I used Austin Inspection services for my second home purchase in Austin. I was quite disappointed…read more I showed up 2 hours after the inspection started, per his request. When I showed up at the inspection, I was greeted by the man's wife. I found that extremely unprofessional. He went through the list of items found and said it's only 1.5 pages. He bragged about how he would be shocked if someone else could find something he missed. I happened to have a contractor show up the same time I was there to take measurements. As soon as the inspector bragged, the contractor found an external light fixture that didn't have proper coverage around the electrical component and could allow moisture. After that day, I was worried the inspection was rushed and things would be missed. Even though the contractor pointed out the light fixture, it was not written in the final report. During the final walk through before closing, I found the edge of the shower door was jagged and I could cut my finger on it. I'm extremely worried about what else we might find after we move in. I reached out to Austin Inspection Services after the walk through to communicate my concerns and I did not hear back.

The inspection report says he ran a cycle of washing and drying. We started using the dishwasher only after some time of move in to notice its not drying the utensils properly. We called the home warranty guys and he told us that it doesn't wash right as well. When it turns on there is barely any water in it. So in short its broken. If Justin did indeed miss it which I cannot say for sure then its a 3 star. But if he didn't then its 5.

Excel Inspections and The Runnels Family are truly the most amazing inspectors I have ever had the pleasure of working with. They have inspected my last two personal home purchases and are the first inspectors I recommend when speaking with my buyer clients. They work as a three person team. Rick (the Father) is a 30+ year veteran of the business and has done tens of thousands of inspections (I think he said 30,000 last time we talked). His son, Brandon, has done around ten thousand inspections as well. They have an assistant, JD, who helps write the reports and upload photos. This is the ONLY Inspection team I've used. Most inspectors work on their own. There are two main advantages to this. These guys double check each other's work. This is crucial because it can be so easy to miss something when you are on your own. The other advantage is time. They always show up on time or they are 5-10 minutes early. Most inspectors take 3-4 hours to do an inspection and it has been my experience that most buyers don't have that kind of time in the middle of the day to wait for an inspection report. Excel Inspections can typically be done in 1 to 2 hours depending on the size of the home. Lastly, I wanted to address the Runnels as a family. I have known them for 5 years now and they really care about their clients. They always spend as much time as necessary explaining the report and what issues the buyer should truly be concerned about. They take calls after hours if a buyer is still not comfortable when they re-read the report. They are great people and a lot of fun to be around. Every time I schedule an inspection, I get to speak with Ann, Rick's wife, and she always brightens my day. I was about to let my 2 year old and 3 year old outside to play when I noticed a man (Aaron Wedemeyer - TREC Professional Inspector #26252) in my yard looking at electrical equipment. He had bypassed a secured gate to get onto the property, didn't have the access code, and never contacted me for permission. After confirming he was not authorized to be on the property, I asked him to leave. Instead, he chose to remain on the property while attempting to obtain authorization to inspect a neighboring unit. As a parent and homeowner, it's unsettling to find a stranger on your property, especially when young children are about to head outside. Access controls and property boundaries exist for a reason. I'd expect a professional inspector to coordinate access and obtain permission before entering a secured property, not enter first and ask questions later (especially in Texas).
