This review is based solely on a recent maintenance issue (well, 2 actually) as I am a newer tenant and have not much else to review. Air conditioning was basically non-existent in my rental which I was unaware of at the time I moved in since it was still chilly out. I promptly submitted a maintenance request and it was responded to immediately. A company came out, gave their estimate and not only fixed the issue, but the entire AC unit was replaced with a brand new one! Conrex/Simple bill did not pay their bills prior to me moving in. They are trying to charge me $360 dollars for 36 days on the water bill. The total amount due for 2 weeks water and 3 electric and fees was $421.00. The meter was read on September 5th, which means I'm being charges for the full month of August. I was only there 16 days. I was also charged on my electric bill for time I wasn't in the property. The billing period started on 8/15/23 They also tried to stick me with their late fees. After consulting with numerous people, I was told the average water bill is $60 a month. After speaking with the billing company, I agreed to pay only $180.00. I felt as though this amount was more than fair for my limited time on the property. When making the payment, I was told any leftover balance would be sent to Conrex. I confirmed this was a 1-time payment. That they could not keep my information on file or charge me. On 10/31/2023 the billing company helped themselves to my bank account without authorization. I spoke to the company since a fraud claim with my bank required it. While on the phone, I was told that I was required to have a payment on file and when I signed up for the site, I was signing away my right prevent them from robbing me without notice when the account was closed. On 11/1/2023, I received another bill for $156 (fees included). I did not authorize any payment. This is financial exploitation. How you're forced to pay your bills is a scam. The company require you to pay Click Pay $25 to open your rent billing account. The water, sewer, and electricity are taken care of by 1 and only 1 company. For the "privilege" of Conrex keeping the bill in their name, they can charge you for their bills and a $25 dollar account activation and $11 monthly. In addition to any charges, they fail to tell you that you're paying their bills while you didn't live in the property. read more

Not sure what to say. In a post-covid era where my husband and I lost everything, we are lucky to still have decent credit scores and WAY above the 3x income limit. We applied, and 24 hours later was told all I needed was to pass was the background check? Ok, so I waited, 24 hours, 48 hours, now 72 hours so I call.....and (drum roll) Denied? Because we had a thousand dollars in collections? So strange that a company of this caliber would deny us because of a bill that has been disputed at that for a mere $1000???? I wish I had read more reviews before moving in. Maymont homes (formerly Conrex) is crooked as hell. I am pretty sure the positive reviews are from paid reviewers. I hope you take a lot of pictures/video when you move in. I listed things on my move-in checklist and they are still trying to charge me for it. I also hope no one has to terminate their lease early because that is another mess that they will try to charge you more for than you should owe. I moved out in April and am still fighting with them over supposed damages and extra charges on top of the security deposit. When I moved in the fence was down in 2 places and it took them months to even get anyone to look at it much less fix anything. I couldn't walk through the house without my socks turning black until I had mopped at least 4 times but yet they want to charge me a cleaning fee not to mention they claim most of the blinds in the place were damaged when they weren't and the pictures they send are horrible and you can't see what they are trying to say is damaged. We rented a townhouse with them, it was very difficult trying to communicate with the agent in charge of leasing, we left the home in great circumstances and they took almost all my deposit because the house was not in good "conditions" they said. I have pictures of how we left the home but apparently that's not enough for them I tried to get my money back but it's impossible I'm still trying I wanted to come to their office but it's a little bit too far for me in Charleston SC I would not definitely rent again with them. Not a great experience because they want you to leave the house spotless when they don't give you a clean house I have proofs of how I found the dirty toilets and white boards around the house very dusty, I had to pay to get the house clean and they don't want to return my money anyways I say to you go find another company that rents house good luck with that. Don't ever rent from Conrex. My husband and I have been constructively evicted from our Conrex home 3 times in 8 months. In December, we had no water and no one from Conrex reached out to us at all. Our pipes froze and we had to leave our home and no one from Conrex even checked on us and they never compensated us for having to leave the home. At Easter, our bathroom flooded and Conrex filled our bedroom with commercial fans to dry it out. It was so loud we had to leave our home again for several days - again, not a penny of compensation from Conrex. Last night we had to leave our home again after our AC died in the hottest month EVER RECORDED. It was 85+ degrees in home. This morning I have spent about an hour trying to get in touch with maintenance and so far, no response. Our freezer also died this month - and it destroyed a freezer full of food. Conrex ordered us a new refrigerator, but then never told us when it would be delivered, resulting in us missing a delivery, and having to wait even longer to have a working refrigerator. These people don't care about you. They'll leave you for days without water, leave you in a flooded house with 3-5 commercial fans running so that you can't even think or sleep in your own home, and they'll leave you in an 85+ degree home while it's over 100 degrees outside in the hottest month ever recorded on this planet. BEWARE!!! Worst company ever to rent from. They find any, and every way to keep your security deposit. I have taken this company to court, and have plenty of evidence that proves their charges are falsified, but still lost the case due to my fate being decided by a crooked judge with no humility that probably knew their lawyer. They take money from honest hard working people, that pay their bills on time every month. They marked up charges that were double the amount of my security deposit owed to me following move out, and remodeled the house to put on the market to sell, at the expense of me. Please be aware of these crooked people/ employees/ lawyers, and this crooked company. They are also a debt collection company, and whatever the total they are asking for, outside of the kept security deposit, will be immediately placed on your credit report. Be aware of the this company and their crooked employees. The security deposit you pay will not be returned, and they will falsify any charges and damages to keep it. Terrible everything! We moved into a house that Should not have even been on the market! Realized halfway through our first day moving in that we had little to no water pressure in the kitchen and master bathroom. Then as darkness neared, we realized we had no hot water! Hot water was not fixed for over 10 days! My elderly mother and I did cold rinse off's, while we set buckets of water out in the driveway to heat up during the day so we can bathe our three young children. The house has been problem after problem after problem. Maintenance will not return or answer my calls anymore, even when their line says that they will return your call within 24 hours, nobody EVER calls me back! Tried reaching out to Conrex-leasing Admin Assist, and the person handling our lease/property/contract - Dana- will not answer my calls or call me back. Everybody ignores our problems and it has taken weeks to get things taken care of. We are approaching our first month being in the property and last night realized we have electrical issues! We will probably be waiting another month to have those issues fixed. When we moved in, we discovered our laundry room was full of black mold, the floor was saturated wet, the AC unit was dripping into the crawlspace -causing growth of black mold- And now weeks later it is just now being handled. So my household is still having to use laundromat services because we cannot move our washer and dryer into the laundry room; all the while becoming ill from the black mold that we have been breathing in...and now weeks later it is just now being handled. I have live in my home for 3 years and Conrex took over as the management company less than a year ago. Not only did they up my rent, but they have tried every method possible to tack on fees, charges and utilities. I experienced a leak with my hvac system 2 months ago that caused flooding and floor damage that took Conrex over a month to fix. It took me calling once/twice every week for a month and a half to get it fixed. I broke 2 toes and came home to my dog screaming because his foot was caught under one of the boards. When they finally assigned a second vendor that fixed the problem, the vendor made me aware of mold under the floors. It's hard enough to get Conrex employees on the phone, harder the get someone out m the phone that can fix a problem, and next to impossible to see a problem fixed. This company sucks. The one star that they have should represent the one wonderful new employee, Kathy. She listened and did everything she could to help me despite her limited experience. DO NOT RENT FROM CON-REX PROPERTIES!!!!! Everything you read in the below reviews are accurate. And do not let the leasing team sweet talk you into signing. Before I signed our lease back in 2021, I addressed the leasing team about my concerns with the reviews, and they claimed these were bad and disgruntled tenants. While I suppose we qualify as a disgruntled tenant now, we were far from bad tenants. Upon move-in, I took the time to outline the entire property with notes and pictures for our move-in checklist. Our rental property was filthy upon arrival, had dust all all the floors from sanding and painting, and the fridge and oven were filthy. Underneath the oven I pulled out several food items from the previous tenant. That wasn't it though, the bathroom closest was filthy from the previous tenant's hair, the kitchen blinds and the master bedroom blinds did not operate properly upon move-in, none of the windows were cleaned prior to move-in, all the walls and trim were not patched from the previous tenant (leaving obvious small holes which we repaired upon our exit of the house), and the carpeted stairs to the basement were already disgusting and ripping away. During our two-year stay, we reseeded the front lawn, filled in and painted the nail holes left on the trim in the entire house, removed the weeds that covered the backyard fence, repainted all of the cabinets with a fresh coat of white cabinet enamel (same paint and color used before), and repainted the walls of the rental with the exact same color and brand of paint that I verified with the management off before we moved out. Despite the property not being ready for new tenants upon our move-in, we left the house in better condition than upon arrival, and Con-Rex attempted to charge us an additional $2000 on top of keeping our $1500 deposit. We never got our deposit back, and we still had to pay an additional $500 when Con-Rex sold our account to a debt collection agency. This doesn't even cover the problems we had during our stay. They tried to double charge us for rent when they had a system error on their end, and it took me 4 months of weekly phone calls to get the error fixed! Literally only giving two stars because I like the house itself. We moved in and had to pay a hefty fee to even get in, a lot larger than other rentals around. We were told it was inspected and cleaned, and it had clearly not been walked into in months. Dust and dirt covered floors, with dead roaches and other insects. First few months were okay, other than certain neighbors and the HOA being a pain. Recently, our AC went out. Today marks a week. By law, they have 14 days to fix it, and then I can take it to magistrate court. I intend on doing so since Conrex clearly only cares about their money, and not their tenants or property. Brittany, our maintenance dispatch, reads solely from a script (understandably many people do this to avoid getting sued) but in doing so refuses to take accountability for the company not doing squat to actually FIX the issue. Their HVAC company has come out 2-3 times in the last week, and have yet to fix the problem. Texting back and forth with the tech, the "problem" he fixed made no sense, not in the problem itself, but led more questions as to why they did what they did the first time coming out, but instead of replacing the switch in the unit like he should have done, he just deleted it from the board completely, tied some wires together so it would work, and DID NOT put a new switch back in. The "landlord special", if you will. They literally cut corners anywhere they can, and know that by law in SC we technically don't need AC. Well, guess what, by law we do have to have heat, and you do have to upkeep these systems. So what you don't fix now, you will have to fix in 2 months when it's freezing outside. Just pure stupid. I have found 5 other lovely women in the area who are either having this same issue, or living with black mold, and the company again, does not care. I have met families who are physically ill due to their negligence, and although they can decide to ignore us individually, there is power in numbers, and we do plan on taking this to the news, and wherever else we can, because nobody deserves to live like this. I should also add, that Brittany tried telling me that my AC problem was due to a "high heat index". I was also told that if somebody came out, and found no issue like she said I had, I would be charged $100. Well... if you guys fixed it the first time you wouldn't have to come out multiple times. I've worked in HVAC my entire life with our family business up until the last couple years. Any time that happens, you should only have anywhere from a 2-4 degree difference. Anything above that, there is an underlying issue. I have only spent MAYBE 4-5 days in my house this month, and am still going to have to pay rent to these greedy people. I have an infant and special needs animal. Both have come close to dehydration and heat exhaustion. The infant developed rashes from pouring sweat all night. After that, I had no choice but to leave. To finish, don't rent from here. No matter how low the rent, how pretty the house, a free month of rent, etc. you will save yourself more money and time in the long run. And if you have been wronged by this company, reach out to me if you're interested in spreading the word. SC may have few laws when it comes to renters rights, but the few we do have, we are fully entitled to, and should not be forced to live in mold filled hot slums, and staying in hotels/with family because these homes are uninhabitable. There are 6 of us that have pictures, videos, proof of being hung up on, maintenance requests going on for months, or being categorized as completed when nothing was done. If I could leave 0 stars I would. Not even two weeks after my Two kids moved , the ceiling which was plaster and drywall collapsed ruining all of our furniture. If we had been home And downstairs it could have killed us because of the weight of the plaster. It took two days to get a response l, and after they assured me it would be fixed in two days, it took more than ten. In The fall of 2022 I received an email from Con Rex saying that I needed to be home in order for a technician to install a heating unit. Apparently it took them three months to realize our home didn't have a heater after the technician who installed the AC unit notified Them. Seven months ago, our entire downstairs flooded. I called, left voicemails, submitted maintenance request (There's no emergency Maintenance line), sent emails and still no response until almost 24 hours later. I was told something tripped our sum pump, and the plumber recommended repl it and the breaker. That wasn't done . Our water heater stopped working and we went almost a week without hot water. Today I went home on my lunch break. The downstairs of our home is flooding, the plumber says it isn't actually the sun pump. It's the slab, which wasn't addressed before, is the issue. Meanwhile it's still flooding. There is a power line down on our porch which I reported, and still haven't gotten a response. This company is an absolute nightmare. We've had multiple issues with conrex over our time renting, but the most recent one is the most infuriating. On 05/02/2023 around the time we renewed our lease, we sent them a new ESA letter for our dog. They still charged us a pet fee, so we've called them every single month when rent is due to tell them that the pet fee is still being applied even though we provided an ESA letter from our doctor, and they always told us the same thing, that they would get it taken care of and retroactively refund the pet fees that we had payed this year by taking them out of our rent. Fast forward to this month, on 10/11/2023 we got an email stating that we needed to fill out a new document in order to have our ESA letter applied? Today 10/27/2023 we checked our rent and what do you know, still a pet fee. Called again to ask if they would be fixing this and also paying back our previous payments, and the person we were speaking with said she would pass us along to someone else who could take care of it. Then we were on hold for a few more minutes and then sent to voicemail. we left a voicemail informing them of the situation and requesting that they correct their mistake and we received a voicemail later on that day as well an email stating that they would not be paying back the payments that were taken from us in error. It seems like such a small petty thing for a business to do to someone who pays them every single month. There have been many other instances of things similar to this were con. Rex has done things to us that put us in bad situations for no reason, but the character limit here would not allow for me to expound on all of them. People should sue this company and everyone that makes excuses every day to cover up for them. they use filters on their homes when in reality it's trashed and dirty. They use some simple bills and CLICKPAY and would try to screw you when you try to move out. Make sure you delete your CLICKPAY account or turn off autopay or they'll take out more than what your rent is. We lived in a Conrex home for a year in Columbia SC, and had SO many issues. We spent two months without operating AC due to them being unwilling to send out maintenance, we had a month where we had wasps and they were unwilling to do pest control, and we are currently disputing our deposit refund, as they have charged us $2300 upon move out due to what they stated in writing was 'normal wear and tear'. Conrex Firm believer that how a company does business upfront is how they do it throughout. Spoke with one leasing agent regarding my application on a property listed as available and she told me the property was taken. The next day I get a call from a different leasing agent, Chip, telling me they needed additional information to process my application. When I asked why they were still processing my app if the house was taken, he sounded confused and said no it's available. Hmm, ok, honest mistake I think, so I send the information and a follow up email explaining my situation, to which I received no response. Two days later, I receive a third phone call from yet another leasing agent saying my application was approved. I ask what happened to the second person I spoke to and she says, "oh he's off I've been covering for him". Interesting. He couldn't have told me that or had an out of office message or communicated in any way while I'm applying for a place to live that he's going to be out? Nice. So leasing agent #3, Hannah, tells me I have a day to think about it, but no worries because this is her direct number and I can call or text Saturday when she will be working. Saturday morning rolls around and I call Hannah to ask some questions. Phone goes straight to voicemail, again confirming she is working Saturday and can be reached by phone or text, but the voicemail is full so I send a text. No response. I send another text a few hours later. No response. I call the main Conrex line and speak with another Hannah who says Hannah #1 hasn't been on the "lease chat" all day, but she will send her a message. I tell Hannah #2 that Hannah #1 told me Friday she would be working Saturday and that her voicemail confirms the same. I need to lock down housing asap so is there someone else I can speak with? She says she will send a message. No response. I call Hannah #1 again. Straight to voicemail and voicemail is full. I send a text. No response. Now I have time to read reviews of Conrex as I'm communicating with leasing agents of other properties who are actually answering their phones. Seems Conrex has a well-earned reputation for not responding to tenant's communication and for being negligent and dishonest in their property management. I also have time to see the news stories on their mold filled properties and refusal to respond. Their dishonest inspection practices and means of holding tenant's funds. So needless to say, I'm going with another property and management company, and would strongly advise anyone else to do the same. read more

My experience with Conrex has been nothing short of HELL. I have nothing good to say about this company. Maintenance comes and patch things up, literally spray painted over a water molding looking spot at the top of my ceiling, plumbing has been backed up, a waterline burst in the house from a unhooked refrigerator waterline that did not have an icemaker connected to it. Just went to my one year old son appointment and was told that he currently has lead in his blood. Will have to have the health department come out to the home to see how he contracted lead. One years old in 2023 and has lead in his BLOOD this is ridiculous. I received a late notice taped to my door and was told I had seven business days to pay my rent. I paid it on the seventh day had to call in and was told that it was a additional $600 because the eviction process has started! Mind you this is day seven and they have already tried to make me pay additional monies for eviction notice when I just told them today was day 7. I absolutely hate this company and advise anyone that reads this to please find another company this is definitely a slumlord company! All these companies do now is buy up homes in minority neighborhoods patch up work that needs to be totally remodeled and put these homes on the market at $500-$600 more than what the mortgage would be! hands down probably one of the worst companies to rent from. They did not clean upon arrival, started replacing blinds but never finished and left them on the ground, did not equip the hvac with a filter upon moving, and renovates with the cheapest options. poor painting on all the cupboards and drawers. paint was so thick it broke a drawer so i had to fix it. They also cut the internet coax connection in the wall so we had to hire someone to come fix it. read more

This house is an older residence in my mom's neighborhood and we moved in to be nearby because of her health problems. If I had researched Conrex and known a little more about housing structure, air conditioning, plumbing, etc - I would have RUN AS FAST I COULD AWAY FROM CONREX AND THIS HOUSE. There is no quality service or maintenance; the maintenance companies they send are just as bad as Conrex. It's always a band-aid fix, which causes more damage (leaking pipes). I'm definitely letting my city know about the condition of this house after we move soon. The people next door are also renting from Conrex and have reported consistent issues as well. read more
