    These guys are the last one to touch my house. Did a horrible job. Unattach my ac hose to the attic. Don't recommended unless you ready to lose some money. Didn't chase any rats out. Thumb down. ​they love to scam people like us that's how they get their money.

    The home inspector, Josh Samples, revised the inspection 2 times after the initial inspection. Both revisions were erroneous and reported that a wall heater was operational and serviceable. The initial report said that the gas line was turned off and he couldn't check whether it was operational. However, the unit didn't even have a thermostat and the gas line was capped. After close of escrow, when I saw that the unit had the gas line capped, I called PG&E. They informed me that there was a hazards document and there was NO SERVICE CALL made to turn the gas back on, meaning gas service had been on. So I emailed Josh Samples how he was able to check the unit at all -- and then report that it was working (when there's no way that it could be turned on without a thermostat). He said, "I looked at the report and I remember the house. The wall heater had the valve capped and the line was disconnected at the unit. I had a morning inspection with the same type of heating system and accidentally mistook this properties heating system for my morning inspection when finalizing the report." So far, the manager, John Maphet says that they would have fixed it but will not take responsibility for this mistake and the cost of the repair. By the way, they also left out significant structural damage by termites that Josh would have needed to see when inspecting the water heater. The estimate from EcoGuard to repair/replace basement cripple framing due to termites is $749. Josh also missed the large wedges of wood jammed into the window frames, said that they could be repaired and made it sound like problems were relatively minor adjustments or repairs. It turned out that 10 windows had to be replaced, $9000. The whole point of getting a home inspection is to be informed about a purchase. If the inspector gets houses mixed up, and has to issue multiple corrections -- but still gets it wrong -- then what was the point at all??? They do not seem to take the customer seriously and that making a home purchase is big deal -- because all they are willing to say is, well if you aren't happy with the report, we'll give you back the $398 service fee. (Umm, I just relied on your assessment to buy a $500,000 home.) Additionally, they have a clause in their contract where they attempt to limit their liability by contract. However, under Business & Professions Code section 7198, a home inspector's contract that would limit the inspector's liability to the cost of the report is contrary to public policy and void (per Howard Stagg IV, Esq. and Jeffrey Ochrach, Esq.). Currently, their position is that I should have contacted them first and they would have taken care of the heater. But I tried multiple times to contact them before I did the repair and they did not respond to any of my emails or calls. They have only attempted to gaslight, deflect my questions, and pretend like this was my fault. Their entire inspection is void when THEIR INSPECTORS GET HOUSES MIXED UP and WRITES REPORTS FROM MEMORY. Not sure but I don't sense a willingness to negotiate, but is Kyle F. taking responsibility? It's a step in the right direction that I even got an apology. But let's make this clear: (1) the REVISIONS WERE WRONG; (2) INITIAL REPORT WAS FALSE; (3) MIXING UP HOUSES FOR A HOME INSPECTOR IS NOT OKAY; (4) I TRIED CONTACT THEM MANY TIMES and even asked Josh what I should do about the error. HE DID NOT RESPOND. I kept a detailed timeline (see photo) of all attempts at contacting them but did not get a response until I said I needed to know who the agent of service was for small claims court -- and I was fine with that since no one there was taking me seriously. I'm fine with that now too -- just wanted to give them a chance to address concerns. BUT I had to contact BBB because John Maphet (GM) has ignored my emails and I've realized that I need mediation to find a resolution. They still continue to misrepresent the details in the reports and ignore the evidence that I present to counter their inaccuracies. I've realized that they are intentionally manipulating the facts because they, especially Kyle F, the owner, are extremely defensive when I point out their errors.

It was 3 1/2 hours. They found things wrong with a brand new house only 6 months after being built like cracked roof tiles. What probably happened is they walked on the roof and cracked the tiles themselves. Then they had such tiny infractions that were ridiculous like two screw heads in the garage that weren't covered all the way with joint compound! They said fire could spread faster through those'd exposed screw heads. These people try to justify the high price they charge ($500 for 3 hours) by trying to find the smallest of problems and making it sound like your house was built by amateurs. I would never use this company company again.

The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.

The good: friendly staff who tries to work with you and the builder. The report was provided less than 24 hours after the inspection. The mid: when I called to ask about their availability and what they look for, I was told there would be a follow-up call addressing a question that couldn't be answered on the spot, but never received a call back. The bad: inspector (Joseph) mainly noted things that I had already identified before his walkthrough (blue taped). He did catch there there were 2 broken tiles that I was not able to see. When the builder went to fix it, they noticed 4 broken tiles. The ugly: when I moved in 4 days later, I noticed none of the hot water valves were turned on in the entire house. Made me think it wasn't tested... my theory was kinda confirmed when I installed by fridge 4 days later, turned on the fridge water line (which was hooked up to the kitchen sinks hot water valve), and had water dripping out of my ceiling within 5 minutes. I emailed Golden State Inspections to let them know that Joseph missed this and have not even received an acknowledgment to my email (I emailed them 5 days ago). I wasn't asking them to fix it or anything, but a simple acknowledgment would have been nice. Be warned. If you hire this company and get Joseph on a new construction inspection, it's may be a lazy report.
