Rented us a house with black mold in it . Knowingly. Heater didn't work when we moved in. Never told us it had a septic tank until we couldn't flush the toilet and poo water was coming up the rivets of the bowl where it screws to the floor. Until they pumped it 4 days later. We have kids . We couldn't go to the bathroom or shower for those 4 days. The house is literally held together by paint. Anything I tacked or nailed to the outside of the house would crumble to pieces from the termite damage. We took all this for 2 years until we found the mold and opted to move out 2 months early from our lease and they still want rent even though a house with black mold is illegal to rent. And trust me you can't fix it or get rid of it. The house is from the 40s and never taken care of and we know how much water we got this year to bring things like black mold out and obvious. All they do is paint over the mold ant rent it. Which is what they want to do now while they make us pay rent still. When in Truth nobody should ever live in the house again. Pretty sure they think Jesus takes care of everything for the right people too(not my family)also... the communication or lack there of EVERYONE talks about is the biggest issue and their tactic to get you to give up. They won't answer a call but they insist in everything in writing through text because they said I was mean to them. Pretty sure they want me to say something in writing that can be used against me legally is all. Because they really kept emphasizing that and will only respond to emails with paperwork while you ask them to speak to you and call you in person. They are professional idiots banking on you giving up. Update. Day later . After arguing with them for the whole day yesterday we finally sent them the pictures and made this post they emailed us at six in the morning trying to bully us into giving the the place to them again while we pay rent and we said no... we're not signing the key turn over form ... they stopped talking all morning again and then finally emailed both my wife and I informing us the owner told them to refund our rent and let us out of the lease immediately. Holy wow!!!! Man it was stressful but it shows what they are. They're bullies,rude, unethical, manipulative, greedy, lacking of common morals and decency and down right shady. Only someone or a group of people with such a guilty conscience would act this way . They know what they are and they're fine with it. I suggest pushing them to do some work and take a lot of pictures and you might get free of these SLUM LORDS!!! Another update. What a joke of a company! Do not rent anything from this place they just want to take your $35 application fee. Made an appointment to see a $895 advertised apartment, in Paradise for a Monday at 11:30 drove all the way up from Napa Valley and they did not show up. Emailed and called to find out where they were. I received an email back explaining I did not confirm however, I did confirm by phone. Wow. Made a second appointment for the following Monday at this time met with Matt looked at the apartment and explained to the manager that the apartment would be for our 25 year old son and I would be the cosigner . Apartment has now gone up 1135 ... Filled out the credit application , paid the $500 holding fee and 35 dollar credit check by the way needs to be in a money order they don't take checks .weird who doesn't take a check. My Son has a credit score of 585 due to his credit cards being charged up.(he's a 25 year old) He has no late payments or collections ever! Additionally he holds a job and is transferring to Paradise to be closer to us as we will be building a New Home . MY CREDIT Is Extremely high 800 and my income is well above 150,000 All verified by this company . We own 2 and have no debt . This company took our Money and declined our son's application. Confused ???phoned Clarissa to find out what was going on and she said our sons credit score was too low and didn't meet their criteria. It needed to be about 600 If that was the case why didn't they just say that in the first place and what is the Reason for a cosigner and a waist of my time !!!! Such Shady people ! Their office is located behind a coffee shop and has padlocks on it. Doors locked All blinds are tightly closed. No one answers the phone I have never encountered anything this in my life. Very Very weird !!!!!!! I am also livid I gave to them my personal information. I called USPS yesterday and they said they still had not been contacted so I opened a claim so they can fix our mailbox. However, no one has apologized for the way they talked to me and others in general & NVPM is not dealing with the person who said all this, (and solved the mail situation by myself) so I am keeping my current rating. My apartment is fine but issues with NVPM when I need help still persist. I also don't appreciate them deleting my facebook review on the NVPM facebook page. They are Rude, if you are thinking of renting thru NVPM think again... they are rude, they will never answer your phone call after you move out. They will try all they can to keep your deposit. They will make up bogus charges to deduct from your deposits. I rented from them for 1-1/2 years it was all good until I gave them 60 days notice intent to move out. After that they started being rude not answering my phone calls, texts, or messages in regards to my security deposits. They start to nit pick everything that was a wear and tear and expecting to get a free upgrade of their property or something. The sketchy thing about this company is no one is ever at their office to help you when you need to reach someone. The doors is always locked and you won't be able to reach anyone. I should've know that was a bad sign already to rent from them. If you are looking to rent do not rent from them. You will regret it. read more

i felt like i was in the middle of an identity theft. i made pre deposit if 500.00 did all paperwork and still had not seen apartment. did not get apartment because credit score of 525 but no other problems. doc sighn would not work. had to enter all info on their computer.a month later my social security number was being used said experian and equifax. read more

I needed a plumber asap because my kitchen facet kept running. Apparently it was stripped. I called maintenance and made a meld on website. I was contacted immediately by Abbey and she went above and beyond to get a plumber to fix my issue. My facet was replaced in a timely fashion and things are back to normal once again! We have been renting from NVPM since Summer 2019. We have always had positive interactions with all staff members. All maintenance requests are responded to very promptly and things are fixed in a reasonable time period. We enjoy that weekly yard maintenance is included in our rent as well. Recently, our central heat stopped working and the office loaned us top notch space heaters that worked wonderfully until it was repaired. We love our house/neighborhood, have no complaints and plan on renting from them for years to come. read more

Oh my goodness! This property management company is probably the best I and my partner have ever experienced. All thanks to Abby! Abby runs the maintenance and complaints center of the management company and she is fantastic. My partner and I have both lived all over the US including LA and San Francisco. Anytime we need any repairing or something fixed, the response rate is incredibly high. With in minutes the email is received and responded to. Abby takes her job very seriously and it's obvious she cares. Of course we are always polite, and please do be towards people who are trying to help you! Anytime we have had an issue (air conditioner out right before Chico summer) fixed within 24 hours. Polite, concise and accurate. We have lived here a year and feel spoiled by how well we are taken care of. read more

Matt never returns my calls about my rental unit and whenever I have an issue, he always tells me he can just cancel my lease and I can leave if I don't like it. No one in the company ever returns my calls and one time I was even reffered to as a brown person on the phone which I find extremely insensitive especially considering all the blm protests. I've overpaid them before on rent and never got the extra money back. This conpany is insane. No one is helpful and it is really upsetting. read more

I am a property owner, we've been paying NVPM to manage 2 residential properties for several years. We recently terminated our contract with them and ended up with a huge mess to clean up. We've been paying them to keep the yard alive, rain gutters cleaned, garbage removed - all of which we've been billed for. Now that tenants have moved out, one house was virtually unlivable, the yard completely overgrown or dead, tree branches cut and dumped (we suspect by the adjacent neighbors) and an entire storage shed FULL of garbage. NVPM won't return our calls, gave the tenants back their entire deposit and left us with such a mess that it will take us a month or more to bring it to a level where it could be rented or sold, not to mention the cost of cleaning and debris removal. New capers and paint were required and I anticipate several runs to the landfill. I honestly don't know how they can stay in business, and I don't know how they treat renters, but if you are a property owner, my advice is to stay far away. I'm tempted to leave the mound of garbage in front of their office door on E 1st Ave. read more

I would definitely recommend NVPM. The communication from management is top notch. Any time we had an issue with something breaking down in the house we used the online meld to create a work order. That maintenance system worked great for us as a family. We were able to set/change schedules for the work to be completed. Paying our rent online was simple. The yard maintenance crew was thorough, and friendly and if they were unable to show up we received a text message letting us know. NVPM works very hard to have happy tenants. I though having reminder text messages about upcoming rent due was great because sometimes life happens and time zips by. When the owner of the home needed to enter for upcoming repairs we were given the amount of time required and everyone was friendly and polite. From the beginning of the rental process to the end when we moved on and bought a home we felt like this management company treated us as friends. If we were going to be renting in the future it would be from NVPM. read more

As a renter we all dread something breaking and trying to.get it repaired in a timely manner. I was so pleased with how quickly my hot water heater was replaced. I noticed a leak this morning and went online. Took just a minute to use their service property meld. I received a text letting me know they received the request. A few hours a later maintenance called and came over. I then received a call letting me know a plumber was heading over. Now, at just 4pm my hot wanted heater is being replaced. The owner finally called my husband, and let's just say he was NOT happy about this review. He actually appeared confused as to where the "negativity" was coming from. After everything your office put us through, Paul? You're not sure why we have such a sore perspective where you and your office might be concerned? You are either completely oblivious to just how poorly you are running your company, or you've let the inmates (read: Jessica) completely take over the asylum. To this day, I don't believe I have ever seen someone so completely out of touch with good customer service, until I saw the messages you were directing her to send my husband. What kind of a business owner chooses to communicate via text message after blaming said text messages for being the cause of "miscommunications"? Apparently, this one. It just goes to show you that even when it comes to creating cover stories, they aren't even consistently on the same page. I mean, if the text messaging is to blame for why no one from NVPM showed up to the second viewing, why would they continue to communicate via text message? It's a real head scratcher, kind of like how they claim they didn't know we had responded to the message about the time change, but no one actually bothered to show up to the original time, either. It's hard to hold Jessica accountable for her "Imma be a front desk guard dog" routine when Paul won't even give would-be tenants the benefit of a returned call until they post a review online about how poorly they have been treated. Once Paul was forced to admit that there is roof rot happening in the property as well (seemingly providing a more calculated, cunning reason behind the application delay beyond garden variety incompetence) and he would not budge on the moving date, we opted to terminate our dealings with NVPM. I am pleased to report we did get our holding deposit back, but apparently, the implication was made that Paul thought that that would persuade me to take my review down. That's not going to happen. Dishonest, unethical businesses need to be exposed. I was lucky enough not to be taken advantage of, but not everyone is so lucky. Just because this is a college town and many of the renters are students does not mean they should be put in a position of having to rent from unprofessional douchebags like these. read more

I've lived at my apartment for about 2 years and at first it was pretty nice, Matt and the people in the office were very nice. For the past year I'd say they've gotten very rude and petty. Matt especially. I've had many instances where I've needed maintenance or I've been talking to Matt about an issue I wanted resolved. He would assure he'd "get back to me" and never does. When I call to ask him about it he'll say "what was the issue again?". Once or twice fine but this happens everytime I call with an issue I need fixed. Forever we had 4 trash cans for 6 apartments. We begged for months for a dumpster, we finally get it but it's still not big enough for all of our trash. They decided to move this dumpster directly in two out of three parking spots on our side of the apartments, not to mention the dumpster would sit directly next to my downstairs neighbors window. She had fought this at first because she's sick and immunocompromised, they put the dumpster somewhere else. It's been maybe 2 weeks and they've told us they're moving the dumpster to the original spot (while knowing it would sit next to a sick woman's window that she opens a lot). It's OBVIOUS the dumpster isn't enough for our apartments, there's huge piles of trash around it and as much as NVPM claims this is people dumping on the corner that's simply just not true when it comes to BAGS of garbage, these are ours we just don't have room for them! So now they're solution is to put trash, and let it build up right next to my neighbors window, right next to the stairs, directly in our parking spots. My neighbor wrote a review on NVPM and since then they've harassed her because of her review, instead of offering to fix the problem and apologize they've gotten really petty and mean. Her and I both have asked for the owners information MULTIPLE times so we could talk to someone higher up and they would stop replying, or simply wouldn't give an answer. I believe they're discriminating against my neighbor because she's sick and can't properly defend herself! Not to mention the fact that they charge us $120/year for 4 air filters, when the company they use to ship the air filters to us costs $48/year. They've lost my room mates checks before and then treated him like shit because of it, then found his check and suddenly we're super friendly again. They're very unprofessional, and yes I realize we're in the middle of a pandemic, they expect sympathy from us as tenants but don't offer any sympathy back. read more

Awful just awful. There seems to be next to NO MANAGEMENT/MAINTENACE TEAM WHATSOEVER. I am a friend of a current tenant at the 555 Valembrosa ave location. and absolutely no one is willing to help. I have been without KITCHEN DRAWERS for over a month because maintenance took them and never gave them back. Their refrigerator is no longer working and I have been trying to get someone to look at it FOR MONTHS. And they also have water leaking from the ceiling in my bathroom AND THEY HAVE BEEN TRYING TO GET IT FIXED SINCE THEY MOVED IN OVER 3 months ago. NVPM is absolutely the worst property management service. If you are thinking about renting or buying a property from them DONT. This is a horrible living situation. I am requesting that anyone who has been harassed by NVPM, threatened, or had security deposits withheld to send me a message. We need to file a class action lawsuit. I was on the telephone with them after they created yet another problem to harass me. When telling them to not do something, I said I would SUE if they did. The woman started screaming "You just said you would SHOOT me" I said no, I said sue as in lawsuit. These people need to be held responsible for their harassment and criminal withholding of funds. They actually called the police and I need to meet with an Officer tomorrow. This meeting set-up after I called Chico PD after NVPM via email told me they called the police. The police never called me. What's interesting is, why did the police not come to my home after receiving NVPM's call? In CA the police always respond to a threat of gun violence. Perhaps the police have had other false claims made by NVPM and they assumed this was yet another lie. Also why did NVPM suddenly lock their door last year and make all visits by appointment only, were they concerned because so many tenants were complaining that someone would actually get angry? Just before she freaked out, I had told her I was seriously ill and if they needed another check they could come pick it up at my house. These people are so rotten they have not only been creating false scenarios to harass me, they chose to continue the harassment when it was effecting my health by creating additional stress. Renting a place to live in Chico is very difficult. Because of California State University, Chico, there are many students competing for a limited number of units; most of them absentee owned but managed by one of several property management companies. North Valley is one of them. North Valley Property Management is not the worst of the bunch and not the best (is there such a thins as less bad in a Yelp review?). They try to collect first, last AND a security deposit (this is illegal in California), and are blatant in their discrimination against my friend's with kids. On the positive side, their properties are well maintained and urgent repairs are taken care of in a timely fashion. read more

We were having trouble with out front door not sealing, which was letting in lots of noise and cold air. I contacted NVPM and spoke with Clarissa, who was very kind and lined me up with the online maintenance request software which connectede to Abby Lorenzana, who is in charge of maintenance. Abby had a carpenter at my house immediately. I was amazed with Abby's professionalism and how quickly she solved my problem. She is also very nice. This has been my experience with everyone at NVPM. But as problems starting adding up because they weren't getting addressed in a timely manner. Nothing major just a pile of petty issues that any professional property management company would have addressed within a day. Instead what happens they text their tenants inappropriate and down right discriminating messages with passive aggressive threats. I put in an application. They told me they would get back to me. They did about 3 weeks later telling me the unit has been rented, but to look at the website and see if there is any other places that fit our needs. I told her I would look and call right back. I did. No answer. That was over a month ago. I have emailed, called and left messages and still no reply. Although the unit is still up for rent. It's very concerning that all my personal information was given to them. And an application fee (which in my eyes now, is theft). And for what? I'm curious as to why they needed me to fill out an application, give them all my paystubs and credit score if they have no intentions (it seems) to rent the house. Identity theft is big, and by the way nvpm operates, I wonder if they might be doing illegal activity with my/our information. read more

low rent but not worth it. get what you pay for. they are never in the office for calls. you can get no help here for anything and the place is falling apart. i reported that the railing of the stairs outside the upstairs apartments was falling apart in january. which, by the photos you can tell it clearly had been falling apart like that for a long time but there's no upkeep on the property. i had a chunk fall from the front of a step out under my foot tripping me and included photos of that sent to them as well. neighbors downstairs like to sit outside and this is very dangerous for everyone. it's now may 18th and nothing has been done besides the tape in photos included. the rails shakes in the wind squeaking loudly, i hear it through closed windows and doors, as its ready to completely come off. it's unreliable to hold as you walk up. the steps are just as bad with pieces fallen out all over. it's the owners fault as well. would like to have safe steps up to my home. read more

First time renting here with my partner the unit we moved in to was uncleaned. Very dirty carpets that need replace, but owner refuses to do so. Many other things are poorly done in this condo, binds broken, fridge broken, drawers that haven't been replaced since the 70s and extremely difficult to open. We moved in July and still nothing has been replaced or fixed, just false promises. They make it all complicated to apply to only have the company themselves, not met up to their standards and have poor communication. Was expecting better, but overall very disappointing. If the owner is too lazy to replace anything then they shouldn't be doing business with that leaser, instead of making excuses. Paying over 1300+ is not worth it! Nobody should have to be treated like this when one pays for quality, I feel like I ordered off wish.com. 12/15 (Follow Up)With no surprise, North Valley Property has continued to disappoint. We have had issues with the drawers not being able to be pulled out. Finally, they sent someone in to fix the drawers they promised it would only take three days to get them fixed and replaced. It has been 4 weeks and now they are ignoring our calls, every drawer in this household is missing and makes living simple inconvenient. This company does not have the common courtesy to answer back when they finally brought in the light bulbs that were never installed and we're missing they brought the wrong ones. There are so many things not up to code and it is very frustrating we're paying a very high amount of rent for a place that isn't of quality or at least moderate. 12/24 (Follow up)The property manager showed up unannounced. On many other ossicans other parties have just shown up on the wrong day or without notice, when there is supposed to be a 24hr notice. I find it very unprofessional too only to leave a note and not send an email or call. I am lucky that a neighbor notice the note and let me know that I ONLY HAVE THREE DAYS to provide my pet's paperwork or be evicted. Which I do have and will provide my medical form. Imagine getting this information a day before Christmas while away visiting family. From the start, this property was extremely unready for move-in, whoever did the inspection did a poor job in doing their job. We were forced to live in these dirty conditions which were not move-in ready. The carpets often feel wet from the bottom especially in the master bedroom from outside moisture that comes in. Second, the lights were not fixed and it's been almost a month living here without drawers and the entire time living with drawers that do not work. I do not appreciate the company demanding three days when "you" have not been able to fix anything in a timely manner. The fireplace does not work and the upstart neighbors have hardwood floors which is not up to code with the homeowner association. Furthermore, the bathroom ceiling is extremely rotten and has water spilling with the neighbors upstairs bathing and heavily when bathing their young loud children. 01/08 /2022 Sewer Water in are sinks it not clogged and it stinks. Called the property maintance and was hung up (abby) on with the response that "we will try". Still do not have our drawers. NVMP was very unprossible tell us the renters to keep calling the third party contactor when the contactor not wanting to deal with the renters and now has brought in a lawyer which is concerning. There is no professionalism when the renter are given flase information and being told to deal (calling) with the third party contactor. In this drama Dustin the drawer worker was unpaid, he did the job the drawers are done just sitting in his shop, but the owner is refusing to pay. Something about the price was not agreed upon, however we have only gotten the end of the stick. I have been trying to break this lease, however its a money pit. The owner refuses to replace the fridge and it shuts off on its own, we lost $300 of food maining frozen meat!. No one apology given! We have wanted a Home inspector to come inspect, but NVMP only allows their own inspector. read more
