I work as a Quality Control Manager for a large construction company, so my standards regarding inspections are pretty high. I've worked with Scott Collins on large scale commercial projects where he was IOR (inspector of record). I was buying an older (24 years) home that appeared to be in great shape, but I wanted a thorough inspection. I knew Scott ran Collins Inspection Services, so I gave him a call. Scott is VERY detailed in his inspection. In fact, when I compared his inspection report to the one the buyers of our home had, it was a night and day difference. Scott Collins did the most thorough home inspection I have ever seen done on a property. I'm a Realtor, so I have seen many. This was for a 21 unit apartment building in Grass Valley. He spent the entire day at the property and produced a voluminous report with lots of pictures and commentary. I had been enamored of owning this apartment building in part because I like the Sierra foothills, but after considering the things that he pointed out -- a fair amount of dry rot, missing rain gutters, poor drainage, etc.-- I decided to cancel my purchase contract and ended up in escrow with an 18-unit building in Sacramento. I do my research whenever I purchase any service, especially when for buying a home, which is why I chose Scott as my inspector. Scott was very professional from the start, even though he made a small mistake during the process, he quickly fixed it. However, the seller's agent wasn't easy to work with, and gave him a very hard time. She even prohibited Scott from further inspecting the house. Even in such a difficult situation, he always put his client's interest (in this case, my interest) at his top priority. He made sure he finished the inspection and provided me a very detailed report, answered me all my concerns. As my house closed a few days ago, I could move in the house with peace in mind. As for the incident, because I was there during the whole process, I can say all he said is true. Scott tried everything to make the seller happy and apologized to her in multiple occasions. Scott just inspected a property in El Dorado HIlls for me. I found him here on Yelp, checked out this site, and decided to roll the dice and try him out. I had the luxury of comparing Scott's work to a previous inspection report- and the difference was like night and day. Just a word to the wise here- the quality between the two inspections was so significant that it was almost shocking. It still bothers me to think that someone payed 4-500 dollars for the first inspection and that it overlooked thousands in repairs- and that company is still out there getting business. Scott's inspection, and his accompanying report were 3-4 times more detailed and thorough than the previous inspection. With his experience as a certified contractor- not only was he able to find repairs that easily would have cost me thousands of dollars, but he was also able to quote me reasonable estimates for the work that needed to be done. I met him at the house after he had spent more than 5 hours reviewing the property, and when we ran through his findings and I asked him questions- he displayed encyclopedic knowledge of building codes, regulations, materials, best practices, and HVAC systems. He was extremely patient and professional. In short, I don't usually take the time to write positive reviews on Yelp, but i couldn't recommend Scott enough. If he had charged me twice his normal price, it would have been worth it. read more

I hired Scott to do an inspection of my home that I plan to sell. Scott is a nice and personal individual who impressed me with his knowledge of the construction field. He took the time to explain his findings and the recommended repairs. Scott identified some of the problems with the workmanship of a recently purchased HVAC system that was installed by a major HVAC service provider. I would never have known these issues since I relied on the reputation of the company. I contacted the business as the system was still under warranty. Scott was unable to do a home inspection the day we needed him, but he referred us to an amazing home inspector. I believe it's a reflection of Scott's ethics to refer us to such a professional man (someone who stated it like he saw it in his report and left us to decide whether we want to buy a house when we can't get answers from the original owners/sellers of a 10 year old house regarding what plumbing was installed in the home (or a straight answer on a leak noted in home inspection). No answers was the answer I needed to make the decision. I am very disappointed with the inspection that Scott conducted within my home. I would not recommend him to anyone. He arrived 30 minutes late, was too careless to even check before turning appliances on for a home inspection and as a result destroyed one of my beloved personal items. And, I didn't appreciate the way he looked through my personal things as I later discovered, flipped my breaker off, left all my windows open and unplugged things that he had no business unplugging. I have sold many homes in the past and never had a home inspector carelessly mishandle themselves in my property to the point of destroying something that could have been avoided if they had just paid attention. We contracted Scott to do our home inspection a year ago. He did an extremely thorough job. He was at the house we purchased for hours and hours. (the house is big with two crawl spaces) He wasn't worried about getting dirty because he came prepared with everything he'd possibly need to get into the areas of the home that would require specialized inspection. He was amazing. His report was well organized with tons of photos, so it was easy to follow and see what he was referring to. The people we purchased the house from also decided to use his services to inspect the house they were purchasing. Fast forward one year. I noticed some paint peeling around a window that had failed and I was worried that water may be entering and damaging the wall and floor. He was close by and came to check it out for me. He even crawled down in the dirty unfinished area beneath the house to inspect for water intrusion. Who does that? And as a courtesy?? Scott does. He truly takes pride in his work and he does it well. I am just stunned by the integrity of his work ethic. Highly, highly recommend if you or a friend/relative is looking for someone to do a home inspection. I even called my realtor the same day to make sure she's using him as much as possible. read more

In August 2017, my husband and I fell in love with a beautiful home for sale with a view in Ridgeview Estates. It had great curb appeal and almost everything we were looking for. As we walked around the house, we noticed the crappy paint job. We would find out later that that was the least of our worries. We went into contract and searched the web for an experienced inspector. We found Scott Collins on Yelp and decided to hire him after reading all the great reviews. He spent over 7 hours inspecting the 22 year old 3,000+ sq ft home and pool in Ridgeview. His 100+ page report detailed not only the issues but also included specs of the home that educated us. Since there were no seller disclosures available due to this being a flipped home, his report was even more essential. We fell in love with the home but after coming to understand the true condition and all the home maintenance items that were deferred, we knew we were in a delicate situation. Apparently the investors just put lipstick on the pig. I was shocked to see dark brown water coming from the faucet. The two HVACs and 2 water heaters were original and apparently not maintained. The air ducts were filthy and there was rat poop in the attic. Most of the windows were compromised. The list goes on. Scott also put us in touch with Rocklin Pest Control since the seller did not want to pay for the pest inspection. Unfortunately, they determined over 20k in repairs were needed for section 1 repairs. I think that alone shocked the sellers. Despite the plethora of issues, we still wanted the home and approached the sellers with a reasonable request for a reduction in the sales price which we felt best reflected the condition of the home which did not include items we thought we could defer in the spirit of bring reasonable. Unfortunately, the sellers denied our request and only wanted to pay for the Section 1 as previously agreed. We were extremely disappointed and frustrated because we were willing to work with the seller despite the laundry list of issues. I understand sellers are not required to credit for repairs but this situation was not usual as this was a foreclosed home with no disclosures so both parties had no idea of the true condition and value of the home. Too bad for them and for us. We really liked the home and we did our due diligence by hiring Scott but sadly the sellers were unreasonable. We are very thankful to Scott for his expertise. His service is extremely invaluable and we highly recommend him especially to those who plan to put their home on the market so they can know the true value of their home and have time to do repairs and to be in a position to maximize their chances of selling their home quickly and not waste theirs or their buyers time. read more
