My experience with her was defined by disorganization, poor communication, legal missteps, and outright hostility. Here's what you should know: * Incompetent and Disorganized: Despite claiming 20 years of experience, she regularly made errors in basic accounting, failed to provide accurate or timely information, and appeared unfamiliar with fundamental landlord-tenant laws. * Legally Noncompliant: She did not provide a pre-move-out inspection notice as required by California law, nor did she return our security deposit or itemized deductions within the 21-day legal window. Only after I cited the law did she finally respond--late and full of excuses. She also failed to provide good faith estimates or appropriate documentation until pressed. * Threatening and Misleading: When I brought up her legal obligations, she responded with threats to countersue--citing laws incorrectly and attempting to intimidate rather than take accountability. It was both unprofessional and unethical. * Delays and Deflection: She only communicates via email or a portal, arbitrarily switching between them, which created confusion and significant delays. Any concerns were met with defensiveness or gaslighting, even when her own actions were at fault. * Negligent Maintenance: We endured three months of excruciating noise from a plumbing issue that woke us at 5 AM daily. She stalled on hiring proper repairs, showing little regard for the tenant experience. * One-Sided and Emotionally Reactive: Communication was consistently frustrating--she would play the victim when her errors were pointed out, and never took responsibility. Everything felt like a runaround. Bottom line: She is a liability to any property owner she represents and a risk to tenants. When we first viewed the property that we eventually rented through Mt. Diablo Prop Management, Raquel was refreshingly honest with us, letting us know that they had only just contracted with the property and she was not especially familiar with it and we would be the first tenants they managed there. And yes, there did turn out to be a few unexpected issues and repairs that have needed to be made. But every single time I have submitted a work order or discussed a problem, Raquel has responded quickly, often the same day. Repair people are sent out immediately. We have now been at this property for going on two years and have been treated very well. We had an issue with a lack of concern from our previous landlord before moving here, so to have a property manager who cares about the concerns of both tbe property owners and the tenants, is such a nice change of pace. I am a property owner looking for a management company. Using Yelp, I contacted MDR first based on high reviews and provided detail on the property in their service region, asking to "understand the rent potential for the property and the management services offered". The fast reply was a one-line decline "Sorry we only lease properties we manage." I replied within minutes to clarify that the point of my inquiry was for MDR to manage this single-family house but received no further communication. I waited 24hrs before posting my review to allow more response time. I can only assume they don't have the bandwidth for new clients. Perhaps this was a rare exception for them since all the other reviews were glowing. read more

We rented through Mt. Diablo Reality for two years. I've dealt with a few other property management companies over the years, and I can say unequivocally that this is one of the best property management companies out there. From start to finish, the people at Mt. Diablo Realty made renting a breeze. They were always very responsive when it came to repairs. When the rental market sky rocketed, our lease was renewed at only a fraction of a hike as what they could have gotten at market value, because they said they valued us as tenants. We only left our rental through them because the owner of our property eventually decided to sell, but Mt. Diablo Realty was quick to offer up other solutions and rentals for us to chose from. We ended up finding a property outside of Mt. Diablo Realty's management, but they helped make the transition to our new place painless. Not only have I bought a house through them but I also have my property managed by them for over a year. The team at Mount Diablo have integrity and loyalty to all their clients. There have been times when I had difficult circumstances and they were nice enough to adjust my payment to something I could manage and all the time gave me top notch service and support as if I was their highest paying client. If you are someone looking for a property manager or real estate agent since you are busy and need a qualified person to run the show, do not join this group.They start off to a great start and you will be very impressed. Sooner or later they will begin telling you the house is in need of certain repairs, tell you different bids and then come to find out they were never actually needed at all. These individuals will actually harass you and make you feel so small for questioning them in regards to bids or opinions. They will make your life a living hell. I purchased a house from them a year ago and they literally have been hassle to deal with ever since. I forgot to write this post then, and now I cant help but to tell the truth about how horrible they are. These people have other motives with running their company of what they call property management, however I call it scamming people into changing their house and taking cuts. If you want your life to be easy and have efficient people working for you do not use these PMs. This was the worst business I have ever dealt with and actually was about to cost me a lot. Save yourself the hassle! I give their company a lifespan of a few years until they are taken down by the better buisness bureau. read more
