QUESTIONABLE BUSINESS TACTICS. BEWARE OF FALSE POSITIVE REVIEWS. As a quick background, our family has only had great relationships with our current and previous landlords and neighbors. We also have 800+ credit score. After waiting 33 days for Harbor Property Management (HPM) to process our application (with very limited communication), we were finally told that we had been approved and had 24 hours to submit nearly $4,000 security / holding deposit in the form of certified funds (i.e., cashier's check). Recognizing that they had not yet shared the terms of the rental, we asked the staff to share the leasing agreement (or at least a template) before we send over such a large deposit (we're not talking about a few hundred-dollar holding deposit). The staff said it's "company policy" not to share any terms / documentation before a full deposit is received (although lease agreements typically set the amount of security deposits and are signed before financial transactions occur), which immediately raised a red flag for us. Why would they not be transparent? We offered to bring the funds and review the leasing agreement at their office that day, so they can know we were committed. The staff still told us that "company policy" dictates that they cannot share ANY documentation until we had deposited the ~$4k. Yet they were not willing to provide even a receipt. This seemed like an effort to either manipulate tenants into unfair terms or pocket the whole deposit should the potential tenant walk away once they see the terms. Another red flag--HPM apparently does not conduct walk-through inspections with new tenants. The inspection is done only by their own inspectors. Talk about conflict of interest and potentially illegal tactics. When we communicated our intention to pass, the staff said they'll refund the deposit should we not agree with the lease details when they eventually share them. Yet they wouldn't provide a receipt or documentation stating this. I've never seen an honest business refuse to provide a receipt. They kept saying that there are "two hundred other applicants" they can choose from--I typically see pressure tactics like this with scams. Honest brokers do not have to withhold information or engage in pressure tactics. Good service and high-quality product sell themselves. We ultimately walked away from the opportunity although we loved the house, and genuinely believe we dodged a bullet. Even our current landlord couldn't believe how HPM operates. It would serve you well to know that sustained growth and prosperity is built on trust and honesty. Please revisit your "company policy" and train your employees that forthrightness and fair dealing are virtues, not weaknesses. Hi Scott, Since you refused to communicate with me and refused to refund my deposit yesterday, I have to communicate with you through Yelp. Yesterday afternoon I took over the property after Harbor refused to give back the house keys to me. Inside the house, there is no any repairs, which Harbor claimed and demanded for repair bill over $3500. In order to get repair bill from me, Harbor refused to put my house on market for over 2 months. Even after putting my house on market, Harbor intentionally postponed potential tenant's application for over 3 weeks. I am very curious why you though I would believe your claim of repair items only based on the pictures edited by Ms. Luna. Unfortunately, Luna sent wrong pictures to me, which made me easily recognize that those pictures which showed damage were faked. Even after I argued with Luna about the repair items, you still ignored me. I am very curious whether Harbor dare have treated other property owner in the same way. I have found Harbor Property Management to be one of the better landlords during my tenure as tenant at in San Pedro over the last sixteen years, since 2001. They have generally been responsive and helpful with problems with the tenancy, particularly with plumbing and other issues. Their online system for payment of the rent has been particularly helpful and easy to use. I have generally found their staff, and particularly Scott, to be polite, considerate, and helpful. I would certainly recommend Harbor Property Management to anyone looking for a rental in the area, or anyone with rental properties who needed help with property management. read more

Harbor property management is there when I have a problem. Wether it's maintenance or an accounting issue, they always call me back. I've had previous experiences with property managers not communicating with me at all until I attempt multiple times, but HPM always makes sure to keep me updated. Harbor Property Management is honestly, the best management company experience I've ever had. I've worked with previous management companies in the area and they did not do their job. HPM is the opposite, they are efficient, prompt, caring and timely. They helped me to get a qualify tenant and manage my property.
