I have seen events nobody ever should and been way too nice about it. That's done today! I encourage you to report to regulators: report corrupt appraisers to LARA (Michigan) and regulatory bodies. I would give 0000 stars if I could! I am a life long appraiser, RE paralegal and investor, and was simply trying to get a second on my beach house in Florida. The appraiser spent 10 minutes at my house, was very rude, focused staring into my microwave and refrigerator which I had forgotten to clean, insulted my Sisal carpeting, and I knew there was an issue with his attitude. Sure enough he low balled my appraisal to the tune of $250,000, trying to claim it was worth far less than the last sold house a month ago around the corner that is a box shape, has no architectural design like mine, sits on a lot 2,000 smaller, the house itself is 550 square ft smaller, has a one car garage, when mine has a detached 2 car garage with storage room, I gave him my 20 year roof life expectancy certificate as well as my wind mitigation, which he completely ignored regarding value, he incorrectly stated my house has only 7 rooms when in fact it is 8, he reduced the actual sq footage reported by the county, and then much smaller using an architectural diagram, he had such an attitude I knew there was something wrong. I mentioned it to a realtor friend who advised me that this appraiser was good friends with a realtor I had it listed with last year, who blew up at me in August when I decided to end the listing early and whom I had a BBB case filed against. I advised Class Valuation, only to be told to take it up with my lender, which I did and my lender stood up for the appraisal even though I provided sufficient evidence the appraisal was incorrect in many ways. The lender then tried to use it against me to justify a different kind of loan I did not want, telling me it was the only kind they would provide. I have notified my credit card company disputing the ridiculous $800, and I refuse to pay one dime for this corruption, period. This has done serious damage to my life as I had planned to get this loan to move forward with my life at age 71. I am reporting this to the Florida DBPR and others. read more

As a seller, I wish I would have known what we were getting into with a buyer that was using this company. Their attention to detail as an appraisal company is an absolute joke and lenders should be ashamed for continuing to use them. Look at the reviews, they speak for themselves. The appraiser missed very basic things, totally misjudged the age of household features and made blatantly inaccurate statements in the appraisal report. They under-valued the home tremendously and shocked us, our agent and the buyer's agent on the outcome. The house was priced fairly with solid comps to back up the pricing, but when they were asked to review their appraisal, they simply came back with the same exact amount and stated the other comps were not suitable. I had an appraisal with this company recently. They gave the lowest square footage, even though I sent them the county numbers and reports from previous appraisal companies. They are very stubborn and insist they are correct. I believe they should use a new tape measure. I would recommend skipping the appraisal with these guys and saving your money. read more

It would not allow 0 stars - I was forced to add 1 star. This appraisal company, and an appraiser named Mariano Canusu, came out for an appraisal (Carneys Point, NJ) and ignored several upgrades to the property. That's a little disappointing, but not the big problem, we understand a lot of this is just an opinion. The big problem is this person decided that he would redefine over 300 sq/ft of living space as "basement" space, which is "below grade". The assessor shows over 1,700sq/ft, but this guy decided it was only 1300 sq/ft. We sent in photo and video evidence (it's not debatable, it's not an opinion, the space is on grade, you can walk in from the front & out the back, and there are no steps involved). This loss of 300 sq/ft contributed to an over $30,000 shortfall and killed the sale (for a 1st time buyer who already notified apartment she is leaving!), and they refuse to acknowledge the simple mistake that they could easily fix. If your lender uses Class Valuation, RUN AWAY! Do NOT let them rip you off! If I could give a negative 10 stars I would on this shady company called Class Valuation LLC. This is one of the most unethical companies ever. From an appraisal company standpoint, it is the worst company ever. Their appraisers are inexperienced, unethical, and unwilling to use correct information to evaluate homes. The company defers to the lender/buyer and will not take responsibility for their unethical business practices. If they haven't been sued yet for appraisal bias, they are about to be. They valued our home over $30,000 less than the lowest evaluation within our zip code. It cost us tens of thousands of dollars when the sale didn't go through. The buyer wasn't willing to cover the difference or get a new appraisal from a legitimate company. If your buyer is using this company, kill the deal immediately, do NOT let them use this unethical company. We will find out in court but this is a classic case of appraisal dumping. Usually how it works is a realtor is in cahoots with the broker (maybe the lender maybe not) and they use the same unethical inspector and appraiser to lower the price of the home for the buyer (who may or may not know) then a kickback is paid to the scammer team if the deal closes. I would not recommend this company to any independent individual and/or realtor in the Tampa Bay area. They are not thorough and the appraisal was not worth the $650.00 I paid out of pocket. The appraiser did not use the full square footage as noted on the property card from the Hillsborough County Appraiser's office. The rebuttal process is a joke and they use every excuse to decline the rebuttal. If you are using GTE Federal CU, please ask them to consider using a different appraisal company. I did more research than the appraiser who spent maybe 30 minutes evaluating home. I highly recommend you look elsewhere as soon as this company's name is mentioned in any real estate deal. This company was hired by my lender to appraise our home. I live in Central New Jersey. The comps he pulled weren't even in my zip code yet alone my neighborhood. He had our 60' garage that had three cars in it when he was there listed as a one car garage. My loan guy disputed the value sent proper comps and listed the errors in the report. They sent back the original report no corrections of any kind, the same comps, same date as the original report, and no added value. I forgot to mention my home appraised for $21,000 more less then two years ago, real estate in my area has done nothing but increase pretty substantially in the last two years. Thanks to this lousy appraisal we did not get our loan. I dont know how they can look at all of the things that we sent back with the report dispute and he changed nothing. If your lender hires this company request a different one. The only thing this company will do for you is blow the deal. Almost cost me my closing to collapse. The appraiser was non responsive most of the times , failed to respond in time.. arrived at site out of time..& literally takes 4 weeks to submit a report. I have done about 20 appraisals in the last 20 years for the properties purchases and refinances. Class Valuation is the first company that does a no show no call. After I chased it the down, the appraiser shows up looking sloppy. His appraisal report is just as sloppy. When I complained to my loan officer about the appraisal, and I have never complained in all my 20 appraisals, the loan officer forwarded my complaint. They closed the file without much explanation. Finally I chased them down again, make them do a desk review as promised. They come back saying Anacostia River is a divide in DC, completely ignoring the subject property's close proximity to the Metro and S. Capitol bridge that bridges the divide with a 5 minute easy ride. The choice of comps surrounds a location that is 1.5 mile from the subject location. It is making every property from the subject location to the center of the comp circle the same location. It means if all else is the same, the price of properties should be the same. The subject location is next a metro station, which boosts property value. Grouping all these location together, treating the entire area as the same, is wrong in so many way. read more

I had a hard time with this appraisal company. There were not fast and missed items (like a smoke detector) which greatly drew out the buying process. It was frustrating trying to reach someone for support. Apparently, the service they provide is about par for the appraisal industry which leaves me wondering if there can be some disruption in this industry. Overall, I had a not great experience but most of the time you won't be choosing the appraiser anyhow thus there may by no choice. read more

At this point, my buyer could lose both this property he loves AND his earnest money deposit, all because Class Valuation can't get someone on the job!?!? I talked to other industry appraisers to see if they happen to be on this vendor's list, and they all said "eww, stay away, bad company." So there you go. I wish I would have read the reviews before agreeing to using them. They look for everything to devalue your home. I'm worried it is in an effort to help the loan company deny the rate quoted (locked) despite having a 40% loan to value even with their horrible appraisal. They are so bad I had an appraisal done the month before as we were shopping for loans and the home was appraised at $200K more than the Class Valuation appraisal. More like Clueless Valuation. This unbearable company and its appraiser did an appraisal on the wrong form (wrong form being a 1004 when a 2055 was ordered). AVOID AT ALL COSTS. Ask your lender to assign you a different AMC. And then they tried to get it done on the 2055 form which is an exterior only appraisal and continued to botch that because they wanted to inspect the interior. I am not recommending this company to anyone! Paid 495.00 to have an appraisal done and in 3 months from my last appraisal I lost $18,000 in value? Put in a reconsideration and it was denied even though the appraiser Jason Stromik states a smaller 3 bedroom 2 bath not updated home is worth $365,900.00 but my larger updated home that has 4 bedroom and 3 full baths is only worth $290,000.00 what a crook! We allowed our earnest money to go non-refundable in order to get the seller to extend COE a week. I gave it to a new loan officer on Tuesday, the appraisal was COMPLETED yesterday (Thursday). I wanna make clear that just because you type a little note after all the negative reviews "acting" like "you are on it", doesn't mean your company isn't destroying peoples lives by being so incredibly unprofessional and negligent. Do you realize that the story you told my loan officer was "The appraiser that the file had been assigned to has had no contact with the office for 10 days. We are going to do a wellness check today". And as it turns out, the guy was fine and just a total flake O. I ordered an appraisal that was accepted by the appraiser on 6/30. Appraiser did not answer his phone or reply to emails from the Realtor or the Class team for over 2 weeks. I lost the million dollar deal because the buyer got nervous about their contingencies and went to another lender that could do the job. All I got from Class is a "I'm sorry", "I apologize", "We will use it as a teaching moment". The appraisal system as a whole is a mess right now, but this is beyond excusable and the lost commission check hurts the most. read more

The appraiser for this company selected two comps that he classified as being in superior condition to the home my client was refinancing despite the comps having boarded-up windows. The listing agent remarks on both comps used stated that they were only accepting cash offers due to the unlivable current condition of the properties. How an appraiser with MLS access marked these two units as being in superior condition is mind-boggling. The appraiser that was sent to my home was kind and cordial. However, he arrived late and I don't believe gave a fair appraisal. The appraisal came back at the exact same as the purchase price of the home from 2 years ago. The market in my area has grown substantially since then. On top of the market gains, we've also added solar to the home (which will be 100% paid off by the time the refinance closes in April), re-did the entire landscaping to be water conservative/low maintenance, and updated parts of the kitchen. It felt like the appraiser also added in negative personal bias to a time he tripped on stairs to enter a different home (similar to ours) where he had to surgically repair his hand. I received an email from my loan officer saying he was shocked at the appraisal and will see what he can do... But, I would definitely not recommend an appraiser that works for or with Class Valuation. Update: I've reached out to Class Valuation and they said I would be contacted to resolve my concerns. 5 days later... still no email or phone call. My loan officer is trying to get the appraiser to review his appraisal to at least add value from the solar panels, but the appraiser is being difficult stating that it will be an additional $200 and that this is a "new project"... This is now delaying the time to close and adding stress during an already difficult time with the pandemic occurring. Update #2: Class Valuation is in contact with my lender to work on a solution. They just didn't inform me that they were working on it in the back end. Will update after a resolution has been reached. Update #3: The responses and assistance of the business manager has been helpful throughout the process. However, we still ran into issues after the appraiser went to review the appraisal... he ended up increasing the value of the home but was seemed reluctant to do so and wanted to charge us more money... also, when the bank asked the appraiser for details about why the appraisal value increased it took 5 days to get it done. Which pushed the close a week late to where we had to make another mortgage payment with the old lender and higher interest rate. Long story short, stay away from using this company if possible. If you see an email come through saying to schedule an appraisal with them, kindly ask your lender if you can use someone else. read more

There is NO QC...appraisals are notoriously low and in the case of my clients, incorrect. Wrong square footage. wrong building size, using 3 year old comps.... I have 2 houses in same HOA. my loan officer got these guys and they gave 3K difference to the house that is 24% bigger! By the way, the smaller house was also UNDERVALUED. Appraisal ordered on the 10th. The appraiser didnt go out until the 20th. Then the appraiser made mistakes on the report which require revisions and now we cannot get an accurate date of when the corrections will be remitted. When I called the company, they were less than pleasant to deal with. I understand they cannot speak to the borrower, but I paid for the service and expect answers of when something will be completed. We are basically playing the waiting game. They took my money but dont seem to be very good at customer service. TERRIBLE EXPERIENCE so far. After seeing all of these negative reviews, one would assume that the business practices of this company would change, but I have had the same experiences as most of the other reviewers. Update as of 7/23/20: The appraiser sent a corrected file, only to have the incorrect HOA and tax rate listed. So, they delayed the appraisal, got it wrong, and then got the correction wrong as well. This company was used for my appraisal. Best advice I can give you is either request a different company to do your appraisal or make sure you do all the leg work looking up all the sales for the appraiser that comes to your house, because apparently the appraisers aren't competent enough to look in your own neighborhood for the sales, and when they get it wrong they don't seem to care. I was even told by the appraiser that he got the value wrong but there was nothing more that he could do, it ended up costing me additional closing costs. The value was not missed by a little bit but by quite a lot. When you get this company on the phone they act like they're all about customer service but there is absolutely no follow through. Delivered report by the promised due date, but there were revisions required. It took over 4 days to get the revisions done which resulted in the loan closing late and the borrowers moving in late. And Class Valuation doing a full appraisal of our home that has been upgraded from head to toe at ($313,000) which comes in at a 39k difference comping our home to 2 bedroom homes and not 3 bedroom homes in our area which the average 3 Bed 2 Bath homes are selling from $339,000 + Please DO NOT USE THESE PEOPLE!!!! The appraiser never turned in her work. It was wild! I've never had this experience before. We ended up almost losing the buyer (who got a backup all-cash offer) and then had to pay for a new appraisal company almost a month later when we realized she wasn't just delayed - that she decided to never send in a report. After texting and calling her multiple times, she ended up finally turning in her report (after the bank had already hired a new appraiser) she completely left out the guest house as part of her report, rendering it invalid. We reached out to Class Valuation for our money back as well as Chase (our bank) and they fought it tooth and nail despite it all. Appraisal for a refinance was poorly done and the value came in suspiciously low. The appraiser did not ask about renovations and was not familiar with the unique oceanfront neighborhood properties. I lost $600 on inadequate appraisal, it was a waste of time going thru United wholesale mortgage. Never again. One example of a blatant failure is on my Appraisal report. The appraiser valued the feature of a private oceanfront boat dock in my backyard of only a $25,000 difference in value when comparing it to comps not oceanfront and w/o boat docks. I'm an appraiser and have previously one work for this company. After the mortgage rates went up the volume of work went way down - no surprise. This outfit now qualifies as a bottom feeder. Done with them. They ask for a quote and then hold it for a cheaper one or if they don't get a number they like they reissue the request for quote or cancel the request altogether. read more
