One of the most UNPROFESSIONAL agents I've encountered Aurel Savin - he hosted an open house today. I arrived on time and found a note on the door that instructed interested people to text the cell number. The agent Aurel answered saying to give him a few minutes. So I waited, outside the building in the 30 degrees weather, not even the lobby. 10 minutes went by and I texted again and Aurel said he was with clients, to give him time. Literally the worst experience ever. My friend and I dealt with Lindsay Wilder and she hardly did her job. I would never deal with her again. All she cared about was getting her commission and then she was no where to be found! She did this when we gave her the first deposit and then again when we gave her the security deposit and first month rent. At first, she was okay. I had found the place online and contacted via email her and she got back to me rather quickly. She took me to see a few places and there was one that I liked in particular. But once she knew we wanted the place and we paid her she was hard to reach. Even the day of the leasing dining she didn't even stay for us to do a final inspection. She left my mom and I at the apartment to look around and when I tried to reach her about things that were broken she hardly responded. For the amount of money she made and the little work she had to do she could have been more present. We learned our lesson and we won't use them again. Beware! read more

I never thought I'd be writing a 5 star review for a broker, but Eugene Carrillo and Todd Logan went above and beyond our expectations. During the apartment showings, Eugene didn't try to trick us into viewing apartments out of our budget. He was upfront about our options, and didn't try to sweet-talk us into seeing places outside of our preferences. We were able to find exactly what we wanted and we didn't feel any pressure from him to sign anything immediately. Usually, after you sign the papers and pay the broker fee, your broker would just kind of disappear. This was not the case. We ran into some bumps along the way during the move-in process, and Todd was always quick to respond and pull some strings for us to make the process as painless as possible. The night before we moved in, I went over to our new apt to test out the keys, and it didn't work! I panicked, called Todd, and within minutes, Eugene hopped on his scooter at 9PM from BROOKLYN to go to their midtown office for other spares, then went up to our new place on the Upper East Side to test out the keys. He called us at 10PM with the update, and we were able to move in successfully the next morning. Finding an apartment in NYC is nearly impossible without going through a broker, and while many of them are heartless sharks, Eugene and Todd are the exception. I worked with Kate Liu when I was looking for an apartment, although I ended up finding a place with another agent. On the positive side, I appreciated that Kate called me right away after my initial email and that she was respectful of my budget. However, it was somewhat hit-or-miss whether Kate would respond to emails after that. When I didn't hear from her before our first appointment, I assumed it was because she was doing a bunch of legwork, scheduling showings, etc. On the day-of, I saw only two apartments in three hours. This was because one unit had an application on it already, one place didn't have my "dealbreaker" criterion, and she didn't have keys for another. I didn't have a ton of time, and these issues were preventable. I also sent her a couple of listings between showings, and she didn't mention them unless I specifically brought them up. Looking back, I wish that Kate had shown me at least one apartment that had everything on my list and was at the top of my budget, just for comparison. One apartment came close, but when I explained my reservations about it, Kate sort of argued with me in a, "Well, if it means that much to you," kind of way. I found her comments unnecessary and a real turn-off. I chose to rent an apartment with another agent. read more

This is a review for one of their agents - I worked with Bob Vesce. I should preface this with admitting to being an extremely labor-intensive client with a rather limited rental budget. I also tend to be what agents would describe as "difficult", as I am one of those who take one glance and say "No, doesn't feel right". I realize there are a bazillion agents out there, and I sometimes think I've used each one of them at one point or other in my NYC life. I liked some of them. Bob Vesce blew me away. Without going into specifics (of which there are many), he worked with me in MY format (quite unusual one), he wasted zero of my time, every single listing he showed me fit the bill, and he did in one month what every other broker I've used took 6 months to do. Moreover, he balanced two completely polar sets of requirements, got us in at budget, was exceptionally generous with his time, was very balanced, and has a REALLY good eye for details which are not obvious, but truly matter. I can't verbalize just how good he is, simply because I have a very sharp eye for issues no other broker ever saw (or cared to see), but he trumped me. He saw more than I did. Withheld information, ignorant of or ignored City Real Estate law, had no knowledge of or lied about knowing the basic information about the building and apartment, could have given a shit less about the lease terms. This was my first time working with an agent to find an apartment in NYC and Karma Ghale made my first experience a great one! Beginning Process He was very attentive and asked many questions to fully understand what I was looking for (location, budget, move-in date, amenities, etc.) so that the listings he showed me would be a closer fit. He is knowledgeable of the market and provided his insight on what to expect in terms of space, price, and renovations per location. Middle - The Search I started my search a little early on so I wouldn't have to stress about it later (like 2 months early), but Karma was still very patient and set up different listings to show me over a span of time. His communication was consistent and responsive, and he continuously gave me updates on what new listings were coming out as soon as they were on his radar. He was completely transparent when explaining the fee breakdown for certain listings, but mostly prioritized in finding me no-fee listings with concessions. He also kept my best interest in mind when it came to negotiating with landlords & management companies about pushing back my move-in date. End - Lease Signing Karma asked if I was open to checking out a few other listings that were just a little further from my ideal location (he had a feeling I would like them) and by doing so, I ended up loving one of his recommendations and finally found my next home! I was also able to get a month free concession without paying any broker fees on top of that. To tie up the seamless process from start to finish, he helped me schedule my lease signing, which he was also there for, and informed me about any other next steps. Karma told me not to hesitate in contacting him for anything else even after I move in, and I know that I can take him up on his word. Pros: -I'm having a very very hard time finding any. Cons: -Buying or renting a home is a very difficult process and everyone involved must be very careful. When you buy or rent a home, you *must* find someone whom you can trust, can get the job done effectively, and is knowledgeable. Morons cannot be a part of the process at all. -Nearly every single time I try to contact someone at Citi Habitats, I either get no response or conversations like what you see below. Q: I saw that Citi Habitats posted online, that this home (I told them the address) is for sale. However, I do not see the name of the person who posted it, it just says, "NA" where the name should be. Do you know who may have posted it? A: You know what? Ask this person, he/she does the Queens area. (Mind you, that person that I later called did not know anything and led to the conversation below.) Q: Do you have information about this home (I said the address) that is for sale? A: Oh, you are asking for a home for sale...I don't know. Q: Are you aware of any homes for sale in the Queens area? A: Um I do not know. Q: Can you direct me to someone who would know? A: I don't know who would know. I later managed to find out who posted the home for sale and contacted that person three times. I first sent a text, and then called twice in the middle of the day during the weekend, both calls went voicemail and I never got a response back. I am really not quite sure if this company is a real company, a scam, or if the people are just highly inexperienced. I would think that an inexperienced person should have an experienced person guiding them? Highly disappointing and utterly ridiculous. read more

Let me preface this by saying if you're hunting for an apartment in NYC, there is absolutely NO reason to pay a broker's fee. There are plenty of options out there that don't require one, you just need to take the time and look instead of just settling. I also don't leave reviews quite often but I feel like I would've appreciated an honest review during my recent apartment search and experience with Citi Habitats. My roommate and I were looking for a new apartment and found one we liked under Citi Habitats. After paying up $500 upfront to "take the unit off the market" we were then harassed daily even though I said we would have the required paperwork over by early the following week (they ask for several pieces including your tax return which I have never had to provide before and think is totally unnecessary). If I confirm my realistic time frame of when I can provide something and you then proceed to check-in everyday before then, that's just going to put a bad taste in my mouth. No awareness of the fact that we both work full-time plus it was the weekend and we had plans and obligations. I'll take my time getting my arrangements in order and putting together my documentation at my own pace, especially when I already put out $500 upfront. Which by the way, they don't even take down the listings from websites which I think is just common courtesy. They say if anyone reaches out they say the unit is "off the market", but why not take the extra two minutes and remove the online listings completely to give your client peace of mind after they just paid you $500 to do so? Just a thought. Citi Habitats apparently has a non-negotiable 15% broker's fee (15% of your annual rent) and my roommate and I were about to settle and pay that to go to two brokers even though only one of them was involved in setting up and showing us the unit - not sure what the other guy did but certainly not anything to warrant half the broker's fee. We had spoken to numerous brokers who said anything over a 1 month's rent broker's fee is just plain robbery. Not to mention their idea of client service was pitiful to say the least. Their poor communication skills came off clearly as trying to hurry up the process to benefit themselves and get their money and it was off-putting. I should feel comfortable, anxiety-free and at ease when I'm finding my new home, not rushed and hovered over before shelling out thousands of dollars. They added to this stress by pointing out other clients who were interested in the unit and that the landlord was putting pressure on them. I work with clients myself and I would NEVER mention to them the back-ended pressure that I'm going through just to push them to move quicker on something for my benefit. Luckily my roommate and I found a much better option that checked off all of our needs/wants in an apartment AND there is no broker's fee required. Plus the broker is much nicer and considerate. So glad we didn't settle with this company. Saved us almost $6,000 which I definitely didn't think these CH guys deserved.
