Appraisal for a refinance was poorly done and the value came in suspiciously low. The appraiser did not ask about renovations and was not familiar with the unique oceanfront neighborhood properties. I lost $600 on inadequate appraisal, it was a waste of time going thru United wholesale mortgage. Never again. One example of a blatant failure is on my Appraisal report. The appraiser valued the feature of a private oceanfront boat dock in my backyard of only a $25,000 difference in value when comparing it to comps not oceanfront and w/o boat docks. This is in Orange County. CA!! USE A DIFFERENT COMPANY. Something seems very suspicious. read more

I am a broker. I ordered a rush appraisal and inspection date was confirmed, but the appraiser just disappeared. Nothing that we could do to it. We just had to re-order an appraisal. The AMC still charged the rush fee for it. When I complained to them about another appraisal order, they just put my order on hold although I didn't tell them to put it on hold. I had to extend the rate lock and delay the closing due to the terrible appraisal service. read more

Absolute joke of a company, except I'm not laughing. First response for appraisal completion included a 2 week delay and an upcharge to $680. Midway through our two week delay, I got a message saying it would take another 12 BUSINESS DAYS AND A $1,300 CHARGE!! Paid for an appraisal and like most have no say in the company used. This company not only failed to produce any sort of appraisal on a 60 year old residential home that was recently rezoned. But refused to release it to another competent agency, and kept 50% of our fee even though the deal fell apart. This is criminal behavior and frankly needs to be investigated. Don't use this company if you're hoping to close in this lifetime. Our buyer's used EMortgageCapital to purchase our home on a USDA loan. The contract was written on Jan 29th to close on March 12th. It is now April 6th and 4 extensions latter and it still hasn't closed. EMortgagecapital says they ordered the correct appraisal for USDA, but that Class Valuation ordered an appraisal for a conventional loan. It took 6 weeks for an appraiser to come out, it was two more weeks before anyone noticed that it was the wrong appraisal. Now we are waiting for the correct appraisal. Our buyer's have had to move in with in-laws and now have a 3 hour roundtrip to work while they wait for these clowns to get it together. Our home purchase is now being held up until this sale closes and once again we are hearing that it should close this week. read more

REFUSE TO USE THIS REAL ESTATE APPRAISAL COMPANY FOR ANY UPCOMING TRANSACTIONS OR YOU MAY LOSE THE MORTGAGE U R APPLYING FOR LIKE I DID As an active residential realtor for ten years, I've successfully priced many homes for selling and buying clients, so I certainly understand the pricing-process; while an appraiser's approach is somewhat different from a Realtor's, we usually end up in the same place. I purchased a home, 36 miles north of Miami (they sent a Miami appraiser!), about 1 1/2 years ago with a substantial down payment (33% of the purchase price) after which I put $61,000 into it making improvements, When I recently suffered a stroke, I decided to tap the growing equity I had in the home to pay my medical expenses and to allow me to take advantage of today's significantly lower interest rates, so I applied for a new HUD-insured mortgage to refinance my existing mortgage, and Class Valuations was assigned as the appraiser for that mortgage. I knew my equity would be considerable as a result of my large down payment, plus the substantial improvements I had made, on top of the 12 month general appreciation of real estate in my area, estimated to be between approximately 5-10% by the major real estate value-estimating websites (Realtor.com, Redfin.com, Zillow.com), all of whom put a current value on my home, without awareness of the improvements I had made, that were significantly higher than that of Class Valuations, whose evaluation came in a shocking 007%, or $3000, higher than my original purchase price of the home. Like most appraisal companies Class Valuations allows for one appeal of their valuation if the client does not believe the outcome is accurate. So I mounted an appeal through my loan officer, by first thoroughly researching the appraiser's comps (and providing comps that I believed more accurately reflected my home's value (all were recent sales, near my home and were roughly the same age, with similar square footage and the same number of beds/bths as my home and equal in "finish".) I bounced my thinking thru my loan officer and he agreed that I presented a compelling case as to why the home was worth significantly more than their appraised value. In mounting my appeal I naively thought the appraiser would place more importance on developing an accurate appraisal, by at least going through the steps of looking at the comps I provided and making his pricing adjustments accordingly, rather than simply trying to defend his own credibility by dismissing my comps out of hand with incorrect and/or nonsensical rationales as he did...specifically, * he said of the first and second comp that I provided (sold 7/9/2020 and 7/30/2020, respectively), that they were not considered good indicators of current market value vs. his comps, which he claimed were more recent sales, which was not true: his comp #1 sold in 6/2020, his comp #2 also sold in 6/2020, his comp #3 sold in 7/2020, his comp #4 sold in 6/2020 and his comp# 5 sold in 11/2019!! In the original appraisal he justified using this year-old comp in that he couldn't find sufficient recent sales in my area, yet elsewhere in the report he said our market was sufficiently active to do an accurate appraisal, supporting that statement by saying he found 17 different comps * he rejected my comp #3 saying that it backed up to a "busy" street and said that "therefore it was not considered a good indicator of current market values"( hardly a busy street,) .....yet one of the comps he used in his original appraisal also backed up to the very same street, which he seemed to think was fine at the time in that he did not make any adjustments on that basis (comp #5), and another one of his, (comp #4), backed up to a much busier 4-lane thru-way), which runs from the Everglades to the ocean, passing thru several different towns; truly a transportation artery, which he didn't seem to have a problem with, and made no adjustments for (Atlantic Blvd.). * He rejected yet another one of my comps (comp #4) as also being on a busy street *across from a major transportation artery", yet it clearly sits in the middle of a subdivision of similar homes, nowhere near any busy streets). * He did not even bother to address the other concerns mentioned in my appeal .that the two comps he heavily weighted in his original assessment, #'s 1 &5, were not indicative of current value in that #1 was a distressed sale, being a corporate owned "flip" that had languished on the market for almost three years before finding a buyer, and the comp #5 was the aforementioned year-old comp; So, I did not get the requested re-appraisal and lost my one appeal, since he couldn't be bothered to take the steps required for a reassessment. And given that this was a HUD-insured loan, my loan officer explained that this appraisal would "attach" to my home, and I could not even pay to get a new appraisal for 4 months, killing my ability to tap my equity when I most needed it. read more

Danny the appraiser had no respect for customer. On the day he came to appraised my house, He said two times that the report will be done in 2-3 days. Nothing happened on 2-3 day. I waited for 7 days, my husband texted him. He texted back 'I will have it in for you today'. Nothing happened. The next day I texted him, reminded him his promise to my husband. He texted back that he did not promised. Then I took a picture of his text. That when he said sorry and promised will get it done a few days later. I contact the company Class Valuation. So far not thing happen. Nobody gives me solid answer when the report will be done. Bad service read more

If you need an appraisal done on time I suggest finding another company. If your stuck with this company because lender is required to use them ask for a 60 day escrow they might get it done in 30 days if you're lucky. They will charge you an extortion fee if you need something faster than 30 days and even then it will be late. And of course they will blame covid. Stay away you've been warned. read more

If I could give zero stars I would. The absolute worst experience with an appraisal company. The appraiser who came out to our home seemed very inexperienced. In addition our broker put a rush (3 days) on the appraisal and it took 2 weeks to get it back. Don't try getting ahold of anyone as it's impossible. I tried contacting the appraisal person directly to inquire about the status and she had the nerve to email my broker telling me not to contact her. The guy came to my house to do a appraisal. With in 45 min of doing the appraisal I had it in my hands and you can tell they didn't even try to do research in my area. They looked at comps in a area much below my gated community to get comps and all other houses in my area are about 25 years newer than the comps they took. They just wanted there 500 bucks as quickly as possible. I would not use this company for appraisals. read more

I will give the company 3 stars: 1 star for the whole process 2 stars for the overall company 5 stars for Michael and some of the executives at the company. Here was my overall experience: Long story short, 13 days later we were still waiting for our appraisal after requesting the seller for one extension already. But ultimately we got the appraisal thanks to Michael Holmes and other execs at the company. Here is the chronology of what happened: 1. Appraisal ordered 7/7/20 2. Went into "on hold" status for 4 days with no proactive communication from Class Valuation. 3. My loan broker called them and was advised that due to COVID, the file was on hold and only an external appraisal (means they would not enter the home) would be possible, if we paid an additional $175 "expedite and "complexity" fee. We paid it of course - no option. 4. My loan broker got the "external only" appraisal approved by the lender. 5. We got a message saying appraisal would be ready by 7/20. 6. 7/16/20 - Inspection was done and status updated. 7. 7/20/20 am we get a message that revisions were requested and the file is being sent back to the appraiser and "will be delivered to you as soon as possible". No specific ETA. 8. Did some sleuthing and emailed their Chief Innovation Officer. He escalated it to Michael Holmes (also named in other reviews). Within 90 minutes, we had our appraisal in hand. Michael and the other executives cc'd were stellar. They even refunded the $175 extra we had paid. However this company has serious execution and communication issues at the working levels (which were acknowledged). I am confident that with the management team, they will right the ship eventually. But for now, it is challenging to say the least with the other reviews on here. But at least they have GREAT people in high places so there is hope... read more

The communication from the appraisal management company leads to critical errors in the appraisal process. DO NOT USE THIS COMPANY. Why are they the first to accept an appraisal order and THEN come back with conditions, delayed? Because of GREED. This backwards process is causing us to miss deadlines unlike any other appraisal management company. They need to STOP accepting appraisal orders that they cannot fulfil. Their business model leads to financial burdens for the real estate buyer. For example: When I submit an appraisal order, they accept the due date, and THEN find and assign an appraiser. The appraiser, especially in this market, cannot satisfy the timeline. And when Class Valuation has finally notified us, the lender, it is often a week or two after we have notified the client that the appraisal order is accepted and appraiser assigned. So we are closer to the time the appraisal is due, facing increased fees, and INCREASED WAITING TIMES. Not only that, but we had false information given to us at the beginning of the order. As a Retired Appraiser and Review Appraiser for Ditech Funding for 4 years, I was totally Flabbergasted by the Absolute Crap they produced for us which killed our mortgage. This appraisal had so many glaring errors it was down right criminal, and. I don't think anyone at this company even reviewed this work of fiction. if they had, they would have seen the errors starting on page where the Appraiser said our property was located in one town and then stated it was actually in another town. He said our property was in the different Town just so he could get comps from free public records in a lower value neighborhood instead of local MLS. The appraiser under valued our property by $350-400,000! We had the value at $1,450,000 based on true comparables. Even Zillow had it at $1,500,000. This appraiser was an idiot and this AMC is useless! They don't even look at the crap they are sending up to their lenders! I'd give them a Negative Zero rating but there aren't any Negative Zero Stars! This appraisal cost us our home!!!! and I even had to pay for it! read more

I have been doing real estate for 30 years. Class Valuation hired an appraiser based out of Lansing MI to do an appraisal in Kalkaska Michigan. This happens a lot with mortgage brokers who are not in our area. Normally a quick call say get another appraiser we are not allowing an out of market appraiser, and they call and get another one. NOT with this clown act of a company. They refused to change appraisers despite the loan officer asking many times. Now our buyer and seller are in a lurch. Always question when an out of market appraiser is trying to appraise your property. At a minimum they should show 5 appraisals in the last 2 years within 30 miles of the subject property to establish market expertise in my opinion. Sellers do not have to accept out of market appraisers and this firm from the hundreds of negative reviews should not be in this business that involves trust! read more

I agree with the other negative reviews on this company. The lender has used this company for my refinance twice now and both appraisers were so unprofessional looking and insensitive. You would think that in this age of COVID, this company would train their appraisers with cultural sensitivity and safety cleanliness measures. Appraisers should remove their dirty shoes and/or wear shoe coverings when entering people's home. They are going from one home to another and spreading germs. My loan company picked this appraisal company. First I thought their fee was a lot higher than normal. But my loan company said by law, I will need to use a company such as ClassValuation. I received a phone call to schedule an appointment by a young lady, that first of all called me by my first name. No hello Miss, good after noon Ma'am nothing. No etiquette phone training, We are not friends. This is a business call. Okay, scheduled a week in advance Monday 9:00AM. I did not hear from this company's appraiser MJ ( his initials) till Monday 10:43AM.... Stating he cannot make it due to rain. I have Windows...what rain?... I took a day from work I explained and it's not raining. Ok the appraiser says, I'll be there in the afternoon. Around 3:00 PM I receive an email from the mortgage lender that I will be contacted by another member of the ClassValuation team to schedule another appointment. Worse service ever! The appraiser, who's initials are JM...lied and didn't even have the courtesy of calling himself to say he still couldn't make it. Beware with this company concerning your time and money! read more

This company is not local so they report his late. Not only that, they provide the most inaccurate report when my appraisal was done by another appraisal company. I called them, but they said they can't really give much information and follow their process to correct their report, but no changes happened. The appraisal comes and checks the house for 10 mins(won't do drive by even Covid 19). I am assuming to get paid more. This is a complete waste of time and money. Real all the reviews before considering this company. *the only way you can correct this is either you do another appraisal or refund my money. The report is inaccurate compare to other appraiser. I have used Class Valuation in a few occasions and have never had an excellent experience with them; but, this last time has been the worse experience ever. My appraisal was ordered on 3/26/2021, as of today 5/5/2021 all I get from them are pretty emails justifying the delay. Not only they staff unexperienced and unprofessional appraisers, their staff is rude to the point of hanging up the phone when you continue to question their unreasonable excuses. I will never use them again. In all reality I have not come across an Appraisal Management Company that is great, but that is the result of the creation of this middle man/monster, all they do is obstruct the process, abuse the customer with their excessive fees, and be rude when they can not offer a decent service. read more

This is a company that does not listen! I ordered an appraisal on a RUSH and was notified it would cost $700.00 for a 5 Business day turn time, when I called in to see what the turn time would be for a standard appraisal, fee was $460.00 for a 6 Business day turn time- at that time I removed the RUSH since then it has been an additional 5 business days and still no appraiser has been assigned. This is a company that is taking advantage of it consumers and penalizing for not wanting to pay outrageous fee's. (If I had not asked for a RUSH then appraisal would have been completed by now- be very careful working with this company they are awful and will never use them again) read more

It's been 9 full days since we paid for the appraisal and we still don't have the report. Robert Compher was rude during our very first conversation and has provided two different dates about when the report would be ready. My agent was told he was working on Refi's instead of our purchase and because of his lack of urgency, our close date now has to be pushed back. I would not recommend this company to anyone. Adding insult to injury, the price was almost $200 more than I was originally told it would be. Update* just got off the phone with someone who called it "her" company who was also very rude and provided me yet a 3rd date for when we will have the report. She interrupted me multiple times and then said I'm not the client! Excuse me but my lender may have picked your company but I am the one who paid you. SMH Update* to be clear, the owner has responded to my review but failed to provide me with any way to contact him... The reason he didn't find my name in his records is because the house is only in my partners name. If I could give zero stars I would. Measured incorrectly, and then appraised the home based on incorrect measurements. When we submitted a rebuttal, they told us that the miscalculation in square footage was "insignificant" and refused to change the appraisal price. The "insignificant" amount was about an $11K difference based on the appraisers estimate of our price per sq ft, which is pretty significant to a first time home buyer that has saved every penny to try to buy a home, only to make it this far and be screwed by the appraiser. I WOULD NOT recommend this company to anyone and will be filing many complaints. Please don't use them. read more

Nothing but pure racism is what my experience was with the first appraiser who showed up ‍ He went against the market and devalued our house even though it's the most updated on our street! Even our mortgage consultant was amazed at his appraisal! Immigrants, like ourselves, are always wary and even when he walked in with his unfriendly attitude, we knew he's not going to be fair! This place is terrible!! Took 2 weeks for the appraiser to do the work. Four days AFTER the inspection was complete they still had not uploaded the appraisal to the underwriter, low and behold the appraiser then notified us that she cannot appraise homes over 1 million!! Why did you take the job then? Now we are totally screwed and most likely will have to start the loan process over and will miss close of title. Don't use this company unless you want problems!
