1/5 - Extremely Stressful Lease-Break Experience (Doorstead & Owner: BRIAN, NG) Property: 2250 Monroe Street, Santa Clara - Unit 183 Owner: Brian Ng Property Manager: Doorstead Lease Start: August 2025 Rent: $2,450/month Lease Break / Vacate Date: October 25, 2025 I had a very disappointing and stressful experience with both the landlord and the property manager (Doorstead). I signed a one‑year lease in August 2025 at $2,450/month. Shortly after moving in, I was required to relocate out of state for work. I formally informed both the owner (Brian Ng) and Doorstead more than 30 days in advance that I needed to break the lease with a vacate date of October 25, 2025. From the beginning, I made every effort to minimize impact: I explicitly stated I would help find replacement tenants I personally marketed the unit I scheduled and conducted showings during my work hours Timeline of Replacement Efforts ~30 days before October 25: I found the first qualified replacement tenant, ready to move in immediately after I vacated. Doorstead refused to issue a new lease, stating a move‑out evaluation had to be completed first. I requested the evaluation be scheduled earlier (their written guidelines allow evaluations anytime between notice and up to 30 days before move‑out), but Doorstead repeatedly denied this and insisted it could only be done after I vacated. Because of this delay, the first replacement backed out. 7 days before October 25: Despite moving preparations and an out‑of‑state relocation, I found a second replacement tenant, again willing to move in the day after I vacated. Ongoing Issues: The lease states that rent must be paid until a replacement occupies the unit--so every delay came directly out of my pocket. Despite this: The landlord never responded to my emails requesting a call Doorstead has no functional phone support; email responses often took hours During a later call, Doorstead verbally stated: Move‑out evaluation would happen immediately after vacating Rent would not be increased since I had lived there only one month I vacated on October 25, paid for professional deep cleaning out of pocket, and moved out of California. The move‑out evaluation occurred the next day. However, nothing progressed for over a week. I was repeatedly told the evaluation was "still under review," while: My replacement was stuck in temporary housing I continued paying rent with no visibility or accountability Then--without any notification to me--the unit was reposted at $2,795/month, a $345 (~14%) rent increase only two months after my lease began and during the winter slow season. At this price, my replacement could no longer afford the unit. To stop further losses, I had no choice but to pay the difference myself upfront to the replacement so the replacement could sign the lease (he pays 2450$ and I pay the difference for 12 months) Summary of Concerns: Replacement tenants found twice (30 days out and 7 days out), One lost because of delays, second one almost lost, but I had to pay him the difference in rent Refusal to schedule timely move‑out evaluation despite written guidelines Poor responsiveness and no direct communication channel Rent increased during an active lease break, contradicting verbal assurances Financial risk shifted entirely to the tenant I acted in good faith at every step and went far beyond what is typically expected of a tenant. The experience caused unnecessary financial loss and stress. Property management company are not responsive and could not process application correctly. My wife and I were interested in a unit here at Coronado Villas. The initial contact was positive, and, combined with the quality of the condo and community, we decided to apply immediately. That is where the problems began. Multiple phone calls, texts, and emails about the progress of the application went unanswered. When someone finally responded, we were given the following excuses: 1. "When we checked your credit, no information came back." I am not sure how this can be when my credit agency reported a credit check multiple times and other communities we applied to had no problems checking. 2. "My boss spoke with the owner, but he is on vacation, so I have to wait to hear back from him." This was after our application was supposedly turned over to the owner for approval. How could the application be ready if they could not get a credit score? Also, why have other staff if only the boss speaks with unit owners? 3. After all of this, the boss told us again that their credit check did not bring back any information. Was the application given to the owner or not? We were very interested in the unit and community, but after more than two frustrating weeks of waiting, we finally got a short message, "The homeowner has decided to go with another candidate at this time. If you are still interested in the community, we do have 2 more rentals coming up at the end of this month early next month." A very disappointing experience from beginning to end. read more

DO NOT RENT APT 132!! The neighborhood is quiet and safe in general except for frequent water pipe maintenance and thus water suspension. But for the peace of your mind pls DO NOT rent apt 132 from this Chinese landlord. I'm taking the time to write review only so that no other people have to experience my unpleasant situation. This landlord pretends to be nice but has been super unprofessional, unresponsive, dishonest and CHEAP! He almost never delivered his words! 1. When I signed the contract he said he would do thorough cleaning as requested before I moved in. On the day I moved in, shockingly dirty!!!! When I challenged him, he said there might be omissions he did clean everything. But everywhere I wiped its dirty! Fridges, drawers and cabinets are filled with his stuff, washer molds. Everything FAR FROM deep cleaning I requested! 2. I had to request him for deep cleaning because I shouldn't be responsible for cleaning by myself. He wouldn't let me order services by myself and insisted finding one by him which was a few days after my move in (yes I lived in a super dirty place without unpacking for a few days). On the day cleaners come, it turned out he's only planning to pay $50 for a deep cleaning services!! This irritated the cleaners and they wouldn't keep cleaning. I had to compromise to reach a middle ground. Landlord paid $130 in the end but cleaners didn't have time to clean washer fridge and wall etc..because other places are TOO dirty. 3.he never responded in time when you need anything from him. For fixture like light bulb replacement, he'd promise to replace in a week but usually keep delaying till beyond 3 weeks! And he wouldn't let you buy and get reimbursed cuz he probably wanna buy the cheapest kind. 4. At some point the water from kitchen had dust and rust and I asked him to fix it ASAP. Again he wouldn't let me get professionals cuz he's cheap. Without proper checking he blamed it to city water and community. Knowing drinking water is critical especially we have to stay home during pandemics, he delayed for 2-3 weeks without offering a solution. On his 5th visit, I checked with him for 2 hours part by part and are certain it's caused by his tubes (probably cheap quality ones) and he promised to replace next day. Ridiculously next day he still didn't and came to my home keep releasing water dreaming that the rust would just disappear.. he finally replaced it after I got furious and about to call professional. The whole process took 1 month and wasted me so much time to check with him and chasing him for the fix. I had to drink bottle water and lived super inconvenient life for a month! 5. At the end of the lease term, not reflecting on his poor services while other places are offering rent concessions, he proposed to increase rent by $80 every following month.. ridiculous! 6. With all the move in dirty condition dramas (3x more than pics here) he want to charge me $160 for move out deep cleaning services.. claiming some places charge $200 (well why don't you pay for these before) 7. As agreed, he need to refund deposit in two weeks but he kept delaying and finding excuses and refund me on the 18th day in much less-than-expected amount.. claiming that the wall has damages and charged me $200 for that..the pics he showed only contained some dirt/faded paint/nail holes which are just normal wear and tear or existed before I moved in since it was dirty and I NEVER made any nail holes. In summary this guy is SUPER CHEAP! And would do everything to retain money in his pocket! Please be aware and I'd recommend to lease from a professional company than this kinda private landlord so your interest can be somewhat protected. read more

I lived here from Oct 2015 to March 2016. The grounds are beautiful and nicely kept. The neighbors are so nice and helpful. What wonderful people. It truly is a nice community- I was impressed often with how friendly people are and how much my toddler loves playing there. This community has a lot to offer because there are two pools, two jacuzzis, one sauna, an exercise room, and a young child's playground. The only complaint I have about living here is dealing with Golden Realty and Investments. When examining my families relationship with this property management company, I think the problems started when we first moved in. There was some email exchange that was taken offensively when it wasn't meant to be and I has been received an email back that had a very rude tone. We were surprised because his email was not intended to be rude and so after a few days of pondering how to respond we finally responded and hoped to set the record straight. Throughout our stay there were problems and it was hard to get things fixed because it seemed like outside companies working with the property management had a problem with communication. I had asked for a plumber to come to my house so he could help me with the showerheads, The plumber told me he didn't know how he was going to get paid and he had to go talk to the property manager. Also we were supposed to have our dishwasher fixed we had inquired about it for six months before it was fixed. It finally was fixed right before we moved out and we had to hand wash all of our dishes and let them air dry. I'm an adaptable person, so fine, I did my own dishes; took more time than having an appliance that worked well, but I was fine it's not like it was too much of a hassle. However before I moved out, I made sure I cleaned the place pretty well there were a few things that needed to be done but now that I'm looking at my security deposit refund invoice either the company who did the repairs is lying or the property management company is lying about labor because there's no way in hell it cost that much money to repair all of those things. In hindsight to cover my own ass, I should have taken pictures of my place and how I left it so then that way when they send me these bills I can dispute it. But I didn't think this would happen so I wasn't defensive and was not prepared. Lesson learned. As I'm sitting here looking at this astronomical bill of things that I know did not actually cost that much money I'm filled with anger... I was rationalizing this out with my husband, and I was like well we haven't seen our security deposit since we gave it to them so doesn't really make that much of a difference? Hands-down the worst property management company I've ever worked with what a disappointment. Hi, I have lived in Coronado Villas for many years. You cannot ask for a better environment. The grounds are always clean and well maintained with beautiful landscaping. Our complex has great amenities including a pool, hot tubs, BBQ grilling area, and workout room. This is a great place to live. Lots of green space between the buildings, as vehicular traffic is on the perimeter. Jason Belcher and his team with Golden Realty are a wonderful and professional company. Jason has walked me through the process of buying a unit here. His expertise and professional demeanor couldn't have been better. I have bought and sold properties across the country in my life, but I couldn't have asked for a better experience with his services. Currently he and his team are managing my rental unit here at Coronado Villa. I have never had a single bad experience in the years they have managed my property. They do a great job screening potential tenants, managing them and handling any repairs needed. All I need to do is read my monthly statement and deposit my check. Folks you can't find a better Realtor and team with Jason Belcher and Golden Realty. Thanks for making life easier!! read more

Disclaimer: I moved in here in mid-June '12. So we have not lived here long. This review is based on our experience THUS FAR. I will update the review as necessary. So far our experience living at Coronado Villa Condos has been very positive. These are privately owned units, and we are renters of one of them thru an owner and their property manager, Jason in our case. We saw an ad on Craigslist for this unit for rent. The previous tenants were the ones to post the ad. Anyway, based on the pictures provided, the amenities offered, and the area, the cost seemed very reasonable. The visit to see the unit was postponed by the tenants, so I actually reached out to Jason since he manages multiple units in the complex. I actually only contacted him to see any unit just to see the inside, and we actually learned he was the property manager for the unit we were interested in. So he actually gave us a tour of the complex, and we were allowed to see our current condo-unit. The grounds and communal amenities are clean. The community is gated. Etc. I believe all the units have in-unit washer/dryer and upgraded appliances. Anyway, after seeing the grounds and unit, we told Jason we wanted to pursue the rental-unit immediately. Sparing the details, Jason was awesome thruout this process. He took our application, reviewed it promptly, and offered us the lease. He knows the price for the monthly lease was 'below-market', but he pointed out that he just wanted good tenants. So he accepted our application and selected us as the tenants. And since living here the past couple months, Jason's service has been excellent. We've had a couple issues/inquiries since living here, and Jason has always responded in a very timely manner with recommended course(s) of action. The community is very quiet. There is plenty of guest parking to go along with the nice mobile phone system to open the gates, saving the hassle of going to the gate to open it for guests. My only MINOR gripe would be that I wish there was more to offer in the fitness center, Again, that is a minor complaint feedback I'd have. And again, Jason has been a very good property manager thus far. We hope our stay here continues to be positive. read more

I just moved here from last year, and so far I love this place. The neighbors are very nice and friendly. Besides, It's a dog friendly place to live with where you can walk your pets around and meet other pets. The community are always kept clean and well-done fixed if you have any problems with your place which i like the most. The company Golden Realty Management are very nice persons. When we had the problems with our place, they sent employees to fix and would explain what they would do so that I could set up appointments with them. read more

Nice condo complex. I believe most of them are privately owned, but many of them are rented out and centrally managed. Condo was nice and was a good deal. We had a couple maintenance issues, but they were pretty good about fixing things within a few days. Even though we're clean people, we also had a few pest control issues (cockroaches). My main disappointment was how they handled our security deposit. We spent a lot of time ensuring things were spotless before we left (much, much better than we found it), and were then charged hundreds of dollars for unnecessary cleaning. The property manager (Jason Belcher) told us we'd only have to pay $75 for carpet cleaning, which we were fine with--even though it obviously hadn't been done before we moved in. We later found out that he didn't even inspect the apartment and just took the recommendation of the cleaning company for what "needed" to be done. (Obviously, they ran up the bill.) To put things in perspective, we were charged $25 to clean a $5 shower curtain liner. Sure, that part wasn't spotless, but it wasn't provided with the apartment. We left it as a gift for the next tenants so that they could use the shower when they arrived. Of course, no good deed goes unpunished. After weeks and weeks of back and forth, the property manager was rude, uncompromising, and unprofessional. The owner of the property did not even return any of my phone calls. We enjoyed living there, but I'm happy to no longer be dealing with them. read more

I have been living in Coronado for three years and everything has been great so far! The property manager (Jason Belcher) is very attentive and has been a pleasure to work with. The HOA takes good care of the common areas and always does a good job of keeping the property clean. So far I have not has any complaints and any maintenance issues have been taken care of right away. Overall Coronado Villas is a great place to live in. read more

I have lived at Coronado Villas for more than a year without any issues. The place is safe and close to almost everything. I have 3 more friends staying in the same place and without any issues. With the condos being privately owned, you will always run into one odd case of a owner being a pain in the ass but luckily my owner is great. The community is well maintained with regards to its amenities. A good place to live in. read more

I was only able to reside at Coronado Villas for 6 months, however, my time there was great. Jason Belcher was easy to work with and always available when anything came up. The property is kept very clean and I felt very safe while I was there. If it weren't for personal reasons, I would have stayed a lot longer. read more

I lived in Coronado Villas for 1 year from 2011-2012. I had an absolutely wonderful time living here. My apartment was very clean, came fully equipped with granite tops, new kitchen appliances and new W/D unit. The community was very safe. It has a small pool and gym area, which I found to be adequate, though I never used it. I had to move for work to a different state, else I would have continued my lease. read more
