The layout also makes it feel more spacious than most complexes--it doesn't feel cramped or overly dense. If you value a peaceful environment, this really offers that. The office staff are consistently friendly, kind, and supportive. They've always made me feel valued as a resident (and as a person), which goes a long way. In terms of amenities, it leans more toward the luxurious side--having an in-unit washer and dryer, updated appliances, and A/C, along with access to a gym, pool, hot tubs, sauna, and even a racquetball court, has made things feel really comfortable. I also find it's just a really pleasant place to walk around, with some beautiful lookout spots and views of the water. A special shoutout to the maintenance team--they've been incredible. Always friendly, respectful, and responsive. I've consistently experienced them as timely and detail-oriented, and they're very careful and considerate when entering the home. It seems like their might be possible overall bigger drug problem. The management doesn't care, them getting money out of u as a tenant is all they cared about. They hate when u complain about factual issues. They don't take accountability & stole from me by refusing to pay me credit for founded concerns/complaints I had in my stay here. Annabelle lied, concealed in malice in her rotted dog-like behavior about lease take over. waterstone owes me nearly $10K, that's how they make money by manipulating, concealing info like they did with my lease-break issue, management here are no better than thieves & robbers.

I specifically asked THREE separate times for a copy of the rental agreement or documentation that clearly stated this policy, and they refused to provide it every single time. That alone says a lot. Maintenance issues were another nightmare. My washer and dryer were broken for THREE MONTHS, and despite multiple requests and follow-ups, management offered no urgency, no temporary solution, no compensation, and barely any communication. For an apartment complex charging the amount they do, that level of neglect is unacceptable. What bothered me even more was how they handled serious property issues. I personally have video evidence of staff painting over what appeared to be mold stains instead of properly addressing the problem. Covering up potential mold with paint instead of professionally treating it is irresponsible and concerning, especially for tenants' health and safety. Overall, the staff and management came across as disorganized, dismissive, and more focused on keeping tenants' money than actually helping residents. Communication was poor, promises were rarely followed through on, and every issue became unnecessarily difficult. I rarely leave negative reviews, but people deserve to know what they may be walking into before signing a lease here. I am really glad to see this place take action for us residents. Parking is improving, landscaping looks better. Now all we need is central AC and life would be divine.

I found it to be a bit misleading, and not as straightforward as it seems. First, ensure that your income before the application date meets the 3.5 income requirement. Secondly, they request a deposit, which shouldn't be asked if the application is gearing towards a declined decision . Yes, the funds are refunded, but why ask for a deposit if you know the application will be rejected? Lastly, what's the purpose of processing applicants through the application or pre-approval process if you're aware of their circumstances beforehand? The application fee is $40.00 per applicant. Again, this is merely my personal experience. Since I am at peace with the fact that I will not be reconsidered in the future, I feel comfortable sharing this information with complete transparency.
