Very grateful for Tom and his staff! Found our way to Cornerstone, as we realized we were in way over our head. We inherited a condo with a tenant already in it. We soon realized that our tenant was a professional tenant, and we were too gullible, too nice, and too inexperienced. We were stuck in a cycle where we were spending a lot of money trying to fix things that coincidentally begun messing up when rent was due. Not only were we spending lots of our money, but the rent was no longer being paid and we were accused of everything from health problems to retaliation. We found Cornerstone Property Management and figured we'd see if they would take us as clients, we were highly doubtful they'd take a property that was turning into such a mess. To our surprise Tom was not only understanding, but even reassuring. Tom helped us through the ridiculous mess we found ourselves in. He and his staff took over all communication with the tenant, all repairs, and eventually all eviction paper work. As our case became a court eviction battle, Tom was professional, prepared,and on top of things through each court appearance and appeals. Cornerstone was professional, courteous, and helpful. They responded to emails in a timely manner and kept us updated on all happenings. Cornerstone Property Management is very knowledgeable and great at what they do. Terrible communication, phone is never answered and messages are never returned. We found a house that fit our family just fine; perfect size, great location and we'll within our budget. It took 3 WEEKS for us to finally schedule a showing, at that time the property had only been vacant for a week and there were some repairs to do, but we decided to apply anyway. After another week of poor communication and unanswered messages we were informed that the owner had chosen another applicant. When I called this morning, I got their answering machine. So I and left a brief requesting a call back for today. To my surprise I received a call back within five minutes of my call. I spoke with the owner Tom, who was pleasant, professional and quite helpful. I explained to him that my husband and I are property owners and were interested in finding a service that could help us find and screen tenants for the room rentals we have available. Tom advised us that they did not provide services for room rentals. However, he was kind enough to take the time to provide information on alternative sources for assistance. He also made several suggestions as to how we might want to proceed. This was so greatly appreciated by us. This level of professionalism and genuine spirit of quality customer service is something that is often found to be severely lacking in U.S. businesses today. Tom, your help was greatly appreciated. My experience with this company has been nothing but a headache. This is my first time reviewing any business, but I am so frustrated with this company and their complete lack of professionalism and communication. For the last two weeks I've tried to set up an appt to see a condo, not once did they answer their phone nor did they ever return any of my voicemails, only would respond to emails and kept pushing back the date that it would be available to view, finally they told me it could be shown today at 1pm, I had to take an extended lunch from work, drove an hr in the rain to get to the condo, I was running late and even called them out of courtesy to let them know I was on my way, but lo and behold, when I arrived at the condo they weren't even there. 25 min after our appt time and no show, no answer to my 5 phone calls and no return call from my voicemail. I wasted two hours of my day driving back and forth to chino hills. When I got back home I emailed them expressing my frustration with them not showing up to the appt, when they were the ones that proposed the time!! They gave me some bs that their receptionist was out sick today that's why their calls were going unanswered, but what about the last two weeks and not once did they ever answer. The whole company doesn't seem legit, they NEVER answer their phone, don't return calls, don't show up to appointments, their emails never list an actual persons name, they're all signed cornerstone property management. They told me that I could reschedule for next week! Ha!! I can only imagine what it's like dealing with this company if I were an actual tenant. These people DO NOT value potential tenants and are completely unprofessional, such a shame because I was really interested in the condo but I will not work with a company who blatantly treats their clients as if they don't matter!!! read more

They don't return phone calls. I called 3 times, emailed twice and finally after my 4th phone call they told me the place I wanted to see was rented already. I decided not to look at any other properties through them because if that was any indication of how they would respond to repairs and such then I didn't want to rent from them. Hello everyone, I wanted to place a fair review for this company. I have always thought people do a dis-service to companies and potential customers when they review them based on feelings and not factual data. We rented a property from this company in Duarte, CA. We were there from 03/2013 to 03/29/2015, dropped of the keys on 03/30/2015. the company People are easy and nice to talk to, when you can get a hold of them on the phone, honestly about 40% of my calls were answered by calling their company number, We got a better response via email. We got responses to about 99% of our emails. The only emails they did not respond to were when we requested to have a dog on the property, around 04/2013 when we first moved in (still have the email) and when they claimed not to have received my return address, recently in 03/2015 (again, still have the email). Again I want to give facts and not feelings. The contractors they use for repairs are reliable and timely. We requested repairs many times and the contractors were always able to fix the problem. The major problem came with the disposition of our deposit. We scheduled a final walkthrough with cornerstone on 03/19/2015. The two people that came out were very nice and stated to me that (please note that at this point we have moved out about 3/4 of our personal items from the house and have already left 2 bedrooms and the kitchen completely empty) if I left the property in this condition, the condition that they had just witnessed, that I would receive my complete deposit of $1750. Today on 04/20/15, 21 days after we returned the keys, (California state law dictates that a management company must return a security deposit within 21 days of a tenant leaving a rental property) we received our deposit and it had a charge of $186.00 for "General Cleaning". A couple of days ago, the company accidently emailed me instead of emailing the owner and the email read: "just following up on our preparation of the tenants security deposit disposition. we can only charge for items beyond "reasonable wear and tear". At this time our plan is to charge for general cleaning. We wondered if you noted any other item you feel we should charge them for. *note-if we make a charge we are requeired to provide receipts for the work done. Thanks. " At this time I decided to contact the company and ask them to elaborate on their reasoning for charging a "general cleaning fee", since the two gentleman that had come out for the final walkthrough had stated we would received our complete deposit if we left the property the way they had just witnessed it that very day. I also suggested that in the future that if they add the fact that they will charge you for a "general cleaning fee" on the original lease, people will expect the fee and not be surprised. They stated that they cannot place it on the lease since sometimes they don't charge a cleaning fee, well now i was confused at this point. They stated in the final walkthrough that the property looked good and we would receive the entire refund, they stated they dont always charge a cleaning fee and in the end all of our tireless cleaning in an effort to avoid a fee, we still got charged. Personally I think even if I would have sent my own professional cleaning company the day after we left, we still would have got charged. (I know I said I would only state facts, sorry, but that is the only opinion I have.) I would not recommend this company, solely on the fact that they feel they can just " plan to charge for general cleaning" an any given time, without even seeing the property after it had been vacated, the reason I know that they never visited the property after we left is that we asked our neighbor to watch for anyone entering the property after we left, note the neighbor is retired and never leaves their property. They stated noone have been there after we left expect for 2 ladies with cleaning supplies. Other than that I think the company is average, Im sure they work very hard at what they do and have to deal with many problems, but what I am concerned with is a companys' honesty, word, and integrity, also in the end, my money. My husband and I went to Cornerstone last Friday 2/7/14 .ATruck pulled up, my husband asked,"Do you work here?" The girl said, "yes, Im on lunch, come in have a seat and I will get someone to help you.." She goes up stairs , then we hear to 2 girls arguing , One girl says shes to busy to help us , it was weird. A different girl comes down stairs, stands in front of my husband and I and says, " You have two minutes, Imextremely busy, I have phones to answer and properties to show so you need to hurry." I looked at my husband with disbelief. Are you kidding me? This girl was so Rude, unprofessional, we were blown away. I dont think they even deserve one star. My husband and I told her nevemind and left. We tried to call back to talk to someone about our experience...but no answer, funny I thought she had phones to answer. Horrible and rude. Cornerstone Property Management IS A NIGHTMARE!!!!!! This company has been a total nightmare to me expecially a lady named Linda. My first experience I was meeting to see a rental in Covina. The receptionist calls me and tells me someone by the name of Linda will meet me there at 1pm and says "and don't be late" which I felt was rude. So I get to the house and I walk in and this lady says to me "who are you" really? I said, I am Gloria and she says I am Linda, my husband is around here somewhere. So unprofessional. Her husband Tom comes in, nicest guy ever, I look around and let them know the house is very dirty and I am not interested and Linda seems insulted somehow. Tom very nicely says he understands and has something coming up that he thinks we will like in Glendora. He describes it to me and I tell yes sounds like what we are looking for. A few days later Linda calls me and says I can see the house and we make an appointment but of course in her rudeness says "you are interested right?" And I let her know yes I am. I go there and I love the area and the outside. Tom and Linda arrive and I say oh I love it so far and Linda says "well you have to qualify" and I say yes I understand. I see the inside and I love the place. I let Tom and Linda know that yes I want the place and again Linda in all her rudness says again "well you need to qualify" so now I've had just about enough and say well Linda I didn't think I would get it on my looks. Well low and behold I never hear from Linda or Tom again. They now have someone else contacting me and of course I did not get the place in Glendora. Which now I know I dodged a bullet and am glad I did not lease from these people. I did leave two messages requesting a copy of both my husband and my credit report and of course no reply UNTIL I send an email giving them 24 hours before I contact the California Department of Realestate and low and behold I had my credit report in 20 minutes. After my mother had a stroke she needed assisted living. I called Cornerstone and met with Tom at her home. He appraised the home and advertised the home for rent. The home was rented quickly. Tom took care of all maintenance, collecting rent, and any problems that occurred. The house needed to be sold after a year and a half. Again Tom took control of bringing in sub contractors to prepare the property for sale. He listed and sold the home in 35 days. If any person is looking for a great company and an outstanding person I would highly recommend Tom Johnson and Cornerstone Properties. read more

Speaking from a landlord-related perspective, I have observed the difficulty my 90-yr-old mother has in getting this company to send her the monthly check from her small rental property. Rents are collected on the 1st each month. If their books are closed on the 15th, one should reasonably expect their check to arrive around the 18th of the month. I witness, month after month, her having to call this office and request the check to be sent. Every time there is an excuse as to why it is late. They hold the rents for 2 wks as it is, probably in an interest-bearing account. So holding the money past the 15th earns more, yes? So holding the $ until the rightful owner forces them to pay up is a common practice? They also do not keep much of an eye on the property, at least in this case. My observation is that the property gets looked over when it gets shown. Case in point: an exterior staircase had been damaged to point of dangerous. They claimed to have no knowledge until we reported the damage after having driven by while in the area one day. Really? Not 1 tenant called about this problem? Hard to believe. read more

We recently experienced a fire in our investment property that is managed by Cornerstone Property Management. Cornerstone has been there for us from the first day of the fire, since. They have coordinated with the insurance company, the restoration company, and the company that will be performing the repairs to the property. When we were informed by our insurance company that they do not reimburse the property management company for their time, I contacted Cornerstone to find out what our charges would be and to my relief, they informed me that it was part of their job. We are very grateful for the exceptional way they have handled this situation and for their help and concern in getting our property back in shape. Completely unprofessional. They scheduled a showing with my family to cancel 15 minutes before the showing! And it took me a month to schedule that one. We were told someone will call us back to reschedule in the morning for an afternoon viewing. That never happened. When I called them they said someone will call. Two weeks later, still no call. I first began using Cornerstone in 2010. The house was vacant. They found an awesome tenant who has been in the house since. They takes care of everything, I never have to get involved with any issues they just handle them. Initially we had a problem with the owner wanting to handle repairs himself and they worked through that with him right away in a way that there were no hard feelings. Tom has very good people skills and is always responsive. I recently called him with a question about which I was unsure. He offered to call the government office involved and called me back with all of the information I needed. I couldn't have appreciated that more! I enjoy working with this office and cannot say enough good things about the service they have provided to me and my client. read more

I am a renter. Every time I called cornerstone to check status of a property I had put a application in on the receptionist was very rude and would cut me off in the middle of question. After they took $30 for application fee and $100 deposit hold and 2 weeks later, I decided to show up at cornerstone door was locked had to talk through speaker only to be cut off again. By end of that day we decided to call by phone and check status on the property only to find out that owner decided to rent to family. When I asked for my $30 back they were unable to refund it to me, because they ran my credit report. Here's the thing I get that they will charge me for credit report, but I feel I should get refund since owner rented to family. Or the property management should charge them to refund credit. Basically I lost out on $30 for someone that had no intentions on renting there property through cornerstone. I feel like I was robbed. Never again will I ever do bussiness with this company again. And property owner be aware that when you pay them to do all the work, this company only has set times and minutes to show your property they do not flex time for the potential tentant. Upon inquiring about a particular property, I received an email back giving a day and time for a viewing asking me to confirm. I immediately replied that we would be there for the scheduled viewing and made special arrangements to leave work early to make the viewing. Upon arriving at the time given, no one was present. After 5-10 minutes we attempted to call and received no answer. Since they say that email is the best way to reach them, we sent an email as well. We waited over 30 minutes with no one showing and again attempted to call and email a few times to see if something had happened with no response. After the weekend, I attempted to call again and got a voice mail leaving another message. We have still received no follow up or response regarding the no-show viewing or our interest in the properties. All we are looking for is a follow up as to what happened and how we could schedule viewings. However, if this lack of responsiveness is an indication of their customer service, we are hesitant to lease one of their properties. read more

I also want to add a positive recommendation to this mix. I have had two properties with Cornerstone and worked with Tom over the past year and it has been a very productive and positive experience. This is the first time I have contracted with a property management firm with my property-for over 10 years I managed it myself from afar-and Tom and Cornerstone have been responsive, responsible and gone above and beyond in helping us manage our assets. As Chris P (the 3/21/2015) points out very nicely, it is up to the owner not the property manager, to make decisions about maintaining property. Having said this, Tom has been very candid and helpful in supporting some upkeep we needed to do over a period of time. He was patient, found us multiple estimates on painting, landscaping etc... and worked with us and the tenants to get everything together. A property management firm is employed by owners, not renters, and as a renter for years in a competitive market such as Claremont, management firms are often viewed by renters as the "bad guy." To be fair, their interest is to help protect, maintain and meet the needs of the owner not the renters and find tenants that are the best fit for the property.
