Based on the reviews, it appears this apartment complex hasn't always had the best people working for them. However my personal experience with the existing staff has been great! This is the most dishonest apartment complex I have ever lived at. the lied about why the fridge wasn't working and told us to use a cooler every month to store or food so we can have our fridge unplugged. charged us for things which were already there that were safety hazards. Which I hurt my self moving in. They didnt give back our 2000 dollar credit charge for having low credit. Which they said they would. We got our final notice and our security deposit covered what was needed and we had left over. But still no credit charge back. They were also over 30 days to return the security deposit. DON'T LIVE HERE! I have now lived in the Concord at Geneva apartments for almost 4 years. I have lived here this long out of necessity and not because I enjoy living here. I would NOT RECOMEND this apartment complex to anyone looking for a place to live. Gripes over the years of living here: Management has been hard to deal with over the years. Slow to communicate, providing incorrect information, etc. I have learned to avoid them as much as possible. Parking can be a nightmare to deal with. Between guests being booted or towed, my own car mistakenly being towed and no available parking if you arrive home past 10pm, it causes an almost daily headache. The ONE on-site dumpster has a trash compactor connected to it and is broken at least twice a month. This means that residents have no place to put their garbage for a few days and end up placing it next to the dumpster which then creates a massive garbage pile. Management then scolds the residents for improperly dumping and threaten with fines. What do they do to resolve the situation? Add an extra dumpster on site (so we now have two dumpsters to service the hundreds of residents)??? No, they spend money to get a nice exterior camera so they can catch the people that are improperly dumping in order to fine them. This is assuming that the people that are improperly dumping even live at this complex. Absolutely ridiculous that they constantly tell us we have no where to dump our garbage. On-Site Amenities (Pool, Hot tub, BBQ Grills, Gym, etc.) are constantly out of service. More often than not, you will find that the pool is closed, or that the (2) grills are broken and it takes forever to fix them. I have lived in many apartment complexes over the years and am familiar with apartment living. That being said, the amount you can hear your neighbors (because of thin walls) is more than typical. If you have noisy neighbors staying up late or with a barking dog, YOU WILL HEAR THEM ALWAYS. When I first moved here, the units were reasonably priced - My cost 4 years ago was $1,300 for the 2 bedroom 1,000 sq ft apartment. I now pay $1800 per month and my lease has now expired. If I am to continue living here on a month to month basis (without signing a new lease), they are expecting me to pay $2700 each month. Yes you read that correctly, MONTH TO MONTH COST FOR A 2 BEDROOM 1000 SQ FOOT APARTMENT IS $2700. Absolutely Absurd. A few years back, there was a drug deal gone bad at one of the units which resulted in a shoot-out and someone being murdered. Obviously there was a massive police presence that night, tons of emergency vehicles, news vehicles, very chaotic. Many residents were unable to enter their homes and others were visibly concerned with the situation. We never received any form of communication from the apartment management regarding the occurrence. That is unacceptable. I have lots more that I can say to deter any potential residents from living here, but my review is getting long... Positives from living here over the past 4 years: They allow pets. It is a bit more difficult to find a place to live in Utah county that allows animals, but this place does with a fee. Though that does bring up the issue of dog feces all over the property. The office staff are incredibly rude. Oh my gosh I never had anything but bad experiences with every single person I've even spoken with. On top of everything the apartments are extremely low quality. They focus on making the outsides of the apartments and the grounds really pretty to distract from the fact that everything inside of the apartments is terrible. I have never lived in a place with thinner walls than this apartment complex. The floors creak constantly. The apartment shakes whenever trains pass. The insulation is piss poor so your energy bills are super high. I have a large gap between the wall and my front door. There is almost 0 storage space. YOU CAN HEAR ALL OF YOUR NEIGHBORS. YOU CAN HEAR ALL OF THE DOGS BARKING. I would never recommend this apartment complex to anybody. I'm terrified of the day for when I have to move out because I know they are going to try to cheat me out of everything and say that I need to pay thousands of dollars in repairs to this ghetto apartment. Thought this was a great place until we went to move out. Things like having to get the apartment's carpet professionally cleaned and having to give a 60 day prior notice about not renewing your lease are NOT mentioned to you until it's too late. So, we recently moved out of here after our year-long lease ended. Here are my thoughts: The Good: Let's start with the good. The office staff is pleasant and as helpful as they can be. The maintenance is also excellent, and my issues were always resolved quickly. Pay your rent on time and don't be a jerk and you will get along with management. I never had an issue with anyone in the office. The clubhouse is in good shape and it has a nice little gym, swimming pool, and hot tub. There are free fountain drinks in the clubhouse as well. The location is also great. It's right by the freeway, so if you commute to SLC or North Utah County for work, as my spouse and I did, it's very convenient. As far as the apartments go, the premium units have a fireplace and built in entertainment center, and that's nice. There is a storage unit outside of your apartment, in the hall, that's also nice (Although we had lived here for over a month before we found that out, since the girl giving us our tour didn't bother telling us about it.) The Bad: Where do I begin? Let's start with the apartments themselves. Mine was filthy when we moved in. They do look nice, but they are so poorly constructed you will hear EVERY SINGLE SOUND from your neighbors. This is the worst thing about it. And God help you if they love to watch TV, because you will hear it reverberating through your entire apartment. I lived in the middle and could hear my upstairs neighbors peeing in the morning, talking to each other, yelling at their kids, putting dishes away, closing doors, etc. I could hear my downstairs neighbors TV and dog constantly. I know that some amount of noise is normal in apartments, but I have lived in many apartments and this is by far the worst as far as noise goes. By far. I should not be able to hear people urinating and speaking in normal tones. The kitchen and bathrooms are severely lacking. The appliances are the cheapest possible (the freezer doesn't even have an icemaker). There is zero counter space in the kitchen. There's a few inches on each side of the stove, a little bit by the sink, a large useless space behind the sink, and the width of a drawer by the fridge. That's it. The cabinet space is even worse. You have the mini cabinets above the fridge and stove, 2 skinny cabinets that don't even fit the width of a plate, and JUST ONE normal sized cabinet. The bathrooms are worse. It's basically a pedestal sink. There are just a few inches on each side of the sink. You can't fit anything there, and heaven forbid your spouse wants to get ready at the same time you do. There is simply no room. There are two teeny, tiny drawers under the sink, and that's it. While I'm sure there are some nice people who live here, they seem to be few and far between. This complex is inhabited by feral children, neglectful parents, and the most disgusting dog owners I have ever seen. I lived in building C, by the playground, and that was my mistake. If you are unfortunate enough to live by the playground, you will hear screaming children from sunup to long past sundown. For some strange reason, there are no hours posted on the playground. The other amenities close at 10, but the playground is open all day and night. You would think parents would watch their kids and bring them inside at some point, but no. There are young kids there screaming until late at night. Way past 10, in some cases in the summer. My downstairs neighbor often had children throwing rocks into her balcony and against her sliding door. She also told me she saw boys urinating in the playground area. You also have parents standing on their third and fourth floor balconies screaming down at their children. No class. The dog owners are just as bad, if not worse. You will most likely step in a pile of feces if you so much as walk on the grass. There are stations with waste baskets and bags, but they are ignored. There is literally dog crap everywhere. Supposedly, there is an $800 fine for not cleaning up after your pet, but that is clearly not enforced or taken seriously. Also, while there are leash rules, those are also ignored. People treat the grass by the playground like their own personal dog park. Also, be forewarned that there is no way for you to leave once you sign a lease. You can't find someone else to take over your lease, for some strange reason that's not allowed. Once you sign, you're stuck. Every other place I've lived allows you to transfer your lease to someone else as long as the complex approves it, so this was odd to me. I wanted to like this place, but for the price you pay, it's just not worth it. I noticed there is a 5-star review, but it seems to have been left by someone who never lived there, just found a place for employees. If you are considering living here, please strongly consider the negative reviews. They are all consistent in their complaints and from what I experienced, pretty on par. read more

Don't live here. I lived here for 3 years and referred two of my friends to live here and they were both ticked I recommended this place. When I moved in the management was slightly less bad. The assistant manager Jenny was sleeping around with the tenets so she didn't take her job seriously so she didn't care what went on. We were easy tenants, paid our rent on time, quiet, never had a problem. That is probably why we didn't see how horrible this place was, we didn't have to deal with the office. When we were getting ready to move out I scheduled my move out inspection. The office stood me up, no one came for the inspection nor did they call to cancel. I called two hours later after waiting around all day and they were like oh sorry.. we can come tomorrow. They stood me up again the next day too! I had to call them. For my actual move out inspection, they stood me up again. This time was really annoying because I was no longer living there so I drove over there for nothing. I got that rescheduled and the new assistant manager actually came out. She ripped up the carpet herself to tell me it was going to have to be replaced because it has been 5 years and that I would be paying for it. She said who ever lives here the 5th year has to buy new carpet. So if you do live here, find out how long the carpet has been in the apartment before you move in so they don't try and make you pay for it. On our move in paper it was marked that the carpet was damaged, it hadn't even been cleaned. So if it was damaged before we moved in, why would they think they could charge us for it. Also the paint on the walls was so bad when we moved in. The previous tenants had animals and they scratched up the walls super bad. I even have a few pictures of how bad the paint was before we moved in uploaded to my file. But they charged us $250 for paint at move out. We never hug or made a single hole in the wall. We don't have kids or pets and are very clean. If they actually painted, they were fixing all of the stuff that Jenny should have taken care of before we moved in but was too busy sleeping around with the tenants to care about her job. About 2 months ago we got a text saying that the maintenance people would be replacing air filters and would be coming on a certain day. They never came that day. But the next day I got home and saw that the maintenance guys left their keys in my door. (If concord would like them back or to see the two silver keys with the white tag I still have them). You would think this wouldn't be a huge deal having the keys in your door all day but someone was murdered here because of a drug deal that went bad. (Google it if you don't believe me) And also I heard from a police officer that Concord is a hot spot for illegal drugs. I went down the stairs one day, found a piece of paper money from a different country and thought it was cool so I was going to pick it up. Touched the money and found a white powder drug in the folded up money. Also when we were living here they rekeyed our apartment because they lost their key to our apartment. I wonder if they left that one if our door too and then it got stolen. This place also likes to redo the parking lot a few times a year and doesn't find any place for you to park. So you are out of luck if you have a car. Also we were scheduled to move out on 11/21. They changed the lock on us 11/20 so I couldn't go back in side and finish up some stuff so they just charged me for it. When we moved out they also told us to replace ALL of the lightbulbs and the water aerators. I took them out to look at them, and those things had never been replaced. They just try and get all of the money the can out of you. When my friends moved in to their apartment they were missing blinds and upon move out concord tried to charge them for the blinds they never got. read more

Avoid at all costs. This is quite possibly the poorest ran apartment complex in Utah valley. They are nice apartments and are fairly well taken care of, but management is completely clueless and the office could not be more unhelpful. Since moving out we have been incorrectly charged with multiple fees (which they have admitted are incorrect but still won't fix in their system). They lost our checkout form MULTIPLE times and are very resistant to fix their mistakes. Then time they say "don't worry we fixed this issue, sorry." It pops right back up again two days later. The owner writes these cheesy passive aggressive emails once a month and sends them out to every tenant as if that will fix any issue. Rent has been "lost" before and it's a huge hassle getting them to admit they lost it. Nice place just extremely poorly ran. read more

This place is the worst place I've ever lived (and I've lived with my mother in law). If you enjoy being nagged on for every single thing you do, like your mother in law, then this is the place for you. Example-You can't let your male dog pee on a bush or one of the office ladies will yell at you from across the lot, I guess he's supposed to pee on the grass like a female dog.... If you enjoy paying for amenities that you never get to use because they are too cheap to run a heater for the hot tub or the pool, the tanning salon will always be "under maintenance" then this is the place for you. If you enjoy hearing a train drive by and shaking all of your walls at all times of the day and night then move here! If you enjoy people ignoring every single email you send as if you're trying to get child support from your ex husband, then you will love wasting your time writing emails they probably never read here! Oh and good luck getting out of your contract or even after your contract is over unless you have everything worked out with your new place down to the hour. They charge a $1,000 lease transfer fee (the average in the area is $250) but even when you decide to pay that astronomical amount. they will offer the three people you send down to the office a better deal to take another apartment, how freaking sweet is that! So we put in our 60 days after they did that and made our move out date August 4th and somehow they've decided the 4 days in August will cost us $700! Yes $700, they better be booking my flight to California for that price for four days!!!! Honestly I can continue with more negatives but I just don't have another five hours. If you want to save yourself a hell off a lot money and stress DO NOT MOVE HERE! read more

We love everything about the concord at Geneva apartments!! They are very quiet. There is a tremendous amount of lighting at night that provides a very secure atmosphere. The property is in a great location!! The size of the apartment is very spacious with plenty of storage. The facilities are top notch, the maintenance crew is outstanding and the office staff could not be more friendly!! This has been a great experience for us so far and we're looking forward to the rest of our time here! read more

My experience with this complex had been spectacular. I needed an apartment for a corporate lease, to house a few of my employees for a few months. From the first time I called in, the office staff have been awesome. The application process was really pretty easy. The property is amazing with great views of the wasatch mountains. Haven't lived at this place for very long, but there are a few things that really bother me here... first, they want me to pay $20 for every wrist band for visitors I take to the pool. This was a recent change and they are also saying if you do not wear the wrist bands to the pool you'll get a fine of $100. Another thing is their "special parking spots" you have to pay for every month. These are all around the property and barely anyone pays for them so I don't understand why they still have them. Lately, they just want to suck as much money as they can from you and it's driving me nuts! They are nice apartments, but it is ridiculous how many things they will come up with to make more money. read more

This complex was great when we first moved in but ever since new management came in it has been less than ok. Getting stupid outrageous fines for taking a headboard down to garbage or even an accident that my son had in the billiard room spilling a drink on the table. Office manager had the table cleaned and it looked fine but she wants to charge me to redew the whole table. I don't recommend this place at all. They will find any little thing to get more money out of you. As far as the table goes. I have pictures to prove what I'm talking about. Truly a regrettable experience. I applied to move here a month ago, and they said that they would only charge me for the application fee of 35 dollars, which is understandable, and later an additional $200 to be used as a holding fee for the apartment IF I qualified for it so it wouldn't be rented from underneath me before I moved in. Well 3 weeks later, they decided to take more than just the 35$ admin fee (tried to charge me for 200 twice!) and came back to me with more annoying questions as they still had not finished with my background check over that time! They charged me for the holding fee without notice and before they had finalized anything with me, weeks after the fact. After I told them I was no longer interested, they still did not refund the holding fee. I found out that they say they'll give you one month free just as a bait and switch, as with all the fees total, (200 here, 200 there, 200 for blinking at them etc..) and you're easily paying their astronomical rent before you even see your apartment! They have loads of hidden fees and will find ways to charge you for the dumbest of things before your feet even touch the dirty concrete stairs of a place that's supposed to be a "luxury". I am mad they never refunded the two hundred that they illegally took from me, but at least I don't live there with their paper thin walls and bad management, and at I am grateful that I avoided being scammed further by such a wretched company. Concord seemed great when we first moved in. We heard a few bad things but moved in anyways. Before long, it was one thing after the next... They pulled out all....ALL grass on the entire property at the same time and then left it barren dirt for a month, then proceeded to replace it in sections over the course of a month, followed by a 2 week period where it could not be walked on without threats of being fined. This place is attractive because many people have pets and they allow them. But with no grass, everyone had to take their dogs across the entire property to the back corner by the dumpster where the fake turf grass is. The trash cans around the property overflow OFTEN and they forget to refill the dog poop bag stations OFTEN, which leads to people leaving dog poop everywhere when they are out of bags. All of this was lame, but we thought whatever... We then went to move out and were SHOCKED when they told us that we owed them $300. We were expecting to get the majority of our $450 dollar deposit back, not pay them an additional $300. We took such great care of that place, and literally scrubbed on our hands and knees, cleaning everything before moving out. This company will STEAL your money, regardless of what you do to the place while you are there and before you leave. So if you want to live here, thats fine, just expect poor maintenance of the grounds, and also have some money saved for moving out because you will not get your deposit back and they will charge you for anything they can, even if it had already been done. read more

Parking is nonexistent, don't get me wrong, I don't mind walking, but when it comes to unloading groceries, buying new furniture or loading up my car with trash (because there is only one trash compactor for the entire complex) it is a huge pain. I especially hate seeing my elderly neighbors also having to deal with parking far away. Your "solution" to rent premier parking is not a solution. 1. There is only so many so even if everyone bought one we would still have this issue. 2. The price to rent them is not huge but when added to your astronomical rent, its laughable. Grounds. They are kept rather well, except for the sprinklers. I must clean off my windshield to drive every morning because of all the water stains that accumulate on them. I understand that some water is going to get on my car regardless of anything you do, but its excessive right now. If I'm driving towards the sun, I cannot see through them safely. The addition of the doggy bag stations has greatly helped the grounds. Construction: for a pet friendly apartment complex, these apartments are not. The carpet choice is horrendous. I'm sure it was cheap, and looks nice from a distance, but I've had to buy a new vacuum and carpet cleaner within a year of purchasing them because this carpet is impossible to clean. It accumulates dirt and hair and while it hides it well, is not healthy for me or my dog. I've heard this complaint from several other dog parents at the dog park. Appliances are terrible, me and many other tenants, have complained about the stove taking forever to preheat. the fridges are the cheapest you can buy and the dishwasher is the least efficient I have ever seen. We are expected to pay electricity yet the light fixtures are all incandescent lights. Air conditioning is also a problem unless you have all the doors open. It effectively cools the main living area but not the bedrooms. The kitchen appears nice in pictures but is not practical at all. There is virtually no counterspace and not enough storage for all my kitchen appliances. Maintenance: When I moved in in 2015 your maintenance was pretty good. they were fast to respond, knowledgeable and friendly. Now not so much. I've asked for a new filter in my apartment, which should have been replaced multiple times since then and I have yet to receive a response. The trash compactor is constantly overflowing meaning that there is trash sitting in the hot sun all day right next to the dog park. During the winter ice is a big problem. 1 small strip of ice melt is placed AFTER it snows which just causes more ice to accumulate and the bottom few stairs are always iced over, which is even more dangerous. Staff. I won't go into too much detail here because the staff has changed so many times, which I understand, but because of this very few staff members are experienced or knowledgeable on policies and procedures and little help when problems arise. My rent was inconsistent for the first year and it took 4+ people to remove a pet rent fee that I shouldn't have been charged. Everyone is kind, but kindness only goes so far. Telling me what I want to hear might help in the moment, but if I must keep revisiting the same problem repeatedly while being told different answers each time makes the problem exponentially worse. (If you say you don't know something that's fine, but if you tell me that you will find out or have someone call me back- do it.) Overall: I wouldn't have as many complaints if the apartments were priced for the level of services I received or the state of the apartments. But paying 1200 a month for all these issues is not acceptable. If I can get the exact same apartment for 700-800 a month there is an issue. Nothing sets Concord apart from cheaper complexes. read more

Living there I had issues with noise and maintenance before they brought in a new guy that was awesome. Then I went through a divorce and needed off the lease from my ex husband and I was willing to pay what I needed to to terminate my lease and they told me that I was stuck until the end of the lease and had to keep paying until my lease was up and had no way out of it. So I had to pay for an apartment that I wasn't living in. Now, after having been moved out and out of state, I needed rental history sent over to a new complex I'm in a rush to move into and we have been going back and fourth for 3 days of them saying "okay we'll have it sent over right now". They tell me that every day and have been saying that for 3 going on 4 days straight now and the complex has yet to receive it. This is why reviews are important because I'm not the only one that has issues with this place. It's very irritating how they are just taking their sweet time with certain processes even after making it clear that it needs to be ASAP. read more
