    Poor/incomplete home inspection conducted. I reported the following directly to Home Life Inspections via email and never received any contact from their management team after 2 wks: I had a home inspection, pest inspection and sewer lateral inspection completed by Ray Swanson on 9/30/25. I would like to file a formal complaint about the quality of inspection we received. We received keys to the property the afternoon of 10/10. 8:30am on 10/11(next morning)a plumber went into the crawl space to install a water line to the new refrigerator and found a huge leak under the kitchen pipe where the water was not leaking but gushing/pouring out when the kitchen sink was turned on. I have a video of the leak and multiple plumbers indicated that there was no way an inspector who checked could've missed that. And it was clearly not a new leak. We also only used the kitchen sink to wash hands and had not cooked or wash clothes since we had only been in the house 1 night. The realtor ended up paying for 2 plumbers to come out and replace the cracked pipe after my complaint and untimely repairs since we were moved in and unable to use the kitchen or washing machine. Today is the 4th day after move-in and the broken pipe was replaced yesterday afternoon. After finally being able to wash dishes, I open the cabinet under the sink to find it flooded with water from a dripping garbage disposal-bad drip which soaked through over 8 hand towels and still pooling water all over the cabinet. This is another clear indication that Ray did NOT do a thorough job during the inspection. The only thing noted was the electrical wire hanging from the disposal. I don't think it was even tested and he probably also didn't run the water from the kitchen sink and that is how the disposal was not caught and the broken pipe was not caught. I am so truly surprised at the quality of work provided. I followed up with a second email: Please let the management team know that have videos of the leaking in the crawl space and pictures of the pipe that was cut out. I also have pictures of the disposal which is all rusted and video of how much water is coming out when we used the sink. I am more worried about what else we will find. I had previous home inspections completed before and we never had to deal with "surprised", only of the the things that were already noted in the inspection. These were not only surprises but costly repairs that could been mitigated if I knew beforehand to get repairs from the seller as well as watching out for potential problems. Your company was chosen by my realtor for the inspection as a reputable company that she has used and worked with for many years. I hope this is not the standard of work that is considered acceptable at your company. I am requesting a refund of my inspection fees of $610. I also plan on reporting this to the BBB. I look forward to speaking to someone from the management team soon! Still no reply to date. Last week I used the the new dishwasher for the first time and water leaked everywhere as well. These are all things that a complete inspection would've revealed. And to have no reply from the company is even worse.

The Owner/Contractor David Saruhanov came out to meet me and discuss the project. He offered much more than the other two bids I got and he was very specific of the job they would do. What was most important to me was the warrantees, which he offered 25 year warranty for workmanship, and 50 warranty from GAF for any materials that should not hold up. The other two proposals only offered either a 7 year or 10 year warranty. I had a very good feeling when discussing the project with David that he would deliver what he said. And that is exactly what happened. I would highly recommend anyone needing roof repairs, new roofs, or reroofs, to check out The American Cool Construction Company. Their bid was barely more than the other two bids and the warranties much longer.

Upon review of all the estimates, not the lowest, nor the highest, they were chosen due to their history in the community, reviews, and BBB standing. In addition, they could meet the assigned deadline. We were placed on the schedule for February 10th. My prayers were there would be no rain until February 14th or 15th. We almost made it, however the rain came pouring down on the 10th and 11th. Thursday, February 12th dawned full of sunshine and the tear out commenced. Additional work was uncovered which unfortunately, yet understandably increased the price. Work continued, the city inspector, approved, and the tiles were installed. As the weekend approached so did an impending storm. The team returned Saturday, February 14th which meant they were with us and not their Valentines. Thank you!! The roof was completed before the storm and we've had several days of rain to test it out. No leaks!!! Johnathon, Ray, Omar, and the double crew were friendly, thorough, and left the job site clean each day. Excellent job and the roof looks amazing. Highly recommend Roofmasters.

    While my new roof looks beautiful, it wasn't a very good, professional experience…read more I was initially referred to this company by my realtor because I needed a 2-year roof cert in order for my lender to approve my loan. Nick did provide the two-year cert, so in return I felt that I should return the favor and allow him to do my complete tear off and re-roof. I like to check up on potential workers /contractors. Upon doing so, I found that the business license provided did not match the business license on the CSLB website. Nick explained that he was now operating under his father's business license. When I checked that lic#, the workers comp was expired. So I let him know that I can't do business unless his workers comp is up to date. He provided me with a COI (proof of coverage) and when I called the name of the company on the document they said that the document had been modified and was fraudulent. So I reached back out to Nick. Eventually he provided a second document with a different insurer but again it had not been updated on CSLB. I made it clear, no work would be started until I see that the CSLB site has been updated. I remember Nick making a comment that I was particular about my documentation. Needless to say, starting this complete tear off and re-roof took longer than expected. Before tear-off starts they laid down tarps for staples, nails, anything else that falls on the ground from the roof. They did this in the backyard but they didn't do it in the front yard. Shortly after they started putting the shingles on, I noticed that they were the wrong color. I call Nick, he ordered the wrong shingles! So they had to take off the shingles that they had installed and wait for the correct shingles to arrive. All the venting hardware was a grayish color, they were meant for the other color roof. When I talked to Tim about it, he says do you want the black ones and I said yes. He said "we'll get you the black ones". To me that meant there would be a new set coming but no, what they did was they took what they had and they just painted them black. No big deal! Next surprise, I have a very large wood built shed on the property. It came to my attention, as I have cameras on my property, that the workers were going behind my shed to pee. When I address this issue with Nick he said oh, "they're peeing in a bottle, don't worry it won't happen again". This is where communication and professionalism is very critical for me. Talk to your client!! Ask if it's okay before you do something like that! It makes me wonder, what do these guys do at house where there is no privacy behind a big shed? Other stuff to know: For my second payment Nick gave a short notice request for cash. Within 24 hours of them completing their work I found a staple in my pool which was unreachable. Approximately 6 weeks after completion, I continue to find staples in my yards. Today I found a lot in my backyard. I also found a bunch of nails that look like they fell down the downspout and there are a bunch of nails in between mine and my neighbor's fence. See pics My final words: Be wary and strong as It seems true, NO GOOD DEED GOES UNPUNISHED! I gave three stars only because my roof looks beautiful but I pray that they did the job proper!
