We had a quiet and peaceful experience. I highly recommend these apartments. Our particular Apartment 2310 accumulated a massive amount of dust every day. They cleaned the coil and the vents and got a lot of dust out, however it still came back back everyday. Where to start with Cortland Phillips Creek Apartments... Me and my family were one of the first 50 people to move into this community when it was once called Stratus. We loved it at first. We decided to move from the 2nd floor to the 1st floor after our year lease because we loved the first floor balcony facing the park. But oh man, that was a big mistake. After us leaving our 2nd floor apartment which was very well taken care of and spotless (we even washed the carpets ourselves), the apartment we moved into was horrible and unacceptable! The bedroom doors, blinds, cabinets, fans were broken and scratched up. The side of the dishwasher wall was peeling and they didn't even bother to cover it up and paint over it before we moved in. I just can't understand how they would be okay with just giving us an apartment like this! Especially for us to be paying $1,850 a month. The like others have said, there are rats around here and even dead ones by the trash dispenser. The computers and printers, which are for guest use never work. We have tried printing out important paper work and it never works out because both amenity office printers don't ever work. Oh and if you have to reach the front office by phone for whatever reason, good luck!! It's very rare that they answer the phones! We've had many issues to speak with upper management but they are never available or make excuses as to why they can't talk to us. The overall experience has been horrible since the apartments were bought out by Cortland & moving to the 1st floor. Once, they even walked into my apartment unannounced while my child was on school break & at home to check something in the apartment. They did knock but my daughter knows to not answer or speak if she's at home alone. They are suppose to let us know ahead of time if they will be doing a routine check up on something so we know to expect them. I had to run home while at work and calm my daughter down because she was so scared two people were inside the apartment. Luckily, I knew it was maintenance because of the camera I have inside my apartment. I went to the front office and made a complaint about it. The only reason as to why we've stayed this long & continued to do business with these apartments is because my child loves the access to the park & how close we are from our other family members. They have handled our situation poorly & hope others don't go thru the same issues. read more

Not a secure place(no gates nothing and anybody can enter whenever they want , oh in terms of security they handed you some courtesy officer number who never picked the call), Trash is basically your responsibility But you have to pay monthly for that , swimming pool area becomes too loud and upon complaining all they have is again courtesy officer number, highway is close so it's loud most of the times , roaches in apartment and have to call couple of times for pest controls as they want your trash be inside the apartment no matter what, there is a rule for outside decoration(you can only decorate around Xmas and thanks giving other people belonging to other countries has no right to decorate specifically when their festivals dont fall in December and November (if you dare to decorate you will get a violation notice for doing decoration and also fire hazard even if we use the same lights other people are using their festivals not understanding that), there was a gun shot happened as well so good and secure for people to live, dumpsters trash is out most of the times and on road and sometimes smushed so pretty hygienic to live and enjoy roaches together, Ants comes from windows, no regular pest control outside even though you pay for that every month(should be regular pest control outside only placing rules on people will not help), My microwave broke and it took them a long time to finally make it work and then finally replaced (as out of microwave from inventory) , rules keeps on changing and you have to deal with them apart from your regular work and life.If you have surgery or some health issues then hire someone to pick your trash otherwise you will violate rules and have to pay them more so be careful. Elevators are moody too they work when they want and most of the times not and have complained that because of issues hauling the grocery via stairs(also forget when I last use the elevator it broke for almost a month).Plus point of having apartment close to elevators is noisy and people use your bin outside whenever they want to. How can I forget the parking there is no sheds and no permanent spot so sometimes you have to park your car in Oklahoma (hail storms are not doing good with the cars without shades/sheds as well as summers) .Too expensive for a one bedroom apartment(paying approx 1400$ per month) and it increases every lease renewal for no change but additional policies on top of that but still less hygienic place to live.There are many they have to work but not sure whether they are willing to improve. read more

Pile of trash from Cortland has been there 4 days. It is no wonder they have problems with rats. It is either eviction trash that they claim is only left out for 24 hours (to comply with eviction law) or trash from one of their tenants. From reading the reviews, it looks like they really have an ongoing issue with managing trash. It really impacts the tenants and neighbors. Please get your act together! No one wants to drive home and look at piles of trash Cortland dumped out in the open. read more

I recently renewed my lease at Stratus so I've been here for over a year. I still love Stratus for the convenience of what's nearby, my commute to work in Plano (no tolls needed), the school zone, the neighborhood amenities, and the office staff and maintenance crew are all so helpful and nice. My only issue, which maintenance quickly addresses when a request is submitted, are the few messy neighbors. Some people don't respect the common areas of their home and it's sad but the neighborhood does a great job keeping the neighborhood clean. I plan on being here for years to come. *RENTERS BEWARE* We lived here a short time and thank goodness for their move in guarantee or we'd still be there. This place is disgusting. Rats all over the place, live and dead to never be cleaned up. Rats getting up into the engine of my car and hopping out at a stop sign near the complex (becauseI had to park by dumpsters due to apartment located by dumpsters). Trash dumpster locked to where residents can't throw away trash properly. Trash never picked up outside of doors on days they were scheduled for pick up. Upon moving in the apartment had a foul food smell in the cabinets and pantry closet. Dog poop all over the ground, owners never pick up the poop. Especially right by the poop bags. There are no grounds keeper to keep this place clean. Also, pools are dirty and one us usually under maintenance. I moved on this property in June 2023 and I'm very dissatisfied, disappointed and frustrated. I've never ever lived on a property that's this disgusting in my 12 years of residing in Texas. The grounds are full of dog poop every where. it's so bad that I hate to let my puppy walk the grounds. I see a grounds keeper but apparently he's not doing his job because I never see him putting anything in his bucket. So I understand not why I see so many rats on this property. The apartments are cheap, the walls are paper thin.. you can hear everything through the wall. The tenant above me walk so hard you would think they are Soldiers in the Army or in Bootcamp. They make so much noise that it sends my anxiety up that it makes My PTSD rise! I've have so many recordings of the noise that it's unbelievable. They have a high turnover rate they always have between 45-39 vacancies! Please don't let the reviews fool you! This isn't the community you want to be apart of! read more

I lived here for two months in a corporate unit. The location was perfect. The coffee machine and gym were perfect for my use. When my family came to visit, my girls loved getting hot chocolate in the morning. Upon renting an apartment from Courtland Partners at the Stratus Philips Creek location the apartment was lacking a smoke detector in a bedroom, visible mold in 2 kitchen cabinets, very dirty, infested with ants, and nails on the floor and protruding from the walls. The apartment was brought up to standard living condition after 11 days of obtaining the keys to the apartment. Management resolved the issues, but was not interested in any other resolution other than the cleaning and repairs. The management company and site manager have been involved. The Site Manager, Nicholas Lopez, spoke to us in person today. He did not seem have any intention of resolving the issues at hand, I say this as I asked him this question and he had no reply other than "I understand your concerns". Towards the end of the discussion, he stated that the repairs to the apartment were completed after one week. I then asked if we can agree that the apartment was not in livable condition for one week, his response was "I understand your concerns.". I asked again and his response was exactly the same. He attempted to belittled me with his lack of response to the question asked. Additionally, my questions about the remediation of mold and the concerns that I have for my young children were simply dismissed. I asked repeatedly about what was done to for the remediation of the mold and was there any investigation to its source. His reply was we did not see any water issues or leaks. Again, he did not answer the question that was asked. Prior to today, I emailed the manager on 7/2/18 with a list of a few questions that I requested to have replied to in writing. As of today, 7/26/18, I have not received the reply in writing. The questions were in reference to the initial condition of the apartment, infestation, lack of smoke detector and how the remediation of mold was conducted (as of today we can still smell mold in the cabinets). We want no further issues and are asking for resolution as it is the right thing to do and protect us if we feel unwanted at this location thereafter. Our concerns are that there was no attempt to address the fact that we were not able to reside in the apartment for 11 days and that we have had no proof given to us about mold remediation. read more

Car part thefts, smells like weed up and down the halls, garbage men leave garbage bags near stairwells, rats playing in the garbage containers right outside neighbors door, poop all over the open common area- kids can't play their because pet owners decided their pets could have a free for all and they don't feel the need to pick up the droppings. The people here speed and don't stop at the stop signs, street lamp bulbs are always out, ants invade every April or May, wasps everywhere, neighbors upstairs are professional Irish clog dancers. Maintenance guy even told me the racks in the closets are not meant To hold more than five to ten pounds- they were the cheapest parts and really only made for display. read more

Nice neighborhood, mediocre apartments... The move-in was rough as the garage that I had leased was occupied by another car/family and their possessions. This was on the day of move-in so imagine how frustrated I was. I am paying movers by the hour, and 30 minutes or more was wasted trying to figure out whose car/belongings were in my garage. Amanda handled it fairly well and we were given storage, but not another garage as there were no more in our building :-( Room to Grow: Every time they cut the yard on the new side of the complex they leave the grass, trash, etc all over my back patio. We are on the side without a gate on our patio. They never blow the trimmings off and our grass seems like it is only cut every 2 weeks or so. I have experienced tall grass, dog poop, and trash on the lawn in front of our back patio MANY times. Lastly, our AC went out and I was VERY impressed with the response time, however, I am NOT impressed by the time that it has taken to fix my toilet. There is a slow leak and the hinge for one side of the lid is broken. I filled out several surveys and even received a call about how my toilet would be fixed the next day (which would have been August 5th). August 5th has come and gone and my toilet STILL is not fixed, but you better believe that they gave me a trash violation for putting my valet trash out at night. Apparently putting it out at night is a "trash violation/littering" I am NOT impressed given the amount that we pay for these apartments- almost 1800.00 a month for a small two-bedroom, two-bath. read more

There is literally dog poop everywhere scattered throughout the property. I pick up my dog's mess and see a half a dozen when I pick up mine. Trash is supposed to be put out early in the morning but people seem to put their's out the night or weekend before and the office doesn't say anything to them. My lease just renewed and it went up because instead of offering valet trash for free, they charge for it despite the fact I put out trash once a week. It will come as an extra charge along with rent. The location is awesome for the park closeness and the shopping nearby. I will look elsewhere when my rent renews next year. The front office personnel changes about as often as the months change. If you want to step in dog poop or have your kids step in it then by all means move here. There will definitely be a vacancy soon. read more

When the apartments first opened 3 1/2 years ago, they were called Stratus at Phillips Creek. At that time they were very nice apartments and the management staff actually cared about their tenants. They are now under new management, called Cortland at Phillips Creek. Since the new management the apartments as well as their staff have gone down. They are so unprofessional and unorganized. I would not recommend anyone stay in these apartments. The pictures may look great online but it's not worth the headache or hassle that the staff will give you, even the manager and assistant manager of the property. read more

It's a nice apartment complex even though it is fairly new. With that being said I will not be renewing my lease, I can hear every little thing the people above me do. I can hear their conversation, when they use the blender when they move a chair, when they turn on the tv, when they turn on music and when they take a shower. Very very thin walls. This is my 4th apartment and this is one of the only times I have had this issue. My apartment was infested with ants a week after I moved in. Literally ants everywhere. Along with spiders and other weird bugs. They did come and fix that pretty quickly so that was great. The fire alarm went off the second week I moved in at 3am for no reason. The apartment complex didn't even address the issue or even apologize. Also the third week the light in our living room broke and the light in the kitchen won't turn on now. The master bathrooms water is cold all the time. I've called them 3 times to fix the water which they did for my brothers bathroom but it did nothing for mine. I love the area that the apartment is in but honestly will be looking to move soon even though I have just been here for 3 months. Maintenance has been pretty good with coming as soon as possible. The gym is also nice so that's a plus. I've just never had this many issues in an apartment complex it's kinda upsetting. & yes I know, it's an apartment complex you can't expect much but still my college apartment was much quieter than this. I lived here when I first moved here to Texas. It was not a bad place, just not my cup of tea. The management changed, the noise was a problem, and parking was the worst. You couldn't find a parking spot close to your door. They should give assigned spots because people who didn't live there parked in the front spots and older people or someone with a load of groceries were out of luck. read more

They have gone out of their way to rectify any issues that have occurred, even in the midst of my lack of returning their communications attempting to solve the problem. The community manager is phenominal and will absolutely help you out to the best of her ability, and what an astounding ability it is. Earlier in the week I received an email saying that between the hours of 9-5 they were coming around to check for fire safety. You could be home or not. I have a dog; I stayed home. At 3:50pm I called the office to inquire if they are coming to my building. I was told that they will not be getting there today. I asked why another email wasn't sent out in mid day advising people in the higher number buildings that they would have to stay home yet another day. The person I spoke to had no response. This is my second negative review of this place. It is so crystal clear that it's a business and they don't give a damn about their tenants. First review was when the battery in my smoke alarm was beeping to no end and the number they claimed was 24/7 wasn't. And, just looking, I see that my review is no longer there. I didn't respond to SuperMom K. at the time but I too saw, on two separate occasions, 2 dead mice or rats and the people catty corner to me had to be relocated to another building on the 2nd floor because she saw a rat on her patio. I have been living in this apartment for over a yr and apart from minor issues in my apartment that was eventually resolved, I never complained. Recently noticed about people complaining online about increase on water rate and out of curiosity decided to check mine. I found out there have been $20 increase since last month and since I just pay without really going through my bills I never realized the difference till I compared the previous 2months bills. Went into the leasing office yesterday with my previous bills, spoke with a staff member and the manager and they said it was from city of Frisco. Called city of Frisco when I got home and they said they have been getting a lot of calls from apartments regarding this issue and that it's the leasing office that handles the billing not them. I got to the leasing office today and met with a staff (Amanda Whitley) that was really rude. I asked to see the manager since she was the one that referred me to city of Frisco and was aware of my issue cos I told them I was not going to pay the new utility bill till it was explained properly to me why the increase considering the fact I live alone in a one bedroom apartment. Instead of her to listen to me, she was on about me going to be charged for late payment and not even taking time to listen to what I was explaining to her. I have always paid my rent even before it's up so shutting me down without trying to help was not really nice. I even told her to make an appointment for me to see the manager on Thursday but she said she does not know her schedule but I should come anytime between 11-5pm on Thursday. The new management company is horrible. Once the original owners sold this property to the sleezy company that owns it now "courtland" everything has went downhill quick. The outside grounds aren't kept up as well, nothing being repainted outside as it peels. The females that work in the office are as cold as ice and rude as ever. They all look like they just got home from the club and are hungover. They never know the answer to a simple question and refer you to the manager or assistant manager. What's the point of them being there?????? I use to get calls with the old owners if something was going on or if they needed something, not with these robots! All they do is send out a piece of paper. You can actually pick up the phone and build a relationship with your tenants as this is OUR community, not yours. Poor poor poor poor poor customer service! I've also tried speaking to them in person about these issues and they don't comprehend actually communicating with the same tenants that secure their employment. I will NOT be renewing my lease and I can't wait to get out of here. Time to buy a house! read more
