It is a rare circumstance a boiler that switches over to a cooling system in summer. I would think a inspector would be curious about unknown things or at minimum suggest to have it further inspected by an expert. He missed to many other things too many to list, he did come back and fix many of the issues he missed. To say he was having an off day would be an understatement. The bottom line is the condo is a restoration project with walls down in 4 rooms. I can not move into and is taking months & extra resources before I can move into. IF Bill the Inspector HAD BEEN THOUGH in his inspection I WOULD NOT HAVE BOUGHT this condo that he gave an approval at the end of his inspection verbally.

The short version: this team of highly qualified, timely and genuinely kind professionals should be…read morecharging TRIPLE what they do. They are superheroes!! The Long Version: At both inspections, Skip, Reggie, and Justin arrived earlier than us (my partner and I were 15 minutes early) and were already ready to talk to us about the outside of the house and garage as soon as we arrived. Each gentleman is focused on a certain portion of the house, Justin on water management, foundation, walls, roof, Reggie on electrical, mechanics, plumbing, and Skip on everything else. Throughout the inspection they talked us through everything they were seeing, everything that we would see in the inspection paperwork a few days later, and recommended fixes for each issue and what might be a reasonable cost for each one. Included with our paperwork was also an intensive book of what those costs might be on average for replacing everything from tiling on the floor to pipes in the basement. The gentleman were professional and more importantly, communicative. As Justin said more than once, "Everything is fixable, just depends on what it costs." They took us through every single room in the house, pointed out things we would have missed (obviously, as we are not the professionals), and answered every question we had thoroughly and without condescension. They were equipped with every possible tool necessary and walked us through fixes we might be able to do ourselves, while steering us away from projects that are better done by professionals. Then about 36 hours later they sent us a complete, 70+ page report, WITH PICTURES that detailed everything we had talked about and the possible fixes, in detail, page by page, with its own table of contents. They set our minds at ease about the fixes that seemed scary and gave us a good idea of what a house would cost after we finally closed on it. And then they did it all AGAIN when our first offer fell through. They hid nothing from us and were honest and professional to a fault. This team is made up of professional, honest, superheroes, and if I didn't want to NEVER have to go through the process of buying a house again, I would look forward to working with these professionals many times in the future. As it stands, I would recommend NO ONE ELSE. Their flat fee for a 1400 sqft house was 350 dollars and it is the best money we spent during the house buying proces. With these inspectors, we could buy with absolute confidence! BRAVO!

Vince showed up to the appointment with someone else (seemed as though they may have been training?) and was VERY thorough, but completed the inspection in less than three hours (2700 sq ft home). I received a detailed report with pictures by the next morning at 8 a.m. with very clear recommendations. My only complaint is they don't take cards of any sort (personal checks and maybe cash). You are talking about months after but it is weeks, and you saw the pictures - it is developed well before purchase of the house. I'm attaching the photos. It is sooooo obvious that it was there years before your inspection and you failed to identify that.
