    Would give it a negative star if I could. Awful unit they rented. They let anyone rent their disgusting condos through them. Rainbow Condominiums. Unit 604. Old and dirty missing pots. Disgusting old dishwasher, that couldn't clean dishes properly and fridge door had a sign on it, stating to please push closed, because it didn't latch properly. Unit has never been renovated since built and its OLD, with disgusting appliances. A dryer that ruined my husband's shirt. Dryer interior was all rusted. And tough to sleep on the most cheap and old mattresses. Springs popping as you slept.

    First I would like to start by saying we would've cancelled our reservation due to Covid but were told we would lose our money, as short term rentals in Ocean City, MD were not shut down. So we drove the 7 hours to enjoy a vacation at the Sea Watch condos. This was the third time I've stayed at the Sea Watch, and never had a worse experience with customer service from Coldwell Banker. We arrived to find the unit (1302) had not been cleaned. First sign was a pile of trash in the middle of the floor in one of the bedrooms. So I called and they sent a cleaning crew right up and they "cleaned." Lady who greeted us was very nice, but none of them were wearing masks to enter the condo for cleaning. When I went to make the beds, I found more cereal crumbs, candy, and wrappers on the floors behind the beds. There were dark brown smear marks behind and on the toilet paper holder in the bathroom, and coffee or syrup drips down the walls and cabinets in the kitchen. I emailed cbvacations requesting a refund of at least our cleaning fee and got no response. My husband then called their on site office at the Sea Watch and spoke to Autumn who would only give us a $50 refund. My husband replied he could report the cleaning people for not wearing masks. Autumn then threatened that if we reported them or wrote a bad review we would be evicted from the unit! This was a reservation we would've cancelled in the first place! And $50 refund??? They should've been PAYING ME to clean this condo!!! In addition, paint, furniture, and bathrooms in 1302 are very outdated. You can kind of tell from the pictures, but the lack of cleaning and poor customer service will keep me from ever using CB to rent for vacation again. On a positive note, Marybeth at the Sea Watch CB office was very friendly and helpful in getting our wifi and Direct TV connections fixed when they went down.

    I booked a vacation through this agency for July 31st through August 7th 2021. We chose the English Towers unit 705 in Ocean City. Upon arrival I noticed the toilet seat in the main bathroom was broken. I contacted the agency and they sent someone to replace it. After unpacking and looking around, I realized the unit was absolutely filthy, hairs in the bathtub, dried pee on the floor behind the toilet, missing slats in the blinds so that you were never able to have them closed completely, sand imbedded in the carpet, and the shower curtain rod in the master bath was drooping and would fall off the wall soon. The trim above the vertical blinds also fell on my husbands head when he went out to the balcony. I went to the store and bought cleaning products and cleaned the unit and vacuumed it myself. I let the agency know of the issues and they offered to send someone to clean it but I didn't want anyone in the condo without us being there and didn't want to spend the day watching them do what should have been done before we arrived. All of my emails were answered but never was a partial refund offered. For 2,600 a week, it should have been cleaned and the unit should be properly Maintained throughout the rental season. The 2 stars is because they did respond to every email, otherwise it would be zero stars. I did not ask for a partial refund but felt it should have been offered due to the many issues. I left it far better than I found it and hopefully the next renters will have a better experience. My sister also rented a unit in the same building but through Long and Foster. Her unit was immaculate. (#607)

    I rented the unit located 161 Captain Quarters Road, Ocean City Maryland. The development is named Harbour Sails III. The townhouse unit number is 1. When I pulled up to the unit, I was immediately disappointed. The home itself did not have a broken screen door but the unit connected to the home's balcony had a broken screen door, which was off of the tracks. Large black trash bags filled with what I assumed was trash also littered the balcony. When I entered into the home, it looked very dusty, and had a very foul and appalling smell. It smelled very musty. The home was nicely decorated, however it was very dirty. The living room area rug was not vacuumed; there were stains on the master bedroom's comforter. The home was dusty throughout the entire unit. There were crumbs and debris all over the kitchen counters. There were stacked up pots and pans on the stove. The bathrooms had stained rings around the toilet bowls. I called the cleaning company (as the check in instructions had suggested if the home was not cleaned) and they dispatched someone to come clean the home. Once the cleaning ladies arrived they informed me that a plumber had just been in the unit working on the kitchen sink and must have left the debris on the kitchen counter tops. The kitchen sink was separated from the cabinetry leaving a gaping hole between the sink and the cabinetry. The ceiling fan in the dining room was separated from the ceiling and was not properly attached. The popcorn ceiling was peeling above the dining room table. The cleaning company also informed me that someone had just come out to clean the unit that morning before we checked in. I am unsure as to what they cleaned because it was very dirty. There was cereal on the kitchen floor (Cheerios) to be exact. The cleaning company asked me to go and enjoy the beach and when we returned we should see a vast difference. We decided to go and grab a bite to eat. When we returned the home was dusted, cleaned and vacuumed it appeared to be acceptable enough for a short weekend stay. The strong musty odor was present still, however, my mother in law decided to Febreeze the entire unit, which masked the smell enough for us to go to bed. Before I showered I noticed black moldy spots on the wall/ ceiling in the master bedroom that connected to the master bedroom/ shower. The showerhead was rusty and separated from the wall in the master bedroom and the hot water took 15 minutes to get warm. The next morning, I called the rental office to let them know that I was not happy with the unit and I advised them that we would like to be switched. The rental agent told me that I could in fact be switched to another unit, however, I would have to pay the cost of the rental she would need to find, as well as lose all of the money I had already paid for the unit we were currently staying in. I told her that we would indeed pay to be moved; the home was unacceptable for us. She asked me to give her a few minutes to search for a last minute property. When she called back, she told me that she could not find anything and that the owner was willing to give us $100.00 back for our inconvenience if we decided to stay. Since we came with a group of people (staying in various locations in OC MD) we decided to suck it up and stay. On Sunday afternoon, my family and I returned to the home from an outing to notice the kitchen floor was wet, and the rug had been saturated with water. We scrambled to get the water up, and noticed it was coming from under the kitchen sink. My husband went under the sink and noticed a rusty pipe leaking. Under the pipe someone (maybe the plumber that was just in the unit) had placed a cooking pot under the leaking pot to catch the water that drained from the sink. The pot of course had been filled with water from the sink and began to overflow. I called the emergency number for maintenance and the worker informed me that unless it was a flood, or a fire than they could not get anyone out to the unit to fix the kitchen sink. (The kitchen had actually flooded) He then proceeded to tell me to empty the pot of old, nasty water and place it back under the sink! I told him under no circumstance was I doing that and he became very rude, letting me know that I was responsible for the unit and either I do not use the kitchen sink for the duration of my stay or empty the pot. So we did not use the kitchen sink. When I got off the telephone with the plumber I called my rental agent and they informed me that they could not believe that this was happening because the owner is a very good owner who takes care of his property.     This is a warning to any family who vacations in Ocean City Maryland. DO NOT STAY AT THE SEA TERRACE! They are not family friendly. I received a call from Coldwell Banker Friday morning as we were making breakfast that we must vacate the property immediately. They had a report of teenagers playing music on the balcony and my 7 year son allegedly threw an M & M off the balcony. They brought the cops, the building manager, and an employee of Coldwell Banker to stand outside the door as we packed our bags in an attempt to humiliate us. The only thing they did was scare my younger children and ruin their vacation. Also, there are a select few of condo owners in this building that are awful. My kids had to move to the opposite side of the pool so they could do their water exercises. Another yelled at my 9 year old daughter because she lifted the rope to get to the deep end of the pool. Myself, my husband, and my family have been vacationing in Ocean City for 19 years and have never dealt with anything like this. We paid 3K to stay at this property just to be told to leave early. We didn't even have time to clean, so I will be losing my security deposit. Coldwell Banker is stealing our $ in my opinion. Myself and my husband work hard all year so we can take our kids on a nice family vacation. I feel completely violated and disgusted with The Sea Terrace and Coldwell Banker!

We've rented from Sandcastle for many years, always taking pride in leaving every home spotless and following every checkout instruction. Yet in recent years, we've faced repeated problems getting our security deposits back -- endless delays, vague accusations, and outright lies about the condition of the properties. This past summer was the final straw. After a storm from Hurricane Erin, we reached out several times to have the pool cleaned. We were ignored for most of the week, leaving the pool filthy and unusable for our kids. Still, we cleaned the house thoroughly before leaving -- wiped surfaces, swept floors, scrubbed bathrooms, and made sure everything was in better shape than when we arrived. We even took photos and video as proof. Months later, we were told we wouldn't be getting our security deposit back because the house was supposedly left a "mess." That claim is completely false -- and honestly insulting. Our family includes members with health conditions that made us extra careful about cleanliness. The whole experience has felt dishonest and exploitative. After decades of happy memories in Bethany Beach, it's heartbreaking that Sandcastle Realty has made it stressful to come here. Based on how they've handled our last few rentals, it feels like the owner, Doug, is running a scam -- taking people's deposits under false pretenses and violating Delaware law. To anyone thinking of renting from this company: beware. The home might look lovely online, but the peace of mind and trust that make a vacation special are long gone. What a sad way to end so many years of family tradition.

Too many delays and lies on why the security deposit was not refunded has resulted in our conclusion that the owner Doug is running a scam operation taking tenants security deposit based on false allegations and in violation of Delaware law. To those reading this review and considering renting a house from this business ... BEWARE! The security deposit you pay is most likely to become a donation to Doug unless you want to retain an attorney and file suit to get it back.

I am emailing to let you know the multitude of issues we are having with our rental property of 39668 Seaside Dr. We have tried calling and resolving these issues several times over the last 3 days but nothing has been done to resolve the issues. I am now emailing to document the communication (or lack there of). Issue 1: The house has not been properly cleaned for a very long time. As the photos show there is massive amount of dirt, dust, and hairs coming out of every vent in the home. This appears to be several months of accumulation and when the air conditioning kicks on it blows this material all over the house. Issue 2: As the photos show, The bathroom showers have black mold in them. We have 3 young children including a new born so this is very concerning Issue 3: The internet has not worked our entire stay and everyday we are being told that we have to wait for for the company to send a rep that never show up. We were just told for the third time to wait for several hours instead of the management company handling this issue. On top of the fact we had to spend the first three days of our vacation waiting for your technicians, we also don't feel comfortable taking on the liability of third party contractors working on the home on the owners behalf. When we shared this with management they told us we signed a contract that internet may not be available so they are not responsible. After reviewing the general state of the home I wouldn't be surprised if there was never internet at all and the contract is used to protect management from having to pay for any internet service at all. Issue 4: As seen in the photo attached there are electrical outlets sticking out of the wall with sharp screws dangling out of them. Issue 5: The carpets are very dirty and covered with both dirt and stains. It appears the carpets have been even vacuumed or cleaned for a very long time. Issue 6: Not a serious issue but for a $1000 night rental the place is in general disarray. For example the tv has random wires and cords just hanging off the mantle. I'm just including as generally it appears zero effort has been made to prepare this home for renters. As some that has been renting dozens of properties on VRBO & Airbnb for 10+ years I just couldn't imagine thinking this is an acceptable state.

    I tried booking one of this company's properties on Vrbo and I got charged the Vrbo fee ($320) but…read morenot the rental fees. They emailed me separately and wanted payment through their own online portal. The whole point of using platforms like Vrbo is to have your payments protected in case of fraud or scams, which this was not but very shady nonetheless. We called to request payment through VRbo and they said they only accept through their own website. So you are basically being charged a Vrbo fee without the peace of mind of going through their platform. I refused to pay and asked for a cancellation and had to get my Vrbo charge refunded separately. I don't know about their properties but definitely shady business, listing on Vrbo, and then violating their policies by communicating outside the service so they can avoid their fees.

If you own a rental property, they will rent it to absolute savages who will destroy your property. Even if you come in as soon as the tenant leaves and see the damage with your own eyes, CB will refuse to hold back any security deposit. Oddly though lots of complaints here are from tenants who rented garbage units through CB and were docked security for clogging drains. Funny because I was told today that clogging brand new plumbing is "wear and tear." Maybe CB is just a giant scam on both ends. The owners get treated like garbage and so do the tenants. I've had either reckless tenants or terrible cleaning crews. But there is no recourse with the tenants when they damage your unit. And they will damage your unit. Vicki Burrs knows one answer to a problem--we don't care. That's her go to when lying doesn't work. But she'll lie too. If you're renting in OC, stay away from CB 118th street. If you own a rental unit stay away from CB Vacations 118th street. Go directly to Vacasa. Hopefully once the transition is over, Vacasa will fire the rude, incompetent staff and replace them with people who take pride in their work. They're a disgrace to the service industry. These agencies are holding on by a thread because AirB&B provides better service for renters and better property management for owners. Plus they cut out the lazy inept middle men. Stay way from Coldwell Banker. They're an embarrassment to themselves and an insult to everyone they deal with.

So when the Covid-19 pandemic hit, I reached out to find out what I could do to get a refund. The owner, David Devito, told me that according to the rental agreement, I was not entitled to a refund. I thought he was kidding. My daughter and her friend were stripped of their prom, senior awards, graduation, and senior week. On top of all that, this guy expected our girls to give up their $500 deposit and call it a loss. When my friends posted bad reviews because of his actions, he deleted their comments and blocked them. When I called and told him we expected a refund, he told me there was no way we were getting a refund and to just get over it. I am surprised this guy can sleep at night knowing he ripped teenage girls off of $500 during a time when they have been through so much. So...if you ever think about renting from this guy, please DO NOT! He is a shrewd business man who preys on young kids. I am so appauled by him and his business practices. Call him and let him know that he should do the right thing and refund the money to these girls.

This unit is Frogs, so I get it- they expect Senior week kids, but by Labor Day you can clean up 10 weeks worth. Not ever going to recommend.
