He truly inspected every nook and cranny of the house and paid close attention to details that we never would have noticed on our own. What impressed me even more was the time Brian took after the inspection to walk me through his findings. He explained everything clearly and patiently, making sure I understood not only what he found but also why it mattered. I had several questions related to the inspection, as well as some questions that went beyond the scope of the inspection, and Brian was knowledgeable enough to answer all of them confidently and thoroughly. You can tell that Brian has a great deal of experience and genuinely cares about helping homeowners understand their property. His attention to detail, professionalism, knowledge, and willingness to answer questions gave us a lot of confidence as we move forward with our new home. We will definitely be requesting Brian again for our 11-month warranty inspection. I would highly recommend Brian Baney and GreenWorks to anyone buying a home, especially a new construction home. If you want an inspector who is thorough, knowledgeable, patient, and truly takes his job seriously, Brian is an excellent choice!

I was in an option period and my initial inspection flagged major foundation and structural issues with the home at Friday at 6pm. I was referred to other companies, but they were closed over the weekend. Googled companies and came across GreenWorks. rep not only said they can accomplish a full evaluation of both downstairs and upstairs, but also share estimates on price and come on that Sunday. With the option period ending the following Friday , I had felt I had to take a chance on them considering they said they can give me what I was asking for. Sunday comes and I reconfirm with the engineer in person my asks: evaluate downstairs and upstairs and give me a cost for repairs. Not once was I stopped to clarify if they could actually do the work requested. They had no problem accepting my $900. Fast forward to the end of day 3 (Wednesday) and after several calls emphasizing any expedited request I get the report, only to find upstairs was not evaluated and there was no cost repair plan (they claimed it would come within 24 hours). 48 hours to decide on moving forward on a home, and I wasted those days to not get the full answers. Called 4 times between end of Wednesday and Thursday asking to speak to a manager and every time they told me they'd call me back asap. Never once got a call back. MY FIFTH TIME calling, I get on the line with a customer support rep, not a manager. I'm then told that evaluation of upstairs was not part of the deal, and that no estimate was promised in my proposal and they will not be sending estimated cost (it literally showed in the email a "cost repair" link) I burned Sunday-Thursday waiting for something they refused to acknowledge they told me they could do, had to hire another company to come out and they gave me rough estimates within the same day. Not only that, they "worked" towards getting me a full refund, then the following week said best they can do is $300 because there's no "proof" that they confirmed price and upstairs evaluation. Do not use this company. Incredibly frustrating experience all around and zero accountability. I've advised all my contacts in the real estate industry to put them on a "do not use list".

    John Denison came highly recommended by my realtor for a prelist seller financed home inspection. I…read morepurchased the house many years ago and received at 14 page report at the time that showed no outstanding issues of note. John arrived at 8am and finished 3.5 hours later and gave me a 15 min summary of the report that he generated, the issues he found and repairs to be made. First off several things are now required by updated codes and John explained these. The previous inspector missed many items such as over temperature, GFCI outlets, jacuzzi operation, and outdoor receptacle covers. One of my exterior door frames has soft wood and needs repairing even though the paint is only a few years old and looks new. This is the reason for getting an inspection from someone so thorough. Some people are going to miss this. It will need to be addressed in closing if found or if missed will affect the home in the near future. Finding this issue now gives me the time to repair it. If you're buying or selling a home you can get someone who will check off boxes or someone detailed and knowledgeable. Most buyers are going to spend the extra money and get someone professional. As a seller, you're going to want that same level of competence to address issues early, even it deficiencies are ultimately found. Money well spent.

Mr lopez took the liberty of inspecting my home without my presence. I was informed by him that my inspection would take place after the scheduled inspection. Took the liberty to do the inspection at 8am well before the time that I was informed. Witnesses that were in the property, loan personel who know what an inspection should look like, stated that the inspection was not done thoroughly and was done rushed. When i asked Mr Lopez to sit with me and go through his findings, he refused and stated he is busy and to ask my loan officer to go through it with me. I told Mr lopez that i paid him $370 and that he should be the one. I asked Mr Lopez to refund me and I no longer needed the inspection. Mind you this is only about 4 hour after the inspection and he had stated he had other inspection to do hence the reason why he couldn't sit with me.Mr Lopez Title: Avoid Miguel Lopez at Code Red Inspections I had a very disappointing experience with Mr. Miguel Lopez during my home inspection. I was under the impression that the inspection would take place at a specific time when I could be present, but Mr. Lopez decided to conduct the inspection early at 8 AM without notifying me. This lack of communication was just the beginning of my frustrations. Witnesses present during the inspection, including loan personnel familiar with the process, indicated that the inspection was rushed and not conducted thoroughly. When I reached out to Mr. Lopez to discuss his findings, he refused to sit down with me and instead told me to speak with my loan officer. This refusal is unacceptable, especially given that I paid him $370 for his services. I believe it is his responsibility to explain his findings directly to the client. After just a few hours post-inspection, I requested a refund and indicated that I no longer required the inspection due to my dissatisfaction. To my dismay, Mr. Lopez offered me only a $65 refund out of the $370. This feels not only unfair but also dishonest. My experience suggests that Mr. Lopez does not prioritize client satisfaction and is more focused on getting through inspections as quickly as possible. I strongly advise against doing business with Mr. Miguel Lopez at Code Red Inspections. Save your money and look for a more professional and thorough inspector who will value your business and time.
