They are the least worst of the five PM companies I've had experience with, but that the doesn't make them good. They are just OK. When our HOA decided to go with them I was still on the board.... they sure did make a good sales pitch about caring and understanding.....but 3 years later, just try getting the assigned PM's to communicate with you and you'll feel as I do, underwhelmed. read more

CJM has been our management company for a few years now and they are the most professional and dedicated property management company I have seen. Every time we had an issue, whether it was parking tags, insurance, any repairs and many more calls over the years we always got through in one time. Every time once the issue was reported we never had to follow up, their team followed up with plumbers, construction company and others, kept us up to date with progress and made sure the work was done and was done to our satisfaction. CJM property management has horrific service as well as being very incompetent and inconsistent in managing property when issues arise. Who dead bolts the utility room that has circuit breakers so if the power goes out like it did at 9 pm, and the key is missing out of the lock box and your property manager "Tawni" is no where to be found. Then what?? Clearly no plan B in place... Your just stuck. Why pay hundreds of dollars monthly for an association to represent your property so poorly?? Waste of money. Shall I go on..The President, Jason has no interpersonal skills let alone problem management. I called CJM to get documents related to an insurance matter. Stephanie Vargas answered my call and was super positive, friendly, and helpful, and got me the documents I needed instantly. I was shocked, as this is the opposite of my experiences with another local HOA and property manager. Not only did Stephanie get me what I needed, but she asked if there was anything else she could do for me (and meant it). This may be normal in retail business, but it is not when it comes to HOA management. CJM and associates has the worst customer service. Jayme Walls who manages Glen Cove landing is rude, arrogant and horrible with follow-up. I've personally emailed and called Jayme many instances and she never responds even though the matter is urgent. She does not care for residents concerns or problems (It's your job, Jayme!). I encourage anyone to sit in an HOA meeting and witness how she speaks down to HOA members. Also, the receptionist needs some customer service training. So rude. CJM Association Services, Inc. client support is inconsistent. Response time to emails or phone messages are slow (if at all). I was once told to expect a "72 hour response time to emails", which is a moot point as it requires multiple emails to receive a response about the response time. CJM Association Services, Inc. does not view client concerns with the urgency it deserves. The lack of professional courtesy upon which they support clients is self-evident and undeniable. I would highly discourage considering CJM Association Services, Inc. for your property management needs. read more

have condo in Pleasanton 15 years CJM was hired around ten years ,my experience working with CJM is like watching a horror show they worship money and raised our complex (smoketree commons) to the one of if not the highest assicieation dues per Sq Ft in the try valley area,I pay $346 a month for 600QF Condo the work never gets done and they will not finish a deck closet ruined but a water leak it has now been unusuable for several months they worked on my Deck and nothing they did is lever and CJM refuses to fix the crappy work the in house contractor performed money had become so bad on owners CJM now FINDS things to do here ALL YEAR ROUND they come out start a job for a few days then you do not see a worker for up to two months ,they also start jobs and then say they are out of money half way through who does that no one that is who they create problems and we pay, it is shamful several people one on fixed income were forced to move because the dues keeps going up and into CJM pockets,I just me could write pages ,but look if you even thinking about hiring CJM to manage your property then be ready to have your dues double and triple and for little to no return and they do not know another word but NO if anyone knows an attorney that deals with property managements that abuse some clyent's have them give me a call I will have an earfull Tom 925-519-2436 read more

CJM is as good as it gets! If you are board member and/or homeowner CJM is your management company hands down. I have worked with many other management companies and have not had the same experience. All the CJM staff are customer service focused as well as being very professional in handling residents situations and/or questions. The management team keeps the board of directors up-to-date with latest laws, how they specifically apply to our complex, offer advice on next steps so that we are in compliance with current laws. Their years of experience has helped the board of directors navigate through some tough situations that have arisen concerning residents/ They are fabulous at follow up on items that need to accomplished around the complex both large and small tasks alike. They have a great resource of vendors, should you have a need for a new vendor or service. I have heard only compliments from homeowners about their specific requests which is not a usual situation, so hats off to their customer service team. CJM have been managing our complex since 2009 and I have been on the board in various capacities during these years and beyond.
