The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.

When I checked to see that all the wasp nests cobwebs were removed from the front of the home, they weren't. I then called them to come back out and ensure that they get those items, since that was something that we were trying to mitigate. The wasp nests were removed, but sure enough the cobwebs were all still left behind. I was able to get those down myself, so I'll just be taking care of this work myself moving forward rather than paying over $150 for a half-completed job.

I've worked with Scott Collins on large scale commercial projects where he was IOR (inspector of record). I was buying an older (24 years) home that appeared to be in great shape, but I wanted a thorough inspection. I knew Scott ran Collins Inspection Services, so I gave him a call. Scott is VERY detailed in his inspection. In fact, when I compared his inspection report to the one the buyers of our home had, it was a night and day difference. Scott spent 3+ hours crawling every inch of the home, taking detailed notes and photos. He found several issues which I (another trained eye) didn't notice. There was an issue with the pool pump which limited his inspection. The owner of the home fixed the issue, and Scott agreed to re-inspect at no charge. Recent home buyer in the Sacramento area who had their inspection done by them and now has mud…read moretubes in my house indicative of termite infestation. They also offered a 50% off for inspection and future treatments. First red flag: when I asked the person on the front desk if I should scrape / clean part of the mud tubes, she said yes. Just make sure to take a picture of it. When most suggestions say not to do this. I asked for a WDO- wood destroying organism inspection of the whole house, which is also outlined on the email and was quoted for. When the inspector came by, he literally only looked at the area of the mud tubes, asked to go outside (I have a crawl space) and already diagnosed the problem. His name is Derek Mills and he has 18 years of experience and does not seem to really care about the condition of your house. I literally asked him if he was supposed to look at the interior of the house, and he said "no", and explained he didn't need to. When I called another company for a WDO inspection, they had told me they are supposed to look under the crawl space and spend a minimum 1 hour on the inspection. Derek was there for less than 15 minutes. There was no follow up of when he was going to go back. No email. I sent an email and called, and did not receive a single phone call. Please, do not waste your time and effort with this company for inspection or treatment. Especially if you care about the management of your home. They are poor communicators, with inspectors that do not care about the condition of your house. At least, for branch 2/3 termite control.
