Not even a real office. I drove by and found out it was a P.O box. I was thinking of hiring a management company to manage my property. So on my way home from the gym I figured I would stop in. I like to check places out in person before I do business with them. So I went to the address on their website. Well as it turns out they don't actually have an office it is a mail box at a mail center. How can you be a property management co with no pysical location. I have had tenants bounce checks, online payment reversals, and guess what, at some point you need to demand rent payment and you need to have a actual location for that. I have been lucky that I only had to deal with one eviction but from that I learned that when yo give a notice to pay or quit, you have to provide a physical location for the tenant to bring rent and can not be a mail center/PO Box. read more

Jon has been amazing in addressing every concern that we've had. I know he is dealing with a very long distance owner who is hard to reach but that has never detered Jon. I hired Jon and South Bay Property Management Pros as my property management company in 2017 into mid-2019. The reviews for this company were quite high then and still remain quite high now. He also came recommended from members of the small HOA in which the home was located. These reviews explain times when everything goes well and I think most tenant situations resolve normally and peacefully. This is not the company you want to represent you; however, when things are not ideal. My situation seemed to expose true character of the individuals who represent this business - how quickly Jon and Sonja discard their fiduciary responsibilities to their clients. As a quick aside,Jon has a single one star review on Yelp from "M M." (aside from this one). Please read Jon's response to that review (and I assume you will see a similar response to the one I wrote) before deciding to have him manage your property. If the situation with your tenant deteriorates, you will receive long and wordy explanations about how the State of California is a "very tenant friendly "- explanations that make you feel as though you have no rights to protect your property as a landlord. In my own case, the lawsuit was dismissed. The process for finding tenants and really most of the term of the lease seemed to be handled - par for the course. The tenant moveout process was where it all seemed to unravel. Again, I suppose in most cases, everything goes well. But, in my case, the tenant felt that the my security deposit retention was unwarranted and Jon's organization did very little to unburden the unfolding events. During moveout communications, I discovered the following: · South Bay Property Management Pros did not fully complete their annual walk-through inspection · South Bay Property Management Pros performed with the walk-through with the tenant present · South Bay Property Management Pros set the expectation with the tenant that the home was in acceptable condition · South Bay Property Management Pros and the tenant signed the tenant moveout guidelines as the property was in "Other condition", not acceptable or damaged o From the tenant: "We stand by your walk-through sheet which was the expectations given to us." o Tenant moveout sheet: No rooms were listed as acceptable; the document was signed by both parties. o Upon my review to the tenant guidelines for moveout, there were no guarantees provided that a deposit would be refunded even if actions were performed. o My conclusion: The Property Management company held this conversation outside of written communication. · South Bay Property Management Pros sent me an email explaining how my chances of keeping the deposit were low - "California is a VERY tenant friendly state." · Sonja listed her license only for me to discover that she does not claim South Bay Property Management Pros as part of her real estate licensing requirements and therefore cannot legally represent the franchise. · I instructed South Bay Property Management Pros to not re-enter the property ("We do not authorize entry. If you still have a key, we can coordinate retrieval.") and received an email with the location of the keys(inside my home) the following day. Basically, with proper documentation of the landlord following the law, there is no reason to assume the courts will rule on opinion. This property management company is just a non-liable middleman. If things go wrong,you will receive a biased opinion from individuals just covering their bases. read more
