One of the most qualified in the Metro Detroit Area! Rob was extremely detailed and meticulous, had specialized equipment to gather and document his findings, and still made time to answer my questions (though we respected his time as well to keep on schedule). After the inspection, Rob used a handy software-based tool with all his documented findings, images, and descriptions. It was very easy to export a PDF report or filter + make notes. Rob also made time to review the report with us and helped us prioritize the most impactful repairs upfront to get our house up to our standards! So worth the cost, and now we've got a prioritized checklist of things to look at. Thank you, Rob!

The main issue I experienced was that they took note of some things, like broken window seals, but did not document them as proof to get repaired. Looking back at the report, these elements were missing, which affected my negotiation. I would recommend anybody that gets their service through Fletcher to double check the report and make sure the items that are broken/needs repair are documented and that they took note of everything wrong. Jeff confidently stated that the home had "sagging hardwood floors" and multiple "structural concerns." These weren't small comments -- they were dramatic claims that would scare any buyer. The problem? None of it was real. Not one thing he said held up under actual expert review. Because his statements were so extreme, I hired both a licensed structural engineer and a foundation specialist to verify the issues. They independently confirmed that there were ZERO structural problems, ZERO sagging floors, and absolutely nothing resembling what Jeff described. His claims were not just slightly off -- they were completely fabricated in my experience. The amount of unnecessary chaos, stress, and wasted time this caused cannot be overstated. His report felt alarmist, uninformed, and wildly irresponsible. I genuinely cannot understand how someone in this profession can be so dramatically inaccurate. In my opinion, Jeff Peterson is not a reliable inspector and showed a stunning lack of professionalism or competence. Based on my experience, I would strongly warn anyone against hiring him. There are plenty of inspectors who actually know what they're doing -- in my experience, Jeff was not one of them.
