LOGAN 1621131011120121148100 1405 VERGAS VALLEYDRIVE LAS VEGAS NEVADA UNIT 159 CASA VEGAS APARTMENT HOMES Subject: Immediate Intervention Required for Mold and Rat Infestation at 1405 Vegas Valley Drive, Unit 159, Las Vegas, NV 89119 To whom it may concern, I Am reporting as a concerned citizen. As a responsible citizen, I am writing to report a severe health hazard at 1405 Vegas Valley Drive, Unit 159, Las Vegas, NV 89169, Belonging to Mr. Gregory Logan. On the date of August 29, 2024 approximately 11:00 am My husband, whom I will keep anonymous, was recently asked to provide an estimate for repairing a ceiling that had been damaged by water. Upon inspection, he discovered extensive mold growth and a rat infestation, including widespread feces. He also noted a very strong urine smell, most likely from rat urine, as the rat fesses were very visible, he also observed a cockroach infestation going on to his surprise, the neighbors had not complained this was a long process since it had caused visible significant damage to the unit. When my husband observed the unit was infested with cockroaches, He had to recheck the list to verify the information he was given was correct. Was Logan an Owner Or A Renter to the Naked Eye, this would be interpreted as intentional damage or allowing the dwelling to deteriorate in such a matter. My husband then asked Mr. Logan if the complex was individually owned, to which he responded yes. My husband, even more confused, questioned why, as the owner, he would be so careless. Clueless to his question and I did not mean or intentionally say that tenants are the careless ones, but as the owner, why risk his health and the health of the neighbors surrounding him? On the same date afternoon some time My husband left Mr. Logan important printed information on a report on the dangers of mold to him as well as others. Mr. Logan was also handed information on the health risks associated with rat feces and cockroaches. My concern was not that he didn't hire my husband. Please read this carefully as it is of immediate attention. My husband came home and had this heavy on his mind. He also advised Mr. Logan that he had 24 hours to correct the issues or he would report this to the HOA because it was a health risk. Mr. Logan did not seem worried, and that is where my concern lies. My husband said he would talk to him again. He asked for my advice as his wife, and I advised him to proceed and help him at no cost, free, nothing from his pocket, just to help. We didn't know his situation and agreed on this. We thought he might not have the funds or something came up and he couldn't pay. That is the only thing that came to our minds because sometimes insurance situations or other reasons can vary. So, my husband woke up and left to give the news to Mr. Logan. To my surprise, my husband came home and said Mr. Logan didn't care, didn't want to do anything, and stated he was moving and didn't care. My husband, was very furious, that Logan Didn't care about others My husband had heard kids upstairs and felt guilty he asked Mr. Logan "Do You not care about your neighbors?" He said, "No, I don't, I'm moving soon " and told my husband to leave. It's our responsibility to report and bring to the attention of all surrounding that unit Details of the Issue: 1405 Vegas Valley Drive Las Vegas NV 89169 as follows That is associated with the unit 1. Mold Infestation: o The mold is widespread and has contaminated the air through the ventilation system. o The property owner, Gregory Logan, only wanted to clean and paint over the mold, which is not a safe or effective solution. o My husband refused to proceed with the repair due to the health risks posed to current

    Residents and even home owners are being harassed by the president of Falcon Pointe HOA, Ken…read moreSchneider. This association is now managed by https://www.crest-management.com . Issues have been ongoing even when Falcon Pointe was contracted with first service residential. From harassment, looking into windows, to cars being towed, "off driveways". There is constant complaints on the HOA president, and "Code Blue Towing" from tenants, & guests. Code Blue was hired by Ken, the president of the HOA. The reviews on Yelp are nothing but disturbing. Especially during Covid. I myself have had many issues. So I informed my neighbors. They too have been victims of this company. I also checked the BBB and the complaints from code blue towing, as well as new crest management, are a bit concerning. One of my neighbors just had there car stolen from there garage after accidentally leaving the garage open. At least we hope that's how it happened. The stolen car ended up in the next neighborhood which is also falcon pointe which was immediately towed by code blue as that is who is contracted for towing. They were nothing but rude to my neighbor. Code blue withheld the tow address. Ken refused to show footage, until my neighbor went to the management via email. They were also threatened to have parking passes taken away and a meeting to impose fines and possibly get my neighbors thrown out. I also find it interesting how Ken told them he had the power to waive a tow fee, but wasn't going to. Considering the situation, he showed zero sympathy and continued harassing my neighbor who is a victim. Ken also harassed my household and several neighbors. He doesn't like renters. My other neighbor that just moved here, he wanted to impose fines on her saying she was responsible for painting the house and if she didn't within a time limit would be fined. She explained she was low on money, he didn't care and was inconsiderate of the situation, as well as the Covid situation. It was the way it went down. Many residents feel that the HOA president is nothing but terrible. He has not made the community a better place for residents or home owners. All the home owners should speak to tenants and request a meeting as well as file complaint & share your story. Perhaps vote him out. I am aware that home owners have the right to vote in or out members of an association. In some instances even dissolving an HOA or members it if it's hurting property value or residents.
