I lived at their 418 Hickory address and was pretty satisfied with this management and property. The property was outdated and did have some flaws (spacing in floorboards/beat up countertops/dingy appliances) but for the price and location we were able to overlook that. I do want to add why I did not give them 5 stars. There was one occasion in the 2nd year we lived at the property. We had maintenance over at our place for minor things in the past and they never had asked us to remove pets/keep doors unlock, and had always used their master key to enter, until one day that changed. We got a 24 hour notice one day that stated that management was going to do their yearly inspection and demanded that tenants remove pets and keep doors unlocked or else we would get a fine. They gave us an estimate time that management would be over, I believe it was 1pm-3pm. My roommates and I did not have pets so that was not an issue for us but our neighbors who had esa animals thought this was unreasonable due to lack of advance notice. I was more distraught over having to keep doors unlocked. My roommates and I all worked 9-5's meaning that we would have had to keep our doors unlocked all day. Luckily my boss let me leave 2 times that day to unlock my doors and then again to go lock it up. If I didn't have such a flexible boss our property would be unlocked all day in a neighborhood where break-ins are common. This didn't happen again but it was a huge disruption to our day... I also want to add that no matter the reason they needed access to your unit (inspections/future tenant tours/maintenance) they gave you EXACTLY 24 hour notice which is the legal minimum requirement for notice. I would have liked at least 48 hrs as a 24-hr notice always led to an annoying panic clean after I got home from work the day the notice was given. I would of also liked to see more professional legal documents and notices... I did like their text notices for minor things that you could text back and respond to... but When I signed the lease I was more in a position to hurry to sign a lease which made me overlook the way the document was written. While looking over it again a couple days after I signed, I still did not have any qualms with the rules that they laid out, but was more shocked at the quality of the writing for a legal document. Instead of a black and white lease it seemed to have a passive-aggressive undertone, and then later, A couple of notices they sent out to tenants such as "the lease ending- move out procedures" seemed to also have a harsh passive-aggressive under tone. Their leases also do not seem to be tailored to each specific property. For example our lease stated that we were responsible for water so I had spent an hour on hold with the water company the day before we moved in just to find out that management did pay for our specific proterty's water bill. I mean it was nice to know we wouldn't have an extra bill but it would have been nice to know that before, from management, so I wouldn't have had that extra stress during an already stressful move. All-in-all our experience was pretty good and the receptionists were always friendly and answered my calls. The husband (craig/Greg?) who I believe is co-owner was very nice when he came for the inspections I was present for. I believe they were pretty honest at the end with the deposit for being a mainly college housing management. But to be fair I have never been truly satisfied with my ending deposit balance in any of the other college town properties I lived in. read more

It's disappointing when a business appears more focused on avoiding responsibility than addressing legitimate concerns from prospective tenants and community members. The fact that this property management company seems willing to overlook building code requirements, safety concerns, and basic maintenance issues deserves closer attention. As a IHSS employee, I called on 5/28/26 to inquire about one of their properties. Rather than answering a simple question, the representative repeatedly referred me to their website. Unfortunately, the information I needed was not available online. My inquiry involved an elderly woman who would likely require safety grab bars or other accessibility modifications in order for the property to meet approval requirements. Since many rental companies restrict modifications to their units, I wanted to clarify the policy before she spent time and money submitting an application. Instead of receiving assistance, I was met with dismissive and unprofessional customer service. A simple conversation could have provided the information needed and potentially saved a prospective applicant unnecessary frustration. Moving forward, I believe this company would benefit from placing a greater emphasis on customer service, tenant safety, property maintenance, and overall professionalism. There is clearly room for improvement, and with a genuine commitment to addressing these concerns, I believe the company has the opportunity to significantly improve its reputation and the experience it provides to current and prospective residents. read more

After reaching out countless times. Please expect no one to respond or they "fix" it 18 times and it's still broken. Enjoy the ambience of random people coming in an out for said repairs and on top of it people to prospect the unit for "future" tenants months before your lease ends. In 2021 we had a gutter concern of which was falsely marked as "completed" a quarter of a year later... not exaggerating, and even then, it was not completed. It actually was not handled correctly until years later when the entire upstairs bedroom flooded via it never being handled. You'll notice how it was (years later) completed correctly including an update of when a technician would be arriving to handle the concern.  In May of 2024 we reported twice about a leak concern in the downstairs bathroom to which a vendor came by, did nothing, and stated they'd speak to Management. Que a third (not so happy) report made in November of 2024 about said leak now damaging the bathroom led to it finally being "resolved." Still not ideal.  On July 30th, after being reprimanded for not doing a work order (proven unsuccessful) in regard to our lower bathroom covered in actual sewage it was left covered in sewage after their vendor stopped the continuous of it pouring in, but let other people's bowel movements to remain as is. It was finally cleaned on July 15th.  They neglect keeping up with work orders, they have falsely completed a work order, and they never follow up after a work order is marked completed.  They take no accountability for their wrong doing, they'd rather argue than apologize, they're costing the owner $1,000's of dollars in property damage, there's no communication between them and their vendor of choice, and they are continuously in violation of Tenant Rights, California Code, and Fair Housing.  I also have proof of the Owner gaslighting me about an email they "never received" because "I always check my emails" in regard to them assisting a roommate who posted my personal ad all over the internet including my personal property, rooms that were never for rent, and without my knowledge at all welcoming strangers into our home. I also have proof of the owner telling me via text message in regard to my marriage/divorce that I have never personally spoken to her about, "If what your husband said about you is true you are to get a lawyer." She did, however, admit to talking to my ex husband "over, and over, and over." I'll now make a list of all the phrases and words the Owner has used to describe me while I was dealing with all the above mentioned of which are all facts, and I have receipts for them all. My tone. I'm condescending. My words are "not needed or appreciated." I'm "putting their business in jeopardy." I'm "pulling them into something." I'm "expecting them to take sides." I have things "mixed up" I've been told things "incorrectly." "Be advised." I'm threatening them. "I understand you do not like me or this office." There's also a LOT more, but we'll stop here. Please refer to their GOOGLE REVIEWS that are extremely telling as well, and will coincide with why I am suing Cathy and Chico Sierra Real Estate, or what Cathy likes to call me "threatening" her. I'm sharing my experience as a current tenant with CSREM. Unfortunately, my experience has been extremely disappointing. The issues began when I reported ongoing problems with a neighbor repeatedly failing to clean up dog waste around the property. It created an unsanitary and unpleasant living environment. After much back-and-forth communication, the issue was eventually addressed but the process was unnecessarily difficult. Another major concern involves our dishwasher, which has malfunctioned repeatedly. It has flooded our kitchen multiple times, produced electrical burning odors and stopped working entirely on several occasions. We've submitted multiple maintenance requests and although the issue has been temporarily "fixed," the same problems continue to recur. Despite following proper procedures and documenting everything, we were recently billed for one of the repairs, even though the owner has always covered the previous repairs for the exact same issue. When I stated that my attorney would need to address the matter if the charge wasn't reversed, the bill was withdrawn. However, I was then accused of "threatening" their office, which is entirely untrue. When I requested proof of any alleged threat, none was provided. My factual and professional communications have often been dismissed or mischaracterized. It's concerning that the company's website displays only five-star reviews while Yelp reviews demonstrate a consistent pattern of serious tenant complaints. Readers can draw their own conclusions regarding that. My partner and I are quiet, clean tenants with no pets and no lease violations. We take excellent care of our unit and we have always communicated respectfully. Unfortunately, the dishwasher remains unusable despite months of service calls and possible water damage may now be developing as a result of the repeated flooding, yet there appears to be no urgency to resolve the chronic issue as it remains ongoing. Earlier in our tenancy, we were offered an onsite tenant management position at another property, which suggests that we were once trusted and valued tenants. It's disappointing to see how differently we've been treated since documenting ongoing maintenance issues. Tenants deserve honesty, accountability and safe living conditions. Based on my experience, I cannot recommend CSREM in good faith. If it were me, I would very carefully read ALL Yelp reviews before considering to sign a lease with this company. read more

Yikes this company just gets worse and worse. They asked us to renew our lease NINE MONTHS before it was up. And when told them it's unreasonable, they started showing our place to prospective renters anyway. During the tour, I informed the prospective tenants that a house is being built in the backyard. Their eyes got wide and said "A house in the backyard?!" Obviously, Chico Sierra had not told them that. Just like they had not told us. The woman who runs the company, Cathy, sent us nasty messages for telling the prospective renters about the construction. Clearly, she had no intention of telling them about the construction before getting their money. I also told the prospective tenants that the company told us they're not going to make any exterior repairs until the houses are built. (Our sprinklers are broken) Cathy, clearly unhinged, accused us of lying, and treating her poorly, and playing the 'woe is me' game. We reminded her there we didn't know a house was being built in our backyard when we moved in and she ranted that she told us. If I could give zero stars I would. 1. I told them when I signed the lease that my dogs ESA license was in the mail, but it was taking forever to get here because of COVID. They said that was fine, and the pet deposit could get refunded when it was here. Then when it was here, they pretended like that conversation never happened. 2. A couple months into our lease, we were informed that they were building another house in the backyard and that there would be construction workers coming and going. The backyard which was a big selling feature for us (for the dog.) Nothing of this was mentioned before we signed our lease. They were silent when we went on and on about how excited we were about that yard. 3. Only 4 months into our 12 month lease, we are now being told that if we do not renew our lease right now, they will be processing new tenants. This company is one of the most unprofessional management companies I have ever dealt with. They failed to address an electrical problem and a roof leak. On the day the lease ended, they communicated that the key needed to be returned by midnight. They claimed e mails had been sent weeks prior advising of this, but this did not happen. When I called to ask if we could overnight the key, I was told because I, the co-signer, was not on the lease, I could not be told why this couldn't happen; a lock smith would be called. In retrospect, it is clear this was an excuse to keep the deposits of all the renters. The comical thing is that after I remained calm during the call, I lost my patience at the end and told the girl she was being a b!tch. I then got a text message the next day asking why I felt it okay to "upset the staff," and that I needed to be reprimanded. Clearly the youth and inexperience of the employees factored into the handling of this. After all, professional adults don't text to reprimand the consumer. This company is an absolutely crooked company. I rented a 4 bedroom from them for a 7 month lease. Put down $1700 for a deposit and only received $650 back. They added all these ridiculous charges for repairs that were really just base area maintenance stuff like changing light bulbs, checking the fire alarms, replacing AC filter, and blowing off leaf debris on the porch. The went through ABC repair company to take care of this stuff and charged $70/hr for labor. In the lease they stated that all of these things were included in the $1000 a month rent as part of base area maintenance and now that I have moved out they refuse to speak to me except through email. These people only care about milking every last penny they can out of you and could care less what you're left with. The customer service was sub-par at best during the time I rented with them, and looking back now I blindly trusted them because I needed a place to live. If I were in the position of deciding to rent with them again I certainly would not. And if you were like me and didn't have much choice be sure to document everything. The condition of which your unit was in when you moved in and when you move out. And when I say everything I mean EVERYTHING. They will nickel and dime you for every little repair they can and kick you to the curb like trash. I wish I had done more research on this company and had read all the reviews of previous tenants before moving in. Their reputation precedes them. What a nightmare of an experience to rent from Chico Sierra Real Estate. My advice to you: trust your gut when you read all of these horrendous reviews and just avoid business with this company all together. While living in a Chico Sierra Real Estate building, expect to be pressured to resign your lease not long after moving in. If you do not renew your lease almost immediately after originally signing, expect to have random strangers touring your apartment at any given time. Another thing to expect while renting from Chico Sierra Real Estate is to have your concerns and maintenance requests be blatantly disregarded and ignored. Prepare to be gaslit into believing that the apartment quality and build issues (such as appliances not working, water leaks, garbage disposal, mold growth) are somehow your fault or even-- nonexistent? To make matters worse, shortly after moving in, we experienced a severe case of black mold growth all throughout the building. A thick layer of black mold appeared on our bedroom walls, dishwasher, under beds, window ceils, shower, toilet, etc. Countless times we voiced our concerns about the black mold to the management, only to be told that we were at fault for the mold growth. Very unprofessional and unhelpful. After weeks of living in and breathing in the black mold directly, we started to become very ill and showing symptoms of exposure. Our symptoms from the black mold exposure included chronic coughing and sneezing, headaches, fatigue, and irritation in the eyes and throat. This company ignored the majority of our maintenance requests. A couple times contacted us to deal with them or to contact the people they hire to do the maintenance. When moving in we recorded several items that were damaged upon arrival with only two being addressed. One of them we were charted on our move out. Communication about our move out was incredibly poor. The one message we did receive was unfriendly and rude. I was planning on staying for our walk out inspection, as stated in our signed agreement. Even with covid, it urged us to stay out front of the apartment for social distancing but to still be present. However on the move out day, after our scheduled time, I contacted them asking where they were only to be told tenants were not allowed to be at the walk out inspection. This then led to them claiming the opposite and attempting to withhold our deposit check and making it as difficult as possible to get our money back. (What little was left after charging us for things broken before us moving in.) I realize they deal with college students and probably deal with a lot of bad tenants. We fixed our screen door and leaky gutter and cleaned our back patio filled with rotting leaves and still charged. Dont be respectful of them, their time or property as they wont think twice to ignore you or your problems. The rent is cheap and it is incredibly clear why. Avoid at all costs or if you must settle for them, dont pity them or cut them slack as I cannot stress enough, they will not care about the issues of you or their property until it means they can charge you for something. read more

There are many things wrong with this mgmt company....I will just list a few. 1. You cannot go into their office. You stand outside..call a #..and they have the person on the phone deal with you while you stand there. 2. The person I have dealt with, several times,on the phone, is not very professional. She sounds like a high school student who's been hired to answer the phone. 3.If they need to come out, for any reason, they TELL you when they're coming with an email.... don't ask or even clarify that the time/date works for you. Lastly, you can expect that they will keep a big chunk of your deposit no matter how well you clean it. They deal with a lot of students and most parents are not close and will not go the distance to take them to small claims court. I am a senior living alone. So here we are after two years of admittedly great maintenance service. Our move out was ridiculous, They charged us for shit that wasn't our fault, even charged us to paint cabinets and despite the move in inspection saying the place was dirty they charged us $400 for a "very dirty house" I spent a week wiping every surface vacuuming every crevice. Paid a carpet cleaner (omega, dude is awesome btw) that got out a massive 2' x 4' dark stain that was there when we moved in. When we moved in there was trash in the yard marks on the walls dirty grout. Writing on the brick wall outside that lasted almost a year. There is no possible way that house was near as bad as move in. I hope Megan finds a better place to work, she was great. read more

I cosigned a lease for my son and the apartment was not clean when he moved in last year. Moving out this year, he cleaned it and it is in much better shape than how he received it. They are keeping 75% of the deposit, which seems like their standard. If you can avoid Chico Sierra Real Estate property management company, please do. If you can't expect that no matter how pristine you leave the property, they'll keep your deposit so don't bother cleaning up much. DO NOT RENT FROM THESE PEOPLE!!!! Our property management was recently switched to Chico Sierra Real Estate Management and it has been endlessly frustrating. My work orders go completely ignored. Any maintenance I've needed required multiple emails and phone calls before anyone even responds and when they do they are always extremely rude and defensive. Our dryer has been broken for nearly a month despite all efforts to contact them and so I've resorted to doing laundry at the laundromat or a friends place. I've lived a while in this area and have rented from many companies and I've never been so dissatisfied. I'm a full time student and work part time and I simply don't have time to deal with this. I was originally renting from Hill properties and chico sierra bought them out and took over our lease. We had nothing but problems with the new management. Chico sierra stopped accepting our payments online and forced us to write them checks in person. Maintenance requests became inconvenient, I mean come on man it's now 2019 get with the program. Avoid their sassiness if possible because going in to talk with them won't do any good as they will talk down to you and believe you are incompetent or at least that's how I felt after going into their office each time. read more

Very unprofessional slumlord. I called and spoke with Steve and asked him nicely for a copy of the lease agreement which none of the four tenants received, he quickly refused and told me to view the lease template on their website. When I asked for his last name he refused to provide it and rudely told me he's been there forever, the one in charge and he's the only Steve there. They didn't allow access on the first day of the lease until 1p.m. so we had to move in the heat of the day and waste a whole day overall. Due to renting a U-Haul truck ahead of time and coordinating the move several of us called ahead of time to confirm that we would be able to move in at 1p.m. sharp. They were there to let us in but the carpets where absolutely filthy, stained and disgusting. We had to wait a couple hours for the carpets to be cleaned delaying us even longer! They should have installed new carpet. The back balcony has dry rot and the back wall would collapse if several people leaned against it at once, it was obvious that it has never been maintained. This is a MAJOR safety hazard. The medicine cabinets are literately falling apart, totally disgusting and sticky. There is no functioning fire extinguisher for this apartment complex, completely against fire regulations and another safety hazard. The bathrooms or kitchen haven't been updated at all. From the looks of other similar reviews you can see we aren't the only ones. DO YOURSELF A BIG FAVOR AND FIND A DIFFERENT PROPERTY MANAGEMENT COMPANY!! read more

Their 1 star rating is inaccurate, that's because it should be a zero star rating. Everything about this place was horrible. They literally STOLE money from us and then blocked me when I asked for a refund. If you want to enjoy a single thing about your living situation, please please please do yourself a favor and avoid this place at all costs. It's not even worth looking at their website because they post pictures that are completely false advertising. For example that washer and dryer you see in the living room, you guessed it, it doesn't actually exist. When I say don't walk run, I mean it this place will take everything from you and give nothing back in return, even if you're the best tenants. Our place came with broken/missing appliances that we were later charged for and our dishwasher literally had black mold. Just don't even bother with this place. Don't get me started on the ladies that work at the front desk. to put it nicely, Katrina has a major attitude problem and acts as though simple tasks that are on her job description are being done as a favor for renters. They constantly "lose" emails and checks. Overall completely unprofessional. I can only imagine how much they could be sued for if anyone took them to court. They don't answer their phones and close the office before the listed office hours. Their own office is roach infested. My roommate and I saw three different roaches crawl across the floor in their office waiting for them to look for a "lost" email regarding a maintenance problem we had been having since the time of move in. My granddaughter went in to voice her opinion and since then, they have retaliated and told her they would not renew her lease because she was no longer a fit for them. I was motivated to write this review simply because I almost never have written a nice review for a rental company and its probably about time. My girlfriend and I moved into our place in Chico June 2012 - and from the start they were very pro-active getting things ready for us and checking our references. This may seem strange to mention but rather than make me fax/mail the a dozen documents, they went out of their way to call the references and only check in with me when they finished. Secondly our property was great - and they allowed us to have our dogs and WITHOUT paying extra rent for them as many companies do (when my dogs get a job I will then require them to pay rent). We have had few maintenance problems but these were promptly addressed with a simple letter or phone call notification. Houses are money pits and the older the house the more problems - but having a management company and landlord who is willing to address them quickly is great. One note to others - Chico has a huge contingent of student renters. Being a student renter in the past I understand the frustration they feel, however I should also say I understand why property management companies are so anal retentive about policies, deposits, etc. Students don't exactly always feel "ownership" of their units. In any case it is a given that much of a deposit will often be used and I hate that fact. When we move I expect some/much of ours will too - I accept this as an irritating part of life. This is the type of CS or BS you can expect from this company. For the record there are no pictures. At least I can not find them. Again, you should be embarrassed. Stop e mailing this office. I suggest that you put some faith into the individual that you raised. If he has an issue and feels that he has been unfairly charged, then he is certainly welcome to call our office and speak to us and we are happy to talk to the vendor that charged him, and if we agree that he has been unfairly charged we will do what we can to have them reverse it. You must have a belief that being a parent means that you can step in and insert yourself when you have absolutely no idea of a situation. Well you would be wrong. You are not the first parent who feels that they need bash us instead of holding those that did the damage accountable and you certainly will not be the last. We take pictures of everything for just that reason and if you would like to see those pictures, talk to your son. He can log in and see them anytime he would like. If he has not done that, well there must be a reason. If you and your son did not want to pay the charges that we told you ahead of time would cost( e mail sent and confirmed on 4/27/20), then I suggest in the future that you get off your high horse and drive to Chico and address the issues instead of expecting the property owner or ANYONE to go in and clean up filth after a year of not touching anything. Your son left in good standing, even with the condition the unit was left. I strongly suggest in the future that you let him fight his own battels since he is aware of the entire situation and seems to be much better at it then you!! Your e mail is being blocked. SLUMLORDS If there was an option to give a review of ZERO stars, I would without skipping a beat. This is hands down the most ridiculous company I've ever worked with. I can't begin to explain the amount of stress and tears I've been put through with this company. My room (274 east 8th street) had MOLD in it that ruined my bookshelf caused by the drain above my room not being cleaned, causing a leak into the walls and thus creeping from the floor onto my bookshelf. The maintenance crew that came in tore up my walls without testing what type of mold it was (you're not suppose to do that because mold spores spread like crazy), and they didn't quarantine my room. Wall particles (and probably mold) got ALL OVER my bed, clothes, dressers, closet, shoes, EVERYTHING. They made me feel the entire time that I was wrong and everything I said wasn't true and I got $40 (not even from chico sierra, but ABC Repair) to clean everything myself .... They wouldn't even clean anything for me. They didn't even put me up in a hotel while they destroyed my room. I had to sleep in my living room , getting bloody noses, or sleep on friends couches. I told them this and they didn't even care. The owner, a woman named Cathy, is 200% in the wrong industry. She should be nowhere near management or anything customer facing. This woman argues ... just to argue. She constantly feels the need to talk down to people and tell them they are wrong. This company preys on college students because they are too lazy, un-resourceful, and unknowledgeable to sue them. But God, im sure tey could be sued for so many, many things. The only reason this company has a shot is because they made the smart move to work in a college town where housing will never be an issue. I read these same reviews, and thought, what the hell why not? I can deal with it for a year .... TRUST ME it's not worth it. Now that I've moved on with my life, I've learned what good landlords are like. But oh no, they aren't gone yet! Never got in touch with me for my new address .... and when I email them my new address .... they sent it to my old address ....which I OBVIOUSLY don't live at anymore. They should know that because they manage the property .... Why didn't they send it to my old roommates? or my emergency address on file? or even keep it at the office until I contacted them? ... beats me, man. Some people aren't wired to think smarter. Also, paying $1600 in deposit, we only received less than $900 back. They said the cleaners spent 9 hours cleaning our house, and you must know that people use to make fun of my house for being SO CLEAN and adultlike.... Deserve negative stars. Chico Sierra Management is the upmost unprofessional, rudest and disrespectful company my tenants and I (and co-signers) have EVER come into contact with. These are borderline criminals. The staff knows we are all college students, which somehow gives them the notion they can belittle us? These people will scam you out of your money for the most ridiculous bills, that are not supposed to be tenants' responsibility. Cathy, head manager of the company is the worst "manager" I've ever come into contact with. You will never meet Cathy, but you will email back and forth with her until she makes up lies and belittles you into believing you somehow did something wrong and forget why you emailed your concern in the first place. Cathy is well aware of knowing exactly what she does to her leasers and how she scams each and every one of them out of money she puts into her pockets. SHAME ON HER! We had a newly remodeled town house unit. During our one year lease, we struggled with infestations of cockroaches and bugs (spiders, ants, centipedes) the first week of move in, which took 4 days to have someone exterminate the house. Next problem, we didn't have a working oven for 2 months and as many maintenance requests were sent within the first week, it took us emailing Cathy many, many times for her to finally send out someone to fix our oven 7 weeks after our initial request. Another costly problem was our microwave plate breaking while in use, which is a property managers responsibility (plate cost of $14.99) but we were charged $54.99. After emails of dispute, there was no budging with Cathy as she said this was "our" fault the plate broke while in use and we must pay the delivery fee of $30. Another problem was having a broken shower for two and a half weeks with countless maintenance requests to finally be fixed in our last week of the lease. As for our deposit. We were told by the company that our deposit would practically be returned in full if we chose their cleaning company since our house was the cleanest of all units, so we did (cost of $600). $300 was taken out of our deposit after using their cleaning company. We were also told false/misleading information from an employee about forwarding addresses. It was over 2 months since our move out date, and we did NOT receive our deposit, but instead get the runaround from saying they "mailed" the check yet won't show a receipt of it, to paying a $40 check stoppage fee and then we're unable to deposit the check due to them creating an inability to cash it at the bank based on how they wrote it. Now, they will not send out the checks, but instead we have to come to their office to sign for them (3 months later). So insane. Oh and by the way, they not only were extremely rude, but HUNG UP on our co-signers when asked about why our deposit wasn't sent to the proper addresses in the first place. When tenants and co-signers went into the office to ask questions in person (since phone calls are either ended or not returned by them), they threatened to call the police? These people have so much to hide and are getting away with all of it. Sickens and baffles me they are still in business. DO NOT TRUST THESE PEOPLE. You are better off living in a tent. Seriously. I wish I could leave zero stars. This is hands down to worst property management I have ever dealt with, and the manager Cathy, is the most unprofessional, gaslighting, angry, person I have ever encountered in any form of business. She definitely tries to abuse her position and thinks that she can undermine college students. For example, she randomly accused us of changing our locks because her master key cannot open our door when someone tried to get in for maintenance. She instantly started speaking over me and yelling when I calmly and rationally tried to explain the issue and ask her why we were being accused of this. She bad mouthed my roommate and gave personal details of their phone call to me unwarranted, then proceeded to not let me speak. Every time I got to speak she accused me of talking over her. She blocked my roommate from the portal out of spite from a disagreement and then continued to badger me through rude texts threatening to charge us for changing locks that we did not change. We have proof we have the original key but she is choosing not to listen to me unless I put in a work order to fix the locks that are not broken. I'm genuinely fearful for future experiences with her based off of this interaction and other reviews I have seen. I do not like to bad mouth anyone and have never left a review out of anger but this experience was so awful that I felt I needed to let people know to use another property management if possible. read more

Please do not rent from here. All I can do at this point is try to warn others, as I am locked into a lease until the end of summer. If you do rent from this property management company you will be forced to deal with Cathy who is one of the most unprofessional, disrespectful and manipulative people I have ever come in contact with. The incident that led to our final encounter began when we put in a work order for glass shower doors that were unhinged and unsafe. After receiving no response about the issue other than to avoid showering in there if possible we were forced to shower elsewhere, outside of our home. When gathering my things from the shower the doors fell and shattered glass was scattered everywhere, cutting my arms and injuring my feet. I called to speak to someone about the incident and was yelled at, interrupted, blamed for the incident and blocked from my account (which enables me to pay rent, submit maintenance requests and contact anyone about my injury and what had happened). During this call my roommates and I were accused of changing the locks to our home and blamed for the maintenance company not being able to enter our home. We all have the same keys we were given at move in and are now being threatened with fines for changing the locks without informing them. I reached out to an attorney to help me with this issue and they wanted to know how the property manager was responding before we proceeded with legal action. When I asked Cathy if I may record our conversation for the lawyer she threatened to sue me for recording without consent (which I did not do). We are now facing fines and potentially legal issues. We are all college students simply looking for a safe place to live and according to them that is too much to ask for. If you read the other reviews exposing her behavior you can see that she lashes out with anger using phrases like "fight back" and claiming that people are lying. As I'm sure anyone reading these would understand there is nothing to gain from warning people of what they would be dealing with and I hope anyone considering their company understands that she will say whatever she needs to in order to continue scamming students and other tenants out of money after she has been exposed for negligence. I don't wish negative things upon anyone but I hope that she is removed of this position as soon as possible for the well-being of all of the company's tenants. In life there will always be people who see someone in a vulnerable position, such as being a student with little money or resources to combat this behavior and take advantage of them. We plan on doing our best to defend ourselves in this situation but I felt obligated to warn others in hopes that no one else will have to go through the same struggles we are facing. Cathy, if you are reading this please consider another career. You are truly horrendous to be in contact with as I'm sure you have gathered from your other 50+ negative reviews.
