This is the worst experience I have ever had renting a property. DO NOT RENT FROM THEM! When I had an electrical fire, they just replaced the faceplate. They had me remove hard wired smoke detectors then would not send anyone out to repair the problem. They had the deck worked on, removed all of the railings and never put them back. Worst of all they demanded my child, under 18, give them access to the property with no adult present, no notice they would be coming. Of course they had to screw me in the way out, even though I did everything on the move out checklist and left the place looking beautiful. They charged me the full replacement cost of carpet that was old when I moved in even though the stains were existing on the move in report. Run away as fast as you can! read more

I began my lease with Choice Property Management in August of 2022. I am reading the reviews and I am nervous. I have had several very unsettling experiences thus far where they don't follow through and don't take any actions but blame the owner saying they can't make repairs without first speaking to the owner and then I have to insist or threaten to call Howard County. I have given them two months security and if they don't give me every dang dime back, we will be in litigation, and I will be reaching out to prior tenants as witnesses. They are asking me if they can get me to sign an amended lease because the fireplace is not approved for use although I accepted the property being told that the fireplace was fully operational. Yesterday, they were supposed to show up for a follow up inspection with the county and they didn't show up. I am a tenant in a Choice Property Managed rental condominium. From the beginning of my rental expereience they were unresponsive, unprofessional. Calls and emails were ignored. I lived In a property managed by choice property management for a year. The apartment was great, however, dealing with the property managers was not. Everything was great until about a month in when the property manager we had been working with left the company. The new managers were not responsive and were difficult to work with. They didn't show up to the mid-year inspection that I had changed my schedule to be present for. As a renter I rate Choice Property Management awful. I was a renter in a property they managed in Reston. Disrespectful behavior from the beginning of lease. I could go on with details of my 12 months contract with Choice Property Management but will just give examples of a few: One week after move in they decide to schedule maintenance items on the townhouse. This couldn't have been done before we moved in? Duh! They gave us 24 hours notice, which is considered reasonable (according to contract) and no choice of timing or rescheduling without penalizing us. In the second month of living there sent video of a leak coming in through a window in a bedroom. No response to address. Shows you how well they cared for the property. Compared to that little things followed but of course were never addressed 90+ degree weather and Air conditioner doesn't work. It takes 2 days to schedule some one to come fix then they come, leave and not fixed!! You would think an emergency team could be sent after business hours. Nope another 48 hours for someone to come and realize they overlooked something easy to get it working. BEST EXAMPLE We're required by contract to provide professional receipts (house cleaning, carpet cleaning, gutters, landscaping) on move out to get our deposit back in full. The management company is required to provide the same from the last tenants. What a joke! Receipts provided were overpriced and obviously not done. There was a Professiknally landscaped receipt when clearly the property was overgrown and weeded! Also gutter cleaning receipt. Obviously not done---why you ask...because we hired gutter cleaners, paid them for cleaning nothing because the gutters have guards on them!!! WTF!! We moved out and handed our keys over 15 days early. This is during height of Covid when they were unable to show anything with people living in place. We left the Property better then when we arrived. As far as we saw they had new renters in there within 30 days of our move out. But of course what does Choice Property Management do, follow the contract to the letter and the very last day we got our deposit back, exactly 45 days at the end of contract. I say, Stole our money for the 60 days after we moved out. I moved to VA from a different state and my partner from oversees. We were respectful and took care of the property like our own. Despite documenting the many issues with our apartment when we moved in (as per their policy and we still have the pictures) AND paying for professional carpet cleaning, chimney sweep, and cleaning of the apartment before we left, we STILL were deducted a SIGNIFICANT chunk of our deposit. We emailed our new address as they requested yet (I have proof) they did not send us our check out package to us until 6 months after we moved out (after I contacted them). While we lived there, we did have a good representative, Michael, but overall, our experience with Choice Property was quite terrible. Michael is just plain rude. They don't remember previous conversations and planned to have showings at our apartment at the beginning pandemic. We used their cleaning company to clean the apartment after moving and they charged way more than any company would. Was it spotless before they came? No. But honestly, we had cleaned before we locked the door. We didn't leave anything. It was more of the detailed things like scrapping the oven or replacing a broken lightbulb in the bathroom which literally broke as we were leaving (we emailed immediately letting him know.) Due to the pandemic, he said the owner was happy to go month to month. We didn't receive paperwork for a second month on the arrangement, so we thought we'd be patient. Well, we should have spoken up, because then we were told no such arrangement existed and it was past 30 days and we would have to leave. Also, once they found someone, they were moving in the day after we moved out...no sprucing up the apartment, new carpet, paint, nothing...and during a pandemic...smart. Or, more fittingly, money grubbing. After being upset about that and moving across country, we simply didn't have the energy to argue over the security deposit and way over priced move out cleaning we paid for for the routine carpet cleaning. At least we got some money back. They aren't very trustworthy and yes, they work for the owners, but tenants pay the bills, ya know? We never, in all truthfulness, paid late or made a fuss with them. I think in a little over two years we called them out twice. After one visit, we ended up fixing the pipe because the contractor couldn't...? Please avoid working with Choice Property at all costs. We rented a townhouse for a year. First off, the property was pretty disgusting and smelly when we moved in. We did not properly document all the scratches, dents, wall marks, stains on the carpet, horrible backyard condition upon moving in. BIG MISTAKE. When it came time to move out of the property this year (we bought a house), the difficulties again kept piling up. We used professional cleaners as these were required (over $500). After the cleaning, I scheduled the move out inspection. I requested to be on-site for the inspection. With less than 3 days notice, I was told our move-out inspection would take place between 9AM-5PM. When requested a more narrow time slot so I can make myself available, given that I could not take off work with a 3 day notice, I did not receive a response. We received our security deposit 47 days after move-out. The condition of the property was in 10x better condition that when we took the property over... These were some of the charges that were on our move-out bill. -$40 for a window screen on an inoperable window -$10 for a light bulb that we never even knew existed -$30 for a light pull chain that they claimed was broken - it wasn't broken but simply a tad shorter than the other chain -$10 to fix a nail hole -$40 for a new blind (mind you, small break in the blind, and these blinds cost $3.99 at walmart) -$10 for a black mark on the wall These charges went on and on. Totally over $400. WHAT A JOKE!!! This most certainly could have been avoided if they (as well as I) had kept the move in inspection report to use as a comparison to the move out inspection. I have nothing but good things to say about the team at Choice Property. I live in Washington State and for over 5 years, Choice PM has been managing my properties in VA. My properties haven't been vacant for more than a couple days, never had issues with tenants, and are quick to communicate when I have questions or something needs to be repaired. I see several negative reviews, but what people fail to see is that Choice PM is the intermediary between tenants and landlords. Unfortunately, there are many owners that drag their feet when it comes to repairs. However, Choice PM has in house technicians that do the work for less, or present options to get the work done. My wife and I lived in an apartment managed by Choice Property Management for two years. From the get-go, we had issues with the company. Within one year they went through 3 different managers for our property. The last one we ended with, Erin Dorland, was actually very helpful. She was the only redemptive factor in our experience with the company. Ayah Elnakhal handled our account during move-out and she was literally the WORST. She nickeled and dimed us out of our apartment. We moved-in with the carpets in terrible condition. They were so bad that we negotiated 50 dollars per month off of our lease. Unfortunately, we were dumb enough to sign the lease, which required us to hire professional cleaning companies for the move-out cleaning and carpet cleaning and even to re-caulk the bathroom, including tub. After the company's move-out inspection, they charged us several hundred dollars to re-clean the carpets because there were stains (which were there prior to us moving in and the company conveniently lost our copy of the move-in inspection, which indicated the stains in the carpet already existed). And of course, the company they hired after ours didn't even get the stains out. Personally, I can't even believe they didn't change carpets after at least 3 years of use. They also charged us hundreds of dollars to replace all of the blinds because they were "too dirty." They weren't even broken and only had normal wear and tear. Additionally, We had water pressure issues almost the entire time we lived there. They hired a plumber to inspect the heater. The plumber recommended that they replace the heater due to it being over ten years old. Instead of listening, the company hired a new plumber to inspect it, who said the same thing. The company literally hired a third plumber who inspected it and said he could Jerry-rig the heater to work. So the company went with the last plumber's recommendation. The list of issues could go on. We considered legal action in small-claims court but just didn't have the time to pursue (nor was it worth the money). I hope someone does. Ultimately, I have never met with a more awful and unethical company. read more

It is appalling the living conditions at 3408 25th Street S in Arlington, VA with cockroaches which poses a serious health risk for me. The fact, that, Choice Property Management has been lackadaisical and verbally made excuses to why in the beginning they would not send an exterminator. I had to pressure them to send an exterminator to combat the problem only to learn that the Property is infested with cockroaches. It is a community wide issue. Choice Property Management has been rude, manipulative, point-fingers, and is choosing to retain my full security deposit without justifiable reasons. Choice Property folks were amazing in the beginning,but when its time to move out,its there goal to get as much of your security deposit as possible. First I asked for a check out list and what will be inspected, I never received the check out list,til the day of move out,Then I asked to be present for check out,and the inspection,they make it possible for you not to be there,by not giving you a day or time until the week of. Most people cant get out of work in less then a weeks time. So they said the placed needed to be professional cleaned with a receipt. I provided that, they took 30 dollars off for what they claim to be white dog hair on the stove,saying they had to send someone in to clean that, well my dog is brown and he is a short hair 10 pound dog,how the heck is that from a dog,the white hair was lint from the clothe that was used to clean the house. So you guys got the money ok but your business is losing in the end treating people this way,and running a business like this is unethical. So I was friends with the neighbors and I happen to be at a gathering after I moved out and I meet the owners of the place i rented and I told them what the company did to me. She was so embarrassed ,and sadly for them she said she wouldn't ever use them again.. When you are cruel and scam people it never gets you anywhere in the long run.. Now that my lease is ended and I have my deposit back from the guy who took over my portion of the lease, I can finally post the review I've been meaning to post for a while. Do not use them. They have a high turnover, which means every 2-3 months we kept getting new property administrators some of whom were untrained for the job and couldn't answer basic questions. They did yearly inspections (which no other landlord has ever done previously but thats ok) and took pictures of our private property which felt like an invasion of privacy. Then, they discovered we needed to caulk the bathtub and gave us a 14 day deadline (again, no issues with that since it was on the lease) BUT the problem was the property admin at that time kept emailing us every 2-3 days reminding about it, even though the deadline was about 10 days away. It got really frustrating and I had to send an email asking them to stop pestering us and we will fix it before the deadline. Because of their constant turnover we had so many issues. They assigned new property admin to us without even informing us about it. I emailed who I thought was managing the property and my email bounced back so I contacted the office and they told me she no longer worked with them. They didn't even tell us we had a new admin until I contacted asking why there was no response. Parking problems was another thing. They did not know what the HOA rules were and didn't inform us. Gave us 2 resident and visitor permits but apparently HOA only allowed one of each per household and towed our cars. Choice was horrible and refused to deal with the HOA. They didn't tell the HOA we were renting or give the HOA a copy of the lease. I was accused of illegally subletting the apartment to my roommate by the HOA (both me and my roommate were on the lease legally renting the property). Choice property is the most mis-managed company I have worked with. While looking for new houses, I specifically chose one which Choice was not handling. I planned to see a property through one of their agents named Elena who, after turning down my original time, suggested an alternative time. I accepted that, told my roommates (who requested time off work), and arrived on time at the property. We waited 30 minutes, contacted the office and after hearing no response, left. The next day, instead of apologizing, Elena sent me an email explaining to me it was my fault that I had arrived when they hadn't confirmed (she never told me they needed to do that) and I should reschedule at a later date. Shawn and his team expertly managed our property and there was never a problem. Shawn was always available for questions, the application process was incredibly easy, and the online payment system was excellent. As a landlord I appreciated the care Choice took in conducting their property inspections. I'd like to note they aggressively marketed our condo for rent and found us a perfect tenant in less than a week. If we ever rent another place, I would not hesitate to call Shawn. Additionally, if you are looking for a real estate agent in the area I would also recommend Shawn. You will not find anyone better for the money (by the way Choice's rates are very reasonable). Brad is our manager. He is THE WORST EVER. He almost never returns our phone calls. And after he constantly ignored my wifes phone calls. I told him I would be the point of contact. After him trying to interrupt me repeatedly. He agreed. Then we had a huge problem with our water. My wife called him. No answer. I was busy at work. I relocated to Alexandria on a tight timeline with high standards --I wanted to have the keys to a perfect rental within 10 days. Shawn at Choice nailed it for me with 3 days to spare. I'm now living in a place I absoutlely love. I have only praises to sing for Choice, especially Shawn and Yana. The process of getting fully vetted and signed into my new place took less than 24 hours! Shawn was awesome, and even came out to me to pick up the deposit check. He made the lease signing and the entire process as easy as cake. The management and maintenance is great and they know their stuff. This is the WORST company ever! I paid a $4,600 dollar deposit! First of all I DID NOT have a working oven for OVER the first month! I stayed a year and upon leaving I was charged $2,500 in misc fees that were ridiculous!!! I had 5 things on the wall hung and they charged me $300 for the picture nail holes!! I had carpets professionally cleaned but they still kept the $500 pet deposit AND THEN charged for carpet cleaning!!! I have tried working with this company on two rental properties. The first time, I received a response email saying a property was available. Then the next day, it's all of a sudden not available. I sent an email but did not receive response. I called and left a message with one of the realtors, asking that she call back to confirm the status of the property. Never received a call back. The second time, I set up an appointment to view a property over a week after it had been listed. The date was not my choice; CPM&S had no other availability, apparently. I knew the place would be reserved by then. I received a call the day before my appointment; the property had an accepted application on it. Just what I thought. Next day, received the SAME phone call. Communication is terrible with these people, which is too bad because they list some very affordable, quality properties. read more

Probably the worst "Property Management" Company in the NOVA area. I relocated from OH to VA for a new job and I connected with Choice during my search for a place to rent. They sent me pictures of what looked like a pretty decent place for $1800 a month. I lived 8 hours away and couldn't just drive to view it, So I took my chances. LOL, Big Mistake. When I moved in the walls were absolutely filthy, the roof had a small hole in it due to the deterioration caused from the gutters not being maintained, there was a water leak in the mechanical room that kept causing the breakers to flip off. The Mechanical room was also covered in mold. When I messaged them with concerns about the Mechanical room, I received a response saying, "We will try to get someone out to the property next week." Of course I threatened to get an inspection done if the issue was not taken care of in a timely manner, so they came out the very next day. There was a water leak that was causing an open/exposed wire to spark and flip the breakers. I have a 5 year old who could have ran through this water leak.......and apparently this was not a serious issue for them. They finally fixed the hole in the roof when I complained enough about the squirrels that were coming in. A few Months later, another water leak happened, which caused a solid 2' hole in the ceiling. We lived with this hole in the ceiling for a whole month before the issue was taken care of. At this time, I had my baby who was born preemie and was asthmatic. I tried to reason with them to get this mildew covered water leak fixed, as it was a concern for my baby's health......But at this point they were more concerned with emailing me EVERY SINGLE DAY to harass me about my service dog. I advised them that I was waiting for the doctors to send the paper work over for proof of my service dog and instead of them trying to reason with me, they literally emailed me daily harassing me and threatening to evict me over my service dog. This is the condition they let me and my babies live in. I do not recommend the hassle. Per their reviews on here, I should not expect any of my deposit back, even though the property was ran down upon move in lol. The Rock Stars of Property Management! I was transferred to the West Coast from Northern Virginia, and needed a management company to oversee my property since I was a few thousand miles away. Choice located tenants quickly, and have been nothing but pleasant and responsive throughout the two years I've used them. I have recently put my condo on the market, and Choice even completed some much needed repairs, painting and carpet at an extraordinarily reasonable price, and was done within a week's time. These people are the absolute WORST. We have been dealing with a mold situation in our townhouse for the last 3 months and they still have yet to do anything about it. They sent a repairman over and all he did was paint over it with killz. That is NOT a solution. They are super slow to respond and when they do they are condescending and rude. I am a tenant renting a house through Choice Property. The only reason I'm giving them two stars is because the first year I worked with Shawn and he did an outstanding job! He was always available and made sure repairs were made in a speedy fashion. For some reason, I've been having to work with Austin Thomas this year. It took me almost a month to get him to even come look at my property which included a list of 10-12 urgent repairs to be made to the house. Once he came, he made a list and told me he would have someone out to begin repairs within a couple of days. It has now been 26 days and nobody has been to the house. When he calls me, I call him back and he never returns my calls. He tells me he will send someone out and they never show up. The worst part is - He then blames ME for the miscommunication. Someone needs to teach Choice Property about customer service and professionalism. So, here's to day 26 with no hot water, a flooded basement, mold in 1/3 of the house, a bad fridge, a bad dishwasher, 3 bad doors that won't, a heating unit on it's last leg and windows so old that they don't lock and allow 1-3 inch cracks so all the cold air comes in and raises out electric bill by about $100 / month. I interviewed representatives from three different leasing companies and was most impressed by Shawn Ziglari of Choice Property Management. Although Choice's fee was higher than that of the other two, Shawn seemed more engaged -- asked more questions, had more suggestions, and seemed more experienced. He found us excellent tenants within two weeks and handled all the paperwork. We are very pleased with the outcome and absolutely will use him in the future. read more
