The old concrete patio was cracked and lifting everywhere, there were deep tree roots, a rusted, disintegrated wrought iron fence and gate that were tied to chicken wire to keep from falling over, a concrete step right in the middle of the yard which was both a tripping hazard and divided the already small yard into two even smaller sections, and a small area around the back which was overgrown and unusable. My husband and I kept saying, "We need to do something about the backyard", but we had no idea where to begin. Sean was very generous with his time before starting the project, meeting with my husband and me many times to help us hone in on what we wanted. He listened to everything I wanted and everything my husband wanted and when we had a question or weren't sure, or when my husband and I couldn't agree on something like what type of patio we wanted, ie. flagstone, pavers, concrete, etc. , Sean would humbly make recommendations or suggestions and I can honestly tell you that he was always right. He knows what he is doing and the best decisions we made were when we listened to him...because he listened to us. Sean and his team created beauty out of nothing...worse than nothing...they first had to take out the mess that was there. Things didn't always go easily. With any project there will be unforeseen challenges, but HOW your professionals handle that is key. Sean is a class act and always took care of everything with complete professionalism and courtesy. Throughout the project Sean always let us know what to expect which helped smooth the way with our HOA and kept us in good graces with our neighbors. When it came to dealing with permits, inspections, etc. Sean knew what was required and we knew we were in excellent hands. He was responsive with emails, texts and calls, and in short, never ever left us hanging or in doubt about anything. Whatever project was being worked on: demolition, laying the conduits and drains, designing the patio, pouring the concrete, the precise layout of the pavers, installing a glass fence and gate instead of the rusty iron rail, creating and building a beautiful fireplace and seat bench from scratch, lighting and electrical, plants and softscape, even the design of the drains, etc., Sean found the right workers and teams for each job and every detail was done with care and to perfection. I cannot say enough good things. Choosing Sean and Van Slyke Landscape was one of the best decisions we've ever made. They transformed our backyard mess into a place of beauty and peace. Basically they are untrustworthy, neglectful, dishonest and incompetent. What they say they will do, is not what you will get, or they will just not do it. They charge over twice as much as other services and work far less hours than they state they will and do not give you the services that they charge for. Our yard was filled with healthy plants before we hired them, half died throughout the months they began, by the time we switched over to another service they had killed over half the yard and we spent thousands of dollars repairing the yard with another service. Our new service is extremely competent , they listen to what we need done in the yard and get it accomplished with care and knowledge. Terri was overall very difficult to deal with, she was moody and could be very nasty and rude. She would never take any accountability for her actions and negligence that lead to damage in the yard by herself and the crew. It took a long time to recover from how awful the yard looked after using them, they are just the worst service we have ever had to deal with.

I shudder to think what they would have added to plywood the entire thing. I have a large awning in the back, about 60 feet long across the entire back of the house. It has leaked since I moved in. I needed a series of concrete projects done on our property which is on a slope. Many contractors…read morebowed out because the slope, but Joel was confident it wasn't a problem and was very competitive with pricing. Our projects included: 1) Stone steps along the side of our house to match the stone steps on the opposite side of the house. 2) Small patio extension. 3) Stone staircase going from patio down to yard. 4) Concrete footing for another project. I was texting Joel while getting bids, and Joel was very motivated to make it work, beating his competitors and throwing in extras. I had texted him bids from other contractors asking if he'd do the job to the same specifications, and was told he would. Also, I asked if we could curve the stairs and add a retainer wall to one side of our stone staircase, and he said it wouldn't be a problem. I asked if this would change the price, he specifically said no. From there, the project began. Joel came out to check out the space again and noted he'd need more money because the retainer wall would require another pallet of keystone. I wasn't happy about this, but agreed given it was a good deal. As for each part of the project, here were some issues: Stone steps along side of our house - Steps were way too tall, 12-14 inches in some cases, I asked for them to be no taller than 10 inches in line with the rest of the property (which I now understand is still too tall) and even offered him our excess wall caps to prop up steps to not have to buy more keystone. - Sprinkler lines that were in the way I was told would be relocated, but instead the lines were simply cut. Fortunately I wasn't running that side of the sprinkler system or I would have had a nasty $1,000 water bill. My landscape designer spent two hours making repairs to this and cost. - Overall, these are great and I'm happy to have them in. Small patio extension - I asked that the extension be tan concrete to match our existing patio. I was told it would be hard to match exactly given how old our patio was, but I asked him to try his best. Instead, we got standard gray concrete which contrasts sharply with our existing patio. - It's a shame because the shape and placement is perfect. Stone staircase - Drainage wasn't done as listed in the other bids I sent. Some flex piping was added as seen in the photos, but not all the drainage features listed. - The first step down was two inches below the patio, should have either been level (which we eventually did) or a full step down. - The third step down is not level, you can even see this in the photos. - Initially the curvature of the steps wasn't cut to be flush with the retainer wall, leaving a gap, I had to specifically ask him to cut it to be flush. - The gaps between the steps were filled with sand that immediately when it rained, Joel filled this with concrete instead when doing the footing. - I ended up adding a retainer to the other side of the steps, but the price was proportionally a lot more than the other retainer wall. Joel was very flustered talking about pricing, and I noted that I was letting him use my excess caps and that he was keeping the leftover materials (I never got materials delivered, he brought them over daily), he sort of had a bad attitude about it. - Despite being asked not to use the bleached caps on the wall (I instead told him to use them for propping up steps), they ended up capping the wall, which isn't very pretty. - Overall, very functional, love the shape, and we get a lot of use out of these. Concerete footing - Went off without a hitch. - I suppose it's annoying that he cut our flex drainage piping hooked up to our rain gutters and didn't say anything. I noticed a few days later when it rained that water was dumping down near the footing. I wish he'd reconnected the drainage pipe or at least said something. Joel's a nice guy and has done some impressive work. Also, his prices can't be beat. However, I think you really need to be clear about what you need and meticulously check the project as it progresses. I was very lucky to have my landscape designer who sees this stuff all the time guiding me on some of the issues we encountered. He also never returned paperwork or invoices he said he'd provide to me.
