I had a rental property in Martinez that was managed by AAA Property Management (Concord), for the entire nine years I owned it. It was the only investment property I had ever owned and because I live about an hour away, I thought I would benefit from having a property manager that was close to my rental. I chose AAA after speaking with another local property manager who charged more and was not very friendly or polite. From the beginning, Larry Sr., Larry Jr., Alex, Patty, Cheri, Rich and their entire team was friendly, professional, prompt with all communication and responded quickly to any issues or concerns of the tenants or myself. I believe it was rented three times over the nine years and each time Alex found good tenants who treated my property with respect as if it was their own home. When the washer overflowed and caused a leak that went through the floor and the ceiling below, Larry Jr. contacted me immediately, offering solutions and contractors to call that would eradicate the flooding, open up and begin drying the soaked ceiling. He also communicated directly with the tenants to assure them he was teaming with me to make sure it had as little impact on them as possible. I ended up having to file a claim with my homeowner's insurance and Larry continued to be the liaison between the tenants and myself and even spoke with my insurance company a couple of times to fill in details. i had no experience with this kind of home damage and repair, so Larry's knowledge of contractors to do the repair work was invaluable! Using their referrals and having AAA keep track of all the contractors and costs helped make the entire situation resolve as seamlessly as possible. When I would call their office, my first contact was usually with Patty or Cheri. They were always friendly and professional, often having to relay messages between the tenants and myself several times for any issue, repair or concerns. I really appreciated their patience and hard work. During the entire nine years, I don't recall the staff every changing. Retaining qualified, professional team members is the ultimate sign that a company hires the best and treats them right and that is extremely important to me. I recently sold the rental to purchase another property that is not in the area, and chose to hire Larry Jr. be my real estate agent. Just like during the prior nine years, Larry's friendly, professional and prompt service surpassed my expectations! From listing to showing, to negotiating, dealing with the overwhelming amount of paperwork, to tying up every loose end at close of escrow, Larry was there for me, often working late hours to make sure all of my questions were answered and necessary details completed. BOTTOM LINE: I do not trust this company and would not recommend them. If you want more information and specifics keep reading below. There is an awful lot of information, however I need to provide you with specific examples of why I don't recommend AAA rather than comments like " their service sucks" or "they did a crappy job." I hired this company and fired them less than 2 years later(just last month actually) due to terrible customer service. When I met them back in 2016 they came out to visit me at my condo and were absolutely charming, polite, professional and I felt completely secure letting them handle things for me. After they got my business, however, things changed. PROS: The company does send out regular monthly statements that are easy to access. I do need to say that there is 1 employee, Alex Gonzalez, the leasing agent who is outstanding with response time. He got back to me immediately whenever I needed anything. So he is not included in my complaints. The management fees to be taken out of rent each month, required reserves amount, and the renewal fee each year were clearly explained. CONS: The company seemed to do only the bare minimum whenever anything came up though. My tenants called them because there was a problem with the garage door and it is older so we thought maybe the motor had shut down and needed replacing. AAA didn't address anything other than to call us right away and as a result my husband drove over 2 hours to get to the place. It was discovered that the battery needed to be changed in the remote. Then there was a major bill due as furnace and AC needed replacing. I got the bill which was several thousand dollars and anticipated. I called them to just make absolutely sure there were no more hidden fees so I could be aware and prepared to budget. I was told repeatedly, no there should not be any more fees. But there was a significant amount more due that came unexpectedly and without any follow up phone call. They simply just took it out of my rent, sent me the statement and hoped I wouldn't say anything or notice it. I called immediately and asked for help and they kept dodging my calls, they wouldn't return my left messages, the receptionist claimed to be unable to answer any of my questions. I was even told the person I needed to speak to couldn't talk because she was interviewing a new employee. When I called back and asked them to please have the employee wait a few minutes, a different employee said "that's weird we don't have any new employee starting today." The owner himself finally called me back and basically yelled at me and suggested I was an idiot because I didn't read my contract upon signing. Apparently there is a 10% fee on top of any major repairs done if you use someone contracted by AAA. I told the owner yes that does sound familiar however I signed the contract almost 2 years ago. This is why I was asking your staff "are there any fees I had maybe forgotten about? They should have told me." He was completely unprofessional, did not see my side at all, and frankly rude. I said "hey, if you can sit here and tell me I'm the only person that's ever complained about this I walk away and don't bring this up ever again." But he said "no, Stacey you actually are not the first to complain about this." I made a suggestion that he put verbiage at the end of every monthly statement saying something to the effect of " friendly reminder, there will be a 10% additional fee for contractors that are used within AAA's referral list," or something like that. But now, his response was "can't do that we use a template." That still had me on the fence about whether to fire them or not. After some thought and a couple of months later I decided I didn't feel like they were not doing a good job for me at all. The tenant told me that he was the one that actually did all the back-and-forth phone calls with the AC and furnace repairman, and AAA didn't even have any thing to do with it. So I did fire them, and this was the final straw that confirmed I had made the right decision. I traveled to Concord recently with a new lease for the tenant. As I was going through the required documents such as bedbug disclosure, mold disclosure, etc. I said "you probably recognize these as you just signed these back in October." He said "no I don't even remember these. I can't believe you're actually taking the time to sit down with me and be a nice landlord. AAA didn't go through any of this with me. They just told me to sign and goodbye." Also, my tenant showed me proof that he complained to AAA about water damage and they ignored it... Never did a thing about it and now there is damage done to the condo. AAA even told him to stop emailing them and only to give them phone calls. read more

I am a prospective renter, and after multiple attempts to view a property via phone calls and emails, there was no response. The lack of communication between the agent and prospective tenants will foreseeably impose a huge problem because the success of AAA property comes from quick turnarounds from owner to seller/renter. We are currently renting our 3rd house through AAA Properties and I couldn't be happier. Regardless if we have dealt with Larry the owner, Larry Jr, or Alex, they are courteous, they RETURN YOUR CALLS, and are always up front and honest. Noni is the person you call when you have a problem and she returns your calls as soon as possible. When we clogged our sink (our fault), she dispatched the plumber who could have run us through the ringer, instead he fixed our problem at a fraction of what other plumbers would have charged. Every time we have moved AAA Properties has gone to bat for us with the prospective home owner. We have pets and as all renters know, getting someone to accept a dog in these times is next to impossible! AAAPM has come through every time! We couldn't recommend AAA Properties enough. The AAA Team has managed my single family rental in Concord for 5 years now and its a "set and forget" operation which is perfect for my busy lifestyle. I get an auto-deposit in my bank every month and never deal with the actual tenants. When I had to turn over the property with a new tenant, they did a great job advertising, quickly finding and screening a new qualified tenant to take over my property so my vacancy cost was minimized. If the tenant calls and the repair cost less than $250, I've instructed them to not even contact me and just do it so its truly a "set and forget" set up perfect for the individual who's time is better invested focusing on other income producing activities. read more

Best property management we ever had! We have moved a couple times prior to moving to a condo unit managed by AAA Property Management, but this was the first time we felt being valued so much by the management. They were very prompt with their response to our concern/question and maintenance request, and even available to respond during the weekend. We really felt they cared about the comfort of our stay. We had no out of pocket in the maintenance requests and they covered almost everything (except for a broken stuff that was my fault ). During our last week in the property, we got Covid, and Larry and his management were very accomodating to extend our stay. Larry was also very nice to even let us in the unit when we left some stuffs in the unit after we moved out. We will also not move out only if the seller was not planning to sell the property. I am so impressed by the service here. Even though there was a few hic-ups on the cleanliness of the property when moving in, you've got to hear this. After the move in I got incredibly sick and could not drive or leave the house. I called to see if they could have Alex come pick up the rent check if he was in the area and they said that he was extremely busy but that I could drop it off on the 5th. So I wake up on the 5th, still sick as a dog, waiting for medicine to kick and who knocks on the door -- Alex!!!! He dropped by some window locks and picked up my rent check. AAA Property Management has been renting our property for ten years in Antioch, during this time there have several rental change-overs. AAA with Larry Jr at the helm did a wonderful job of selecting tenants. How do I know? because the property was left in good shape when there was a rental turnover. They quickly found new tenants so that there was no serious gap in the rental income. When an appliances or the garage door broke the AAA's contractors were quick to satisfy our renters. My name is Eric, I don't have a Yelp acct so I'm using my other half's to describe my experience with AAAPM over the last three years (with her approval, of course). In June of 2012 I was forced to short-sell my house, which closed the same weekend as my daughter's graduation... it was a perfect storm of housing nightmares, the real estate transaction went through much faster than expected, we had a million distractions home- and grad-related, and in the middle of the busiest rental time of year. My family of five and our golden retriever were scrambling trying to find a home large enough for all of us, dog-friendly, in our price range, with freshly-wrecked credit. We were fortunate enough to find a house in a perfect neighborhood, that checked all the boxes... except the dog. It had just been carpeted and the owner was pretty adamant about no pets. To make matters worse it was a Friday and we literally had to be out of our old house by the following Monday... Alex was handling the listing and could sense the urgency (and panic) of our situation and went far above and beyond on our behalf. He could have rented the house to a long line of prospective tenants all of whom looked far better on paper. Instead he lobbied the landlord on our behalf, instructing us on how to properly approach him and assuage his concerns, and was able to negotiate a lease within our ridiculous timeline. He then met with us on a Saturday between his kid's baseball games to sign docs and give us keys. The rest of the AAAPM staff has been just as caring, Noni is proactive about checking in on any maintenance concerns, ensuring that unfinished repairs were completed after we moved in, and keeping us apprised of HOA issues. Cassie, in Bookkeeping has been professional, compassionate, and like Alex has gone out of her way as a buffer between myself and landlord. Even Patty at the front desk has contributed to making us feel wanted, always friendly and personable in person and by phone. Never once in the three years of working with them have I ever been made to feel like a number or 'just a renter'. Wish I could have said it more concisely but I wanted to recognize the outstanding efforts of the whole staff. We are an Active duty military family and AAA Property Management was a great company to rent from, When the house we were living in was foreclosed on, they helped us get into another place that the owners weren't willing to let us in because we had pets. In the new house, when I was deployed, in the middle of winter, the heat went out and the owners wanted to wait to fix it, my wife, four month old daughter and my mother in-law had to sleep in the same bed wearing winter cloths to keep warm, when Mr. Daly Sr, heard about this he personally brought over four space heaters to help them keep warm until the owners fixed the heat. We've rented the house we live in for a couple years now, and the experience has been pretty good. We haven't had to call for too many issues, but when we have, the response has always been fine.
