwards to help us in any way we needed. Beth, Toni and Kristie have been a pleasure to work with every step of the way! The concierge staff and porters are wonderful. They're all extremely friendly and attentive, always ready with a smile and "Have a good day" or "Welcome home." The apartments themselves are beautiful, modern, and clean. They're very well constructed, so you almost never hear your neighbors. Any maintenance issues, which have been minor, are handled quickly. The building is well maintained and always clean and tidy in common areas. I didn't expect to like the neighborhood as much as I do, but it's so convenient to transportation. The elementary school that we're zoned for here has been wonderful for our two children. I had lived in mantena in a studio apartment since 07/14 till 02/15 and unfortunately had to move out to a bigger apartment with my fiancé. I'm writing this review because it's truly an amazing building and people that work there are very professional and super nice. The amenities in the building are new and expensive. Every apartment has a lot of closet space (my studio apt had 2 closets + 1 walking closet), washer+dryer, gym, beautiful rooftop and Brooklyn Fare downstairs that even do delivery to the building :) but what makes this building a truly luxury is the people that work there. Whatever issue I had, the response was always prompt. Beth, from the management office, always answered all e-mails right away without leaving me wondering. Tony, the super, always helped with any problem I had (I didn't have much but still). And the doorman team is super nice. They always smile, always in a good mood. You don't find that much in New York. I highly recommend this building! read more

Worst management ever. Apartment condition is okay but watch out for the deduction on your security deposit. They charge you for everything, as much as they can... Please try to avoid Equity Residential!!! read more
