My family was a resident of the Marquis apartments for 5 1/2 years. This is a really nice community to have our little kids in. If you live on the Marquis side you get access to a large pool and the park. The elementary school Veterans Elementary is within walking distance and they are a dual immersion school if you are looking to enroll your children in Spanish dual immersion. A lot of the complaints you see on Yelp are for the old management. Most of those issues have been cleaned up by Ana who is the newest and most competent manager I have seen in the 5 1/2 years of living at the property. A lot of the riff raff and low lives that were living in the apartments in the past have since been evicted or moved due to not being able to afford the rents. If you have an issue that needs to be addressed just walk down to the office to ask in person. Telephone or email is not the best way to get a hold of management. In my 5 1/2 years I had a washer/dryer and refrigerator die and Marquis replaced the appliances no questions asked. Their maintenance staff always tries to go above and beyond to make things right and be timely in performing maintenance services. This is a really nice community and has a great school to send your kids. You will really enjoy the atmosphere of your kids having a lot of other kids they can meet up with and play at the park by the pool or have a pool day as a family. read more

Horrible experience! I finally moved out a month ago & they refused to provide me with receipts/invoices/breakdown of what was taken out of my deposit. They took $300 off & I have zero clue why. Ana is the biggest disappointment! She's horrible!! And Oakwood Communities is just as horrible as they NEVER return your calls. It's been well over 21 days. Several messages & e-mails have been sent to Ana and I never got a response or copies of receipts. But that's the experience I've always had with her, so no surprise there! Besides the trash also being a big problem even before the trash strike went on, management truly is the WORST! Do not move here /: The office manager never replies back and ignores requests. They are charging waaaaaay to much for the quality of living here. We got our deposit back but with no receipt. They took out money but we have absolutely no idea why, we contacted their corporate offices because we knew Ana, the manager, wouldn't get back to us. But even corporate IGNORED US?! I did not live in the area before, and Ana was very helpful and accommodating while we were signing the lease and making arrangements to move here. Since I've been here the experience has been great. Update... Living here was the worst, garage never worked so someone broke into my vehicle management didn't care of course. Inconsiderate neighbors making noise all hours through the night, doesn't help that the walls are paper thin. Being next to the bus stop you get some sketchy people always hanging around the liquor store. It gets very loud when kids are on their way to the park/skate park most of the time they never make it there and just hang around the little kids playground yelling and leaving trash around. Gym was never open, BBQ's chained up didn't work, list goes on and on. So glad to be out of this place. read more

The town houses contessa across the street are connected to the same management as "Marquis" were we currently live. The inside of the homes are beautiful but the management sucks! We get plenty of notices about "smoking" "keeping our garage only for cars and NOT personal belongings but that's not even the worse part. They are more focused on those two than the outside maintenance a keeping it a clean environment. There is dog poop EVERYWHERE! And when I mean everywhere it's everywhere, even marks of poop on the ground. Every time we take a step a swarm of flies attack us! It's disgusting and embarrassing to bring guest over. To get a hold of the office is ridiculous as well, even when you leave a voicemail message you never receive a call back. read more

Don't recommend moving here. They will squeeze every penny out of you. The apartments are small, there's no storage space, and you can't store anything in the garage or the patio - nope NOTHING. Just the patio furniture that will make it look good. But no, it has to look picture perfect to mislead you. For over $3200, you'd think you'd at least have the freedom to store things in your garage away from the public eyes. The garbage is always full and the nearest one is far away. Formaldehyde warnings in the lease. The cabinets are peeling. The floor is uneven. There's a park and school nearby so it often sounds like there's children's parties or concerts going on. People are always smoking pot at the park and it looks like drug deals going on. Then there's people who sit in their car blasting music. I wish I had gone anywhere else. I usually never leave bad reviews unless it's completely warranted, and I feel strongly that other people should know what they're getting into before considering this property. We have lived here just about a year and a half and we can't wait until our lease is up and we can move out! The management is useless, picks and chooses what they enforce in the lease, doesn't do anything to manage problem residents, and the costs to live here are astronomical. We live in a 4 bedroom/4 bath townhome, pay $2,850 in rent (it went up $100 after the first year), and since they unexpectedly started charging all water and sewage per building instead of per unit, we pay between $175-$230 PER MONTH in water and sewage. In other communities we've lived in, that have metered individual units, like Casa Lago, we paid $78 every other month! Our electricity bills, on level pay are $450-$650 per month. And we hardly ever have the air conditioning on and are gone during the day at work and school. If we weren't on level pay, the electricity would be over $750 per month. It's unacceptable for the condition of these units, the lack of management, and all of the issues in the community to be paying almost $4,000 per month for a place like this. It's "known" to be a problem part of the neighborhood. Other issues we've run into.... It is a non smoking property and since day 1 we have had issues with neighbors on both sides of us smoking marijuana at all hours of the day and night on the balconies. The smoke wafts up into our house and all management does is post notices or tell us it must be someone in the courtyard. This has been going on for 18 months, and I've directly talked to the neighbors and asked them to stop. This week we've been woken up at 3am from them out smoking. All. The. Time. Just tonight the police were called again on different residents that regularly have domestic disputes in the alley. Sometimes it's at 7am, sometimes it's at midnight like tonight, sometimes it's in the middle of the day. They yell and scream the most obscene things to each other, lock themselves in their cars, then honk the horn constantly and much more. They wake up our children and disturb those of us who have to work. Management does nothing about it. They've posted notices that trash cans should be brought in after trash day or people would be fined, and nothing ever happens, trash cans, trash, and sometimes furniture are left out. They have a regular lady who goes through everyone's trash cans every trash day and multiple times throughout the week, who has been told many times not to come on the property, and nothing is ever done about her. She keeps coming, every week at around 6:30-7am. There are lots of parties that are loud and obnoxious very late into the night, a day care that is run out of a unit and they daily bring the kids to use the playground equipment and are loud, and they only have ONE maintenance guy for both Marquis and Contessa- Although maintenance has always been responsive and things do get done. It's just a lot for one person. When you do reach out to the property manager or escalate issues up further above the onsite manager, you get zero response or even acknowledgement. They keep changing staff and people are constantly moving out- which I don't blame them, we'll be next. We have ALWAYS paid our rent on time, never once being late, kept our unit and property nice, and we've always lived in upscale properties. This is NOT one of them. Pay a little extra to live at Casa Lago or Pulse Millenia. Both properties are still within the desired schools, both have amazing amenities, and when you factor in utilities, both are cheaper than here. The extra bedroom is not worth living here. Or go out and rent a single family home or buy. That's what we'll be doing next. Stay far away from this problem property! Maybe if there's enough bad reviews, that accurately depict this place, the property management will finally change some of these things in the future. read more

The washer and dryer never worked the entire time we lived there and no one ever picks up the phone or responds to emails. Most unprofessional property management team I have ever experienced by far. Now we are moved out and I have been trying to contact them to see about getting my deposit back and no response to emails or phone calls. The parking garage didn't work half the time. They are somewhat decent trying to get you into the complex but once you are in there forget it Really really poor. read more

Shady business practices (telling you you owe money for rent when you've already paid it), management turnover rates are crazy (every month there's a new manager), plus management doesn't do anything (they stopped taking parcels for some reason), trying to get maintenance is terrible, random people park in the garage and it's never enforced (parking lot is paid spots), it's always trashy since you live above or next to the shops, water bill has gone up because of it, there's only one garbage disposal area for EVERYONE (including the shops) so it always look abhorrent (they now have a lock for it). I am sad to say that moving out was a pretty miserable experience. They didn't turn over the electric bill so we wound up paying for a lot of electric past when we'd left. They assured me they would fix it with the electric company a few times, and then just stopped returning my messages. Last tried a few weeks ago and still nothing. So, while it was ok living there, be cautious. There's a huge amount of turnover and no ownership over issues. Pretty terrible management. read more

Don't waste your money here. Can't wait to move out. Oh and I worked for the place who built this property. There are cracks in the ceiling from improper reinforcements. I have mold in my bathroom, still hasn't been fixed. Actually mold growing on my sons medication (inhaler and breathing machine) and my toilet paper from a faulty faucet. (Complained over 2 weeks ago) It sucks here. Got a new stove, I used it and almost burned my kitchen down (literally) they forgot they left papers in the bottom broiler. read more

This place is expensive. We have lived here for four years and the rent jumped from $2250 to $2880 in that span. We have watched people move in and out of units every six months or so. They have included utilities within the rent with a less than 30 day notification. The notification was a written notice that may or may not have been placed on our front door since we never seen it. They have our email on file. They could have just emailed the noticed. If you plan to have at least 3/4 roommates to share the costs then you may be able to afford its rising prices. If not, save yourself money and find somewhere else. read more

Villas are very nice, neighborhood surrounding is great, the town homes are very roomy and they did an excellent job with construction. Since these were originally built for sale they were very well insulated between town homes, rarely do I hear any noise from neighbors. Tamara who manages the property is a sweetheart and if you have any issues she is typically all over it. The maintenance man is a wonderful guy but is very forgetful and I believe he is overwhelmed with work. The carpeting inside the homes is your typical cheap apartment style carpet and there really isn't anything special as far as amenities. You have to use the stackable washer and dryer supplied to you and they aren't the best design. Now for the bad, parking around here is absolutely horrible, we have a garage but the garage is pretty much the only storage you have, we keep one car in the garage and I have to park my truck on the street which is a pain because you can never find a spot. There is no place provided to keep trash cans so you have to store in the garage, another reason you can't fit two cars. The smell from the trash cans gets pretty bad toward the end of the week and that odor seeps through the garage door into the house and stays in the car also. The neighborhood kids are out of control, they ripped down our Christmas decorations, they frequently ring our doorbell and run away, they rip the shrubs and flowers out of the ground and generally just run amuck. I am always concerned about my truck being vandalized because of the kids. I have kids myself, but I watch them, most parents here do not and they simply run wild reeking havoc. The neighborhood itself needs a security patrol. You rarely ever see police. For instance this morning when I was walking my dog you could see small pieces of broken concrete all over the park area from where they obviously busted up a cinder block. read more

They manager is very unprofessional and a disgrace!!! We gave her 400 to get started, now we wasted 250 on just messing around. Then she questions who's going to be on the lease. Next, she asks for my mom to get a paper from the court's stating that she's separated. Does that manager know we can legally sue her for discrimination because being separated doesn't mean divorced! I will be taking this up with a lawyer. Oh and in case you all want to know the fair and equal housing, on their website look at the photo. The town homes are beautiful and in a great location. Unfortunately the property is not maintained very well which makes it not worth the $2500/month that I was paying for a 2 bedroom. My first interaction with the new management was less than optimal when insinuations were made that it was unbelievable that I was the only person on my lease and could afford to pay $2500 per month. I'm not sure if it was because I am African American but it was asked several times about me not having to split the rent with anyone. I always take pride in where I live. Lately it has been difficult due to balconies being used as storage and trash frequently overflowing from the dumpster into the parking lot. There are some neighbors who have more than 3 dogs in their unit. One lady even lines her deck with newspaper and don't take the dogs out so they poop and pee on the deck all day. The area has a strong urine smell and the pissy newspaper is constantly blowing below on the sidewalk. The side walks are stained with goop, gum, and all kinds of nasty stuff. After complaining it was power washed but with minimal improvement. The under unit garage is also an eyesore for storing furniture, bumpers that have fallen off cars, and just anything you can imagine. I have not found the management to be proactive in maintaining the property and their response to concerns is barely adequate. Ricardo for the most part was nice even though he could not believe I could afford to live here on my own. Alicia is very condescending and takes the attitude of oh well it can't be fixed overnight when they should not rely on complaints to identify and fix issues in the first place. It is really sad that such a beautiful, new complex went to hell and currently shows no hope of getting better. read more

Walked into Contessa's office and was immediately greeted by Ricardo, AKA, Ricky. He had a smile from ear to ear, a wonderful sense of humor, and maintained his professionalism from start to finish. He was very knowledgable, eager to help out, and it was evident to me that he truly enjoyed his job. Thus, the process of getting into one of these condos was relatively painless. RJ is the maintenance manager and is on top of his game. He is very thorough, courteous, and professional, and gets the job done right the first time. Update: I originally gave Contessa a 5 star review, but I have decided to revise the review so that it reflects our discontent with the way the property manager, Alicia, treated us. For the sake of my time, I won't discuss the reason why we had to deal with her. I will say that this revision is correlated with her lack of integrity and professionalism. She is the first unprofessional property manager I have ever come across, and hopefully, the last. As a result, we will not be renewing our lease. read more

I'm currently a resident here this is the worst condo I have ever rented they never answer the phone in the office. The have no amenities no pool no gym no theater room as my last condo did. Then the 1 amenity they do have the grill area is locked you must go all the way to the office to get a key then take it all the way back after done grilling a big inconvenience for a renter paying so much . Why not make 40plus keys to the grill and give one to each unit? I know why that's to logical and they have dumb asses making dumb decisions in the office. Their rude and I would recommend no one move here I can not wait until my lease is up. Also it's dog shit everywhere no one picks up after the dogs. I'm a dog owner and would never allow my dog to use the bathroom and not clean up after him but for some reason no one gives a fuck because management doesn't either. read more

I lived on the Marquis side of the property in a nice 4 bedroom 4 bathroom. All the rooms were very spacious and I loved the pool. Each place has a balcony of some sort which I loved because that was also pretty big and we would hang out there at night during summer especially. The kitchen has great appliances and the pantry was large too, we never were able to fill it up! Living there was an extremely positive experience once they changed management. When I started living there, there was a different property management staff and you would have to wait weeks for maintenance if they came at all and that's when I noticed what tenants were saying online. Around the beginning of this year, I went in to pay my rent and there were new faces in the office and the new staff explained to me that they would be working there permanently. Shortly after, I noticed that our maintenance requests were handled on time and they were INCREDIBLY more available when we needed to contact them for whatever reason. And they ACTUALLY call you when they need anything or to follow up! Unfortunately, we had some problems with a roommate on our lease and the office was very professional and helpful with providing me with the information necessary to properly address the situation. I'm moving out of state shortly, so I just moved out of the property but I would definitely move back here if I ever move back to California! (Without a roommate of course lol) I highly recommend these properties! You can go to their office anytime to ask any questions and I believe they do walkthroughs if you're interested so if you don't trust my word, you can see for yourself! :p read more

There should be a zero star. We are almost 30$ for services but nothing is working good here. The garage door has been opened since Feb. we are paying to have a gated parking but it is not working. Barbecue has a lock!!!!!! whenever you want to use it you have to go to the leasing office, ask them to come and open it!!! and if you want to use it at nights or Sundays then sorry you can not use it. Even if they unlock it for you, it is always dirty, it takes you 15 minutes to clean it. read more

I originally thought less than poorly of this place but since my original review, there have been changes here. There is a new manager who seems to care more than the previous manager. She is more honest and straight to the point and helped me immediately when someone crashed their motorcycle into my garage door. Adolfo, the maintenance lead is amazing as always. He brings me packages that UPS delivers to the office instead of my door and is very prompt when I have an issue with my town home. I still don't like that they do not replace light bulbs. The rent is too high for management to justify this policy. There has been some improvement! read more
