We had two previous HOA management companies that took forever to respond and often made residents feel like a burden when reaching out with concerns. If you're on the board of an HOA and are looking for a management company, do your community a favor and look elsewhere. They've just begun adding fees for online payments. Like cell phone roaming fees, such convenience fees are supposed to be a thing of the past and, with CAM they were, until recently; A new payment portal through a third party and...voilà...a new fee emerges. Your community residents deserve better. In 2026 online payment fees should be considered antiquated. *********************************************************** I'm editing my original review to respond to CAMs response. I think offering community members multiple ways to pay their HOA dues is great. What I find egregious is the discriminatory practice of singling out one of those methods with a processing fee. I've told one of your employees I'm simply not comfortable with any of those other methods and wish to continue to pay as I always have. It's the same way I pay all my bills and none of my other creditors see fit to charge me. CAM is the extraordinary exception. Anyway, I've made my case and I can only hope there are others who feel the same as me and will offer some pushback against, what I believe to be, a superfluous and unjust fee. read more

I am trying to catch up on many reviews after being absent for awhile. I have worked with CAM for many years as Board member, committee member and now as a condo owner only. During the time as Board member I directly worked with Kabir Nabi, community manager. Kabir above all else is a gentleman to everyone & he treated me like family. He was easy to work with and a good communicator. He attended all meetings that I requested him to attend and was a valuable contributor as he understood and knew many residents. Our vendors found him easy to work with and focused on the task at hand. He always placed our residents first. I truly enjoyed working with him. Recently he moved to other accounts and we now have Amanda Walter also an experienced manager. Although I am not a Board member any more Amanda is responsive to email & phone calls. She presents herself as a true professional. Ownership of this company is involved if needed which is an important consideration when hiring a company. read more

I own a house in a community that has had a series of, um, shall we say, less than impressive property managers. COA was hired by our HOA board about 18 months ago, and things have improved considerably. COA, in conjunction with the HOA board, has resolved a long standing issue with the community pool, initiated overdue tree trimming and also worked with individual homeowners to get specific issues resolved. In particular, Maria, our assigned property manager, has been responsive and professional when working with homeowners, running board meetings, doing property walk-throughs and responding to homeowner questions. read more

With only a couple of hours' notice, Maria quickly arranged for a member of her team to meet me and provide the FOB. The added bonus was that there was no cost to either the owner or me. I hope this review reaches all board members. I am extremely disappointed with the conduct and professionalism of the CAM staff and certain HOA board members. I currently live in a Pleasanton neighborhood where three HOA board members reside, including Joel Gallegos. His wife is widely known in the neighborhood for frequently making complaints against residents. It often appears that these complaints are being relayed through her husband in his position on the board, unless she is also affiliated with CAM in some capacity. Our landlord has consistently received complaints from these neighbors regarding every tenant who has lived in our home over the past 15-20 years. We have children in our household, and both they and their friends have experienced concerning behavior, including having items snatched away from them, being yelled at for playing near her garage, and being confronted simply for playing basketball in an area where there were no vehicles present. Additionally, a towing company was allegedly instructed to target and tow specifically our vehicles. Despite all of this, we are very quiet and respectful residents who simply want to live peacefully in our neighborhood. At this point, the behavior feels selective, hostile, and unfairly targeted. I hope the board takes these concerns seriously and looks into the conduct and misuse of authority occurring within this community. read more

Cyndi Cochran answered my entire Boards prayers. We didn't think it was possible to have someone of her caliber over 30 years experience to actually be interested in the most poorly run Association in the Tri-Valley area.. She did it single handedly almost overnight. SHE TOOK CHARGE. (114 UNITS !!) We had unruly homeowners who tried to intimidate her to no avail. Cyndi is made of stone and a force to be reckoned with.. just what Park Villas Association needed. Cyndi is well versed in CCNR laws which helped us tremendously and kept us out of trouble many times. We saved lots of money making the right decisions for our complex. We recently sold our condo that was managed by Community Association Management (CAM) and I'm just so thankful we had Patti Hoster to work with. These buyers had a billion questions (not about our property but the HOA lol) and would email us these questions THE MOMENT one occurred to them (instead of taking a moment to at least organize their thoughts a bit better) which we found quite stressful. But thankfully Patti was really responsive and helped us answer every single dang one of their questions, no matter how trivial they were. My goodness. We had a breakup. My last review was glowing, sort of like how you feel when you have a new relationship and it looks better than your last one. But once you get in, you realize that they have been stringing you along but in a different manager. They started with a bang, and unbeknownst to me, they agreed to take us on at the request of a monster who was the board president and was trying to start his own company, a campaign that ended with him being served a restraining order. So he had to move on. The rest of us on the board worked quite well and kept things going. But one day Arash said, "I'm done." We had three months to find a new company. His reason? 90% of their business was within a 20-mile radius and we were too far. Also, too poor (my addition), not that we're poor but we're not fancy East County residents in gated communities. We're salt of the earth people who earn what we have and we work hard. Apparently, he didn't want that. We worked hard and found one. Arash even called me to know why we hadn't found anyone. It was hard - I was a fulltime student and fulltime educator. But he wanted to get rid of us. And, good thing he did! Our new company is engaged in a way they never were. There are actual sight visits. We have a portal that actually works. We get constructive advise on bills and other such issues such as emergencies. And no attitude, no crap. I got to see how the other half lives and I'm sure their affluent, creamy, trust fund baby clients out there didn't have to put up with half of what we did. I saw how well they could do, because we did get an extra two months for the transfer of accounts and for the first time, Karina, our property manager actually started to do her job. She didn't scream at us about not having money, her favorite line, she didn't blow us off when we asked for something. Now, she's Russian, so it's possible that it wasn't so much a scream, as it was an interpretation of her vocal quality, which sounded very much like a scream. Also we were told that she was pregnant and was going to move to a new area and she decided to stay on to help us out. Imagine my surprise when I saw her in a meeting, eight months along and not showing. So, pregnant? Or just wanting to look like she was doing us a favor. It was frustrating because she just chose to ignore us. She came by the property three times, and two of those times was to drop off some keys (once mailbox and once front door) because we had to distribute them and mail them back to them. There was one inspection. We get monthly inspections now. I had a chance to see how she treated moneyed clients and realized that we were blessed. Our new company treats us so much better, they explain things to us, and when we don't know something, they don't leave it to us to come up with an answer. They actually speak to us and counsel us, something that CAM couldn't bother to do. For a long time, I blamed them and their behavior on the fact that they signed a contract with our narcissistic former board president, who was trying to start his own company and promised to take care of things. But now, I realize they could have done more but chose not to. Because we aren't trust fund babies, so they didn't care at all. We weren't taking more time than other properties, they just wanted to not deal with us. I'm glad that we broke up, because we are actually on the way to getting some things done and in a good way! read more

Being dissatisfied with our previous management company, our HOA Board selected CAM as our new HOA company. That was over 15 months ago. Since then, we have found CAM to be a very professional company and our HOA experience with them has met and/or exceeded our expectations. CAM has provided the services they said they would in a timely manner. The homeowners in our community needed help to switch over accounts and setup logins on the new sub-division webpage CAM setup for us. The webpage was well laid out and had all the information needed on there making the switching process painless. In addition, our community manager Petros is very professional (courteous, through and responds quickly). Petros has helped the board by collecting homeowner feedback (emails and phone calls) and bringing these issues to the attention of the HOA board. In addition, he has helped guide the HOA board and made alternate suggestions allowing the HOA board to make the right and informed decision. It's funny because of all the businesses I thought I'd write a review for, I never thought I'd write one for an HOA, as they tend to be a receptacle of constant complaints. Apathy, cost-cutting measures at the expense of the homeowners, questionable quality of the work from their chosen vendors, or treating you like a second-class citizen if you choose to rent out your unit instead of residing there (I had to relocate) -- I'm sure a lot of you reading this can relate. Our HOA switched from a previous company that sounded a lot like the above, but since we've had CAM it's been a lot better. Our day-to-day manager Petros is great with response times and providing the information needed in a clear and thorough manner. I understand that he sits in a difficult spot between policies and procedures of the HOA beyond his control, and homeowners that can be demanding and not always understanding of the bylaws (me included -- honestly, the HOA bylaws aren't top of mind as I try to live my life). For straightforward matters, he helps me find the answer or a solution, but even when I encountered a much more complicated plumbing issue, he was still just as helpful and even went above and beyond in working with the plumber on his own, without my involvement, to have them partially refund me for the job. Who else has an HOA contact that would do that? His manager, Maria, also stepped in when issues had to be escalated and liaised with the Board to advocate for my situation, which was impactful and expedited resolution. I'm actually not sure who would be out there reading reviews on HOAs, but if you are in any way looking for one, CAM is solid, and if you're lucky, your property will be assigned to Petros and Maria. read more

Our HOA has 70 units. Over the years we were managed by different companies. Not many of them actually cared about this community until we hired CAM. Sandi is our community manager. In that role she is very effective. She promptly responds to our concerns, recommends solutions and keeps us up to date with latest developments in the world of HOA management. I've lived here coming up on four years this June, but it's not until Petros took over a few months ago that I felt like there was someone in management that was actually listening to residents and was trying to solve issues. His responses to emails about various issues around the complex had specific information and offered multiple solutions. His transparency is also a breath of fresh air. I've met with him twice on his on-site visits, and both times, he was open minded and took notes on continued issues. He seems to genuinely care about the residents and the state of the complex. My Property Manager, Kabir Nabi, at Miramar Village HOA, is the best property manager I have worked with thus far. He is very approachable and is a good listener. When I reported a water leakage from the atrium into our garage issue at our rental property, he handled the situation with calmness and always maintain a professional manner even though I was not in agreement on what need to be done. He continued with his effort in suggesting other alternatives that might resolve the problem until it became resolved. When I left voice messages with him, he usually responded within the hour or within the same day. He spent time in communicating and discussing any questions or concerns that I had and we always came to an agreement in resolving the concerns. He was particularly helpful to me with communication via phone calls and emails, between the HOA board members and myself, to coordinate meetings, inspection, and get financial approval from HOA to fix the water leakage until the issue was finally fixed. Kabir has demonstrated to me that he is an exceptional property manager and we have built a positive and lasting working relationship. read more

I sold my townhouse last fall so final update of this review. After 5 years with CAM and Lisa, I have no complaints and no recollection of any mistakes they have ever made. Our family has owned 3 additional properties in HOAs in Southern California (2 single family homes and 1 townhouse) and this is by far the best one! It is such a difference being a HOA member (and volunteer!) when you are not stressed out because you trust your management company. read more

The lack of management knowledge here amazes me. Like others have said they tend to police the small issues and completly ignore safety issues and issues that are financially important. A blind eye is taken for many residence and a keen eye for the ones that bring issue to light. Hoa fee assessment on top of hoa fee assessment. They will just run up your tab and accomplish nothing. Call and leave a voicemail 7 or 8 times and never receive a call back. They cowardly respond via email when you sneeze in the common are. Walk inspections are lazy and incomplete, parking is paid and never enforced,paint in common areas are trash but they will threaten you to paint your front door after a little scratch. This place is a joke and shouldn't be managing anybody's money or property. An edit to the original review.I decided to sell my unit long after a two year stay here with this management. The entire time these issues were being had. No enforcements of the parking,the le actors were out of permit for several months at a time. Security is charged on every members fees but it's a joke whe n a car just passes through the lot randomly. If you do decide to attend a meeting you will have a few seconds to voice your words and then nothing will be done. My review is honest and accurate. Suddenly responding to a poor review doesnt fix a long time of neglect and your attempt to make it look as your company can manage anything properly failed. There are times when you just have a run of bad luck ... as is my case recently. Scott Slabaugh from Community Association Management had my back! Living in the Kirkwood Knolls community for the past 6 years I rarely had to call on the HOA for any maintenance/repair work. Recently however, there were a number of age related issues that crept up. Not being familiar with all the rules, I reached out to Scott who bent over backwards to be responsive and provide me with the necessary assistance to get the issues promptly addressed. Let's face it, no one likes to pay HOA fees but at least I know I am getting something valuable for the fees I pay! I sold my condo in Concord managed by CAM, I won't even begin to describe the nightmare they put me through and the way I was treated by everyone, from the staff all the way up to the owner, including the HOA board members of the property (Kirkwood Oaks). We live in a complex that was managed by CAM and Melody was our property manager, she was amazing! We have a pretty horrific board to deal with and her job was no easy task and I can't believe the way she handled it with such grace and professionalism. Melody would go out of her way to communicate about things going on and was extremely easy to get a hold of whenever I had questions or a problem. She also is just a nice person, which seems to be rare in these type if business relationships these days. The CAM staff are very responsive. Anytime my wife or I have needed anything over the years with our townhouse the CAM staff was quick to help. Recently we had a billing issue caused by our bank and Jennifer in accounting spent nearly half an hour on the phone with us trying to help us resolve the issue.
