He leaves nothing to chance by handling every aspect of the transaction himself never delegating a thing. His attention to detail is remarkable. He read through every document that was sent to us even the lengthy HOA documents. He caught an error on title that no one else saw. He also worked diligently with insurance providers to get me insured in time despite our short escrow. As a high value property in a fire risk zone this was a remarkable feat as anyone familiar with California home insurance can attest to. Rodman takes great pride in his work and knows how to negotiate the best deal possible while keeping both parties on good terms. He knew how to address each party's concerns in a calm manner that was reassuring to everyone involved. Attached is a photo of myself on the left and the seller on the right on closing day. The whole process was a challenging one (not brought on by anything we could have controlled). Oscar stood by me, communicating each step along the way. He tolerated my anxieties that crept up, and did what he had to do to get the transaction done--always keeping my interests in mind. I would like to thank him for being a hardworking, honest buyer's agent and helping me buy a home that I am very excited about. If it weren't for Oscar, I never would have known about the property, as I wasn't even considering Manhattan Beach as an option. Funny how life works!

He and I both found this company to be a pretentious and discriminatory property management company that engages in unfair rental property communications and actions with applicants and caters to affluent Rancho Palos Verdes and other upscale property applicants. Processing of affordable housing applications, including Section 8 applicants from elsewhere (such as San Pedro), is poor. Also got the runaround from this property management company in 2022 on a prospective rental, as well as in early 2023 about rentals they could've processed, but neglected to do so for various 'reasons' (which were excuses from our point of view).

Julie was our first introduction to Jamico, and gave us the tour of the apartment we ended up going with! She was awesome, always reliable, patient, and responsive (we were especially worried because we had never rented before and were a little nervous about all the paperwork lol). We've heard lots of horror stories about management companies, but I'd say Jamico is far from a horror story waiting to happen LOL - quite the opposite! We lived in a pretty old building (over 100+ years old, so beautiful and unique), so there were bound to be times where we needed to schedule maintenance. Anytime we submit a request, it was responded to in a timely manner (never more than 24 hrs without a response tbh), and the maintenance crew was super awesome, quick, and friendly!! Our move-out inspection with Todd was easy to schedule (they were SUPER flexible with time which we greatly appreciated because we didn't have much time to meet...), and it went by super quick. One thing we also really appreciated was that he asked us how our year was at the property, and was genuinely curious about our feedback and opinion. Overall, great management company from the tour to move-in to move-out. Never once did we feel cheated or disappointed with service or process. Thank you guys!!!!

    I personally had a miserable experience with HPM. Whenever I made a request for something that…read moreneeded to be fixed, it was done in the cheapest way possible by a "handyman" that did a far worse job than I could do. Im a pretty handy person, but I was still very disappointed in the job they did. It was almost always a "band aid" solution and not spending actual money to just get it done right the first time. Even when the job was done, it wasnt very professional and nobody from the management company came to inspect any job being done, which if they saw in person, would not likely approve of. There were times where the job left the house in a mess, dust everywhere, and when provided evidence photos, they made us hire someone to clean it for something that wasnt even our fault. When heavy machinery was used ( always on for almost two weeks straight) and provided evidence of over $200 of electricity bill increases, they made me pay for it. The people in the office are nice, I just think they need to do a better job of the operational processes and spend money on decent workers to get the job done right the first time so people dont need to keep coming back. This was a nightmare, I would highly recommend not renting from this property.

This "property management" company is comprised of a group of unprofessional, pretentious amateurs: Ross, the owner; Grace, his right hand henchwoman; Mike, Jamie, & Susie, Grace's phone operators. I lived in a Redondo Beach SFH for 4 years and paid rent early every month. I took it upon myself to care for the house as if it were my own. When the property was turned over to me as a new tenant, the bath still had an old, used, dirty bath mat in it with mold and mildew under it. The bathroom had hair and toothpaste throughout. The back yard had dog feces throughout. The garage had a dog run with urine stains and odors in the concrete. The yard had sparse grass. The refrigerator had pools of water and mold under it. A little surprising for a $980K house / $4k/month rental. During my tenancy, I re-seeded the backyard and cleaned up all of the messes left for me to move into. Maintenance requests were typically ignored, but on the rare occasion they were not, they were performed in the cheapest possible fashion. At the onset of COVID-19, the owner of Riviera (Ross), sent a hasty email to all tenants encouraging them to setup direct pay to their bank accounts, so no payments were missed. Rather than empathy or a helpful explanation of tenants' rights, the bottom line was immediately money and continued lack of care. $1,400 worth of damages were charged against my security deposit for deficiencies pre-dating my tenancy. We were denied a walk through by Jamie and Grace, which is illegal in California. Pending the non-return of our security deposit, we will be in court with Riviera and the property owners. As both a real estate owner and a tenant, I would never trust my niece's toy house with Riviera Property Management.

I then messaged him to let him know and got the message I attached to this review. He must've accidentally sent me this text rather than the person in the office and name called me a "confused, technological illiterate". As I WAS a prospective renter, I am no longer interested in their property. You wouldn't be either.
