They aren't as thorough as other home inspectors I have used. Go with a small business that will really earn your trust. We used this company (suggested by our realtor) and are really kicking ourselves now. We continue to deal with serious issues that should have been flagged during the inspection but instead we were told the house was in great shape. We have since poured thousands into repairing electrical, plumbing, mold remediation, tree removal, rodent abatement, and now foundation repairs. Poor/incomplete home inspection conducted. I reported the following directly to Home Life Inspections via email and never received any contact from their management team after 2 wks: I had a home inspection, pest inspection and sewer lateral inspection completed by Ray Swanson on 9/30/25. I would like to file a formal complaint about the quality of inspection we received. We received keys to the property the afternoon of 10/10. 8:30am on 10/11(next morning)a plumber went into the crawl space to install a water line to the new refrigerator and found a huge leak under the kitchen pipe where the water was not leaking but gushing/pouring out when the kitchen sink was turned on. I have a video of the leak and multiple plumbers indicated that there was no way an inspector who checked could've missed that. And it was clearly not a new leak. We also only used the kitchen sink to wash hands and had not cooked or wash clothes since we had only been in the house 1 night. The realtor ended up paying for 2 plumbers to come out and replace the cracked pipe after my complaint and untimely repairs since we were moved in and unable to use the kitchen or washing machine. Today is the 4th day after move-in and the broken pipe was replaced yesterday afternoon. After finally being able to wash dishes, I open the cabinet under the sink to find it flooded with water from a dripping garbage disposal-bad drip which soaked through over 8 hand towels and still pooling water all over the cabinet. This is another clear indication that Ray did NOT do a thorough job during the inspection. The only thing noted was the electrical wire hanging from the disposal. I don't think it was even tested and he probably also didn't run the water from the kitchen sink and that is how the disposal was not caught and the broken pipe was not caught. I am so truly surprised at the quality of work provided. I followed up with a second email: Please let the management team know that have videos of the leaking in the crawl space and pictures of the pipe that was cut out. I also have pictures of the disposal which is all rusted and video of how much water is coming out when we used the sink. I am more worried about what else we will find. I had previous home inspections completed before and we never had to deal with "surprised", only of the the things that were already noted in the inspection. These were not only surprises but costly repairs that could been mitigated if I knew beforehand to get repairs from the seller as well as watching out for potential problems. Your company was chosen by my realtor for the inspection as a reputable company that she has used and worked with for many years. I hope this is not the standard of work that is considered acceptable at your company. I am requesting a refund of my inspection fees of $610. I also plan on reporting this to the BBB. I look forward to speaking to someone from the management team soon! Still no reply to date. Last week I used the the new dishwasher for the first time and water leaked everywhere as well. These are all things that a complete inspection would've revealed. And to have no reply from the company is even worse. read more

We moved into the home to find that there are 3 outlets that do not work at all in our kitchen. I understand that the disclosures state that they will attempt to check all reasonably accessible outlets but is it too unreasonable to unplug or move a coffee machine or toaster. I was not expecting the level of detail and attention to safety that was provided. My home inspection was completed by Misha Markov and was worth every single penny! Every inch of the home was surveyed with highly trained eyes. Photos were taken to provide accurate documentation of all the areas of concern. Following the inspection, Misha was available to provide a real-time review of his findings and answer my questions. A year ago Good Life solved my termite problem. YES!!! Their treatment was 100% effective, their service was excellent, and I was totally pleased with the work they did. And with the excellent work, they gave me a one-year guarantee for everything they had done. But Good Life does not stop there. Just to be certain, I called them and asked if they could send out someone to reinspect my home for termites --- and whatever else could be annoying it --- while I was still covered by the guarantee. Good Life not only said they would absolutely do that, but they would do it right away, to make sure I got this done in time. DJ Smith-Herbert showed up on time and checked everything. He reapplied something (a form of Don't-Even-Think-Of-Coming-Back-You Horrible Termites bug-killer) to an area outside the house, just to be extra sure that there would be no re-infestation. He and I chatted about the work that had been done before, the treatment he applied this time, and the weather. I was very pleased with his work. Omitted critical electrical failure from report, which has the potential to cause a fire or other serious injury to myself or my child in the home. Not to mention the costs associated with needed repairs. I chose Good Life for my home inspection after they did one for another home I was looking to purchase a few months prior. That inspection was excellent. This report was very thorough, and detailed. Excellent work. But for the home I did end up purchasing, they omitted very crucial information regarding the electrical. They took the breaker panel apart for the inspection, and would have seen the obvious arcing and failing circuit (which you can SEE and HEAR when the door is opened, or the panel removed). But in the inspection report, they only included a photo, with NO INFORMATION regarding the state of the wiring - that there is arcing in the wires behind the panel. The circuit is so bad, the smoke alarm connected to it will chirp simply by opening the door to the panel. THIS IS DANGEROUS. I don't know why the quality of work changed from one inspector to another, maybe they were swayed to be less than honest by the realtor, but this is truly unethical and unconscionable. Very disappointed by this, as I was very confident that I would receive a true, honest inspection report from them, as I had previously. read more

Before I moved into the house that I live in currently, the person that lived here before had a pest inspection done on this house on 6/7/2024. It was infested with subterranean and drywood termites. Goodlife had given her the option to spot treat the areas where the termites had been. Though spot treating a house that has termites DOESN'T WORK, because the house has to be fully fumigated.  Escrow for this house closed 7/5/2024. Not even a month into my house I started seeing tons of termites in my bedroom and laundry room. I called Goodlife and complained even though they didn't believe me at first when I said that they were termites. They came to spot treat the previous areas that the previous owner told them to treat. This area was across my house and no wheres near my bedroom and laundry room. I was still seeing termites after this treatment. I decided to call back to have the manager, Justin, come inspect the house. He basically said that their company is just trying to make everyone happy by giving people options. There is only one way to get rid of termites and that is to tent and fumigate the house. Though we had a bit of an argument out in my garage, he finally decided to refer me to a fumigation company. This was the biggest hassle and it could have all been avoided if the house was fumigated before I moved in.  Additionally here's a list of all the things I needed to do prior to the fumigation * Move all my indoor plants outside (which killed a lot of them due to the intense rain) * Open all cabinets, boxes, and totes * Store all my pantry food in my shed outback * Put all my freezer/refrigerated food in nylofume bags * Move the landscape around my house * Remove batteries from fire alarms * Turn off gas * Remove part of fencing  * Remove satellite dishes  I had to temporarily move into a hotel with all my pets and valuables for 4 nights. The hotel and fumigation totaled to be $2,400. I managed to get some of my money back thanks to The Structural Pest Control Board. Lastly I would like to say how unprofessional Goodlife inspections really are, especially since this could have all been avoided. read more
