When we were on a time crunch to turn the place over to the new renters, Paul had the right contacts to get the place ready to be listed. Now that our renters have moved in, it truly saves us the headache of managing the renters needs. We know we can count on Paul to manage our property and to handle the small issues that occasional arise. His fees are well worth the care that he provides.     4.5 stars rounded to 5…read more I found Paul through Yelp in August this year while trying to find a property management company to manage our family rental after we were finally fed up with the previous company. The last company assigned us a property manager who was unresponsive, lazy and incompetent. After contacting multiple property management companies around the contra costa area and interviewing a few of them, my family decided to hire Paul to manage our family rental moving forward. He has been managing the rental since mid September. I've interacted with him multiple times throughout the past 3 months and he has been very efficient and responsive. Communication through email does sometimes take a little longer for a reply but communication via text has been pretty instantaneous. Whenever I needed to get a hold of Paul via cell phone and I leave a voice message, he does reply very promptly. Please do keep in mind that CCPM is a small business and Paul does everything on his own so expectations of getting a response in 5 minutes is unrealistic. Compared to the responsiveness of the previous company my family used, Paul's communication has been great so far and I hope he will keep up the good work. CCPM's monthly management fees are very reasonable especially in the Bay Area where the cost of living is relatively high. With that in mind, the contract provided by CCPM is very detailed in listing all the fees that will be expected if additional requests such as annual inspections is requested by the landlord. I've interviewed a good amount of property management companies prior to selecting CCPM so I definitely can say that his fees (relative to the amount of service he provided) are very affordable and landlord friendly. The owner's portal is also user friendly and his monthly disbursement day is one of the best I've seen after talking to multiple property management companies. Overall, Paul is a very genuine and reliable property manager and even though we live in a world where no one is perfect, I can see him always striving to be the best for his clients. If you are looking for a property management company who can deliver very personable service, I highly recommend CCPM. I look forward to working alongside Paul as a team to manage my family's rental property. An update of our experience will be provided after our one year anniversary is up with CCPM.

Many landlords won't hire a property manager because it takes money from the bottom line. But I will tell you, it can be the best money ever spent. A good property manager will SAVE you money, time, energy, hassles....the list goes on. And then there are good and bad property managers. Rob is one of the GOOD ones. If you have a property that you are renting or wanting to rent out, look no further and hire Rob as your property manager. He is fair, honest, quick to respond and looks to make sure both the landlord and the tenant are taken care of fairly and completely. Trust me, you're gonna want Rob. You can thank me later.

Everything was fine until the homeowner of our rental decided to fire Robert as property managers and manage the home themselves. This is where living in our Woodcrest Drive home became a huge nightmare. At month two, we started hearing running water in the home after we stopped using any water. I found water was leaking under the house and notified the owner (now property managing) they needed to hire a plumber. The next 4 days the owner had 5 plumbing companies come out to do estimates until they found a price they liked. The owner then changed their mindset into the tenant is responsible for all repairs, this was a bill for $900. After another hellish week of me arguing with the owner of who needs to pay the plumber, the owner caved paid the bill. At month six, our toilets clogged and started backing up into our showers. I notified the owner and they stated all clogs are the tenants responsibility. I rented a drain auger and tried to clear it myself. I notified the owner it was uncloggable. The owner stood firm and stated I would be breaching my lease contract if I failed to maintain the home. I reached out to Robert asking for advice. Even though he was no longer our property management he stepped in and gave guidance. I notified Concord Code Enforcement. And after 13 days of no toilets and showers the city of concord notified the owner is responsible for fixing out unhabitable home. The plumber came and fixed the issue for $700 billed to the owner. Six months into our one year lease we knew we needed to leave this home. This wasn't the last of the issues with our rental the owner failed to remedy. Ex: fence falling down, trees touching power lines, blinds breaking, bugs coming through the attic, taking our deposit, etc. When it came to leaving the home at the end of our lease. Robert happily gave our family rental refferal, answered phone calls as our property manager, and gave us a great review as rental tenants all the way till we got into our current home. This was many months of no longer being our property manager Robert helped us with our home owner and helped us secure a new home. Above and beyond the standards for a property management company. Robert is a great person to have on your side and our new friend in the city of Concord.

Working with this property management company has been a nightmare, and I would never trust them to manage any property. I've been without a functioning HVAC unit since July, and even now--when temperatures are below 50 degrees--they remain unresponsive. From the maintenance team to the property manager, no one seems to care. The health issues that come with sitting in a cold home mean nothing to them. I do not recommend this company.

These people are some of the most unprofessional and disorganized property managers I have ever encounter. Not only do they not return any phone calls and text messages in a timely manner; they also would rather have tenants break a $1 million dollar home and allow those tenants to get away with those property damages than to actually fix those damages and hold the tenants responsible for those damages. Our tenants not only fully damaged the shutters; they also damaged the walls and floors of our house. On top of that, these property managers would allow their dog (not so sure if it's a pet but it is not a service animal) roam around our property without cleaning up or training the dog. I would stay far away from this management company.
