I have recently noticed what appears to be selective enforcement of the CC&Rs, among other questionable shenanigans! After moving in a IH rental property. In no way, shape, or form would I hire this do-nothing company to manage the production of a mayo sandwich, let alone a community. God help you if you ever have the displeasure of working with Jan Labbe, Supervising Community Manager for Oak Forest Villas. Absolutely one of the worst human beings I've interacted with. Disrespectful, dismissive and just completely unpleasant in all aspects of communication. Only has her job because she's friends with one of the owners. I understand HOA is just an HOA and there are rules they need to uphold, but the absolute lack of help in getting an issue resolved outside of curt, short demands was absolutely wild. Then when I tried to reach out to the larger HOA in our area for assistance she wasn't willing to provide, I got rude emails in return that I was forwarding emails (just to get answers in what to do that Jan was unwilling to provide) that she claimed were private (they were not, the disclaimer she copied and pasted in her emails only apply when the recipient of the email was not the intended person - which I was). I don't know what else to provide, it's not like anyone has an "option" for who their HOA is, so it's not like you can take your business elsewhere, but be prepared to be unimpressed with Colonial and Jan... even for the very very very low bar that HOA companies set for themselves. read more

We are saddened that Mark is too busy to return calls or respond to emails. As a longtime homeowner, I expect better customer service and treatment. Colonial Community Management has been a severe downgrade for our Las Vegas community. After switching from FirstService Residential, the quality of management has deteriorated noticeably in just a few months. I have attended multiple HOA meetings, and each one has been poorly organized and unproductive. This is not due to homeowner participation--I am often the only homeowner present--but rather a lack of preparation by Colonial Community Management. At the most recent meeting, board members were provided with incorrect financial statements. The meeting had to be paused so corrected documents could be printed, only for those documents to contain errors as well. A meeting scheduled to begin at 4:30 p.m. did not start until 5:00 p.m. due to these issues. Since Colonial took over, basic community maintenance has declined significantly. There are weeds throughout the property, overgrown trees, and common areas that are not being properly maintained. This neglect is beginning to impact the overall appearance of the community and, inevitably, property values. I have repeatedly attempted to raise these concerns through emails, voicemails, and during board meetings. I have contacted Jennifer Moss, the assigned Community Manager, as well as her supervisor, Brooklyn, and have not received any response. To date, no meaningful action has been taken. Our community was previously well maintained. The board chose to switch management companies to avoid a fee increase, but the result has been a clear decline in service, responsiveness, and accountability. There are ongoing issues such as businesses operating out of garages, landscaping violations, and general non‑compliance that are not being addressed. Based on my experience, I would strongly caution any community considering Colonial Community Management to explore other options--particularly if maintaining property standards and home values is a priority. read more

You change systems that folks are use to sign in on without notifying your members and when going to the system for payment you ask for information that is not available without going back to sign up information that members did years ago so the information requested would require members who simply want to pay their quarterly dues are now having to dig through archives. The gate ate the front of the community for pedestrians has been broken for weeks. Lately I've observed school kids having to crawl under the vehicle gate to get home and yesterday a child was drug by it as a vehicle entered. I've attempted to contact the property managers for this community I've never heard back from them at least a dozen phone calls and messages in all I don't think think they actually exist read more

Not good they are the very overreaching when it comes to parking. They say we have parking issues yet over 50% of the spots are open. They are forcing us to clear out all storage in our garage and use it only for parking when there is plenty of open spaces. read more

Mark is the supervisor at colonial property management. I found the security guard removing wires outside my unit. When I asked her why are you touching electrical wiring she stated that Mark told her to do so. When I went in person to the office and asked Mark why he would allow a security guard to handle electrical work he sat with his arms crossed said he should have sent me a notice and insinuated I did it. I stated to mark that i wanted to know why he would not have a professional handle this he stated that one did after the fact. I asked him what day was it and what was the damages found as my sons room is located where this matter exist he walked out of the office refusing to confirm that it was handled properly. He then sends me a notice of harassment. This company is beyond unprofessional and I do not recommend this management. read more

Colonial Property continues to raise it's rates but has failed in every aspect that a property management could. They allowed my neighbor to bust out both front windows facing the street with with massive holes. They then shoved an old metal window A/C into the broken glass and covered it with cardboard. I sent pictures of the damage in May 2022 and nothing was done. The home owner died in June of 2023....a complete year no action was taken. The kicker is this homeowner NEVER paid a single HOA fee! Then squatters moved into the building and ran an electrical cord from the buildings outside porch light into their condo because they had NO electricity...again nothing was done! The HOA's job is to keep up the integrity of the property but Colonial Properties would rather spend OUR money on upgrades to members of the HOA living in our community. I have documented all of this with dated material showing Colonial Properties allowed this to go on for over a year. They hire contractors who don't finish the jobs they bid 9th on, or do shoddy work that no one bothers to follow up on. Why should they, they dont have to live there...NOT THEIR PROBLEM! read more

The Staff and Management at this place is terrible! They are extremely difficult to work with, their staff is not helpful, they have no sense of urgency, and they do not care about their clients! They are constantly making new rules. They won't even allow me to have all my cars parked at my own house! The people they hire to landscape my community constantly uses the leaf blower to blow trash into my front and then the staff will come and give me a notice about the cleanliness of it. So, I guess I have to give this place at least 3 stars, because there are some positives about living in my condominium complex although I'm not sure what should be attributed to the property management or the HOA. I do know that whenever I try to talk to Stephanie or Mark (?) about An issue with red hills condos, I'm always leaving a message and never getting a reply. I'm sure they're doing a lot of work behind the scenes that goes unnoticed and unappreciated, and I understand that. People complain when something goes wrong, but they take it for granted when the other 500 things are going right. But I can only speak to what I know about, and that is that I'm paying a lot of money every month for a pool, gym, and clubhouse that I haven't been able to use for almost a full year. Other communities have found a way to figure out how to let tenants use the facilities safely for months now. I also know that I can never get someone to speak to me on the phone when there's a rogue sprinkler going off in my back yard that's shooting gallons of water and drowning everything. I also know that they hired a new security company that will let you drive on in as long as you stay in the right lane and pretend like you live here, even if you don't have a sticker on your car or a visitors pass. Update: I can see the gate at my apartment complex from my balcony. Since writing this review 5 days ago, I've seen the guard let in people on foot twice, and a third time it was a group of people. Just today I saw this same guy on a bicycle that I see sometimes, he circles around outside the gate until a car comes through and then he sneaks in. If any of these people lived here, they'd have a key to the pedestrian gate. We had complaints about the previous security company, so Colonial hired a new company. None of the problems have been solved. I'm updating this review as a response to the comment I got from colonial on this review. I understand the things you addressed in your comment. Still that does not change the fact that as long as you pull up in the right lane, security just lets you in. I bought a new car around the time we got a new security company so they definitely don't know me or my car. I don't have a residents tag on the car yet. They take the next door neighbors reports on who I have go in and out of my property because they have a RING CAMERA Aiming right at my front Door, I wrote to complaint but receive NO REPLY. We've lived at a few different locations in Las Vegas/Henderson over the past decade and this HOA/Property Management is the WORST we've ever dealt with. Jan Labbe and Suzanna Avila are both the most useless and heartless people we've ever worked with. Slum lords and renters have taken over the property with no one stopping them. No rules are enforced for renters. Homeowners are forced to pay for the deadbeats while they stand by and watch their properties devalue. Most of the money spent goes to repair damage by renters and children. Shoddy repairs. Repairs are not checked for quality and completeness. Even simple repairs that take nothing more than a bit of effort do not get attended too. Home owners getting nothing for their hard earned money that they pay in monthly association fees. Most HOA money goes toward making life comfortable and profitable for the SLUMLORDS and their renters. No resources left for proper regular maintenance. The board feels they can just up the monthly association fees year after year. No proper election of board-members. No effort made to notify homeowners or trying to find people that would like to be on the board. They appoint one another without any input from homeowners. Probably illegal if homeowners would pursue the matter. All in all, the issues and run-down property have been caused by incompetence and not enforcing the CC&R's. read more

My "Relationship" with Colonial P M has been all strife, frustration, and broken promises. Their idea of property management is ignoring the problem. When we moved in here back in 2006, Red Hills Condo community was a jewel, eden-like place to like, but many incompetent boards and lack of commitment and resolve from Colonial and past P.M's has made this place a ghetto. It is beyond understanding when broken hoses, that gush out hundreds if not thousands of gallons of water every time the timer switches them on are not fixed A.S.A.P. when reported and pictures / videos are sent to Mark / Stephanie of Colonial. Some of these leaks have been going on for over a MONTH! Colonial's idea of fixing things is to have the owner call them first....right!!! HOW about a little logic??? When a broken water hose is spotted, call the guard shack, they notify the workers on property VIA a 2 way radio (gee!!) and they go fix the leak THAT SAME DAY. Colonial manages the complex I live in. My review is based on the experience I had over a 3 month period with a gate issue. First of all the gates consistently have a problem. They do not do preventative maintenance only reactive which is very slow. Due to their lack of obsolescence management our gate was down for nearly 2 months. They dragged their feet getting quotes and then finally scheduling a repair. They did not communicate what was going on until a week before the replacement of the gate computer system. I emailed several times and responses were hit or miss. When I did get a response it was not informative and I had to send follow up emails to get to the truth. I hope the HOA finds another company to mange our properties because Colonial is not doing a very good job. read more

Unprofessional behavior by the Property Manager and her assistant. I have received so many notices that I have to use an app to keep track of what they send me. I have been sent over 15 violations, several hearings and fines for other properties violations, including duplicates. The Property Manager even called my realtor to tell her that I had violations on my property! I feel harassed, been maliciously spoken to and demeaned by the manager and her assistant of Eastern Ave location. The manager said, her assistant didn't record my responses to all of the violations and that's why I had hearings and fines. When I pointed out that I was not paying the erroneous fines, I was told that I must not understand how HOAs work because there are rules and regulations, insulting my intelligence and insinuating that I don't follow rules and regulations. I've had many good HOA experiences this one is unbelievably the worst. This behavior seems targeted, direct and on purpose. read more

We have this company for about one year and we are so happy with the way they handle our community, we previously had a terrible HOA management company. The previous company took for ever to approve ARCs and refund money for projects completed. Our Manager is Aaron and he is always available to answer any questions and handle any issues in a timely manner. I read the one stars reviews on yelp and most of them complaint about the landscape issues. Those issues are handle by your board of directors, they are the ones who you should be complaining about not doing their jobs and guess what? they are your neighbors, board of directors are homeowner, serving on the HOA board as volunteers. Find out who your board of directors are and make sure they know the issues you are having, but I'm sure they are well aware of the issues, since they live in your neighborhood. And go to the HOA meetings. read more

Colonial Property Management is the property management for my HOA. I live in Prescott Park and wanted to share my experience. One day coming home all the gate codes were deleted. I made the drive to the office to speak with them about the gate codes and to obtain a key card for gate entry. Mark Lowery is the person who manages my community. This man screamed at me. He pounded on the table and told me I was ruining his lunch. He became so aggressive and got in my face that my husband and his office staff had to come in and intervene . The HR manager pulled me aside and told me his behavior was completely unacceptable and gave me the owners business card. I waited an hour in my car to speak with her, as she was off site at that time. I sat with her and told her the situation. She apologized on his behalf and told me he had never acted like that before. I can't even explain how aggressive he came at me. He said all we do is call him about the gates not working and with problems in general. He was very distressed during our conversation. Flash forward to now: The community members invited a food truck to come and feed us. It's our way to help a local business during this terrible time. Mark called the food truck and threaten to "ruin them" if they came into the community. He stated they were not allowed to come into the gates and would have them forcefully removed. Mark does not live in the community. WE invited them in. We wanted to support a local business. He has no right to speak for us and no right to threaten a business. Truly some of the kindest people I have the privilege to work with as an HOA President. I appreciate that they manage our community without being overbearing and they are quick to respond to our needs. They help the board stay on top of finances with the intent of never raising HOA fees, beautifying our neighborhood, preparing paperwork for maintenance work, and managing large expenditures (i.e. road repairs). Colonial Property Management is attentive and effective without being invasive. Staff are patient, helpful and always friendly. They send respectful letters when front yards need attention and took care of a problem with a neighbors house diplomatically. Compared with other neighborhoods nearby which fall under different management groups, Colonial does an outstanding job. All front yards are well-kept, and do not have piles of junk or broken down vehicles allowed. Quarterly fees are very reasonable, and I absolutely recommend Colonial Property Management. I have called 3 times since Thursday, and left polite messages. No phone call returned. I have emailed 6 times, to the HOA manager and to his assistant. Reponses have come 1 day later or hours later. Instead of just speaking with me on the phone and resolving the issue, this company seems to ignore owners/residents. My issue? I want a simple pool key. They are 25 miles round trip from the HOA. They close at 5pm. YOU WOULD THINK, they would be respectful of customers and honor a simple request like mailing a pool pass. Or at least discuss it with me ? No. Return my phone call. No. This is why HOA management companies get such nasty reputations, they treat people like crap. read more

After my initial post, which I fully expected to go unnoticed, the community manager actually reached out for more information about the incident that occurred. They ended up rectifying the situation by refunding us for our water that was used by the landscaping company which was unexpected. Overall I still don't believe there's any excuse for taking over a week to respond to an e-mail. The most important thing anyone can do in a service industry is communicate. I'm glad everything was sorted out in the end though, I'm sure most management companies would have just ignored us or asked for concrete proof before implementing a refund. read more

I live in the Prescott Park community that Colonial manages, Mark Lowery is our manager. Let me start off by saying that Mark Lowery has the people skills of a crocodile. He's very rude and abrasive when dealing with community residents and home owners in Prescott Park. He also does not return phone calls or emails from residents. Mark's mismanagement of our community has also caused safety hazards in our neighborhood. For example, we've had issues with uneven sidewalk slabs that posed tripping hazards in our community. I've reached out to our HOA Board members and Mark at Colonial Property Management company several times, with no response. Even after reports of multiple people tripping and falling due to sunken sidewalk slabs in the community, Mark never responded to me or sent maintenance out for repairs. My neighbor, (an elderly lady), tripped and fell on the uneven slab and broke her arm. She filed a lawsuit due to her injuries and THAT'S when Mark finally took the situation seriously and took action to get the sidewalk repaired. And as of now, there are still eneven/sunken slabs of sidewalk in the neighborhood that need repair as they pose a tripping hazard. Another constant nuisance that Mark fails to address in our neighborhood is the aging gates that have constant reliability issues. I understand that reliability degradation and breakdowns are bound to happen with aging equipment, however, when calling or emailing Mark in regards to broken gates, he does not answer calls or reply to emails. Meanwhile, the gates will stay broken for weeks at a time.... posing security and safety concerns in the community. In one instance, a resident's vehicle was damaged by a faulty gate when it prematurely closed on their car, causing considerable damage. THAT'S when Mark finally acted and had the gate repaired. The gates have since then needed repairs but those requests seem to fall on deaf ears when Mark is contacted to fix the problem. I have a lot more complaints about Mark Lowery and Colonial Property Management company, but my review is already long enough. Bottom line is that the home owners and residents in our amazing community all pay their HOA dues and expect better service that's more responsive, and without a negative attitude. I have contacted Suzanna multiple times with-in the passed few months about issues in my neighborhood and nothing has changed beside more cops and crime. She doesn't even respond to my emails anymore. 1. I found a full bottle of pills on the ground where MY kids play and I got no response from management about this. 2. The gate code is WRITTEN ON OUR BOX AGAIN (3rd-4th time), And they have done nothing to change it for our safety. Even after a code change request, I've been ignored, anyone can let themselves in anytime to my gated community. I stopped feeling safe after she quit responding to me about my neighborhood safety concerns. 3. Trash is all over the place and it's never cleaned up unless I physically go out of my way pick it up myself. My step-daughter came home with empty mini vodka bottles to PLAY WITH, that she found in the rocks coming my into our neighborhood. 4. The police activity has increased heavily in the passed few months. The neighborhood I live in is going to shit and CPM (Colonial Property Management) doesn't do anything about it besides complain about weeds. Worst company ever. They have too many properties and don't care about the people that pay them. Manager Diantia is the worst but from reading all these reviews they are all bad. I had a slow leak for months coming from upstairs and did not know it. Once you see bugs flying around you have a problem. When I spoke to Diantia via email she takes forever to return an email. After my insurance payed for an outside company to find the leak and determine who's fault it was they still wanted me to do all leg work. I had to fight with them and they had their lawyers send me a cease and desist letter all on the HOA's dime no doubt. I'm supposed to be able to use a company for repairs of my choice but they had the nerve to tell me the company I chose they don't recognize an chose their own. The work was sub par and I'm just living with it. Diantia had the nerve to send me an email stating either me or my insurance has to pay the 5K deductible. I sent an email stating if she needed me to resend the video and pictures I had of the leak coming from the above unit I will. I have not heard back from anyone since. No one called to ask about the work. I cannot understand how they are still in business with all these complaints. We need a management company at Mission Hills in Henderson. read more
